Post-Interview Analysis  Key Lessons Learned: In real estate, it’s important to focus on building long-term relationships and avoiding transactional relationships. You will get much better work out of a contractor who sees you as a source of consistent work, than a contractor who sees you as a one-time gig. Also, when building a team in a new market, start with property managers, not realtors. The property managers are going to know the better rental sub-markets and they will have better resources. They are also an example of someone who will be in a long-term relationship, as opposed to the more transactional real estate agent.  How did they acquire their knowledge or what knowledge did they need to acquire? He had to learn how to build a team in a new market. How much money did it take to get started? About $40,000 that he borrowed from his father. How much time does it take now? It’s a full-time job as he is heavily involved in selling their inventory of homes using their turnkey strategy. Could they do this strategy from anywhere in the world? Yes and no. For him, he’s running the business, and he probably needs to be present to keep his business working. For his clients, obviously yes, it’s completely passive. How bad do you want to become a real estate investor? Our podcast guest for today wanted it so much that he knew he will make it happen no matter what happened. Out of his dorm room, Antoine Martel devoured all the information he could to make him fully equipped in winning real estate investing, an endeavor he knew he’ll enter right after college. True enough, right after graduation, he did not look for a job, instead began scouting for the first property they’ll be investing. Fast forward to six months after graduation, they had eight to 10 single-family homes in Memphis in the exact same neighborhood of their first property. This happened in the year 2017, but Antoine’s entrepreneurial inclinations began way earlier in his life. He is the kid in middle school selling candy and soda. In his junior year of university, his brother took him and his dad to a real estate investing seminar where they learned about flipping houses, rental properties, the BRRRR method, apartment buildings, etc. That’s when his interest started and never waiver. To this day, three years after, Antoine is doing 10x as much as what he thought he would be doing, having a hundred units portfolio in Memphis. And so the median price for a home and the median rent for a home. [14:51] "By December, six months after graduation, we had like eight to 10 single-family homes in Memphis in that exact same neighborhood." [15:19] BRRRR: It's a way that you can grow a scalable portfolio with less than a hundred thousand bucks. You buy a property, all cash, you renovate it, you rent it out. Then you refinance it and because you rehab it cause you bought the property and renovated it and now it's worth more money. Now you can go to a lender and do what's called a cash-out refinance since you own it all cash. And the lenders, essentially going to write you a check, give you a mortgage on that property. And so you can have most of your principal investment back, um, and have very little cash left in the property. So you're able to turn that 50 grand over and over and over and over. [18:28] Selling properties like 'turnkey': Not just me doing it for my family, but doing it for other families as well. And so that's kinda when we started buying properties, renovating them, renting them out, but then selling them and then helping our clients get financing, insurance, property management. And so selling properties like turnkey with the tenant in place already. [20:24] Once I knew that there was a possibility of me selling it turnkey, I would go and find properties. I would make like an investment package and I would go to those investors and I'll be like, Hey, let's partner up on this. We have two options. we can either burn it together or we can flip it to one of these people that I think we can sell it to. And so you fund the deal, I'll manage the project and we'll split the profits 50 50. [25:52] The turnkey business was creating a lot of cash, but it wasn't creating any passive income. [26:55] On apartment buildings. You dumped your money into something you're good. You're good for the five or 10-year loan term that you have on that, on that apartment building. [32:40] On starting the turnkey business: That's kind of why we started the turnkey company too. I think it fills that void with people who had money saved up wanting to invest but didn't know where to start. That's all the two things that you need is 700 credit score in 20 grand in the bank. [37:59] So what we do for a lot of people, as we try to help them get to that 10 homes, and then what we do is we can either help them by selling those products, we can help them by refinancing those properties into a big portfolio loan and pull some of that money out. [40:47] On the biggest mistakes new investors make 1. They're choosing an investment strategy that doesn't make sense. With their resources, time, and cash that they have, it doesn't make sense for them to be wholesaling or flipping houses or doing ground-up developments. I always recommend just getting started and getting in the game and you'll figure it out later.  [43:19] On being a dreamer: Just not being satisfied with where you are, I guess would for me be a dreamer and striving to do better and to do more. [45:42] The only way that you grow is by getting out there and doing it. On today’s episode, we interview Antoine Martel, real estate entrepreneur and owner of Martel TurnKey. Antoine explains how he got started in real estate, including how he was able to purchase, renovate, and sell 10 houses in his first year. His business now does 10 houses a month, buying the properties, renovating them, renting them out, putting a property management company in place, and then reselling them to their clients, who buy those properties for cash-flow with just $20,000 out of pocket. We talk about the details of the refinancing process, including loan payments and cash flow from rental. We discuss finding buyers/renters, as well as how to deal with/prevent the difficulties that renters might bring. We talk about diversifying to other markets when competition grows, as well as how the business grew by starting to sell properties before refinancing. He did it through creating turnkey opportunities in real estate. In fact, in just a few short years, Antoine’s company, Martel Turnkey has amassed a portfolio of over 100 properties and has sold over $10 million dollars’ worth of cash flowing real estate. He’s also the author of the popular real estate investing book, A Millennials Guide to Real Estate Investing. The biggest reason I wanted to have Antoine on the show was not so much about how to invest in Turnkey real estate, although we’ll touch on that today, but because he is a great example that with a little ingenuity and looking at things a little differently, you can create a great business, at any age. He’s been an entrepreneur his whole life, finding ways to make money in high school – even importing things from China to sell. He started investing in real estate in college. He and his family went to an investing seminar where they taught them how to analyze and manage real estate. He immersed himself into the teachings and did a lot of the work to get everything off the ground because his parents had full time jobs. They started trying to flip houses in California, but couldn’t make things work for the cash they had. So, Antoine started researching how to buy property in less expensive markets out of state as well as networking to meet and learn from people doing it. He moved all his college courses to night classes so he could spend his days focused on building the business. He found a lot of people investing out of state and buying single family properties either through turn-key or creating their own teams on the ground. And or course, the prices for the homes were much less. Through research, Antoine found Memphis, TN to be a good market and started there. He built a team, had his parents invest, and the deal went according to plan. He then graduated and took 6 months to focus on making it a real business. Now, Antoine had the full day to focus, including the evening and by December of that year, they had 10 homes in Memphis. They then begin to have people reach out to them asking them how they are doing it and wanting to be able to do it. That is what got Antoine into doing Turn-keys and then selling them to their contacts. They now do over 100 homes a year, 8-10 per month using the model and selling to investors all over the world. What’s the biggest myth about investing in real estate that you want to put to rest? Turn-Key has gotten a bad rap. A big player in the industry got a huge lawsuit because they were doing things illegal. But there is a lot of great companies out there. Like anything, you have to do your homework, but you can find great, solid partners. At the 12 min mark, Antoine goes through his process of how he finds and invests in a property… Antoine purchases a house with his money. They then rehab and fix it up with their teams. Then they market it professionally. They get everything set with a tenant. They have vetted property management companies they then use to manage it. Once everything is set, they put it on the market to investors. It is fully bundled, ready, and cash flowing for the buyer. Antoine’s company also helps the buyer with financing and introductions to the property management firms, etc. What are the criteria that you look for in a property? 3-bedroom, 1 bath 900-1200 sq ft. Can accommodate a couple, or small family. Focus on specific neighborhoods in markets – specific zip codes. They do this because they do B and C class properties. These properties are not in a downtown core or high wealth areas Focus on blue/white collar areas that average $40-50k per year. Within a 15-20 min drive to downtown. Why is it better to invest for cashflow? Cashflow provides you income every month vs. the up and down roller coaster of flipping. To buy an apartment building or turn-key property is much easier and better over the long run. You also get the tax advantages of depreciation and the ability to do 1030 exchanges when investing for cashflow and holding over time. At the 21 min mark, Antoine talks about buying property out of state… It all comes down to your team. You should take it slow and do your homework. Start with one property. You will have to manage your new team early on to make sure they stay on budget and do what they commit to. Once they’ve proven it, then it easier to scale. Talk to us about how you market your business... Content heavy Blogs and articles on things like Bigger Pockets, LinkedIn, etc. Blasts each week to their list from networking and growing from their website. An Instagram video post every day. Podcasts. Just starting webinars Never stop networking with all that you can What are the demographics of your market? 25-45 Steady job Have $20-50k in savings to invest Married, potentially kids What are some of the keys that you have found to consistently succeed at a high level? Taking action. Don’t be a full time seminar goer who never does anything with what you learn in the seminar. Antoine when to 1 seminar and took action and stuck with it. The results speak for themselves. Never stop getting better at what you do. You can always improve. What advice would you give millennial entrepreneurs? Don’t make excuses for yourself. People will respect you for taking action at a younger age Don’t worry about what people think – concentrate on knowing your craft and being great at what you do. It will show through. Your youth is an advantage. What’s been your biggest failure in your business and what did you learn? Getting too confident. Don’t get too confident and think that you can go outside your process or system that you have proven to work. At the 38 min mark, Antoine shares some trends he sees coming in real estate… The market is going to take a hit. The economy will have a downturn. There are a lot of people flipping luxury homes and not leaving much margin or room for error. If the market correct, just 10%, they’ll be underwater. The Airbnb model is going to suffer. A lot of people are now making their income solely off of Airbnb and when the market corrects and people are spending less to travel or traveling less, this is going to hurt them and that income is going to be hit. The value of the Airbnb property will suffer as well. Be prepared always for a downturn   Best Quote: Don’t be a full time seminar goer who never does anything with what you learn in the seminar. Learn and then take action on what you learn.   Antoine's Misfit 3: Take action! Learn test, learn test, and don’t be afraid to pivot. Look at your resources (time, money, knowledge) and make sure they are aligned with where things are at in the market cycle today. What can you start off with today? Match your resources to where they fit best in a market. Systematize EVERYTHING! Every week, make it a goal to systematize something in your business.

My advice to entrepreneurs struggling to find the breakthrough to success would be to study the roots for their failure. The answer is most likely there. When I first started, the first two years, I would go to meetups, I would have coffee meetings with people and then I’d never follow up. I’d go and have a one hour meeting or lunch, coffee, or dinner with somebody and then I’d never reach out to them again. I wouldn’t check in with them, I’d just let it be. There were hundreds of people I met one on one in my first couple years of doing this that I just never reached out to again. Biggest success due to the right customer approach My success has come from a whole lot of networking and not selling. I updated my website a couple weeks ago, and I talked with my dad and brother, and said, ‘Hey, I want to add something on my website so that people can buy a house from our website in one click. They click a ‘Buy Now’ button, they fill out a short form, and the contract is sent for that property, and they fill out the contract.’ So, without any interaction from me, somebody could buy a property from my website. My dad and brother said there was no way that will work, and just as marketing always works, it’s never what you think is going to happen that actually happens. I put the button on the website and a week later, someone came to the website that I’d never met before. They filled out the form and I saw the email coming through. All I did was send them the contract through an email and an hour later, they signed the contract and I was blown away! It was because I’d built the brand first. Before real estate investing, I was in college, in LA. While I was at university, I started investing in real estate, I planned to start my own company out of college, I never really wanted to work for anybody, so I thought if I started real estate early enough, I’d be able to do it full time by the time I graduated. That’s exactly how it happened. After graduation, I started buying and renovating houses, renting them out, and then reselling them to people who want to own them as investments or as rental properties. Antoine’s best advice about customer focus, marketing, and sales I think that I have an unorthodox way of attracting clients to my business. I’m the least salesman-like salesman out there; I think the best way to see is to not sell and to actually care about what’s best for your client. ‘Build a brand so you don’t have to sell, make them come to you.’ It’s all about building a brand, providing education, and truly caring about the end client, their goals, and help them achieve their goals. If your company is the best fit, sure, sell them on your product. But if it’s not, refer them to someone else. Don’t be a salesman, learn as much as you possibly can about your product or about the niche that you’re in, and provide value upfront to people on a mass scale.
