On Tuesday afternoon, the Reserve Bank cut the official cash rate to 4.1 per cent. It’s the first interest rate cut since 2020, after 13 consecutive hikes between May 2022 and November 2023. Treasurer Jim Chalmers welcomed the cut, saying it's a relief “Australians need and deserve”. But RBA governor Michelle Bullock has warned not to expect further cuts and given the impact on mortgage repayments will be modest, how much political mileage the government can get out of this remains to be seen. Today, managing editor of The Saturday Paper Emily Barrett on what the Reserve Bank’s decision tells us about the state of the economy and how it will shape the looming election campaign. When Jim Chalmers said that interest rate hikes were “smashing the economy” he was either stating the obvious or starting a war, depending on who you ask. For weeks – in question time and in the news – a picture has been forming of an aggrieved treasurer, angry at the governor of the Reserve Bank. At the same time, senior unnamed Labor insiders have called Michelle Bullock a “nutter” and the RBA board “weirdos”. But behind the apparent breakdown between the government and the Reserve Bank, there's a much more bitter feud going on: between Jim Chalmers and Angus Taylor, who has recently walked away from a bipartisan plan to fix the Reserve Bank. Today's CPI data may force the Reserve Bank of Australia (RBA) to choose between maintaining credibility and addressing persistent inflation. Joining Jonathan Jackson in the Proactive studio to talk about potential outcomes is StoneX vice president – Derivatives, Everett O'Chee. In its June policy update, the RBA board committed to achieving its inflation target with Michelle Bullock emphasising the need for favourable conditions to reach the 2-3% range. Recent trimmed mean inflation rates were 1.2%, 0.8% and 1%, totalling 3%. A quarterly rate above 0.8% would surpass the RBA's forecast of 3.8% for June 2024. A trimmed mean inflation rate of 1% or higher could necessitate a 25 basis point hike to uphold the RBA's anti-inflation stance. Further hikes may be needed, as a 100bp increase in the cash rate only reduces trimmed mean inflation by 0.20%, according to the RBA's MARTIN model. Inflation has remained high with monthly trimmed mean rates around 4% since December 2023, rising to 4.4% in May. The RBA also faces challenges in maintaining independence from a government implementing tax cuts and fiscal stimulus. Compared to the US, UK and New Zealand, where rates are above 5%, Australia's peak rate is 4.35%, contributing to inflation rates comparable to developing countries. With an annualised trimmed mean inflation rate of 4.0% and a cash rate target of 4.35%, Australia's real rates are only 0.35%, insufficient to control inflation. The RBA is not yet ready to consider easing rates, unlike its developed market peers. Thus, Wednesday's CPI data is critical for the RBA's credibility ahead of the August 6 meeting. #ProactiveInvestors #StoneX #CPIData #RBA #Inflation #EconomicPolicy #InterestRates #MonetaryPolicy #AustraliaEconomy #FiscalStimulus #MichelleBullock #TrimmedMean #EconomicOutlook #RateHike #CentralBank #FinancialStability #GlobalEconomy #DevelopedMarkets #FiscalPolicy #EconomicForecast #MarketTrends #invest #investing #investment #investor #stockmarket #stocks #stock #stockmarketnews

Australian politicians are notable for their arrogance and the degree to which they are out of touch with the concerns and problems of ordinary citizens. But if there's a cohort that's even more so, it's powerful bureaucrats. There's an extra layer of disdain and arrogance with bureaucrats like the boffins at the Reserve Bank or the Australian Taxation Office, because they're not accountable to the Australian people. They're appointed rather than elected, and they can enjoy exercising the power they hav eover people's lives without fear of being turfed out at the next election. The RBA can make big decisions that have huge impacts on families all over Australia without having to explain themselves or face the wrath of the electorate. And so they do. As I have commented previously, most of the members of the Reserve Bank board are wealthy elites, people who typically earn over a million dollars a year. They spend most of their time in their ivory tower offices or luxury homes, and spend zero percent of time speaking to people at street level. If they ever get out and about, it's usually to speak at a business lunch where they can rub shoulders with other wealthy elites. When Philip Lowe ended his reign of terror as Governor of the Reserve Bank, I celebrated because I saw him as a particularly blinkered individual who frequently lectured the nation that he knew what was best for us … … and that we shouldn't complain that he's nonchalantly added over $1,000 a month to the living costs of ordinary families, without achieving the end game – which was to tame inflation. Imagine my surprise and alarm to discover that the new RBA Governor is even more arrogant and out of touch than Philip Lowe. Michele Bullock, who could have a future career an undertaker or possibly an executioner, has made a number of public pronouncements that indicate she doesn't give a toss about the lives of families with mortgages. According to the RBA's new Grim Reaper, Australian households are doing just fine. “Households and businesses are actually in a pretty good position,” she announced recently. How has she arrived at this stunning conclusion, because we know she hasn't been going door to door to speak to people? My best guess is that she's looked at some graphs on a computer screen, which is what economists tend to do before making inaccurate predictions about the housing market and other pronouncements that leave many Australians shaking their heads.

Why was RBA Governor Philip Lowe “sacked”? With Dr. Andrew Wilson

There were some significant changes regarding the RBA recently. Philip Lowe's term as Reserve Bank governor was not renewed which means he's been effectively sacked as Reserve Bank governor's current Deputy Governor; Michele Bullock will become Governor starting 18 September. Regular listeners would know that I record a weekly video with Dr. Andrew Wilson, and this is the audio of last week's Property Insider video. So, let's hear what Andrew Wilson has to say about the sacking of Dr. Phillip Lowe. Andrew will also be discussing some of his latest data and if you are keen to see the charts, I will leave a link in the show notes so you can see them. Today Dr. Wilson, delves into the intricacies of housing markets, bank policies, and the effects of recent changes at the Reserve Bank. Topics discussed include data on property trends across capital cities, the impact of the Reserve Bank of New Zealand's macro-prudential policies on the housing market, the trend of no interest rate changes despite a weakened economy, and the potential implications of the post-COVID stimulus package on inflation. The episode also evaluates the performance of housing markets in specific regions, discusses current market trends, and provides an outlook on the property market and its likely trajectory. In today's show we discuss… ●       Analysis of Reserve Bank Governor Philip Lowe's mistakes and lessons for Deputy Governor Michelle Bullock o   There was a misplaced obsession with the housing markets o   The RBA supported “experimental” macro prudential policies between 2015 and 2018 which led to the supply side challenges their property markets are currently experiencing as well as skyrocketing rents. o   Interest rates were kept on hold in 2016 - 17 despite a weakening economy when many jobs were being lost as the RBA didn't lower rates as it was still concerned about our housing market. o   However, interest rates will slash in the second half of 2019. o   Under Dr Lowe's watch bank margins rose significantly with some suggesting they were gouging on the changing rates, even though this isn't really under the RBA control. o   Who can forget the post-COVID message “There will be no rate rises until 2024”, which led many homebuyers and investors to take on significant borrowings at artificially low interest rates. o   Dr. Lowe has a poor record of delivering forecasts of house prices, wage growth, and our labor markets. o   There have been a number of recent inconsistent policy determinations. o   Critique of the Reserve Bank's consistent misses on house price forecasts and mysterious policy determinations ●       Dr Wilson gives an overview of the housing markets in the various sub regions of Sydney and Melbourne and Brisbane ●       We get a snapshot of the current winter market trends and auction results around Australia ●       We discuss the property market outlook and why house prices won't fall despite increased stock and slower rent growth Links and Resources: Michael Yardney Get the team at Metropole to help build your personal Strategic Property Plan Click here and have a chat with us Dr. Andrew Wilson, Chief Economist My Housing Market Subscribe to our weekly Property Insiders videos – www.PropertyInsiders.info Get your bundle of eBooks and reports at www.PodcastBonus.com.au Some of our favorite quotes from the show: “So under Michelle Bullock's watch, inflation is going to come under control, interest rates are going to come under control and she'll probably be a little bit more popular.” – Michael Yardney “Maybe agents are a little bit lazy in Brisbane because they're not used to the auction culture, and they can sell almost anything they list at the moment anyway.” – Michael Yardney “So for most of us, morning is when your brain is charged and ready to make the tough decisions that require a lot of brain power.” – Michael Yardney PLEASE LEAVE US A REVIEW Reviews are hugely important to me because they help new people discover this podcast. Kia ora,Welcome to Monday's Economy Watch where we follow the economic events and trends that affect Aotearoa/New Zealand.I'm David Chaston and this is the international edition from Interest.co.nz.And today we lead with news investors are getting nervous about their exposure to office buildings in the commercial real estate sector. But first, after retreating over the past year, average new home prices in China's 70 major cities were unchanged year-on-year in June. There were rises, including in Beijing, Chongqing, Shanghai, and Tianjin. But there were falls in both Shenzhen and Guangzhou, along with 40 other large cities. Prices for home resales went backwards with only 6 of the 70 recording any gains or standstills. But the official falls are nothing like New Zealand's retreat. The worst Chinese city is only recording a -7.5% year-on-year fall.Later today we will get the PBoC 1yr Medium-term Lending Facility rate announcement and that may give clues of new stimulus for the Chinese economy, one that may be helpful to the property development sector. We should also note that some zombie property developers are now being delisted from local stock exchanges. And things are not getting any easier for commercial landlords there either. In Shanghai, overbuilding means vacancy rates are rising and rents are dropping for this tier-1 city.In the US there has been a surprisingly positive shift in consumer sentiment. The widely-respected University of Michigan survey improved for a second month in July to its highest level since September 2021, and well above the anticipated outcome. Both current economic conditions and consumer expectations improved, largely because of the slowdown in inflation along with stability in their jobs markets. To be fair though the overall level is still low, but it is well off the mat now.Singapore's GDP grew by +0.7% in Q2-2023 from year-ago levels, quite tepid levels again for an 'Asian Tiger' economy but it was stronger than a final +0.4% growth in Q1. This was the 10th consecutive quarter of increase however, but the second smallest. On a quarter-on-quarter seasonally adjusted basis, their GDP grew +0.3%, reversing a -0.4% contraction in the first quarter. So no recession there either. Also in Singapore, their anti-corruption body has moved against a minister and a major property/hotel tycoon. Both have been arrested. It is their most serious graft case to be prosecuted in more than 35 years. In Europe, their heat wave is getting worse and it is deadly serious for the people involved (Athens hit 39oC earlier today for example, Rome might hit 42oC early this week, Madrid too). And about a third of Americans are also facing deadly heat extremes (Dallas is touching 40oC now as well). These follow the heat dome that hurt northern China last week but hasn't really gone away; Beijing is expected to swelter in 37oC+ heat for most of the next week. We would be wise to start preparing for high summer temperatures here. And one consequence may come from the insurance industry. In the US major insurers are pulling back on homeowner policies from California to Florida, in many cases declining to renew existing policies. Climate change consequences are becoming uninsurable. And with reinsurance companies doing the same, agencies like our EQC and other government-supported programs could find their long-term futures threatened. In the US, high premiums aren't enough to entice insurers to offer any coverage in many places. In Australia, one of their largest real estate investment trusts (REIT) has had to limit redemptions in a fund that specialises in office properties. It's a AU$2.5 bln fund and it received redemption requests equal to 15% of its equity, and only paid a quarter of what was requested in February (the latest disclosure). It is unlikely to be the only large commercial real estate fund to run into liquidity trouble. The problem for the industry is that this type of 'temporary difficulty' (when managers won't sell assets to fund redemptions because they believe 'real value' is way above what the market values their asset) is just the type of reaction to spook investors, who then rush to redeem to protect their capital. And staying in Australia, their government named Michele Bullock as governor of the Reserve Bank of Australia, making her the first woman to take the role. Treasurer Jim Chalmers announced that Bullock, currently deputy governor, would head the central bank for a seven-year period starting in mid September, a day after incumbent Philip Lowe's term ends. In the end Lowe was sacrificed in the name of 'change', but Bullock isn't expected to change monetary policy direction. Her initial focus will be on internal reorganisation that has been earlier flagged (and making it a bit more like the RBNZ).The UST 10yr yield will start today at 3.83% and unchanged from Saturday. The price of gold will start today at US$1954/oz and down -US$5 from Saturday. And oil prices are unchanged from Saturder at just over US$75/bbl in the US. The international Brent price is now at just on US$79.50/bbl.The Kiwi dollar starts today little-changed from Saturday at just under 63.7 USc. Against the Aussie we are unchanged at 93.2 AUc. Against the euro we are firmish at 56.8 euro cents. That all means the TWI-5 is now still at 71 but up +70 bps from a week ago.The bitcoin price has risen slightly in its recent yoyo pattern and now is at US$30,399 and up +0.7% from this time Saturday. Volatility over the past 24 hours has been low at just on +/- 0.6%.You can find links to the articles mentioned today in our show notes. You can get more news affecting the economy in New Zealand from interest.co.nz.Kia ora. I'm David Chaston. And we will do this again tomorrow.

In this episode, we delve into the ongoing fallout from the Robodebt Royal Commission report. Despite waning media interest, the problem persists, and the call for former Prime Minister Scott Morrison's resignation from Parliament grows louder. However, removing Morrison from politics won't solve everything; other ministers involved, such as Stuart Robert, Alan Tudge, and Christian Porter, might face repercussions as well. Moreover, there are concerns about other Coalition Cabinet ministers and certain members of the public service implicated in the scandal.Shifting our focus to international affairs, we discuss Prime Minister Anthony Albanese's attendance at the crucial NATO Summit in Lithuania. Against the backdrop of the war in Ukraine, both Ukraine and Sweden express their desire to join NATO. Although Australia is not a member, there have been talks of potential expansion into Asia – former Prime Minister Paul Keating has criticised this idea, warning against importing European militarism to the region.Turning closer to home, we examine the campaign of misinformation surrounding the federal government's Combating Misinformation and Disinformation Bill. Sky News and News Corporation have launched a campaign against it, employing misinformation to sway public opinion. Unsurprisingly, the Liberal Party aligns with this opposition, as their interests align with spreading falsehoods. The effectiveness of the Bill in combating misinformation through media platforms remains uncertain, but action is necessary. We also touch upon the upcoming byelection in Fadden and the lack of interest surrounding it. Unlike the Aston byelection, which garnered significant media attention, Fadden seems to have a subdued atmosphere. Both sides of politics manage expectations, with Peter Dutton suggesting the Liberal–National Party will lose ground while the Labor Party claims they have no chance of winning. This cautious positioning allows for easier explanations regardless of the outcome. And finally, Philip Lowe will not be reappointed as the Reserve Bank Governor. Michelle Bullock, currently the Deputy Governor of the Reserve Bank and with the Bank since 1984, will take up the position in September, becoming the first woman to hold the job.Join us as we explore these topics, unravel the complexities, and provide insights into the latest developments shaping Australia's political landscape.
