During the peak of the most recent tech upswing, downtown San Francisco was booming. Now, after the pandemic and a new round of tech layoffs, commentators fear that the so-called “doom loop” has come to valuable commercial real estate. While boom and bust cycles are not new to The City, what can we learn from the struggles of commercial real estate? Recorded on October 31, 2023 at UC Berkley's Social Science Matrix, this panel featured a discussion of the current state of commercial real estate in San Francisco — and what lies ahead. Panelists include Ted Egan, Chief Economist of the City and County of San Francisco; Nicholas Bloom, the William Eberle Professor of Economics at Stanford University; and Nancy Wallace, the Lisle and Roslyn Payne Chair in Real Estate Capital Markets at Berkeley Haas. Amir Kermani, Associate Professor of Finance and Real Estate at the Haas School of Business and Research Associate at the National Bureau of Economic Research, moderated. This panel was co-sponsored by Global Metropolitan Studies (GMS), Haas School of Business, the Berkeley Economy and Society Initiative (BESI), and the Fisher Center for Real Estate & Urban Economics. On a cold February afternoon, Heidi Langenfeld walks through downtown Hastings. The 84-year-old, a self-proclaimed city historian, spent years uncovering stories of the first Black families who lived and worked in Hastings. “Andrew Jackson Overall and his family lived in a home right on this block. And his barber shop, he had a number of locations around town,” Langenfeld recalls. Langenfeld, who is white and was born in Hastings, says some of the buildings that stand here today were once operated by the first Black entrepreneurs, like Andrew Jackson Overall — who settled in the city in the 1800s. Many were barbers, farmers and mill workers.‘That's where we started our life'This part of history — the one that highlights triumph, not trauma — is why Greg McMoore feels it's necessary to share the story of his own family's journey to Hastings. He's a descendant of the Wallace family, who are now the McMoores. “My second-generation grandfather escaped slavery from Virginia and came to Hastings, Minn. And that's where we started our life. And certainly it's a story about his escape and what took place then,” McMoore said. A lifelong resident of Minneapolis, McMoore recently completed a fellowship that enabled him to research his family history. He says his ancestors, John and Nancy Wallace, came to Hastings between 1865 and 1870.“This is where my grandmother, Rebecca Elsie Moore, was born and graduated from high school here at Hastings High School. And then grandma made her way to south Minneapolis. And that's where the family is right now,” McMoore said.Composer and Hamline professor Davu Underwood Seru is also a descendant of the Wallace family. He and Greg McMoore are cousins and began working together recently to piece together parts of their collective history. Seru says the names of his great-great grandparents' Clarence and Julia Underwood are written in the McMoore family Bible.“That's where we started to make the link,” Seru said. “So between the Underwoods who are, you know, my family are situated historically in north Minneapolis, and the Wallaces who again came to Hastings at around the time that the U.S. waged war against the Dakota people down here, 1862.” ‘They were a presence'These stories tell just one part of the rich Black history of Hastings — where only about 40 African Americans lived in 1870. By 1875, a civil rights law passed allowing Black people to serve on juries and share transportation, among other things. At the time, there was no legal segregation, Black families were able to settle where they wanted and even buy houses. Schools were integrated. But Langenfeld says the tone started to change and soon civil rights laws allowing Black people basic rights, were repealed in 1883. Black people couldn't ride in the same railroad cars anymore, many had to wait for trains and would often miss going to work.Langenfeld says it's not clear what led to the burning of the Brown's Chapel AME Church in the 1900s, but Jim Crow-like laws came into effect; cross burnings started taking place and the Ku Klux Klan was loud and active. A century after a Black church burned A call to acknowledge history However, Hastings was also a place where Black residents were able to open their own businesses. Langenfeld says a territorial census conducted in 1857 found four Black men living in Hastings. Three of those men were barbers. On Hastings' Main Street, Langenfeld recalls where these barbers did business. "So between 1857 and 1880, they were a presence on Second Street," she said. In fact from the 1850s until the early 1900s, Black men owned and operated nearly all of the barbershops in the Twin Cities and nearby communities. History and defiance; resilience and hopeToday, Hastings' Black population sits at just 1.2 percent. But the history of Black entrepreneurship lives on with some of its current residents. Tyler Gibson, who's Black, owns Holtyme in Hastings — a screen printing and embroidery shop. The 33-year-old has lived in Hastings for six years and owned his shop in the city for three. He does everything from apparel printing to commercial printing and graphic designing. Gibson credits 80 percent of the reason why he decided to open up his shop in Hastings, to Langenfeld and her mission to make Hastings a place where Black families could prosper again. The other 20 percent, he says, is an act of defiance.Gibson says his ancestors fought and died so that he could feel welcome anywhere and have ownership of any place."They kind of paid a price so that I can walk anywhere in this country and not have to feel welcome but know that I have the right to be there,” Gibson said. Other descendants of Hastings' early Black community say they feel a deep connection to their roots. Seru says finding out his family's history dates back to the 19th century, has been affirming in a way he couldn't have prepared for. He says his family's history is part of an enduring legacy."It's also a story that's wrapped up in tragedy and black people's effort to do better than tragedy,” he said. “And to, to be Minnesotans, to own this place, to feel worthy, to feel ownership, again, ownership over their face as Minnesotans and I'm proud again, have taken up that torch."Seru also says making this connection to Hastings in the 1860s was powerful because of the way that it coincides with typical narratives about Black migrations from the south, and also because it happened earlier than the great migration that started around World War I. McMoore says history is intentional — and though painful at times, revisiting parts of history helps him understand where he came from, how different his life is from his ancestors, and the change still needed today."Just the fact that we've been able to research and understand that our ancestors escaped slavery. What that journey was, like, where we are now has had an awful lot to do with who we are as a people, and where we're going to go,” McMoore said. The history of Hastings' Black community is more than the suffering families often endured. It's also an acknowledgment of the community's resilience under adversity, its commitment to being hopeful and its resolve to start lives in other cities, despite the systemic racism that attempted to stop them time and time again.

No matter the position still being maintained by Dave Ramsey and other social media influencers, the housing recession is upon us. The National Association of Realtors has actually called it a recession, among others, and no amount of wishful thinking will make it not so. In today's episode of The Higher Standard, Chris and his co-host take a victory lap as the numbers and the pundits appear to agree with what they have been calling all along: A housing recession. They discuss recent comments by Nancy Wallace, the Lisle and Roslyn Payne Chair in Real Estate Capital Markets at Berkeley Haas, who has stated that non-banks are poorly capitalized, as well as the decision by Loan Depot to close down their entire wholesale division. Chris shares a rather scary report from Redfin, where analysts said real estate investors bought 18.4% of homes sold in the fourth quarter of 2021, up from 12.6% a year earlier. That means real estate investors effectively own 20% of the market now nationally. They also explore a recent Wall Street Journal article stating that 4 in 10 employers are rescinding job offers, and a similar amount are reducing or eliminating the sign-on bonuses that had become common to attract talent in a tight job market. This is a show you do not want to miss! Join Chris for this fascinating conversation. Enjoy! In a ruling that surprised and angered Justice Department officials, yesterday, a federal judge in Florida instructed the DOJ to suggest redactions as a first step in a possible release of the affidavit related to the search warrant for the search of Donald Trump's Palm Beach home. That search resulted in the removal of more than a dozen boxes of documents, some of which were highly classified. Justice Department officials have until next Thursday at noon to suggest to the judge material that should be kept from public view if he ultimately decides to allow the release of the affidavit, a move that would be highly unusual, in a case that has already proven to be highly unusual in every aspect. Tom spoke a couple of days ago here on Midday with the legal scholar Kim Wehle about the possibility of the affidavit being released, and she thought it very unlikely that it would be. Investigators are worried about witnesses who have come forward, and about showing defendants who may be indicted what their prosecutorial strategy may be. NPR will have the latest on this story as it develops, so stay tuned. _____________________________________________________ On Midday today, our focus is on state politics. The Maryland State Board of Elections recognizes five political parties. What recognition means is that, in addition to Republicans and Democrats, candidates from the Green Party, the Libertarian Party and the Working Class Party do not need to collect 10,000 signatures in order to be placed on the ballot. Independent candidates, who are not affiliated with any party, do have to collect signatures to qualify. In this election cycle, an independent who aspired to be on the ballot for Governor failed to get enough signatures. But the Green Party, the Libertarians and the Working Class Party have all nominated candidates in the race for Governor, and today on Midday, we will continue our series of Conversations with the Candidates with the Green Party nominee, Nancy Wallace. She has been a member of the Green Party since 2003. Her campaign is inspired by the environmental activist Greta Thunberg, and it is centered on environmental issues. Ms. Wallace has worked as an environmental lobbyist on Capitol Hill. In the 1990s she served as the Sierra Club's Washington Director of the International Population Program and since then she has worked in the tech field supporting a number of different federal agencies.Nancy Wallace grew up in Bethesda. She holds an undergraduate degree from Yale University. She is 66 years old. She has mentored three at risk children over the past 25 years. This is her second campaign for elective office. She ran for Congress in the 8th district in 2016. Her Lt. Governor running mate is Pat Elder, a former teacher and real estate professional from St. Mary's County. Nancy Wallace joins us on Zoom from Bethesda. See omnystudio.com/listener for privacy information.

Today on Midday, another edition of our election-year series, Conversations with the Candidates, 2022. In the race for Governor, Democrats nominated Wes Moore, a popular author and non-profit executive, making his first run for public office. Republicans voted for Dan Cox, an election denier and acolyte of Donald Trump. Mr. Moore is heavily favored to win, but at a unity rally in Silver Spring on Monday, Democrats vowed not to take anything for granted, and to run vigorous campaigns up and down the ballot. Mr. Moore and Del. Cox will not be the only candidates on the ballot. There are five registered parties in Maryland. In addition to Democrats and Republicans, Libertarians, Green Party and Working Class candidates may appear on general election ballots, along with Independents. This year, the Green Party has nominated Nancy Wallace, a lawyer and environmentalist. The working class candidate is David Harding, who ran unsuccessfully for Baltimore Mayor in 2020. An independent named Kyle Sefcik will be on the ballot as well. The Libertarian Party of Maryland's candidate is David Lashar, who is Tom's guest today. David Lashar is an IT executive who served for as the Chief Information Officer at the MD Department of Health, where he later served as the Chief Operating Officer and Chief of Staff. His running mate is Christiana Logansmith, a Navy veteran and businesswoman. This is Mr. Lashar's second try at public office. He ran as a Libertarian for Congress against John Sarbanes in 2018. David Lashar is 59 years old. He holds a BA from Dartmouth College in Russian Studies and an MBA from Carnegie Mellon University. He lives in Annapolis. He and his wife Margaret are the parents of a teenage daughter. David Lashar joins us today in Studio A. See omnystudio.com/listener for privacy information.
Former (or should we say REFORMED) vegan, Pilates Expert and Regenerative Advocate. Nancy was a pleasure to speak to and I hope you enjoy this episode! ALL ABOUT NANCY Raised outside of Seattle Washington, I have always relished the outdoors of the Pacific Northwest. Exercising outside is one of my greatest joys. I have always had the opinion that eating healthy can take the shape of many forms. The reality is, no matter what health program you are on, if the food is not born from healthy soil, then you are probably not reaping the potential health benefits of that food. As consumers, we have the power to change how food is farmed in America. With every purchase, we can become a wallet activist! From the bottom of my heart I believe health starts from the earth. For coaches, consultants, authors and experts, Grant Cardone's book “10X” is a necessary read for many reasons. It provides an insightful way to look at what it takes to move the needle in our businesses. When it comes to going after our goals, the prevailing mindset is to inch forward slowly and put in the minimum required effort. “10X” blows this mentality out of the water, teaching the power of taking massive action. For international speaker, multi best-selling author, coach and real estate investor, Nancy Wallace-Laabs, this book has been a key piece in her constantly pivoting and finding new opportunities. In this episode, she shares why this book resonates with her so much, and the valuable lessons she's learned from writing her own books. Three Things You'll Learn In This Episode Minimum necessary effort vs. massive action Instead of putting the minimum necessary effort towards your goals, put in 10 times the amount of work. If you've done your job right, you should obliterate your goal so that you create more challenges by how well you hit that goal to begin with. The power of “killing your darlings” in the book-writing process Sometimes your favorite ideas are the ones that need to be killed off the most because they stand in the way of the idea that would make the most difference. As you write a book, accept that the initial vision you had for it might not end up being the thing you put out. Nancy's book-writing experience As you try to grow, change or evolve, it's common not to get as much support from the group that was supporting you all along. As you go up the ladder, you're going to have people who want you to stay the same because they fear change, and you might find that more support comes from new people outside of that original circle. 15 years ago, while people were spending recklessly in a seemingly good market, Nancy Wallace-Laabs saw signs that a storm was coming, and pivoted into investing. Today, the red flags she saw back then are very much present and hard to ignore, and while everyone wears their rose-colored glasses, she's pivoting accordingly. If you're paying attention, you can see that the market is heated, speculative and bubbled, and that it won't last forever. What do you need to be doing right now to prepare? What can we glean from Zillow's recent property woes? In this episode, I'm joined by investor, author and speaker, Nancy Wallace-Laabs. We talk about how smart people respond when the economy is clearly too good to be true. But during this transition to near completely virtual lives, what about the generation that doesn't have the same knowledge about technology that we do? Many of these older adults are being left behind without any opportunities to learn how to use these devices. This is the mission of Teens Teach Technology, a youth organization led by teenagers dedicated to teaching older adults how to properly use their technology. Today, we're joined by their founder, Asmita Mittal, and Nicole Lau, their head of PR. They're here to talk with us about their efforts to make us more media literate. Getting Out of a Rut (0:19:32) Lisa and Richie talk about what they do when they feel like they're getting stuck in a rut. Plant Propagation at Home (0:35:30) They've taken up residence in the corners of our rooms, on our windowsills, and hanging from our ceilings—houseplants... they now fill our homes. And while plant ownership might have started as a trend, it has now firmly taken root in our culture. But what if you could do more than you might have thought with your favorite houseplants? Plant propagation is one way you can expand your houseplant operations. So, we invited Darryl Cheng on the show to tell us more about it. He's the author of The New Plant Parent and creator of House Plant Journal. I'm Not a Juvenile Delinquent (0:52:44) “There is a balm in Gilead” or so the verse goes. In the context of the New Testament, the balm is a reference to spiritual medicine. But for Sharon Charde and the girls of Touchstone residential treatment center, it took the form of medicine of a literary nature. For 10 years, Sharon conducted weekly writing therapy sessions with the girls of Touchstone. Here to discuss her experiences and that of the girls of Touchstone is Sharon Charde, licensed professional counselor and author of I am not a Juvenile Delinquent. Great Pacific Garbage Patch (1:13:57) Everyone knows that plastic enters the ocean in large amounts every year. But did you know that there is so much plastic that enters the ocean that there is an entire island of it in the Pacific Ocean? This is called the Great Pacific Garbage Patch, and island might not even be the correct word to describe it as there is enough plastic to make up many islands. The Great Pacific Garbage Patch grows in size each year and has become an extreme problem. Nancy Wallace, a member of the National Ocean Service, is here today to help us better understand the Great Pacific Garbage Patch and how it affects us. Fall Hair Trends (1:27:34) Today's hair trends tend to not be as dramatic as the Farrah Fawcett look, but we still have them nonetheless. In the summer, people cut their hair short and get brightly colored highlights. But what are the hair trends during the fall? Today, we've invited friend of the show and instructor for L'oreal Professionnel, Michelle Lindsay, on the show to tell us all we need to know about 2020's fall hair trends.
Asmita Mittal and Nicole Lau talk about their service organization, Lisa and Richie discuss what they do to stay positive, Darry Cheng gives plant-care tips, Sharon Charde explains how writing therapy helps struggling kids, Nancy Wallace talks about the effect of plastic in the ocean, Michelle Lindsay discusses this years fall hairstyle trends.

More than five million tonnes of plastic waste ends up in the oceans every year. The abandoned fishing gear and bags and bottles left on beaches can smother birds and sea life. Now there is also evidence that the small particles created as the plastics are eroded by the waves and sunlight are eaten by all kinds of marine species. Roland Pease is on a beach in Devon in south-west England with professor Richard Thompson of Plymouth University finding the plastic debris before it gets into the sea. Professor of Ecotoxicology at Exeter University, Tamara Galloway, talks about her discoveries of microplastics in plankton and other species. Professor Tony Andrady of North Carolina University in the US, describes his paper that estimated the amount of plastic waste that is finding its way into the marine environment, and Dr Nancy Wallace of the US Marine Debris Program explains how they organise beach clean ups and raise awareness of the problem amongst the public.
