Part 2: Prepared to Sell - Why Having the Right Documents Matter Selling a home is about more than great photos and perfect timing it's about preparation. On a recent episode of Talk Real Estate Roundtable, Sharon McNamara, Broker/Owner of Boston Connect Real Estate, and co-host Melissa Wallace continued their conversation on what it truly means to be “prepared to sell.” This second part of the series focused on documentation, transparency, and the details that can make or break a smooth transaction. Whether you plan to sell next month, next year, or far down the road, being informed and organized puts you in control. Preparation Starts Long Before the Listing Goes Live Many sellers don't realize how many questions buyers and buyers' agents will ask once a home hits the market. Sellers often know their homes inside and out, but what feels like second nature to you may not be obvious to someone seeing it for the first time. That's why Sharon created a Master Seller Preparation Checklist a practical guide focused not on staging or decluttering, but on the facts of your property. The checklist helps sellers gather critical information upfront, minimizing surprises later in the process and building buyer confidence. Water, Access, and Easements: Know What You're Selling Homes near water or with shared access bring added questions and responsibilities. Is the water body a pond, lake, or reservoir? Is it fully recreational? Are motors allowed? Is there a dock and if so, is it permanent or seasonal? Misrepresenting water access, even unintentionally, can create liability. Sellers should be prepared to explain what is legally permitted, not just what they've personally enjoyed over the years. The same goes for easements whether for utilities, shared driveways, beach access, or conservation land. Knowing what applies to your property (and having documentation to support it) is key. Rented, Leased, or Contracted Items Matter More Than You Think One of the most overlooked aspects of preparing a home for sale is understanding which items are owned outright and which come with ongoing obligations. Common examples include: Solar panels (owned vs. leased, transferable loans, buyer approval requirements) Water heaters (owned or leased through a utility company) Propane tanks (leased tanks limit supplier choice) Generators and HVAC systems (financing, service contracts, warranties) Water filtration or softener systems Security systems and smart home technology These details can impact a buyer's loan approval and monthly expenses. Addressing them early and in many cases paying them off before listing can prevent delays and lost deals. Maintenance Records Build Buyer Confidence Buyers look for signs that a home has been well cared for. Service tags on furnaces, records of annual maintenance, roof warranties, window warranties, and documentation of any past repairs (including mold remediation) all help tell a positive story. Mold, for example, isn't uncommon in New England homes what matters is that it was properly addressed and that the underlying cause was corrected. Transferable warranties provide reassurance and reduce buyer hesitation. What Stays and What Goes Should Never Be a Surprise Another frequent source of conflict is confusion over fixtures and personal property. Items attached to the home such as curtain rods, mounted brackets, built-in shelving, and lighting fixtures typically stay unless disclosed otherwise. Personal items like curtains, televisions, and decorative mirrors usually go unless negotiated. If there's something meaningful you plan to take with you, replace it before listing the home. Buyers want clarity, not last-minute changes. Leave a Legacy, Not a Burden Beyond selling, this episode touched on a bigger picture: preparation as a gift to your family. Whether due to downsizing, life changes, or an estate situation, having information organized saves loved ones from unnecessary stress during already difficult times. Selling a home especially one tied to family history is emotional. Preparation allows everyone involved to focus on the next chapter, not paperwork chaos. The Value of Working With a Professional Every scenario discussed on the show came back to one key point: working with an experienced real estate professional matters. A knowledgeable agent knows which questions to ask, how to uncover missing information, and how to guide sellers through complex situations from estates and easements to leased systems and legal disclosures. This moral prescription flows from the vocation of the holy people to bear witness to their God who is the truth and wills the truth. This verse is interpreted to mean that the Eighth Commandment includes principles of integrity, industry, and giving to others.   The Eighth Commandment is interpreted to have a number of implications, including:  Property ownership The Eighth Commandment provides a foundation for private property ownership, accountability, and stewardship.   Misrepresenting the truth The Eighth Commandment forbids misrepresenting the truth in relationships with others.  Confidentiality The Eighth Commandment requires confidentiality in some situations, such as when medical records or internal government information need to be kept private.

Born out of a 2015 plan code named "Project Curiosity," Big River uses its sales across multiple countries to obtain pricing data, logistics information and other details about rival e-commerce marketplaces, logistics operations and payments services, according to people familiar with Big River and corporate documents viewed by The Wall Street Journal. The team then shared that information with Amazon to incorporate into decisions about its own business. ... The story of Big River offers new insight into Amazon's elaborate efforts to stay ahead of rivals. Team members attended their rivals' seller conferences and met with competitors identifying themselves only as employees of Big River Services, instead of disclosing that they worked for Amazon. They were given non-Amazon email addresses to use externally - in emails with people at Amazon, they used Amazon email addresses - and took other extraordinary measures to keep the project secret. They disseminated their reports to Amazon executives using printed, numbered copies rather than email. Those who worked on the project weren't even supposed to discuss the relationship internally with most teams at Amazon. An internal crisis-management paper gave advice on what to say if discovered. The response to questions should be: "We make a variety of products available to customers through a number of subsidiaries and online channels." In conversations, in the event of a leak they were told to focus on the group being formed to improve the seller experience on Amazon, and say that such research is normal, according to people familiar with the discussions. Senior Amazon executives, including Doug Herrington, Amazon's current CEO of Worldwide Amazon Stores, were regularly briefed on the Project Curiosity team's work, according to one of the people familiar with Big River. ... Virtually all companies research their competitors, reading public documents for information, buying their products or shopping their stores. Lawyers say there is a difference between such corporate intelligence gathering of publicly available information, and what is known as corporate or industrial espionage. Back from a mini-sabbatical as I write my NMSU Basketball book to get it out ASAP. I discuss Bank of America's role in Don Van Natta's AWESOME story about the turmoil with the Washington Commanders team and the beef minority owners had with the main owner, Dan Snyder. At the center is a $55 Million Loan that Snyder took out with the NFL's backing without informing his partners, which is leading to an even bigger beef, and also has the feds looking into Snyder for falsifying information. Don can handle the NFL side of things, but I wanted to give my two cents worth on BofAs role, and how they likely felt pressured to do the loan without proper paperwork justifying the loan as to not lose trust in Snyder, his team or the NFL as a whole. I explain why the paperwork matters. I give an example of how an LLC signer can theoretically steal from his partners by creating another LLC and move money elsewhere, and the bank would not be on the hook for it. Plus, I talk about a lawsuit that alleges BofA gave incorrect information to business owners who applied for PPP Loans in 2020. American Banker has the story. (Paywalled, but you can read it for free with an email address) It was said in the complaint that the business owners were told 1099 employees were included in the calculating of PPP Loans, when they are not, leading to people not getting their whole loan forgiven as a result of information. I explain why businesses have an uphill battle to fight on this one, although I explain how BofA used branch employees working from home during COVID to test PPP Loans, when that was not their field of expertise. I also explain how goals/high sales pressure tactics likely had a hand in it as well.
