And the unfortunate fact is that not all of these 'big brokers' will survive. Most real estate brokerages (big and small) operate on low to NO margin. They make no or virtually no profit from the actual real estate transactions. Their profit comes from mortgage and title. Now, let's set the record straight. NAR fought tooth and nail to include as many folks as possible in this release. While some big dogs didn't make the cut, they're not exactly crying in their coffee. In fact, many are sitting pretty, with thousands of their independent contractor agents getting a get-out-of-jail-free card. We are extremely excited to have interviewed the creator of eXp Realty and on this episode we hear about how the home buying and selling experience is evolving and how the first ever digital brokerage is shaping the future of real estate.  A bit about Glenn:Glenn Sanford is the founder eXp Realty, CEO of eXp World Holdings, Inc. and Chief Strategy Officer for VirBELA. After being involved with a number of internet start-ups in the 1990s and early 2000s, including a stint at AOL, Glenn started a highly successful real estate career in 2002. In 2006, his fourth full year in the business, Glenn and his team closed over $60,000,000 in real estate almost entirely from online lead generation and was ranked as one of the top 50 teams nationally with Keller Williams. After the downturn in 2008, he and his team developed the first cloud-based brokerage model that uses a 3D avatar based online office to collaborate and communicate while abandoning the physical bricks and mortar infrastructure normally associated with real estate brokerage. It is usual for people to find the most convenient way to get things done. A lot of the times, many ideas come to people’s minds on how to ease one’s work, but it’s a matter of whether they take action on their ideas to see if it works or not. And instead of waiting for someone else to start doing it, why not try it yourself?   On today’s episode, we have Glenn Sanford share with us what led him to learn how to automate things that are repetitive, which eventually led him to combine both his knowledge in technology and real estate to create the eXp model that no one else has done before.   Glenn is the chairman and CEO at eXp World Holdings, which he founded in July 2008. Their global brokerage, eXp Realty, is considered as one of the fastest-growing real estate companies. Before getting into real estate, he has worked with a number of internet start-ups in the 1990s and early 2000s.    Here’s What You Missed How eXp Realty came to life “I thought about the profit share as being my retirement plan into residential real estate. Ultimately, I ended up not finding that the profit share model was as profitable as the recruiting brochure suggested.” (12:32) “Once I had been there for three years, I decided that I would start my own brokerage, given all the things I was doing.” (12:52) “Based on everything we've learned to date and given the state of technology and where it's come to today, how can we build a real estate brokerage that's not dependent on bricks and mortar?” (13:21) “...how do we build a retirement plan so that we can ultimately create a model where, at the end of the day, if I ever wanted to not sell real estate again, there would be enough in it that I could actually retire, which is really tough.” (13:38)   Two different Management Styles “One is a command and control style management style, which is go do this, go do that.” (15:27) “The other style is a coaching style, which is, I'm really more about helping you become better as a real estate professional and as staff and other things, and that's been pretty much since I've got into business.” (15:38) “There's a certain amount of command and control, there's a certain amount coaching that one has to sort of balance out.“ (15:57)   Struggles of building a new model “...anybody who we recruited from, they would rightly so put us down because we were brand new and we might not make it and that this model hadn't been tried before, et cetera.” (17:05) “We had to overcome just the general pushback that the competitors had at that point in time to overcome that. And that was a lot of work, but for the most part, we thought it had potential, we thought it had legs.” (17:18) “In my mind it's like, somebody is going to do this, why not us?” (18:18)   The birth of the eXp model “I wanted to first, figure out how to solve for cashflow issues.” (20:21) “By leveling it out and creating another stream of income through a revenue share program, it levels out that income challenge.” (20:46) “So when we started eXp, I wanted agents to have that same opportunity that wasn't really provided to me as an agent, because I knew that it would be important.” (21:49) “We knew that if agents could get equity and they could feel like owners and they had a way, a path, to get more ownership if they wanted to have more ownership, that would be the game changer.” (22:36) “Anybody can do sort of we call it the revenue share profit share model, but not everybody could do the equity model.” (22:48)   Relevance of personal development to real estate “Because of having the Success platform, we've got so many interesting and unique people that we're having conversations with, that we can bring and expose to our real estate community that nobody else will be able to do.” (27:08) “You could almost think about eXp Realty as being a personal development company that just happens to sell real estate. That's how we make our living. But it's all about getting better as a person, as a human being.” (39:56)   Joining eXp as a brand new agent “...the person that brings you into eXp is, to some extent, responsible for you plugging in, you being successful.” (30:48) “We've got a ton of resources. You're going to have to plug in more. You're going to have to explore more.” (31:45) “...if you don't have the right sponsor, make sure you're plugging in everywhere you can. We've got our virtual world, we've got training going on all the time. Literally, you can get trained and connected, attend masterminds, ask questions, plug in.” (32:13) “Even if you don't have a great sponsor, there's more than enough resources, but you're gonna have to be a little bit more proactive in figuring out what you need to do next.” (32:29)   Building relationships with other agents and brokers “I think that's the thing that's always served me well is that by adding value and then becoming recognized as a person who adds value, you automatically are becoming somebody that people want to do business with.” (38:01) “The idea is that those people who add the most value are also the ones that tend to get valued the most.” (38:40)   Network marketing style concept “I think the network marketing style concept is the most brilliant concept of distributing products and services that was ever invented.” (43:09) “I never had a challenge with it being called network marketing, MLM or any of that stuff, because at the end of the day, we, as individual entrepreneurs in the field, need a way to leverage and to actually create leverage in our life.” (43:48) “Network marketing concepts are simply a tool that can be used in a legitimate way to get products and services to market.” (44:37) “Network marketing comp structures is all about empowering people in the field to actually develop additional streams of income for helping those companies actually get those products and services to market, which makes, in my mind, total sense.” (45:19)   Do business with people sharing the same viewpoint “I think one thing is if you've got a good idea, and I've had some ideas in the past that I think were great ideas, make sure that you're truly aligned with people who are aligned with what you're trying to do.” (46:56) “If you don't have alignment early on, then you're going to struggle because they won't understand what you're trying to do, and they'll, to some extent, try to pull you off your game.” (47:29) “Creating that alignment earlier, I think will ultimately yield better things across the board.” (47:42) “For me, it's really about not getting into business with people who aren't truly aligned and spend the time upfront, making sure you have the alignment before you create the more contractual agreements.” (47:51)   Quotes and Advice from our host and guest: “Equity is more powerful than cash flow.” - Glenn (18:59) “Most agents aren't the best business people. It's Quarter 3 Earnings Reports Season!   Redfin beats expectations, posts $239M in revenue for Q3 2019 The latest earnings report comes as the tech-oriented brokerage steadily expands programs such as RedfinNow and Redfin Direct, which could upend how consumers engage with real estate   Redfin continued a multi-quarter hot streak Wednesday, revealing that during the third quarter of this year it raked in $239 million in revenue.   The online brokerage's revenue represented a jump of 70 percent year-over-year. Gross profit also jumped from $42.3 million a year ago to $53.4 million this quarter, an increase of 26 percent. And earnings per share ended up at $0.07.   All of those figures easily beat analyst expectations. Leading into Wednesday's report, financial experts had expected to see the company bring in $230.14 million in revenue, an increase of merely 64.1 percent year-over-year. Analysts also expected earnings-per-share to remain unchanged from a year ago at $0.04.         Realogy posts a net loss of $70M in Q3 after $1.6B in revenue   The loss was driven primarily by a $180M impairment at NRT, Realogy's own-side brokerage   Realogy reported a net loss of $70 million in the third quarter of 2019, a major swing from the $103 million in profit it posted in the third quarter of 2018. The loss was driven primarily by a $180 million impairment at NRT, Realogy's own-side brokerage, according to the company. The company also posted an adjusted earnings per share of $0.65, missing the consensus estimate of $0.85 per share.   Realogy to Sell its Global Relocation Business to SIRVA Worldwide, Inc. in $400 Million Transaction - Realogy will use a substantial majority of net proceeds to pay down corporate debt and will leverage Broker Network and Affinity business to serve a broader customer-base   Saddled with $3.5 billion in total debt, Realogy said Thursday that it will sell Cartus' relocation business to SIRVA, a relocation company that owns Allied Van Lines. The deal does not include recent affiliations meant to drive business, such as partnerships with Amazon and AARP.   “This transaction is about simplifying and amplifying — simplifying Realogy's business, and amplifying Realogy's value,” the company said in a statement. The deal is expected to close during the first half of 2020.       EXp World Holdings posts major revenue gain, losses narrow   The parent company of eXp Realty beat the consensus estimate, posting a net loss of $0.03 per share and revenue of $282M   EXp World Holdings, the parent company of virtual cloud real estate brokerage eXp Realty, continued its precipitous growth in the third quarter of 2019, posting $282 million in revenue, a year-over-year growth of nearly 80 percent. Overall losses for the company also narrowed, as eXp World Holdings posted a net loss of $1.8 million, compared to a net loss of $4.6 million in the third quarter of 2018.   “In addition to revenue growth of nearly 80 percent year-over-year this quarter, improvement in managing our allocation of capital enhanced our measures of profitability,” Jeff Whiteside, eXp World Holdings CFO and chief collaboration officer, said in a statement.       SoftBank posts $6.4B loss, CEO 'regrets' WeWork investment The company also reported it lost $4.6B in its WeWork stock value after WeWork's failed initial public offering   SoftBank, the Japanese conglomerate with a heavy investment in U.S. tech startups, posted a net loss of slightly more than 700 billion Japanese yen – or approximately $6.4 billion – in the second quarter of the fiscal year ending March 31, 2020. The company also reported after WeWork's failed initial public offering and public valuation plummet that it lost approximately $4.6 billion in its WeWork stock value from that valuation decline.     Compass makes major changes to its stock option program The company is shifting from offering equity stock options to restricted stock units that would vest in the event of an IPO   Compass is making big changes to its agent equity program, according to an internal memo obtained exclusively by Inman. The company is shifting from offering equity stock options — an option to buy stock in the future at a set price, or strike price — to restricted stock units that will vest under certain conditions.   “This is an exciting change that eliminates the need for you to pay a strike price to purchase your equity,” Compass' CFO Kristen Ankerbrandt explained in the memo.   A source within Compass told Inman that the vesting schedule is much shorter with the new plan. The vesting schedule was previously four years, but with this new schedule, agents' stock units will vest either in the event of an initial public offering (IPO), or when the board grants the restricted stock units in 2021.

Fannie Mae and Freddie Mac are here to stay   When the federal government announced earlier this week that it would allow Fannie Mae and Freddie Mac to rebuild a portion of their capital reserves to a total of $45 billion combined as part of a plan to exit conservatorship, the message was clear: The government-sponsored enterprises are back and they're not likely to go away any time soon.   It's a dramatic reversal from where things stood just a few years ago, when the prevailing sentiment in Washington, D.C. was how to get rid of the GSEs, once and for all.   In fact, there were numerous Congressional efforts that would have seen the GSEs wound down within five years. And, if one of those bills had passed in 2015 (as was certainly a possibility), the GSEs likely would be in their last year of existence as we speak.   Instead, the GSEs appear primed to exit conservatorship on stable footing with healthy financial backing and reformed operations. So, how exactly did we get here?     Digital homebuying platform Prevu announces $2 million in seed funding New York City buyers can receive rebates averaging $23,000 using the platform     Prevu, a customer-focused digital homebuying platform, announced recently that it raised $2 million in seed funding in September.   According to Prevu, the funding was led by Corigin Ventures, a seed-stage venture capital firm focused on real estate technology and consumer industries.   The company claims that its “Smart Buyer” platform offers homebuyers an easier approach to homebuying, giving them the tools and advice they need to guide them through the early phases of the process.   Prevu's agents answer questions along the way and step in during the last mile, assisting buyers to schedule a tour, make an offer, negotiate a purchase and close on a transaction, all through Prevu's platform. Prevu then passes two-thirds of its commission back to each buyer who completes a purchase on the platform, delivering a rebate of up to 2%.  New York City buyers can receive rebates averaging $23,000 using Prevu's Smart Buyer Platform.    eXp launches its own instant offer platform The virtual cloud-based real estate brokerage isn't exactly going to be buying homes, however. With Express Offers, announced Thursday, eXp Realty will solicit multiple buyers at once, yielding more than one cash offer.   “Unlike other platforms that are out there, what we've designed is a platform where on one side, we have eXp Realty agents and then on the other side of the platform, are institutional buyers from across the U.S,” Ted Laatz, vice president of affiliated services at eXp World Holdings, told Inman. “EXp Realty itself is not buying the properties, we're teaming up with institutional buyers to buy the property.”
