This a NO-GO to me - da werde ich hässig……! Mini isch ja nid wirkli mini, U äu im Mini isch schi a fini. Wehri mini villicht gäru dini? U isch dä dini äu wirkli dini? Si mini u dini nid liebär im Bikini, U hätti villicht lieber äs bambini, vam Signore Fellini?

Target Market Insights: Multifamily Real Estate Marketing Tips
David Blumenfeld is the co-founder of Next Rivet, a proptech advisory firm that helps real estate businesses leverage digital technology to solve real business challenges. With experience leading business development at Westfield Labs—the innovation arm of Westfield Shopping Centers—David has a deep understanding of how to bridge the gap between traditional real estate operations and emerging technologies. At Next Rivet, he focuses on building tailored technology roadmaps and overseeing successful implementation, ensuring that technology delivers measurable impact, not just flashy concepts. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Proptech is not about chasing buzzwords—it's about identifying business problems first and applying the right tools to solve them. The biggest failure in tech implementation comes from unclear business requirements, not from the technology itself. AI is not a stand-alone solution but an ingredient that enhances existing tools and processes. Operational efficiencies, lease management, and tenant experience are key focus areas where technology can provide immediate ROI. Success comes from doing the upfront work: define your goals clearly, then explore solutions. Topics What Is Proptech and Why It Matters Proptech (property technology) spans digital leasing tools, building management systems, smart locks, energy efficiency tech, tenant experience platforms, and more. The slow adoption rate in real estate offers an opportunity for forward-thinking operators to gain an edge. Focus should always be on solving operational challenges—not on adopting tech for tech's sake. Avoiding the “Deck on the Desk” Problem Many consulting firms hand over a giant report without real action steps. Next Rivet helps clients move from strategy to implementation, working directly with vendors and ensuring real results. Their approach is tech-agnostic—choosing the right tools for the job, not locking clients into a specific vendor. Where Most Owners Should Start with Tech Focus on basic operational systems: lease digitization, renewal tracking, building management systems. Use AI as a layer within these systems to streamline lease abstraction, document review, and operations. Prioritize energy efficiency tools that can produce real cost savings (e.g., HVAC optimization, smart metering). Technology Across Asset Classes Retail: Enhance shopper experience through frictionless parking, special tenant offers, and real-time inventory insights. Office: Provide infrastructure that allows tenants to customize their tech stack while the building remains future-proof. Multifamily: Combine leasing, operations, and tenant engagement into seamless digital experiences. How to Vet and Choose Tech Solutions Wisely Clearly define business needs before engaging vendors. Develop tight business and technical requirements—just like architectural plans for a building. Avoid jumping into tools just because they're AI-powered or new; focus on real benefits and usability.

What is the Waverley Street Foundation? The Waverley Street Foundation, founded by Laurene Powell Jobs in 2016, aims to attack climate related issues through funding community-led programs, leading to community action against climate change. The Waverley Street Foundation specifically funds programs related to renewable energy and regenerative agriculture, as these sectors have an immense impact on the environment and vulnerable communities. The Foundation's approach to achieving climate-related goals is unique, as their solutions revolve around investing in prominent community institutions in order to benefit the entire community, showing people that we all benefit from a healthy planet.Regenerative Agriculture as a Climate SolutionRegenerative agriculture is the practice of using farming and agricultural techniques to help reverse climate change, including some techniques that date back to Native American cropping systems and the way in which they interact with the soil. According to the California Department of Food and Agriculture, the goals of the practice include helping to “mitigate climate change, improve soil health, restore biodiversity, enhance ecosystems, and contribute to human health.” By focusing on the larger community impacts of sustainable farming practices, the Waverley Street Foundation promotes a close connection between people and their food systems. As an example, the Foundation established agreements with local school districts to support fresh and nutritious lunches, bringing local regenerative farmers into the supply chain, thereby improving farmers' economics, and allowing them to decide to continue planting regenerative crops. Other Community-Based Climate InitiativesThe Waverley Street Foundation is also currently working on converting health clinics from being run on diesel fuel to solar in India. This not only reduces pollution and carbon emissions, but can also help make healthcare more affordable for residents, while providing new local jobs installing, fixing, and financing the panels. In order to evade the most devastating climate change impacts, emissions need to be reduced by almost half by 2030 and reach net-zero by 2050. The ultimate goal of the Waverley Street Foundation is to approach climate change with a new outlook: “Cultivating Health, Justice and Joy,” emphasizing the role that climate change has in harming vulnerable communities' everyday lives rather than solely focusing on technical solutions. Jared Blumenfeld, the president of the Waverley Street Foundation, argues that “unless we can make the case to them, that climate action is going to support and make their communities stronger, I don't think we win many of the other arguments.”About Our GuestJared Blumenfeld is the former Secretary of CalEPA and current President of Waverley Street Foundation, the climate philanthropy funded by Laurene Powell Jobs. Blumenfeld also served as Director of San Francisco's Department of Environment. Lisa-Maree Blumenfeld, GenX, joins us to talk about career stages, value alignment, and planning. She is a seasoned HR leader with over 25+ years of experience across fast-growing startups and established corporations. As the founder and CEO of Retain she and her incredible team have helped founders scale their businesses while building a solid and compliant HR foundation for them. Concurrently, Lisa-Maree is the co-founder and COO of Eleven (getelevenapp.com), where she has played a pivotal role in scaling innovative solutions to get their communication platform into the hands of leaders- empowering them to up level their communications with their teams. Before launching Eleven and Retain, Lisa was the VP of People at Expa, where she spearheaded HR and recruiting for a portfolio of 20+ startups, helping them scale with strong people-first cultures. Her career also includes senior roles at Lyft, Ninth Decimal, and Aria Systems, as well as leadership positions at PG&E and Blue Shield of California. Lisa is deeply passionate about helping startups navigate the exhilarating (and sometimes chaotic!) journey of building high-performing teams. Whether it's crafting scalable HR strategies, providing executive coaching, or guiding founders through the ups and downs of growth, she brings a rare combination of hands-on expertise and empathy to her work. What You'll Learn in This Episode: Generational differences when it comes to communication. Career stages and when a “mid-career crisis” can hit like a breaking point. Core values and a company's alignment with them is important for younger generations as employees and consumers. H.R. departments' role to support employees can reduce risk and trends indicate those departments are moving in this direction. There is plenty to be hopeful about for the future of HR. Assessment tools and how they help us see parts of themselves. Planning with flexibility. Side hustles, boundaries, self-identity, and burnout. The importance of giving ourselves grace. Three Episode Takeaways: 1. Alignment to core values are super important for younger generations. 2. Assessment tools can help us see how we communicate and show up. 3. Plans are not always rooted in “reality” – things happen and we need to pivot. You can miss awesome opportunities if too rigid. Giving ourselves a lot of grace when things don't work out as planned. More About Lisa-Maree: Outside of work, Lisa is a proud mom of four and a big fan of live music, often found at concerts whenever she can carve out a moment of downtime. Currently she is trying different strategies to talk her husband into getting another puppy (so far unsuccessful but she believes only temporarily). She brings the same energy, creativity, and drive from her personal life to everything she does professionally, making her an advocate for finding balance and joy amidst the hustle. Last winter was the warmest on record in Minnesota — a perfect non-storm of conditions that included a strong El Niño combined with warming climate trends. But this year will be different thanks to a weak La Niña developing in the Pacific, said Kenny Blumenfeld, who tracks Minnesota's climate trends with the Minnesota State Climatologist office in St. Paul.“People are going to love or hate this,” Blumenfeld said. “Our all-time record and seasonal snowfall was during a La Niña winter. And number three, which we just experienced in the 2022-'23 winter, that was 90.3 inches. That was a La Niña, too. You do tend to get a bit more snow, even in a weak La Niña compared to an El Niño type winter.”The warming of the atmosphere plays a role in extra-snowy winters, Blumenfeld told MPR News chief meteorologist Paul Huttner. ”The warming of the planet obviously puts more water into the atmosphere, and that's one of the reasons that we're seeing the increased snowfall during the winter time.”Click on the audio player above to hear the whole conversation.

Jared Blumenfeld, President of the Waverley Street Foundation, discusses the foundation's bold mission to deploy $3.5 billion over ten years to tackle climate change. The foundation was created and funded by Laurene Powell Jobs. Blumenfeld explains that unlike traditional foundations with perpetual funding models, Waverley Street's "spend-down" approach reflects the time-sensitive nature of the climate crisis, seeking to galvanize action that can yield transformative results within the short window left to mitigate severe environmental impacts. Blumenfeld highlights the foundation's core focus areas: regenerative agriculture and renewable energy. He stresses that these are not arbitrary selections but fundamental systems that underpin resilience in communities and can foster economic stability while addressing environmental challenges. By focusing on community-driven solutions, the foundation aims to empower local actors who are vital to generating the political will and corporate accountability necessary to drive large-scale change. One of the foundation's defining characteristics is its "bottom-up" strategy, where solutions emerge from local communities rather than being imposed by top-down mandates. Blumenfeld explains that communities must see tangible improvements in their lives from climate interventions. This is especially important to create a groundswell of public support for climate policies, which often stall due to a lack of localized relevance. The foundation has grown significantly in its first two years, evolving from a startup-like team of four to a robust organization with 27 staff members, all aligned with this grassroots ethos. Geographically, the foundation's efforts are concentrated in G20 countries, including the U.S., Mexico, Brazil, India, Indonesia, and South Africa. Blumenfeld emphasizes that the challenge is global, but the foundation has strategically narrowed its focus to these key regions to maximize impact. By prioritizing regenerative agriculture and renewable energy, Waverley Street aims to transform food and energy systems, thereby strengthening both ecological and economic resilience in the face of increasing climate shocks. Blumenfeld also delves into the complexities of deploying such a vast corpus of philanthropic funding. He reflects on the difficulty in identifying high-impact grantmaking opportunities and how the foundation has used a "success mapping" approach to identify promising initiatives that can be scaled globally. Looking ahead, Blumenfeld is optimistic about the momentum building in the climate space, particularly the growing intersection of climate with other philanthropic areas such as education, healthcare, and agriculture. He calls for a broader definition of climate philanthropy, one that engages with a diverse range of sectors and funders who may not traditionally see themselves as part of the climate movement but are crucial to achieving systemic change. Recently, the government has announced a push to get public services working back into working in the office, as opposed to current, alternative methods, such as through working-at-home models, and hybrid working models. This comes as multiple academics from the Victoria University of Wellington are set to release an article in the New Zealand Journal of Employment Relations, discussing the positive findings of a hybrid working model. Further findings in the past have proven claims that a hybrid working model improves productivity, such as a 2023 study from Human Resources New Zealand, which has shown 40% of HR professionals noted positive productivity gains from a hybrid working model. I spoke to the Senior Lecturer at the School of Management at the Victoria University of Wellington, and co-author of the article, Stephen Blumenfeld, about the government's calls to get public services workers back to the office, and the findings from the article.

Noel catches up Alan Blumenfeld. If there was a television guest star hall of fame, Alan would be first ballot. The actor has had an amazing 40-year career, having guest starred on Diff'rent Strokes, Family Ties (seven times), Growing Pains, Cheers and Roseanne to name a few. Perhaps his most memorable guest star appearance was portraying Mr. Ha Ha on The Golden Girls. On the silver screen, Alan had roles in Wargames, Friday The 13th Part VI, Tin Men and Righteous Kill. If Hollywood needs someone to play a Rabbi, Alan is your guy, having do it on multiple occasions.

What is it like to be a Jew in Peru? Do they have kosher food? A mikveh? A minyan? What do they do for Hanukkah? Purim? Pesach? Shabbat? Rebbetzin Sara Blumenfeld, co-director of Chabad of Peru, talks about Jewish life in Lima, Peru. When Rebbetzin Sara, and her husband, Rabbi Zalman Blumenfeld, first came to Lima, there was no kosher food, no Hanukkah candles, no menorahs. In fact, there were terrorists instead. She describes living without electricity! From there, she helped to create and foster a Jewish environment that now has Torah classes for women and men, a large Pesach seder, parsha of the week sheets for both adults and kids, Hamantaschen for Purim, a mikvah, and other Jewish amenities that make being Jewish in Peru much easier than it has been in the past. Rebbetzin Sara speaks about the purpose of the Chabad emissaries all around the world (including Peru). Their purpose is to wake up the Yiddishkeit of each Jew; to wake up the soul of a Jew. Rebbetzin Sara also emphasizes that everything we do is to bring Moshiach! May he come today!! Workers of the world unite, we have nothing to lose but our chains! But just who is this ‘we'? How do we identify the proletariat, the revolutionary subject, and how does the proletariat identify itself in the midst of an intensifying threat of economic precarity and capitalist immiseration. This ‘we', to quote Wilhelm Weitling, is a tricky question. Today we're taking a dive into Historical Materialism with the latest book in the series “The Poetry of Class: Romantic Anti-Capitalism and the Invention of the Proletariat”, with author Patrick Eiden-Offe and translator Jacob Blumenfeld. We discuss the work of Weitling, Marx, Engels, Hess, Tieck, and Lukacs in exploring re-evaluations of Romantic Anti-Capitalism, and the leftist literary scene today.Support the showSupport the podcast:https://www.acidhorizonpodcast.com/Linktree: https://linktr.ee/acidhorizonAcid Horizon on Patreon: https://www.patreon.com/acidhorizonpodcastZer0 Books and Repeater Media Patreon: https://www.patreon.com/zer0repeaterMerch: http://www.crit-drip.comOrder 'Anti-Oculus: A Philosophy of Escape': https://repeaterbooks.com/product/anti-oculus-a-philosophy-of-escape/Order 'The Philosopher's Tarot': https://repeaterbooks.com/product/the-philosophers-tarot/Subscribe to us on Apple Podcasts: https://tinyurl.com/169wvvhiHappy Hour at Hippel's (Adam's blog): https://happyhourathippels.wordpress.comRevolting Bodies (Will's Blog): https://revoltingbodies.comSplit Infinities (Craig's Substack): https://splitinfinities.substack.com/Music: https://sereptie.bandcamp.com/ and https://thecominginsurrection.bandcamp.com/
