Photos are a must-have when it comes to marketing a home for a listing. In this episode, photographer and real estate agent Brian Copeland shares his thoughts on the importance of great photos for your listings. Brian and Monica discuss the equipment and software that real estate agents can use to get the best photos (and the best price) for their listings.   In the climate of the pandemic, virtual showings have become more important than ever. Real estate agents have to become “digital professionals” — capturing the full scope of the property with your virtual deliverables. Houses selling sight-unseen have also become increasingly more common, and a large part of that is due to the level of care agents and photographers put into getting the photos just right.   Brian brings some elements of the music industry to his photography approach. As REALTORS® you are Artist & Repertoire directors of homes, overseeing and managing your brand as a whole. It is important to bring a standard to aerials, 3D photos, and stills — you never know what future business you may get (or not get) because of the photos you’ve presented on your listings. For real estate agents who may not have it in their budgets yet, make sure you learn how to take attractive photos on your phone or with the equipment you do have.   Brian and Monica talk about some of the best photography equipment, software, and education resources. You can make almost any equipment work for you; it really comes down to process and using your eye to get the best shots. Some of the equipment that Brian uses are a Canon 6D, as well as a Canon glass, and several different lenses. Nikon and Sony also make quality equipment if you’re looking for a camera, but the cameras on iPhones are much better nowadays and can be a viable option. When it comes to software, Photoshop is a great option, and there are other lighting and editing software and apps out there. Lightroom is the standard. For education, one of the best resources is Kelby One. There is also great content available for free on YouTube.   If you go the route of hiring a professional, make sure you understand the copyright laws. The person who actually takes the photos owns the copyright to the photos. As real estate agents, it’s great to have a conversation up front about copyright, so you both understand the usage of the photos. If you find that your photos have been used, always approach the other agent with professionalism.   Houses will sell more when they look better. Decently staged and professionally photographed could bring your seller the anticipatory price, rather than the comp price. To get the best price, it’s also important to pay attention to the quality of the full package: 3D, aerial photography, and video. Brian talks about some of the best equipment and software for capturing 3D images and how you can upload them to listing sites, and gives advice for using a drone to capture aerial shots.   When it comes to the video for the listing, DJI Products are great to help stabilize your current equipment. Video has SEO strategy for real estate agents, as well as a way to market the property. Most of the MLS have guidelines about what part of your brand can be in the video, so make sure you understand what can be included. As a tip, record an intro and outro that can be used for all of your videos. Brian and Monica talk about some different approaches to video — a walkthrough versus more of a teaser to the house. If you are doing a walkthrough or a virtual tour at request, you have to be quite thorough since the buyer may not lay eyes on the house themselves. This is a great opportunity to establish a sense of trust with your clients as you are candid about the property.   Photography is an art form that takes years to perfect. As REALTORS® you want to deliver the best quality product — if that means hiring a professional, do so! If that’s not in your budget, make sure you take the time to educate yourself on how to get the best shots, what equipment you can afford, and best practices so your portfolio can stand out! Spiritual Foundations Today’s Spiritual Foundation is about having faith and trusting God.  How worried or stressed are you?   How often do you have to remind yourself to trust God about these things? Do you let go of your worries and release them all to Him? Are you actually letting them go? In Mathew 21:22, Jesus said, “And whatever things you ask in prayer, believing, you will receive.” In Mark 11:24 He says, “Therefore I say to you, whatever things you ask when you pray, believe that you receive them, and you will have them.” So just let go, and let God Tip of The Week My tip of the week is the Canon 6D. It is an incredible camera. It has a full frame, super high resolution and gives you a much better picture.  It is a great camera, but it is too heavy if you are carrying it around for the entire day, so what do I suggest?  Even have a vlog, you don’t need a giant camera. You can still have excellent video and picture with a tiny camera like the Canon M50.  This is a great camera, and your arm and neck will thank you for carrying this around instead. What you believe about your capability is true.  There is no time BUT the present. If you want to make a change, you have to do it now. If you are thinking about making a change, do it right now. In fact, do this exercise.  Write down 5 things that you want. How many of those things are things that you already have? Now, write down 5 things that you want that you already have. Remember what Jesus said? “Therefore I say to you, whatever things you ask when you pray, believe that you receive them, and you will have them.” To change: Stop wanting and do it now. Fran se está acordando del día que grabaron el programa 100, en el que se intentaron colar dos cacos. Finalmente los acabaron echando. Fran, en otra ocasión, vivió una detención en directo. Era una persona que iba a alquilar material. Le pidieron a Fran que pusiera una cámara en la maleta que supuestamente se iba a llevar esta persona pero Fran metió en su lugar piedras. Él ni abrió la maleta y finalmente los mosos de escuadra lo detuvieron en la misma puerta del estudio. Pere tiene una manía con el papel higiénico. Cuando está puesto en el dispensador, tiene que caer por la parte de delante, si cae por la parte de atrás, rozando la pared, le tiene que dar la vuelta. No lo puede evitar. Puede que esta no sea la manía más apropiada para contar en un podcast pero ya sabéis que somos así, no nos guardamos nada. Modo monocromo y previsualizaciones Anónimo Ah, por cierto! se me olvidaba. Esta tarde hice una cosa que jamás se me había ocurrido hacer. He puesto mi cámara Canon 6D en modo "monocromo" (allí donde pone: "Fiel", "Neutro", "Paisaje"...) Anónimo email Buenos dias,hay un curso que me gustaria proponeros y es ilumiacion en exterior.No tengo los profoto,tengo un Godox ad600bm y me gustaria en exterior entender el porque y como actual el flash en esos fondos tan desenfocados y tan bonitos. Un saludo. Pablo Hola buenas, los cursos online son 30 dias o es por mes completo (noviembre, diciembre, etc). Es decir, si lo compro hoy 22 se me acaba el 30, o son 30 dias? Un saludo y muchas gracias. Miguel Santamaría Hola, antes de nada felicitaros por el programa ¡Me tenéis enganchado! y en breve seré un nuevo alumno de vuestros cursos. Estoy evaluando la posibilidad de dedicarme profesionalmente a la fotografía, al igual que Pere soy informático de profesión y me atrae mucho el mundo de la fotografía. Para empezar necesito formarme y para ello creo que vuestros cursos serán una buena herramienta. Inicialmente quiero adentrarme en la fotografía social y de retrato, he pensado en hablar con varias personas conocidas para ofrecer gratuitamente sesiones en exterior, etc. De esta forma puedo practicar y crear una base de imágenes. La duda que me surge es referente a la LOPD o de que forma puedo poner yo en mi web esas fotos sin tener problemas legales, etc. ¿Se puede sin más? ¿Hay algún modelo de contrato/autorización para ello?, ¿Qué me recomendáis?. Igual ya lo habéis hablado en algún programa pero no he encontrado nada. Bueno, si podéis ayudarme/orientarme con este tema estaría muy agradecido. Saludos y nuevamente enhorabuena por el podcast y la idea de llevar a cabo una labor formativa, que sin duda, será de muy alta calidad. Diego Hola muy buenas. Últimamente mi vida anda algo rota. Mis padres son mayores y hay que cuidarlos. Voy todos los días para hacer un poco más fácil sus vidas pero no tengo vehículo y voy caminando a todas partes. Ahí es donde entráis vosotros en esta historia. Hace poco que empeze a escuchar vuestro programa y he de deciros que es una delicia . La fotografía es mi vida, no concibo un mundo sin guiñar un ojo y mirar por esa pequeña ventanita. Escucharos, en cierto modo, esta siendo una forma de sanar mi mente. Aprendo mucho y descubro cosas espectaculares sobre la fotografía. Muchísimas gracias por vuestra labor, que es más grande a veces, de lo que podáis imaginar. Un saludo. Javier VAzluk Me hace gracia lo de Instagram y las redes sociales: pones un foton y le gusta a 5 personas y pones una foto del tazón de Avena del desayuno y te dan 200 me gusta. No entiendo nada jajaja. Magove611 Que alegría lo del flash zapata, me apunto a los cursos en cuanto los tengáis. Últimamente ando regular de tiempo pero si hay algo que he aprendido con el paso de los años es que nos cuesta muchas veces nos cuesta mucho invertir en formación y cuando lo haces el salto es mucho mayor que gastando dineral en material que lo hacemos sin que nos cueste tanto. Hoy no pregunto nada simplemente os felicito. PD: Ya he tirado todos mis filtros protectores ;) Cristian Hola de nuevo, he estado haciendo pruebas con mi Canon 6D para ver cuales eran los valores de ISO más aceptables que podía obtener. Para ello tiré una foto con la tapa del objetivo puesta y los distintos pasos de ISO. Luego subí el enfoque y la exposición de esas fotos en negro para hacer el ruido visible y valorar cuales eran los ISOs con menos ruido. El caso es que, para mi sorpresa, los múltiplos de 160 ISO tienen menos ruido que los múltiplos de 100 ISO, por ejemplo, ISO 320 genera menos ruido que ISO 200 a pesar de ser más bajo, y así con todos los múltiplos. ¿A qué se debe esto? ¿Esto se aplica en la vida real? ¿Es mejor priorizar siempre estos niveles de ISO...

Seguir así que no me canso de escuchar vuestros audios. Soy diseñador y fotógrafo amateur. Últimamente estoy dedicando bastante tiempo a mis fotografías y mucha gente me anima a hacer de esto algo profesional y con esto complementar mi trabajo de diseñador. Espero no morir en el intento y vuestros podcast me ayudan bastante a aclarar mi dudas. Ánimo seguir así y un saludo desde Berlin. Anónimo Buenísimo programa como siempre, seguid así. seguro que caen unos meses de cursos online, lástima que estáis lejos de Donosti para las presenciales. Reinaldo Que tal pareja, como siempre un programa redondo, y una consulta, casualidad que he recibido un flash de zapata con batería hace un par de días, junto a este tengo dos nikon y un yongnuo, estos a pilas de 2500mah, cargadas todas para la prueba del NG, y el de batería pues también cargado a tope, flash puestos en una prueba repetida por tres veces a 200 mm (excepto el sb28 que solo llega a 85mm (era analógica) ) y otra medición realizada tres veces a 35mm, por supuesto separado del Fotómetro L358 (Que me consta que Pere conoce a la perfección) a un metros exacto de su parte trasera para que coincida con zona sensor, los disparos se hicieron con la suficiente separación para no estresar pilas/batería. Tan solo el Sb900 de nikon llegó a F45,1 puesto a 200 mm, seguido del yongnuo YN685N que obtuvo 36,2 y a 35 mm el nikon obtuvo 32,2 y el YN, 29,2. La cuestión es que del Nikon pues perfecto porque creo recordar que el fabricante anuncia un NG de 33 aprox. con lo que vale, pero los otros, que anuncian NG de 60, todavía no se de donde salen, porque mas zoom no hay, donde me he perdido. Magove611 Muy buenas chicos, me estoy iniciando en el mundo de las bodas tengo una Canon 6D y como segundo cuerpo la 40D pero a ISOS muy altas aparece un ruido que no me gusta nada en las fotos de la 40D, aparte al no ser full frame el tema del factor de conversión en ocasiones no me viene nada bien. Estoy pensando en comprar un segundo cuerpo que me de buena calidad y no haya tanta diferencia con la 6D, en algún podcast os escuche que la EOS 1 Mark II da muy buena calidad no la usare para video, que opción me recomendáis. Luego algún gran angular fijo. Tengo un presupuesto ajustado. Por cierto sigue en pie el bocata de calamares y la cerveza para le curso de flash de mano cuando vengáis a Madrid. I was disappointed that these things did not already exist.
