In this episode Meredith Pope is a realtor with Inhabit Real Estate. And Christina Jasper is a mortgage lender and the branch manager at Benchmark Mortgage. They both specialize in helping people going through divorce and separation work and helping people decide what they're gonna do with their house? Who's gonna keep it, and how are we gonna finance it? A lot of times, the house is the biggest asset or cash asset. They may have some retirement or something, but that's all people many going through divorce have to divide. Christina and Meredith explain that it is possible for you to make a stable financial plan when you've had to take care of the kids for five years or have a lower-paying job.   Rental prices are going up. This is the best time for those folks actually because the market is cooling off a little bit, and there are more opportunities now than there were even a couple of months ago. They explain that communication should be separate because there are so many opportunities to disagree. Meredith, and people like her, can serve as that much-needed mediation. Christina and Meredith recommend resolving the financial issues, contract, and separation agreement first and THEN putting custody or custody and child support in a court order because you can modify those in the future. One reason they love their job is seeing their clients making individual decisions when they're used to making joint decisions. Jen and Tom Sherman have been friends of ours for many years.  In fact, Jen was one of our first guests on The Wonder Podcast.  Her love of books and reading culminated recently in her newest venture, and love, BOOKISH, a nonprofit bookstore in Malakoff, Texas.  Tom has been in the residential mortgage lending business for 30 years and is currently branch owner at Benchmark Mortgage.   They have two grown children, Meghan and Thomas.    When we were brainstorming about this topic, Jen and Tom immediately came to mind.  And WOW did they deliver!   Did you know money is talked about A LOT in the Bible! More than almost any other topic.  So, it's a big deal.  And we need to be talking about it with our children.    Jen and Tom share how they have consistently set aside time in their marriage annually to “get on the same page” financially.  The look at the past, the present and future and plan accordingly.  Then they let their children in on their vision.  This is how they modeled financial responsibility.  They were real and authentic about highs and lows, budgets, giving and the big picture.   Should your teen have a credit card? Credit score 101 is the name of the 101st episode of the Martini Mortgage Podcast which is hosted by Raleigh Mortgage Strategist Kevin Martini with the Martini Mortgage Group at Benchmark Mortgage.    FACT: You need a credit to secure a mortgage.    FACT: Many people overestimate what their credit score needs to be in order to secure a mortgage.  In addition, many people overestimate the amount of money that is needed for down payment to buy a home and secure a mortgage.   FACT: Your credit score does NOT define who you are.   FACT: Poor credit can become exceptional credit   Credit Score…what is considered poor, what is considered exceptional.   Credit score for the purpose of mortgage ranges from 300 to 850.  The higher the score the better!  There are several bracket of credit score: the highest bracket is ‘exceptional’ and the lowest bracket is ‘poor’.  If your credit is at 800 or north of 800 it is considered to be exceptional.  If your credit score is between 799 to 740 it is considered to be very good.  If your credit score is between 739 to 670 it is considered good.  If your credit score is between 669 to 580 it is considered fair and if it is at 570 or below, it is considered to be poor.    “Bad things happen to good people, your credit score does not define whop you are.” Kevin Martini     Where you get your credit score matter! There are 3 credit repositories (a.k.a. credit bureaus or credit agencies) and they are: Equifax, Experian and TransUnion.  They have literally thousands of models and every industry uses a different model so the score secured by a credit card company will be different than one by a car dealership…the score to get a mortgage will be materially different than a free consumer credit score site.   Free consumer credit reports.   Free consumer credit score site and services offered by credit card companies only offer generic score.  The objective of this score is helpful to give you a feeling where your credit is on the aggregate.   “Let me use the weather as an analogy.
