Show Notes:Have you ever been so invested in something it becomes part of your identity? So much so that when it disappears from your life, a part of you seems to disappear with it? Our guest today is Dave Woodward and he did the same thing when he tied a part of his identity to his company that in 2008 went from incredibly successful to hundreds of thousands of dollars in debt almost overnight. But that's just part of his story.Dave Woodward graduated from Brigham Young University. He became Regional Director of Americo, a local Texas firm which he took national in just 2 years' time. Dave then founded Monopolize, Inc, a direct response marketing agency focused on financial services and the real estate industry. But he recognized a once-in-a-lifetime opportunity when he met Russell Brunson and Todd Dickerson, the two founders of ClickFunnels back in 2014, when the company was just a startup. Russell and Todd felt immediate kinship to Dave and invited him to come onboard. Dave became a vital part of the team as Chief Revenue Officer. The rest, as they say, is history. And for Dave, it's never about the ‘title' of CEO...it's about RESULTS. In addition to his CEO duties, Dave is the energetic host of the wildly popular podcast,“ClickFunnels Radio.” Dave has a true gift for making his guests feel right at home. So it's no wonder he gets some of the savviest business owners and self starters on the planet to share‘never-before-revealed' sales and marketing secrets on every show. Even among rational investors with diversified portfolios, there seems to be less known about the inner workings of the bond portion of their investments. Here on the show today to help us get a better understanding of fixed income investments is none other than Dave Plecha, Global Head of Fixed Income at Dimensional Fund Advisors. Dave is one of the authorities on the subject of bonds and is amazing at articulating the concepts at play in this arena. This conversation goes in-depth, but is also a great starting point for investors to begin thinking about this part of a portfolio, and deepen an understanding of something that is so often misunderstood or misused. As you will hear, Dave has a real passion for this subject and has been presenting and speaking on precisely this work for the last twenty years. We cover a lot of ground with Dave, talking about why his approach might be confused with a certain type of market timing, the impacts of inflation, the current low interest rates and if these affect bond investments, an explanation of forward rates, and so much more that you will not want to miss. In this wide-ranging conversation with Noah Rothbaum and David Wondrich, some of the topics we cover include: How Dave transitioned from English professor, to Esquire columnist, to full-fledged cocktail historian, and how that journey brought him to collaborate with Noah at The Daily Beast and on their current Oxford Companion project. The difference between writing about spirits and cocktails in the early 2000s vs. today, and how our relationship to “The Truth” (in quotes here) is different than it was during those early days of our great cocktail revival. Why long-form booze writing has (paradoxically) spawned a lot of attention and accolades in today's age of listicles and tweet threads. And how conducting historical research is very similar to noodling for catfish. Along the way, we discuss why Beachbum Berry can't stand the Pina Colada, where Dave hid that lump of Ambergris he's been missing for the past several years, the merits of a good rum punch, and much, much more. The global pandemic has wreaked havoc on many industries - with the Food & Beverage industry one of the hardest hit. Most countries, at some point, have had to ban dining in - and even once that restriction is lifted, they have limited the restaurant capacity to only 50-70% of the pre-pandemic levels. To survive financially, restaurants have had to pivot their business and operating models online to create new revenue streams.  In this episode, we are going to look at the role tech has played in helping restaurants overcome these unprecedented challenges.  If you live in Asia and like food, you'll know today's guest, Dave Pynt. Dave is  the chef and owner of the one Michelin starred restaurant Burnt Ends - which is currently ranked #14 on Asia's Top 50 Restaurants and #59 globally.  Show Notes: 01:30 Intro to Dave and how a surfer from Western Australia developed into one of Asia's top chefs 08:00 Dave's restaurant portfolio, including 2 x Meatsmiths in Singapore, another Meatsmith in Doha and The Ledge in the Maldives 10:50 How Dave leveraged tech in the pre-Covid world 12:45 How the Burnt Ends Group has used tech to transform their operations 18:30 How does a restaurant with no IT department drive digital transformation? 24:00 What's next for Burnt Ends Group (hint: BE to move from Teck Lim to Dempsey - and a Brew Pub launching in 2023) And more chats about Dave's favourite places to eat, the importance of good ingredients and what it's like to cook a wild boar on a spit on the slopes of Mt. Fuji.

What does a systems-focused real estate business look like, and how do you dedicate your time to building those systems so they can produce results?  Dave Friedman deconstructs his journey from having no documented processes to set up the systems that drive the entire business. To produce consistent results, the behaviors and activities behind them need to be modeled.  Because systems aren't the most exciting part of the business, most Realtors aren't great at implementing them. How do you slow down long enough to give systems the focus and attention they deserve?  In this episode, Dave discusses the process of building a model-focused business, and how to make sure the backstage of the team functions as well as the front stage.  3 Things We Learned From This Episode Why you can't produce predictable results without documenting what's working. What holds team leaders back from being the true entrepreneurs in their business.  The only time it's okay to fully hand off a task or a system and get it off our plate.   How Dave delegated the entire admin of his business to a team in India and how it has elevated his home team. Kevin & Fred's Next Level Podcast: Quick Tips for Realtors and Interviews from the best in the real estate business

In today’s episode, I’m joined by my good buddy and brokerage-mate, Dave Z. In a conversation last year, Dave shared how he had tripled his profits by making a key hiring decision, one that many agents underestimate and overlook to their detriment. Dave is a very intelligent leader who thinks every business decision through, and he is a huge proponent of the showing partner model because it creates the right environment for success for agents, the perfect path to freedom for team leaders, and it raises the standard of our industry to match the nature of the work we do.    Dave Zajdzinski is the Team Owner at The Z Team brokered by eXp Realty. He brings 14+ years of real estate experience to home buyers and sellers throughout Arizona. He has helped hundreds of families meet their real estate goals and is consistently ranked as one of the top 1% realtors in the Valley and top 3% in the country. As a Certified Distressed Property Expert, (CDPE) Dave understands short sale, foreclosure transactions as well as traditional home sales. Dave utilizes a team approach to his real estate business operating with full time buyers agents, administrative and support staff to ensure every client receives the full attention they deserve when selling or buying one of their largest if not the largest asset they will own.    Agents who come up in a paid internship-style role will ultimately outperform and outproduce their peers. That’s because they get a complete education and a thorough understanding of what happens in this business. It doesn’t just benefit them, it benefits the teams they work in.   Time Stamps    01:38 - How Dave got into real estate, and the lessons he learned from building his team the wrong way.  08:27 - The model that tripled Dave’s business, and why agents shoot themselves in the foot by outsourcing the wrong things.  10:50 - The power of a showing agent and why this role can raise the standard of the entire industry.  16:36 - What a showing partner can get out of their role.  19:27 - Why guaranteeing a showing assistant an income actually works in our favor.  35:11 - How the showing agent model enhanced Dave Z’s business.  40:47 - The first 5 hires Dave would make if he was growing his team again.  Guest Info   Dave Zajdzinski is the Team Owner at The Z Team brokered by eXp Realty. Today’s show brings on elite physiotherapist David O’Sullivan.  Dave has worked as sports physio with England Rugby Union in the 2019 Rugby World Cup in Japan and with England Rugby League in the 2017 Rugby League World Cup in Australia.  Dave is the founder of the ProSport Academy and now teaches his step by step pro sport approach that he uses with his own sporting and non-sporting patients in private practice to therapists all over the world. Dave’s mission is to empower people to restore control through their body and minds so they can truly live.  He has been a mentor to some well-known coaches/therapists such as previous podcast guest, David Grey. Knee pain and lower limb injury prevention are important topics.  Nearly every coach (and clearly therapist) will deal with either preventing or treating these issues with their athletes.  I enjoy learning about how to prevent knee or Achilles tendon pain, but I truly enjoy these conversations when we can take these principles of performance and scale them up to modes that can be used in late rehab or full-scale performance training. In today’s talk with Dave O’Sullivan, we’ll go into the basic muscle firing patterns that set up the baseline for performance in any bridging activity.  Dave will get into the importance of the Soleus muscle as a lower-body lynchpin, and how to optimally coordinate this muscle, along with the hamstrings in a spectrum of bridging exercises with specific cues for the feet.  We’ll take this all the way to how Dave utilizes jump training methods and drivers, along with foot cueing, to help athletes achieve a seamless and confident return to play.  Whether you are a therapist, strength coach or track coach, this is an information packed and truly relevant episode. The two biggest problems real estate investors have no matter where they are located are finding deals and funding their deals.  Today, we are going to talk about funding your deals. In this show, you’re going to learn the secret to raising capital without rejection.     One of the biggest roadblocks to raising private money is our own mindset around this process. The other is problem is that people just don’t understand that this opportunity to grow their money exists. They have come to accept low-interest rates in the bank and the uncertainty of the stock market.  Once you change your thinking from asking people for money to providing potential private money partners with an outstanding opportunity to partner with you and grow their money, everything changes.   You can then move on to learning the process of raising private capital without rejection.  My guest is Canadian investor, Dave Dubeau. Dave has a wealth of experience having invested in single-family homes, rent to own deals, and multifamily properties.   Dave is a best-selling author, speaker, and “Investor Attraction Expert”.  Dave specializes in helping mom-n-pop real estate investors find money partners and raise capital using his proprietary 5 Step Money Partner Formula™, and that’s what I’m excited to talk about today. Show Notes Here is some of what we covered in raising private capital without rejection. I can promise that you will have some actionable steps to follow after listening to the show.  How Dave did 18 deals in 18 months Pivoting his business model over time Rent to own as a business model Why he focuses on multi-family properties today   Raising capital for your business Niching down by serving with mom and pop companies How to create your first group of potential private money partners Tips for transitioning the conversation to how people can work with you Dave’s 5 Step Money Partner Formula system Why you need a formal presentation when looking for private money partners  How long it takes most people to decide to loan you money (this might surprise you)  Quote When it comes to rent to own deals… “Your tenant is basically a homebuyer in training.” – Dave Dubeau   Be sure to stop by the Louisville Gal’s Real Estate Blog and pick up your freebies!   .

Dave Foster is the Founder and CEO of The 1031 Investor. Dave is a degreed accountant and serial real estate investor who is a qualified intermediary and consultant for tax saving strategies such as the 1031 exchange and the section 121 homestead exemption. Dave started fix and flipping in the 90s and realized that about 40% of his profits were going directly to the IRS. Dave tells us about the updated rules and regulations around using the 1031 exchange to legally compound your tax interest that will stay with you instead of going straight to the government. Dave breaks down exactly how to use the 1031 exchange in layman's terms. He explains to us how he moved his way from Denver, CO to Tampa, FL over 10 years using the section 121 homestead exemption, so that he and his family could move onto a boat (which was a huge dream of his). Tune in to listen to how Dave raised 4 boys on his boat while investing in properties with the 1031 exchange. What you'll learn about in this episode: How paying more in taxes on his early investments than he made in profits lit a fire under Dave and inspired him to find a way to keep more of his money How Dave discovered the 1031 exchange rules, and how that became the vehicle he used to achieve his financial goals and dream of moving his family onto a boat What a 1031 exchange is, and how real estate investors can take advantage of these rules to avoid taxes on their investment profits Why it is critically important to speak with a Qualified Intermediary (QI) and set up your 1031 exchange before you close on a property sale How Dave created The 1031 Investor as a means of teaching real estate investors everything they need to know to take advantage of 1031 tax savings How every state except Pennsylvania honors the 1031 exchange at the state level, and what to look for in a good, ethical QI What benefits you can receive from using a 1031 exchange to grow your wealth, and how to take advantage of value appreciation Why it is important to learn from people who have weathered difficult times, and why Dave believes in testing people's knowledge and performance Why the “four D's” of 1031 exchange, “defer, defer, defer, die”, are the key to avoiding taxes on your investment income Resources: Free Giveaway: www.the1031investor.com/wp-content/uploads/2019/11/1031-Exchanges-Explained-by-The-1031-Investor.pdf Fill out this link for a $50 discount for listening to the podcast: www.the1031investor.com/podcast/ Website: www.the1031investor.com/ LinkedIn: www.linkedin.com/in/davefoster1031/ LinkedIn: www.linkedin.com/company/the-1031-investor/ Facebook: www.facebook.com/the1031investor/ Twitter: @DaveFoster1031 Additional resources: SmartRealEstateCoachPodcast.com/webinar SmartRealEstateCoachPodcast.com/termsbook SmartRealEstateCoachPodcast.com/ebook SmartRealEstateCoach.com/QLS Smart Real Estate Coach Podcast Sponsor: Paul G.
