Discover essential utility apps that solve everyday problems with your Apple devices! Hosts Mikah Sargent and Rosemary Orchard walk you through a collection of must-have apps that address common pain points throughout your day. From document scanning to printing solutions, they demonstrate how the right apps can make your digital life significantly easier. Simple Scan by Agile Tortoise - A powerful document scanning app that lets you choose your destination (email, messages, files) and quality settings, making it easy to digitize paper documents and manuals. Yoink - A clever "shelf" app that serves as a temporary holding place for files you need for a short time but don't want to save permanently. Printer Apps (Canon PRINT, HP, etc.) - Manufacturer-specific printer apps can help troubleshoot connection issues, perform maintenance, and sometimes succeed at printing when AirPrint fails. PDF Expert - The free version offers scaling options for printing that aren't available in most standard print dialogs, allowing you to adjust document size to fit perfectly on different paper sizes. PCalc- Goes beyond basic calculations to offer extensive conversion capabilities for length, area, currency, cooking measurements, and much more. Soulver 3 - A powerful math app for "back of the envelope" calculations with annotations, perfect for budget planning or working through complex math problems. Drafts - An incredibly versatile text capture tool that works via widgets, serves as a digital post-it system, and helps clean up long URLs from sites like Amazon before sharing. News iPadOS Updates Coming - Mark Gurman of Bloomberg reports that Apple plans to make iPadOS more like macOS at WWDC this year, focusing on productivity, multitasking, and app window management. Guest Bryony Williams Your favourite rockstar with a watergun, once compared to a young Fiona Apple. @bryonywilliams | Linktree twitter.com Mark is joined by super-talented singer-songwriter Bryony Williams. Bryony realised she could sing in her early teens, and spent most of her mid-to-late teens honing her craft. At nineteen she was in the electro-pop duo Field Harmonics, and has been recording solo since 2018. Bryony's picks In order of discussion: Cleaning Number one – with not so much a bullet as a scented wet wipe – for Bryony, and for so many, is cleaning. It's a great way to see a problem and eliminate it with extreme prejudice; perfect for those times when you just don't want to tackle that spreadsheet. Spontaneous trips out with pals You've got a job to do, and then your friend calls you up and asks if you want to go on a day trip. Are you honestly going back to work, or are you grabbing your keys and heading out the door? At least if the job doesn't get done today, you can chalk it off to research. The mobile Whether it's watching videos on YouTube or TikTok, endlessly doomscrolling or looking at people impersonating the Simpsons, our phones are several-hundred-pound procrastination engines. Bingewatching Any kind of TV binge can be a great way to tell ourselves we're feeding our souls. And perhaps we are, but maybe crime documentaries aren't the thing are brain needs right before we're supposed to write that tricky email. Mark's picks In order of discussion Over-planning the task Mark is not necessarily a planner by nature, but make him anxious about a thing, or give him a thing to do that he really doesn't want to, and watch him plan and research to the nth degree. Organising and taxonomising A great example of this is tagging faces and locations in digital photo collections, or fixing the metadata in your music library (if you're still the kind of person who has one, and doesn't get all their music from a streaming service). It's horrifically addictive to a certain brain type. Putting the kettle on It could be making a pot of tea, putting on a pot of coffee, or just crunching through a handful of dry roasted peanuts, filling the face is an excellent way to solve a problem – that perhaps doesn't exist – before you really get down to the task at hand. Pet-bothering If you've got cats, they probably don't want your affection right now. They'll let you know when that sort of thing is appropriate. Dogs are a different story of course, but almost any pet can sense when you're paying them attention in order to avoid paying attention to the thing you don't want to be doing. Honourable mentions Imagining hypotheticals Bargaining Gardening More of Bryony Williams You can get a limited edition copy of Bryony's EP Growing / Fading, and follow her on Instagram or Twitter for more. Tom Jacob, trial lawyer with Whitehurst, Harkness, Brees, Cheng, Alsaffar, Higginbotham, and Jacob, PLLC in Austin, joins us on today's show! Tom talks about Zoom trials, the Feres Doctrine, outlining before you write, and lots of recommended tools!COVID Update (Recorded July 30, 2020)Finished off a federal bench trial by Zoom; had one final witness as COVID hit, so earlier this summer the judge/parties went ahead with the final witness by Zoom to close the trial.Had been doing a lot of remote depos pre-COVID so they were prepared when that ramped upHe built an app to use with Zoom to quickly pull up case files documents, annotate them, and display themHis partners screenshare PDFs on their screenLots of hearings by Zoom too; probably more now than ever because it is so much more convenient and easy to get the parties togetherLooking forward to the Travis County pilot program; jury trial much trickierVery easy for jurors to get distracted, especially for longer trialsLots of time/cost savingsHis practice/firmHe practices mostly in federal court representing veterans and military service members against the U.S. government in personal injury and medical malpractice cases.Examples: catastrophic brain injury in a child; building fell on client; Sutherland Springs mass shooting caseGets clients by referrals, being active in the community, writing/publishing, and getting found on GoogleFor 50 years active duty military haven't been able to sue the government for medical malpractice / personal injury because of the Feres Doctrine, judge made law that barred these types of claims, but Congress recently passed a law to counter that doctrine. Now these military members can bring an administrative claim (still cannot sue). Not perfect since it is the agency you are suing that is making the determination, but it is somethingNew law just went into effect, and the agencies are passing the regulations right nowCongress is also working on COVID liability provisions that could impact their practice and whether their clients can bring claims if it is written broadlyOdd because most of the lawsuits being brought due to COVID are not tort-lawsuits, so immunity from torts doesn't align. Most lawsuits are employment, evictions, etc.As of September 11, this Safe to Work Act, Senate Bill 4317, has not yet made its way through Congress.Advice for lawyers in practiceNo matter where you are on the drafting ladder, turn your draft in ready to fileWhile he was clerking with a firm during law school, he wrote a motion that the partner approved of, but criticized him for not filling in the partner's bar number to the signature block.Even if you know it is going to go through multiple revisions and multiple peopleIf you don't know something, ask. Don't want to ask the partner who assigned the work? Ask a paralegal or associate. When you are writing, you should always outline firstAlways knew this but didn't put it into practice until more recentlyThought it was outdatedNow he outlines everythingUses an entirely separate application (OmniOutliner) where he outlines (focus is on substance)When you get to the prose piece, you don't have to worry about the substance and can focus on the prose/writingAdvice to lawyers who are job seekingAs a lawyer you are a professional writer, which includes being a professional publisher (understand how layout/design impact substance)Be able to hold the conversation in an interviewRapid Fire QuestionsTrait/Characteristic you most want to see in an associate: hustleHabit that has been key to your success: laziness - find an easier way to do itFavorite app/tool: Soulver (advanced calculator for MAC; dates/times/etc.)Favorite social distancing activity: runningFavorite legal movie: My Cousin VinnyThanks again to Tom Jacob for joining us on the show!

TPP328: The investments you must avoid in the coming property boom

The Property Podcast

Play Episode Listen Later Jun 27, 2019 23:33

This week on The Property Podcast, The Robs are discussing the investments you should be avoiding in the upcoming property boom.  No, they're not psychic. Nor do they have a crystal ball. But the property boom will come, and when it does, it's important to know the potential risks and how to avoid them.  If you've been listening to the podcast for a while, you'll know that Rob & Rob believe we're currently in the mid-cycle wobble, and after the wobble comes the boom.  Quite often in a boom, people start to get excited and you could be sold something that could lose you a vast amount of money. The perk of the property cycle is that you know what's coming next. So you can look at the last property boom and see what type of investments people were making that went horribly wrong... and avoid them.  So what are the investments you should be avoiding in the next boom? Overseas property No money down (NMD)/highly leveraged Investments that cost you to own it (Always) student pods and hotel rooms Parcels of land There are a lot of issues and warnings in this episode but it's not just us scaremongering, you genuinely need to be aware of these issues and take them seriously.  If you've had a bad past experience with one of these investment types or you were affected by the last property boom, then we want to hear from you. Get in touch over on Facebook, Instagram or even the forum. And in the news this week, The Robs have found another headline that isn't actually news - it's more misleading. It comes from the BBC and the headline is ‘flats out of fashion with first time buyers'. According to the article, first time buyers are going straight for houses which is causing a fall in the cost of apartments.  So that's it. Investors should stop what they're doing and we need to go back and revise the podcast we did on city living.  Wrong.  Yet again, the media is blowing a simple comment made about the London market completely out of proportion. One comment about one city and naturally that means it's the same story for the rest of the country.  Our Hub Extra this week is for MacBook and iPhone users, sorry Android. It's an app called Soulver, and it's essentially the same as the notepad app but it's designed to work with numbers in a more natural way.  It's incredibly useful if you're trying to take notes and make calculations at the same time. Give it a try and let us know what you think. Meetups are next week! Some events are sold out but we do have some tickets left for others. Although they're selling fast. If you'd like to attend, you can find your nearest meetup venue here on our website.  If you haven't yet checked out our YouTube channel then what are you waiting for? One of our most popular videos is our UK hotspots one and people have been questioning our choices. So go give it a watch and let us know your thoughts. Don't forget to subscribe! We'd love to hear what you think of this week's Property Podcast over on Facebook, Twitter or Instagram. You might even have a topic you'd like us to cover in the future - if so, pop us a message on social and we'll see what we can do. See omnystudio.com/listener for privacy information.

His CV includes a broad range of accomplishments including working in naval intelligence during the Vietnam War, working as a journalist for the Associated Press, and contributing as a business writer for Time magazine. His most recent and significant contribution to the world of design has been his 20 year tenure as the Executive Director of AIGA (American Institute of Graphic Arts), where he was committed to advancing creative thinking from 1995 through to 2015.
