Since Marcellus “MT” Turner took over as CEO and chief librarian of Charlotte Mecklenburg Library in 2021, the library system has undergone significant transformation — and it's not over yet.The library system, which currently has 21 locations, has ambitious plans to expand to 31 branches to better meet the needs of the city's growing population. Charlotte Mecklenburg Library wants to bring branches to "library deserts," where residents lack easy access to library resources, as well as modernizing existing facilities to provide more meeting spaces, technology access and interactive learning opportunities.A major highlight of the system's growth is the new Main Library coming in 2026, which will replace the previous structure at its long-standing Tryon Street location. Alex Langer, President and CEO of Sierra Madre Gold And Silver (TSXV: SM) (OTCQX: SMDRF), joins me to review the news out December 10th announcing industrial production at the La Guitarra Mine and processing plant, in Mexico; with commercial production slated for Q1 of 2025. The La Guitarra Mine complex is a permitted, past-producing underground mine, which includes a 500 t/d processing facility that operated until mid-2018; which was purchased from First Majestic Silver (TSX: AG) (NYSE: AG) in 2023, and just went into test mining on June 25th of this year. The plant has been operating at 86% of the milling circuit nameplate capacity, or 516 wet metric tonnes per day, for the last two months, exceeding the engineering standard of 80% for 30 days necessary to declare industrial commercial production. Alex shares the milling throughput has been just over 500 tpd in mid to late December, so the announcement of commercial production should be imminent. Production statistics for the last two months: October: 13,208 wet tonnes of economically interesting vein material processed, producing 296.84 dry tonnes of concentrate, containing 21,186 ounces of silver and 295.3 ounces of gold. November: 13,064 wet tonnes processed, producing 317.7 dry tonnes of concentrate, containing 22,917 ounces of silver and 363.3 ounces of gold. Alex then lays out the envisioned plan is to run the mill at 500 tpd most of next year, at the slated commercial production throughput. However, he then also shares the pathway forward where a modest amount of equipment can be purchased and installed to grow the mill throughput to 650 TPD in 2026, and then all the way up to 1,000+ TPD by the end of 2027. In addition to the potential of growth through production, we also discuss the leverage that a silver and gold producer like Sierra Madre will have to the potential of rising metals prices in 2025 and 2026. Next we shift over into the larger growth vision of the company, as it will turn it's it focus to exploring this district scale land package the end of next year, funded through organically generated revenues. The property hosts 8 different past-producing mines, with the first 2 priorities being to explore around the El Rincon and Mina de Agua mines. Additionally, there is a non-compliant 17 million ounce historic resource at the Nazareno Mine, and also solid underground infrastructure at the nearby high-grade Coloso Mine, that First Majestic had put quite a bit of sunk cost into already. Moving the Coloso Mine back into production will be another area of future expansion, which could see supplementary production complimenting that out of La Guitarra as soon as April of 2025. Lori Funderwhite, director of economic development with the City of Fayetteville, joins Atlanta Real Estate Forum Radio host Carol Morgan for this week's episode. Funderwhite discusses plans to attract new investment to Fayetteville in this podcast segment. The City of Fayetteville is working to revitalize its downtown district with new businesses and real estate development. By enhancing the commercial tax base, it can take some financial weight off its residents. In addition to bringing in new industry, Funderwhite explains that the City of Fayetteville invests in its existing businesses through support initiatives and community events. Two large-scale developments were recently unveiled in Town at Trilith and the U.S. Soccer National Training Center. What is the U.S. Soccer National Training Center? The United States Soccer Federation announced Fayetteville as its new headquarters and national training center. Slated to open right before Atlanta hosts the 2026 World Cup, this new facility will bring in revenue during the event and ongoing revenue as more games and practices are held at the U.S. Soccer National Training Center. The City of Fayetteville also plans to build new hotels and other lodgings to accommodate incoming soccer fans from across the globe. “With the headquarters relocation, there will be 400 new employees with that project working out of that facility, as well as, even after the World Cup, an anticipated 200,000 annual visitors a year for ongoing soccer events that they will be hosting at the National Training Center year-round,” said Funderwhite. “So, it's a great opportunity. We're very excited.” The decision to relocate U.S. Soccer headquarters to Fayetteville was influenced by the city's proximity to Hartsfield-Jackson International Airport and the numerous soccer-loving industry giants in Atlanta. Arthur Blank, owner of Atlanta United FC, was a major player in the decision, joined by Dan Cathy, CEO of Atlanta-based Chick-fil-A and chief visionary behind Town at Trilith and U.S. Soccer's long-time partner, Coca-Cola. These connections were instrumental in bringing soccer's vibrant energy and rich economy to the City of Fayetteville. Funderwhite said, “So, it's really a mix of several factors: a great location, great business climate in close proximity to the airport and Trilith in Fayetteville.” What does Town at Trilith offer residents? Town at Trilith is a 235-acre, mixed-use development that captivates residents with its elegance and charm. Development began just over 10 years ago, but Trilith has already brought in notable economic growth with Trilith Studios, residential offerings, a hotel and a wealth of shopping and dining. The second and third phases of the residential portion have begun and will feature 380 lots when completed. Coming soon, Trilith LIVE will offer premier live entertainment. With 1,000 audience seats and multiple sound stages, this space will be the perfect location for trade shows and performing arts showcases. Trilith provides entertainment and leisure for residents and has also driven relocation to Fayetteville and welcomed new creative professionals. As Trilith Studios and Trilith LIVE continue to establish and grow, Funderwhite says that the City of Fayetteville wants to make room for businesses that support the film and creative industries. Funderwhite said, “It's really an amazing project, and we're so excited to have this as a part of Fayetteville.” What's next for the City of Fayetteville? As more people relocate to Fayetteville, chasing jobs at the soccer training center and creative studios, the City intends to attract more medical businesses and technology companies that can work in tandem with the prospering industries. Funderwhite also hopes to bring new flavors for residents, including chef-driven restaurants and brewpubs. To promote wellness and add greenspace, the City is planning a series of walking trails connecting the area.

A Sangamon County Circuit Court judge made a temporary injunction permanent, finding that enforcing a recently signed law that eliminates “slating” for General Assembly races in the 2024 election is unconstitutional. Last month, the Illinois General Assembly gutted and replaced a child welfare bill with changes to election law. They prohibited the slating of candidates for the November general election ballot if that candidate did not run in the March primary. Within three days of the idea surfacing and passing both chambers, Gov. J.B. Pritzker enacted the measure.
