The two biggest problems real estate investors have no matter where they are located are finding deals and funding their deals.  Today, we are going to talk about funding your deals. In this show, you’re going to learn the secret to raising capital without rejection.     One of the biggest roadblocks to raising private money is our own mindset around this process. The other is problem is that people just don’t understand that this opportunity to grow their money exists. They have come to accept low-interest rates in the bank and the uncertainty of the stock market.  Once you change your thinking from asking people for money to providing potential private money partners with an outstanding opportunity to partner with you and grow their money, everything changes.   You can then move on to learning the process of raising private capital without rejection.  My guest is Canadian investor, Dave Dubeau. Dave has a wealth of experience having invested in single-family homes, rent to own deals, and multifamily properties.   Dave is a best-selling author, speaker, and “Investor Attraction Expert”.  Dave specializes in helping mom-n-pop real estate investors find money partners and raise capital using his proprietary 5 Step Money Partner Formula™, and that’s what I’m excited to talk about today. Show Notes Here is some of what we covered in raising private capital without rejection. I can promise that you will have some actionable steps to follow after listening to the show.  How Dave did 18 deals in 18 months Pivoting his business model over time Rent to own as a business model Why he focuses on multi-family properties today   Raising capital for your business Niching down by serving with mom and pop companies How to create your first group of potential private money partners Tips for transitioning the conversation to how people can work with you Dave’s 5 Step Money Partner Formula system Why you need a formal presentation when looking for private money partners  How long it takes most people to decide to loan you money (this might surprise you)  Quote When it comes to rent to own deals… “Your tenant is basically a homebuyer in training.” – Dave Dubeau   Be sure to stop by the Louisville Gal’s Real Estate Blog and pick up your freebies!   .

Blade Runner 2049 proved itself almost immediately iconic in many ways: the otherworldly visual language, the intoxicating score, the characters we stayed up talking about till odd hours of the night, etc.For fans of architecture, the built environment of Blade Runner 2049 is particularly special. A fusion of past, present, and imagined, the architecture in the film is a wonderful glimpse into deeper truths within the world these characters inhabit. On this episode, Jaime and Patrick are joined by our ever-brilliant friend Dr. Robin Bunce. Not long ago Betsy ran across an article in the Deseret News that was called "How a breakup led to winning a Newbery Honor for this Utah author". It's all about Newbery Honor winning writer Christian McKay Heidicker (who created Scary Stories for Young Foxes and this year's Thieves of Weirdwood by "William Shivering"). In the course of the article it mentions that Mr. Heidicker has been and continues to be a huge fan of The Spooky Old Tree by Stan and Jan Berenstain. And, naturally, since Betsy always tries to find spooky classics for Kate during the month of October, this sounded like a perfect opportunity to invite Christian to the podcast. If you'd like to hear the true origin story of Scary Stories for Young Foxes, this podcast is a must-listen. As for Kate, she has her own take on things. "She's letting her kids go out in the middle of the night . . . to die?!?" Show Notes: Here are Kate's freaky deaky ghosts, visible on my Instagram page. Mike Simmons is quick to say that starting a company is easy. However, growing a company that is profitable and building a team that cares about the success or failure of that company is not so easy. So, here's the big question; how do you go from struggling investor to 1 million in profits in 12 months? And more importantly, how do you build a team and a culture that will allow you to grow faster than you ever thought was possible? Today you’ll discover why mentors and masterminds are the secret sauce to making this happen.   Show Notes Here is a sample of what we covered in this information packed show: How Mike got started That “knowing” that you are meant for something more; that you are somehow misplaced in your current job or career Getting past the fear of giving up the steady paycheck The reason this former rehabber changed strategies and started wholesaling Why his experience as a rehabber made the transition to wholesaling so much easier Mistakes made along the way Making the decision to hire before you think you’re ready Why entrepreneurs aren’t always good at hiring people and the common mistakes they make that costs them time, money, and employee retention Building a culture that allows your team to thrive Making deposits in your relationship bank before you find yourself overdrawn when you make mistakes with your team When it comes to real estate, what is level jumping and exactly how do you do it? From struggling investor to over 1 million in profits in 12 months Why masterminds and mentors are the secrets to growing your business faster Why you need to stop reinventing the wheel each time you get a property under contract and create systems for everything you do in your business What position should you hire for first?   Be sure to stop by the Louisville Gal’s Real Estate Blog and pick up your freebies!

Today we are going to focus on the 8 cities where real estate is expected to recover the quickest after Covid-19, and the 4 factors that will likely determine why they are the first to recover. The shutdowns from Covid-19 began around the middle of March in most areas. So, it has been about 3 months since this crisis began as I write this.  Real estate has been severely impacted by almost every major city across the country. Investors are wondering what their business will look like 3 months, 6 months, and even 1 year from today. These are very uncertain times. My guest today is a Chicago investor, Andrew Holmes. Andrew is the founder of Chicago REIA, and he is an active investor with more than 240 rentals in his portfolio. Not only has he been in this business for a long time, he is also a very data-driven person.  Listen in as we discuss what he believes will be the determining factors in the recovery process during the next 12 to 24 months. Show Notes Here are some of the things we covered in this show. How retail real estate has been affected both in the short-term and the long-term How investors have been impacted as a whole The recovery will be different depending on your investing strategy. Breaking it down: how each one of these strategies is affected differently. Wholesalers Rehabbers Buy and hold landlords The long term effects the Cares Act as it applies to real estate investors 4 factors that will determine how fast cities recover from the effects of Covid-19 Density of the population Reliance on tourism Educational level of the area Workforce type The top 8 cities that will recover the fastest Pending legislation across the US, and how it will affect buy and hold investors going forward Is it Still a Good Time to Invest in Real Estate? Absolutely!  You just might have to pivot and do things differently than how you are used to doing them.  I will have more shows coming your way on how to navigate this new landscape. Kate and Betsy haven't done a cult classic picture book in a while. Really, the ultimate compliment any book can receive from its fans is that their love allows it to see life once more, decades after publication. This was one of the rare titles from the 1950s republished by the publisher Enchanted Lion. Betsy has always been a big fan of this book, but as we have learned time and time again, just because she likes something, that is NO indication that Kate will as well. The Jail Blazers and the Nash-Nowitzki Mavs were two of the most interesting teams of the early 2000s. The Nash and Nowitzki pairing with Don Nelson at the helm pushed offense to new heights as the rest of the league lagged behind. The Jail Blazers had one of the most interesting motley crews in league history led by Rasheed Wallace. In 2003, these teams made history as Portland became the 3rd team to ever forced a Game 7 after going down 3-0. Alex and Gabe breakdown Game 7 of that series, the legacies of these teams, and talk a lot about Arvydas Sabonis and Bill Walton. CORRECTION: It was actually Ross Perot Jr. who sold the Mavs to Mark Cuban.Read Dirk talk about the Mavs break-up with Steve Nash where Dirk calls him “Nashy” the whole time.
