Regional or city? That's always a big question for property investors, especially in Queensland. Troyson Bassani shares his insights. Sticking close to the city was always preferred for many property investors ... until COVID hit. Then we saw an exodus to the regional areas, and that trend has stuck. For city centric property players push the capital concentration barrow, using employers return to work requirements to justify the story around the boomerang effect of people returning to the cities. On the flip side, the continued tree change and sea change regional exodus to lifestyle, conveniently suits property players pushing a national borderless and regional approach. So who is right? The answer: It depends. It depends on why you're buying, what the property needs to achieve and what you can afford to buy. I talk more about this through this week's episode, where Troyson Bassani joins again to share what he's learned about the pros and cons of regional markets especially in his home turf of regional Queensland. Troyson is the Founder & Head of Research at Life Buyers Agency, who specialise in securing property in the north, central and south east Queensland regional property markets – opportunity areas that are getting a lot of increased attention in recent times. To date, Troyson and his Life Buyers Agency have helped secure over $150 million dollars worth of property across the central Queensland region for intrastate, interstate and international buyers. So this week we're going to dig into Troyson's personal journey, and then next week we're going to deep dive into the pros and cons of regional markets and the role of buyers agents in these areas. Questions to ask a buyers agent If you need help in selecting the best buyers agent and rejecting the rest, feel free to email us at hello@knowhowproperty.com.au with the subject header, 'Questions to ask before engaging a buyers agent' to get a copy of the 37 questions that we ask potential buyers agents to decide if they're worthy of further consideration. If you're investing in regional property, how do you find the best insights and support? Troyson Bassani joins us to talk about this and more. Being a successful property investor starts with recognising that you can't do it all, and you need the best professionals around you. This is particularly important when investing in regional property, especially when you don't have first hand knowledge of the regions. So how do you buy well? Work with a good and proven professional buyers agent who's an expert and specialist in their location and property type. And today's guest is another example of one – Troyson Bassani is the Founder & Head of Research at Life Buyers Agency, who specialise in securing property in the north, central and south east Queensland regional property markets – opportunity areas that are getting a lot of increased attention in recent times. To date, Troyson and his Life Buyers Agency have helped secure over $150 million dollars worth of property across the central Queensland region for intrastate, interstate and international buyers. I wonder if the term ‘insanity', as commonly understood and which you use quite frequently in this clip, isn't helpful to an ‘identified' person? For someone lost in programming, might not shame be added to their burden when hearing that suffering is indicative of madness, particularly since suffering is the means through which our innate health/wholeness/freedom is remembered?
So you've landed a new role. CONGRATULATIONS!

Here are just a few of our favorites:"My way of being has always been to do the best work that I can with what's right in front of me and then believe that the next most honest step will open up and it's my job to find it or my job to pay attention to it.""The bottom line is I want to do good work. That's the bottom line. And I think good work is human work.""The throughline in the journalism, the philosophy, the psychology, the literary is story.""When a teacher ends up in the center it is probably because they aren't being seen elsewhere or because a system isn't taking care of them. It's probably because they feel incredible pressure around time. It's probably because they feel incredible pressure around performance. It's probably because they are overwhelmed.""And I taught them how to think because I taught them how to read carefully and I taught them how to write and I taught them how to find the language to capture their ideas and how to make that language mean something to a reader.""I think it's always about figuring out what people need to learn and how they need to learn it. And that's never about me, it's always about the learner. It's always about their goals. It's about empowering them. It's about seeing in themselves what they can't see yet. I think that kind work is pretty consistent whether you're talking to a 15 year old who hates to read and doesn't want to write, or you're talking to an adult who's feeling demoralized in the profession.""It's easy for me to say it's about the learner. That doesn't mean that it's easy to live.""Because what that means is when you feel the pressure of time, you're willing to say the time is not as important as me finishing this 60 second conversation with this student. It is just not as important or getting to the end of that chapter might not be as important as the time it would take to do the rest of the chapter really, really well. That's where the rub is that teachers have to make those kinds of decisions and those are kind of like value based decisions and they can come at a personal cost.""We can make very deliberate decisions about what myths we do and don't buy into, about teaching and learning. We can make really deliberate decisions about how we think about time. I think we can make really deliberate decisions about the research that we do.""I've always approached feedback to really deconstruct for students when they're doing something well and why it's working because I want them to replicate it more deliberately in more complex ways later.""You can't fall so far into the routine that you forget to be a human and you can't be on the other end of the spectrum either and be like all we're going to do is feel good and talk to each other and not drill down to the actual skills and the content. It is complicated and that's what I wish people understood about the craft.""Balance is an unfair goal for people to try to work towards. For me to reframe that as presence felt really empowering.""The best way to work through something difficult is to make a connection with another person.""It's really hard for somebody to be present if they are worried about not being able to take care of their life. So that's not about balance, that's just about taking care of humans."Join us for this enlightening episode as we explore the human side of education with Sarah Brown Wessling.

One of, if not the most important of elements in the game of Minecraft is crafting. It is essential to our survival and progression throughout the world. We are all familiar with crafting recipes for items such as pickaxes, doors, armor, eyes of ender, and many more. Yet, there are items in the game that are uncraftable or even unobtainable in survival. These include but are not limited to command blocks, totems of undying, chainmail, and much more. Let us hear some theories on how these items came to be, in this episode of the Ender Library Podcast. Hello and welcome to the Occult Science podcast number 11! Let me first apologise for the large gap between this podcast and the last. I've been having some nightmare computer problems which has ended up with me now having a completely new setup. However, it does present an opportunity. As this mix was recorded on my last machine, the track listing has been lost to the ether so I'm interested to see if anyone out there can come up with a full track listing! The winner will receive the everlasting respect of not only myself but all of the listeners. To for your tracklisting: You can find us on Twitter at https://twitter.com/OccultScienceDB or on facebook at https://www.facebook.com/OccultSciencePodcast. As ever, crank it up, and enjoy!

LISTENER CHALLENGE!! A listener didn't believe we improvised this entire podcast. But we do; everything is off the tops of our heads. So, to prove that we make up all of our jokes on the spot, we took a playlist of random #music from #Spotify that we'd never seen before and critiqued random songs from it. And guess what? This episode came out just as drunk, err, I mean just as good as all the other episodes we've done. BOOM, challenge completed! ___ The W.A.T.L. Podcast is a music/comedy podcast about assigning meaning through a critical lens, applied to the lyrics of songs who's significance you might overlook and just enjoy blindly. Crack open a brewski to listen with us, with a critical ear. And ask yourself the question: Who Approved These Lyrics? * You can send us hate mail (or regular mail too, I guess), buy merch, request songs, sign up for the mailing list, and support the podcast through the links below.
