We are extremely excited to have interviewed the creator of eXp Realty and on this episode we hear about how the home buying and selling experience is evolving and how the first ever digital brokerage is shaping the future of real estate.  A bit about Glenn:Glenn Sanford is the founder eXp Realty, CEO of eXp World Holdings, Inc. and Chief Strategy Officer for VirBELA. After being involved with a number of internet start-ups in the 1990s and early 2000s, including a stint at AOL, Glenn started a highly successful real estate career in 2002. In 2006, his fourth full year in the business, Glenn and his team closed over $60,000,000 in real estate almost entirely from online lead generation and was ranked as one of the top 50 teams nationally with Keller Williams. After the downturn in 2008, he and his team developed the first cloud-based brokerage model that uses a 3D avatar based online office to collaborate and communicate while abandoning the physical bricks and mortar infrastructure normally associated with real estate brokerage. For educator, STEM advocate, entrepreneur and TechPlayzone Founder/CEO Deshjuana Bagley, innovation started with a question. "How can I help my sons see that science, technology, engineering and math relate to their lives--and are really cool?" Desh, a computer scientist, began researching. Ultimately, her answer culminated in the 2005 opening of her Tampa Bay-based educational program. But maybe "educational program" doesn't quite do it justice. TechPlayzone offers young students workshops in robotics, coding, engineering and design skills. Staffers either bring equipment to onsite locations to conduct classes, according to TechPlayzone's website, or teach in virtual space. This past December, TechPlayzone hosted a three-day "Winter Tech Camp" in virtual reality. Students, from second to sixth grade, built their own virtual worlds. And as an educator, Desh is making technology less intimidating for everyone. Among her many roles is that of Director at State College of Florida Coding Academy. She is also active in XR Women, and hosts professional-development workshops, through TechPlayzone, for educators, nonprofit organizations and Fortune 500 companies. Starting point: creativity In her TEDx talk, Desh explains her teaching approach to emerging technology. Today's schools, she explains, challenge students' problem-solving and critical thinking skills. But traditionally, teachers just cover the basics, when introducing new technology. Students in a more traditional educational setting learn "how it works"--and that's it. But Desh starts with a creative mindset. Students, she says, find the basics "easy". From there, she takes her young clients through the process of using that technology to create something fun. The children think they're "playing'--even as they learn critical skills for their future. Meanwhile, Desh's own creative projects include her recent Black History Month museum exhibit in virtual reality, through Virbela! Spotlighting African-American artists, computer scientists and authors, she uses VR to share aspects of history which many of us never knew. Desh talked about her experiences with TechPlayzone, shared some favorite resources for arts professionals in the STEM area, and offered an exciting look at what's next! On this edition of Over Coffee® we cover: How Desh first became engaged in computer science and robotics; The story of TechPlayzone; Desh's memories of the early days of her unique program; What she's doing to engage students in creating with technology, versus the traditional approach in which schools teach tech; How teachers can get around the "intimidation factor" and make technology work in their curricula; What can work best for educators in arts disciplines; Some of the digital resources that can be most helpful in the arts; A closer look at the classes offered at State College of Florida' Coding Academy (these are available online!); Desh's experiences creating her Black History Month exhibit in Virbela (the exhibit is still available, as of April--be sure to check it out!); A project which she hosted in VR that turned out to be an amazing experience; Another technology program which allowed her students to create their own virtual worlds; Desh's vision for the future of TechPlayzone, and an exciting upcoming project; Her favorite resources for artists who'd like to start creating in XR; Desh's advice to arts students, in preparing for the new jobs which will result from current advances in robotics.

Is iBuying still a thing? This week the team talks about the aftermath of Zillow leaving the iBuyer arena. The discussion begins with a bit about the Metaverse … the FaceBook “World.” Our first thoughts were of EXP, and that Microsoft started their own “Metaverse.” Will EXP world be the “world” people want to be in? With EXP the world is a software they license, you have to wonder how much the value of the world is tied up in their valuation. They started using the virtual world software from Virbela and eventually bought it, and maybe they'll license it out beyond real estate, who knows, it'll be interesting to see. What kinds of things are going to become the new norm, like Zoom has in the past year or so. A year and a half ago you couldn't use it because no one on the other end could manage to either technically get it working or be comfortable talking to a screen. Will iBuyers be it, will every consumer think about asking for a cash offer rather than talk to a listing agent? If the market softens there are those who believe the iBuyers will do even better. Much of it boils down to people not having any patience. iBuying will continue because there's a ton of friction in the home buying process and that is THE problem iBuyers solve. We'll see iBuyig continue to be strong going forward, the markets aren't going to come crashing down around them. Let's define some terms - there is power buying, bridge buying, iBuying, FINTECH, PROPTECH and others … all the different strategies that people use to buy and sell, these terms are thrown around with out many people know what they really are. They are just structured sales, financial instruments, like a mortgage that allow people to buy. They are all similar in that they are simply ways for someone to unlock their equity so they can identify and at some point in the process move into their new home. Over time agents are going to lose market share to the companies that are providing these instruments that are not branded to the agent. They are “Zillowing” agents, they are convincing agents that bringing their clients into the system with them is the way to go, in the short term they may get more deals, but eventually they will begin to chip away at market share. When it comes time for the client to transact next, they think oh, we used Knock for the buy, so lets call them and get our agent moving, then the company just pushes the agent aside because they don't work for them. All of these companies are data companies first, these companies, if they are not already, will eventually be direct to consumer and sooner or later that are gigot to ask themselves how can we become more profitable and return more money to our investors? The answer is simple … Cut out the agents.

EXPI has centralized administration and no physical offices. It's all done in a virtual world created by Virbela (now owned by EXPI). No physical offices and centralized administration cut significant costs. EXPI passes those savings to the agent. Another contributing factor is agent acquisition cost. Competitors like Compass pay top dollar to sign top producing agents. EXPI pays zero upfront! Not only is zero capex growth good for EXPI, it's good for the agent. Getting a windfall of money generally leads to what Bono, singer of U2, called “Moving House” EXPI Is Not A Pyramid Scheme or Illegal MLM According to the FTC, a pyramid scheme “compels individuals who wish to join to make a payment.” Yes, eXp compels individuals who wish to join to make a $149 start up fee. Afterwards, eXp compels agents to pay $85/ month to use their platform. But does that mean they are a pyramid scheme? I mean Costco compels individuals who wish to join to make a $60 or $120 payment (which is paid yearly). Is Costco a pyramid scheme? No. That membership fee subsidizes Costco's pricing. The fee incentivizes members to be repeat customers. There is value in that payment. There is value in EXPI's payment as well. One has access to kvCORE CRM, which normally costs individual agents $300-499/month. Website creation is included. Automated call/text/email is included. And an extraordinary amount of educational content is available 24/7, unlike brick and mortar brokerages. But accusers then point out that eXp “promises its new members a share of the money taken from every additional member that they recruit”. That is a sure sign this is a pyramid scheme, right? By itself, no. eXp does promise its members a share of the money generated by each additional member that they recruit. The “down line” goes 7 levels. But the agent has to perform (close sales) to get money to go up stream. That caps at $8k/agent/yr, so exp paying out up to ½ its commission split. That brings me to my next point: pyramid schemes seldom involve sales of products or services with value. Real estate agents have been providing a useful service for over 100 years. Home sales is a tricky process. Homes are most people's biggest asset. The experience is so infrequent for most, that people can't build the domain expertise to do it themselves. So help IS needed. The people working for pyramid schemes try to promote the actual company instead of the product they are selling. Sure, there are people in eXp that focus solely on recruiting. But it's a small fraction. And for anything to happen upstream, real estate transactions with the PUBLIC need to happen. Think of it like this: a run-of-the-mill pyramid scheme is based on the number of people recruited and sales directly to the RECRUITED. Nothing is sold directly to the agent in EXPI. Money generated is based on transactions of sales with the PUBLIC. Lastly, the vast majority in a pyramid scheme lose money. With EXPI, that is the opposite. Everyone makes more money than they did with previous brokers almost unanimously because of better splits. Avid listeners will have noticed a few weeks without a podcast - that's because Alan's been hard at work behind-the-scenes building capital for several MetaVRse projects, including the MetaVRse Engine. This gave Alan a chance to reflect on the investment landscape of 2020, and is joined by VP of Marketing Alex Colgan to discuss the new normal that COVID has ushered into the VC world. Alan: Welcome to the XR for Business podcast with your host, Alan Smithson. Today, we have a very special episode. We're going to be talking about the investment landscape of virtual and augmented reality as it pertains to investment in startups, companies going public. What is the investment landscape look like between now and the next few years? How are things going to be funded and what can we expect from the markets in terms of returns? And what can investors really count on to drive those returns as high as possible? Today, I'm joined by the MetaVRse VP of Marketing, our wonderful Alex Colgan. He's going to be joining me today and he's going to be interviewing *me* today. Alex: Hey. Alan: Hey, what's up, Alex? Fun fact about Alex: he also lives in Halifax, Nova Scotia. Or near Halifax. He's in the eastern part of Canada. So, Alex, thanks for joining me on the show today. Alex: Canadian born and bred. Glad to be taking over the reins today. Thanks for having me on. And, yeah, let's flip it around. Alan: It's really interesting, Alex, before we get started I have to really just punctuate a couple of things. Over the last few years, there has been an enormous amount of capital invested into virtual and augmented reality startups, in the hundreds of millions, billions of dollars. And it almost feels like we are going through this kind of winter, where investments have dried up in the area. So I'm really excited to talk about that, because I believe that as much as we're going into physical winter in Canada, I believe that we're going into a beautiful spring with regards to the investment landscape of this technology. So I'm really excited to dig into it today. Alex: Yeah, absolutely. Bad economies are often some of the best times to invest, and there are also some of the best times to build a startup. COVID has had everybody scrambling over the past six months, and trying to identify the best path forward for the future. As a result of that, we've seen a lot of different sectors have been getting shaken up as a result. What are some of the biggest disruptions that we've seen over the past six months in some of these areas? Alan: Well, I think the major one is that with regards to investment, everybody just closed their wallets. COVID came and people went, "OK, there's so much uncertainty, just stop everything." And so pretty much all investment across all sectors dried up in March, and basically hasn't really come back until you were starting to see funding rounds happen now in September. And I believe this will continue October-November. Now we find ourselves in a time where there's actually a lot of fresh capital sitting on the sidelines that needs to be deployed. And if it's not deployed, it's losing money. So you have a ton of new startups on the market as well. We have a platform called xrcollaboration.com, and there's been over 70 startups that have created XR collaboration tools that allow you to go in VR, go into AR glasses, and communicate with people around the world. And not only if you have the VR and AR glasses, but there's new opportunities around using 2D screens like computers to navigate these 3D worlds, almost like Second Life, but kind of Second Life 2.0, if you would. After being involved with a number of internet start-ups in the 1990's and early 2000's, including a stint at AOL, Glenn started a highly successful real estate career in 2002.
