The Architect of the Market: How Jim Allen Builds the Future… Most people see a “For Sale” sign and think the story starts there. The truth? The real money and the biggest moves happen years before a foundation is even poured. Today on Real Estate Right Now, we are sitting down with the man who sees the finish line before the race even begins. Jim Allen isn't just a top-tier name at Coldwell Banker; he is a visionary in land development who understands the DNA of a successful community. If you want to know where the market is going, you have to talk to the person building it. We're stripping away the fluff to talk about the high-stakes reality of new construction. Jim will be breaking down the “hidden” side of real estate: identifying raw land with untapped potential, navigating the red tape that stops most builders in their tracks, and the precise science of timing the market. In a world where inventory is tight and “resale” feels like a compromise, Jim explains why new builds are the ultimate solution for today's savvy investors and homeowners. This interview is a rare opportunity to get inside the mind of a developer who has seen every cycle the market can throw at him. We'll discuss the “New Home Advantage”—why certain areas explode in value while others stall, and how Jim's team manages to stay steps ahead of the competition. Whether you're looking to break into development or you just want to understand the forces driving property values in our region, this conversation will change the way you look at a plot of dirt forever. Don’t settle for the headlines; get the ground-truth from a legend. Join us as we dive deep into the strategies, the risks, and the massive rewards of the development world. Leadership, Purpose and Success Thru Faith

A New Direction

Faith as the Foundation for Leadership, Purpose, and Success For Jim Allen, faith isn’t a compartmentalized part of life; it is the bedrock upon which his entire leadership philosophy is built. In a high-stakes industry like real estate, where the pressure to perform can often lead to a “me-first” mentality, Jim's faith provides a different North Star. It instills a sense of stewardship, reminding him that his platform and success are not just personal achievements, but tools meant to be used for a higher purpose. This spiritual grounding allows him to lead with a sense of peace and stability that filters down through his entire team. Purpose Beyond the Transaction While many define success by the closing of a deal, Jim's faith shifts his focus toward the impact of the relationship. To him, leadership purpose is found in serving others—whether that is guiding a family into their dream home or mentoring an agent to reach their full potential. By viewing his work through the lens of a calling, the mundane tasks of business are transformed into opportunities for ministry and service. This shift from “transactional” to “transformational” is what truly sets his leadership apart in the Raleigh market. Success Defined by Integrity In the world of Coldwell Banker and beyond, Jim has reached the pinnacle of professional success, but his faith ensures that his “how” is just as important as his “what.” Success, in Jim's eyes, is hollow if it isn't achieved with unyielding integrity. His faith acts as an ethical compass, ensuring that even when no one is looking, his decisions align with his core values. This commitment to doing the right thing for the right reasons has built a legacy of trust that outlasts any market cycle or sales record. Empowering Others to Rise Finally, Jim's faith fuels a leadership style rooted in humility and empowerment. He understands that true success is measured by how many people he can bring along with him. By leading with a servant's heart, he creates a culture where his team feels valued as individuals, not just as producers. Jim's faith teaches him that every person has inherent worth, and his purpose as a leader is to help them realize their God-given potential, creating a ripple effect of success that extends far beyond the walls of his office. Welcome to Episode 121 of Tablesetters — and today we're joined by one of the most essential voices in global baseball storytelling. Jim Allen, longtime NPB writer, analyst, historian, and the force behind jballallen.com and its weekly newsletter, sits down with us for a deep, far-reaching conversation about the heartbeat of Japanese baseball and its growing impact on MLB. For decades, Jim's reporting has been the bridge that helps English-speaking fans understand not just NPB players, but the culture, structures, and histories that shape them. From the posting system to player development pathways, from extra-inning philosophy to editorial norms, and from national identity to modern pitch-design trends, Jim brings context you simply can't find anywhere else. And with Tatsuya Imai, Munetaka Murakami, Kona Takahashi, and others drawing MLB attention — all while Ohtani, Yamamoto, and Sasaki redefine the top of the sport — this is the perfect moment to have him on. In our conversation, Jim takes us inside how the posting system actually works: the incentives that guide both leagues, how timing and leverage shape negotiations, and why the 2013 reforms solved some issues while pushing others into new territory. We break down Imai's rise into a front-line starter, why his growth feels so intentional, and what parts of his profile give him the best chance to translate quickly to MLB. Jim also helps untangle the narrative around Murakami's 56-homer “Japanese-born record,” how it's framed against Balentien's 60, and what American fans need to understand about how that story was built and why it stuck. We dig into the philosophical gap between MLB's open-ended extra innings and NPB's 12-inning limit, what that says about pace, workload, and cultural logic, and how that contrast resurfaced when Yamamoto appeared in the World Series on almost no rest. From there, we look at Japan's relationship with the WBC — Ohtani's commitment, the national pride attached to the tournament, and how fans weigh those responsibilities against MLB club preferences. Jim also breaks down why narrow milestones and highly specific statistical labels catch fire so quickly in Japanese media, and what American audiences often miss about that editorial tradition. We explore how public sentiment in Japan has shifted regarding stars leaving for MLB, from the tension-filled Matsuzaka era to today's more normalized wave of early departures. And we close with a look ahead: the next generation of NPB names to know, plus Jim's thoughts on Anthony Kay's breakout season and Trevor Bauer's polarizing stint in Japan. It's one of our most wide-ranging episodes yet — part baseball, part culture, part analytics, part history — and Jim guides all of it with clarity, nuance, and generosity.

One of the best races in this blockbuster election year will be for lieutenant governor. In bygone years, this was a much more powerful position than it is today. For about 50 years, from the 1950s through the 1990s, the lieutenant governor controlled the State Senate. The Constitution gives the power to the State House and State Senate to organize their own bodies. The Senate relinquished this power to the lieutenant governor when the most brilliant parliamentarian in the annals of Alabama legislative history, Jim Allen, became lieutenant governor. Jim Allen, vice chairman of Robert W. Baird & Co., is on this week's Access Louisville podcast.Baird is the sponsor of the podcast, but Allen was on the show with LBF Editor-in-Chief Shea Van Hoy to talk about local business as well as other topics. At the top of the program, Allen tells us about progress since the merger between Hilliard Lyons and Baird. The merger of the two legacy financial firms (Hilliard Lyons dates back to 1854 in Louisville and Baird 1919 in Milwaukee) was announced in fall 2018 and completed in April 2019. The companies celebrated the five year anniversary of that merger last year and it's been going well since, he said."What has really made it go is the cultural compatibility between the organizations," Allen said. The business has really changed over the 44 years that he's been in it, he explained. Back at the time he began, Hilliard Lyons was much more of a brokerage and transaction business. Today it's more about wealth planning, which he says is a market necessity particularly as wealth is being transferred across generations. "Things are going really well [for the business] despite market volatility," he said. Allen also spoke about Downtown Louisville on the show. He's worked in Downtown Louisville throughout his career and long advocated for it, including when the company re-invested in the Louisville headquarters in the 500W Jefferson building. Baird invested more than $20 million into relocating and renovating its office spaces within the top five floors of the tower. The company began moving into the space, totaling roughly 100,000 square feet, in early summer 2021.In spite of calls by some to move to the suburbs, he wanted the company to stay in the heart of the city."We need a strong urban core, a strong business center to really thrive as a city and as a region. And, of course, as we all know Louisville is a key economic driver for the commonwealth of Kentucky. Having a vibrant downtown is really, really essential." A part of the company's commitment to downtown includes underwriting the taxable subordinate debt for the KFC Yum Center, he said. Back before the arena opened in 2010, Hilliard Lyons financed that debt, which covered the suite level of the arena and was not eligible for tax-free financing, he noted. Goldman Sachs was the lead underwriter for the Yum Center and did not want to underwrite that portion."And so we did it," he said. "that's a very big source of pride for us ... as we all know the Yum Center has been transformational for Downtown Louisville." The Yum Center's 15th anniversary is on October 10, 2025.You can hear more from Allen in the podcast, which you can listen to in the player above or on popular podcast services including Apple Podcasts and Spotify. Links to the show on both of those platforms are at the top of the story. Hour 1 Last night the Cowboys/Seahawks game had a ton of offense and no points as the Cowboys won 41-35. But the story of the game was the amount of penalties called: 25 total called and 19 accepted for a total of 257 yards. The Niners go into Philadelphia this week in what is sure to be the game of the week. People will not believe in the Cowboys until they win playoff games. Jerry returns for an update but first Gio was in the city yesterday and saw Camila Cabello in a coffee shop. Nantz and Romo are off this week because they worked two games last weekend. Jerry thinks it's ‘soft' and thinks Tony Romo probably wanted the week off. Jerry has audio from last night's Cowboys win as Dak threw for 3 TDs. Mike McCarthy looks like a guy that would have GERD. Patrick Mahomes will play at Lambeau Field for the first time ever. Jerry finishes with energetic calls from the Devils and Islanders wins. In the final segment of the hour, Sports Illustrated named Deion Sanders their Sportsperson of The Year even though they are now 4-8. If not Deion, then who? Damar Hamlin maybe? Dak Prescott? Nikola Jokic?  Hour 2 Aaron Rodgers said he understands the risk of coming back too early, but said it wouldn't be a problem because he would have time to rehab before next season. He also spent the entire day after being injured, crying. Gio said now there's no doubt he's coming back to play this s eason. The Jets only have a 0.9 % chance of making the playoffs. Rodgers was also answering phones in the Jets season tickets office this week. We also took calls on who should have been Sportsperson of The Year instead of Deion Sanders. Jerry returns for an update and starts with audio from last night's Cowboys win over the Seahawks. Dez Bryant is upset with Craig Carton after Craig said of Dak's girlfriend, he had to question if she's a ‘gold digger'. Tyreek Hill talked about his time in KC and said Mahomes was too close to Kelce but it sounds like he was sort of joking. In the final segment of the hour, when bacon is bad, it's really bad.  Hour 3 Gio heard a story that Mark Gastineau threatened to beat up Brett Favre at an autograph signing for handing Michael Strahan the sack record. A caller said he has Gastineau's old Christmas tree. Gio said he bought a live tree and it cost him $300! Karen Carson and Johnny Mingione called in with an update on Dua Lipa coming on our show. Jerry returns for an update and starts with audio from last night's Cowboys win over the Seahawks. Dak Prescott talked about being blessed being the Cowboys QB. A goalie scored a goal for the Penguins last night. In the final segment of the hour, could Jim Harbaugh become available for an NFL team? Would he use the NFL as leverage to get another college coaching job? He is going to want total control of an NFL franchise. Maybe Chicago, where he played for the Bears? Gio thinks David Tepper of the Panthers will go nuts and offer Harbaugh a ton of money. Hour 4 We are all going to miss Tommy DeVito this week with the Giants on a bye. Instead we get Tim Boyle against the Falcons at MetLife where the Jets are underdogs. If the Jets win, will Brandon Tierney have another ‘unkillable' moment?  On this episode of the California Now Podcast, host Soterios Johnson heads to San Luis Obispo County to secure top-tier suggestions from three in-the-know locals.  First, Johnson chats with Jason Haas, partner and general manager of Tablas Creek Vineyard in Paso Robles. Haas describes how SLO's unique landscape makes it perfectly suited for producing an array of award-winning wines. “The conditions here are amazing and we have the chance to make something tremendous really every year,” Haas says. The second-generation vintner also gives Johnson a crash course on Tablas Creek's holistic winemaking philosophy before getting into personal recs around Paso Robles.  Next up, Johnson is joined by Jim Allen, director of marketing and communications at Hearst Castle in San Simeon. Allen discusses how the lavish estate came to be, highlighting the fascinating characters behind its inception. “Julia Morgan was a California native, a Bay Area architect. Mr. Hearst was also born in San Francisco, so [Hearst Castle] is a very California-created entity,” Allen notes. He goes on to discuss the incredible attention to detail and artistry that went into building the castle. “The indoor pool has 2 million hand-cut glass tiles from Venice, Italy. It took five years just to do this one swimming pool.” Allen also covers the state park's most popular tours, its celebrity-studded past, and offers insider tips for visitors.  Lastly, Johnson talks to multi-instrumentalist Dan Curcio of the San Luis Obispo-based band Moonshiner Collective. A longtime local, Curcio explains how the area's positive vibe continues to shape his sound. “I've been so inspired by the Central Coast, by California, just the lifestyle here and all the influences that we have around here, both musically and just in the natural surroundings,” he shares. Curcio also breaks out his guitar for a live performance of two originals, “Autumness” and “Good Company.” The local musician then shares some of his favorite stops in Cayucos, Avila Beach, Pismo Beach, and the city of San Luis Obispo
