Today, Sonos announced a new line of speakers — the Era 100 and the Era 300 — with the latter finally taking on this format that has been a hit-or-miss experience for music lovers, supporting Amazon Music and Apple Music's spatial audio. Though spatial format Dolby Atmos has been supported on the Sonos Arc soundbar, the Era 300 signals a music-first approach to its speakers supporting 3D soundscapes. Sonos CEO Patrick Spence believes this is the right time to do it. “We didn't know that, in 2022, 85 of the top Billboard 100 artists would actually release Atmos tracks, but they did,” Spence says. “We feel like we're at an inflection point.” On board with Sonos for this shift in music listening is record producer Giles Martin, who mixed the first-ever spatial audio album (a remix of Sgt. Pepper's Lonely Hearts Club Band, The Beatles album that his father, George Martin, originally produced) and several albums and live experiences in Dolby Atmos since. Martin is also the senior vice president of sound experience at Sonos and was involved in the development of the speaker. “When you're building a product which has multi sort of use and orientations, you do prioritize ... in a way of, what's the wow factor?” Martin explains. “The wow factor, which I think is truly extraordinary out of the 300, is the fact that it does spatial out of a single box. [03:36] Chris and Patrick get underway with Chris' elevator speech, which they break down a bit to better understand how Chris' business operates and the types of property they coach and invest in. [06:34] Having watched his Dad work leverage real estate as part of his industrial gas and welding supply business in New England, Chris got the itch in 1991 and started his own deep dive into the world of real estate from development to investment to coaching. The 2008 debacle almost had him turn away completely after taking hits on all fronts, but 2012 brought a fresh road which the one he is on now. [08:40] Chris discusses the geographical focus of their business, which is really very broad, and student driven. [09:57] The economics of real estate. Chris provides his outlook (with the caveat that nobody really knows anything) on where the market is headed and what he sees as opportunity. [14:08] Both Patrick and Chris offer their opinions on interest rate increases and how they may or may not have the desired effect of slowing down inflation. The circumstances of inflation are certainly a different game than any other historical event. In a reality of constant change, Chris no longer freaks out, rather he sees where their company can be of contribution to people through proven guidance. [19:44] First, Chris talks about the t-shirt he's wearing! Bridge the Gap. He goes on to explain the three fundamental buying methodologies that he and his team use in their business and coaching, and why it was necessary to be built the way it was, recession resistant. [25:01] Chris unpacks one of the methodologies, lease-purchase or sandwich lease in the U.S., which is a version of an agreement for sale in Canada and a wrap in Australia. [27:12] With so many ways to get creative in buying real estate, it's a great time to preserve capital, to open the door and start putting capital to work in the market. In addition to the three ways they buy, Chris also talks about the timeline and terms in their preferred exit strategy. [29:50] Chris further talks about their approach when there is work to be done on the lease-purchase house (they don't fix and flip), and the type of buyer they market to, always ensuring it's a win-win deal. [31:02] Chris comes by his entrepreneurial spirit naturally, watching and working with his Dad in his businesses, and only one “job” to his name which goes back to middle school. [32:20] Reflecting on the challenges he faced during the recession of 2008, Chris offers two important pieces of guidance for anyone facing difficulties and provides examples for clarity. [35:38] Mindset matters. In the environment of coaching both Chris and Patrick commonly see people who want to step over the mindset component and the headspace needed for long-term investing success. Too often, they want to go straight to the ‘what' and the ‘how-to' in a race for get rich quick. Coaching helps to manage expectations, strengthen the mental game, and elevate strategic thinking. Michelle Carter-Douglass is an African-American Author, Poet, Motivational Speaker, and a graduate of Youngstown State University. Ms. Carter-Douglass is a mother of four children (Patrick M. Douglass, Arlessa Douglass, Kailah Douglass, and Brialan Douglass). Her third born child passed away of Sudden Infant Death Syndrome at five and a half weeks old. Her surviving three children have all co-wrote with their mother. Both Patrick and Brialan are diagnosed on the autism spectrum disorder. Michelle has overcome many trials throughout her life. She has survived bullying, domestic violence, abuse, and stalking. Despite her obstacles, she is a great example of what it means to be an overcomer. Listen and learn how Patrick, manager of FAR International Cali, got scammed out of $100,000 in a real estate deal in Cali, Colombia.Patrick’s story and how he lost $100,000Patrick got fed up with sub-urbian life in Denmark and decided to buy himself a motorbike to ride it from the US to Brazil. On his last night in Cali, Colombia, he met a beautiful brown-eyed girl. Fast forward a few years, they settled down in Cali together.Patrick purchased a nice plot of land where he planned to build 18 apartments. The land was situated in an earth-quake zone, which meant he had to take soil samples before starting the construction. Shortly after he began digging, a man came running over claiming the land belonged to his family.Patrick called his lawyers and the police in order to sort out the situation. It turned out that the land indeed used to belong to the man, but now it was in Patrick’s name. However, the person who sold the land to Patrick used a fake ID and took the money. Both Patrick and the land owner got scammed by this person.A legal process has been going on for four years in order to decide who owns the land. The first prosecutor died, the second one got re-assigned and the third one doesn’t have an assistant or an investigator and she has 450 cases open, so Patrick doesn’t expect a ruling to come any time soon, even though the scammer and the transaction have both been identified. Today's topics: Seminarian Profiles: Tom Gignac and Patrick Fiorillo Summary of today's show: Scot Landry and Fr. Chip Hines talk to two of Boston's current seminarians attending St. John's Seminary, Tom Gignac and Patrick Fiorillo. Tom had a career as a consultant for IBM and later felt the call to the priesthood. Patrick grew up in one of the largest parishes in the archdiocese and heard the call while he was in college. Both Patrick and Tom are entering their third-year of seminary in the fall after a summer of pastoral work and special opportunities to study Latin for Patrick and to take a pilgrimage to Europe and study in Rome for Tom.
