Welcome to The Vancouver Life Podcast! In this episode, we dive into the forces shaping the future of Vancouver's real estate market with Josh White, the General Manager of Planning, Urban Design, and Sustainability for the City of Vancouver. Josh brings a wealth of experience from his time as Director of City and Regional Planning and Co-Chief Planner at the City of Calgary, and now leads Vancouver's planning efforts at a time when housing supply, affordability, and urban development are more critical than ever. We discuss the lessons he's learned from his time in Calgary and brought to Vancouver, and how the city is tackling some of its biggest affordability challenges. We dig into the complexities of Vancouver's permitting process, why timelines under the City's ambitious 3-3-3-1 Plan have been difficult to meet, and whether hiring more staff is really the solution. Josh sheds light on the city's plan to streamline over 1,800 pages of policy documents into just 100 pages and what that will mean for builders and homeowners. We also explore upcoming system changes that could cut permit times in half by allowing Development Permits and Building Permits to be processed in parallel. Josh shares his take on Bill 47 and how transit-oriented development is shaping the future. We tackle the long and often frustrating process developers face to rezone and build towers, why Vancouver's city fees are among the highest in Canada, and how Development Cost Levies impact affordability and cash flow. We ask where these funds are being spent, whether there's accountability in how they're used, and discuss the city's evolving stance on banning natural gas in new homes. Josh also weighs in on Bob Rennie's recent proposal to allow foreign buyers to participate in pre-sales with long-term rental commitments, and we talk about changes to REDMA that give developers more breathing room in today's challenging market. Lastly, Josh shares his vision for housing in Vancouver, how builders can help streamline processes at City Hall, the conversations happening around affordability, and how sustainability is built into every decision the city makes for the future. This is an in-depth conversation you won't want to miss if you care about the future of housing in Vancouver.Josh White joined the City of Vancouver in May of 2024, coming from Calgary where most recently he was Director, City and Regional Planning and Co-Chief Planner at the City of Calgary. There, he stewarded the adoption of a new housing strategy in collaboration with partners and led the creation of a simpler and more effective planning policy and regulation. During a period of extraordinary population growth for the city, Josh also oversaw strategic growth, growth funding and financing, and infrastructure planning for the municipality. In his tenure at the City of Calgary, he also initiated and led the significant transformation of the development approvals system, which resulted in improved planning outcomes, benchmarked as among the most efficient in Canada. He holds a master's degree in urban and regional planning from Queen's University, and began his career in the private sector, serving a variety of private and public sector clients as a consultant with Urban Strategies in Toronto. Josh's private sector experience also includes leading planning and approvals for Alpine Park, a progressive n _________________________________ Contact Us To Book Your Private Consultation:

In this episode of Below the Radar, our host Am Johal is joined by Damla Tamer, a visual artist and sessional lecturer at UBC whose work explores the affective conditions of labour under late capitalism, and the evolution of forms of civil protest within the contemporary political history of Turkey. Damla is also a founding member of the Art Mamas artist collective, which aims to create support networks for artist caregivers, while critically exploring the place of motherhood and care work within the dominant culture of art production. Am and Damla discusses her recent exhibition at Access gallery, which explored the aftermath of the Gezi protests in Turkey through textile works, her work with housing co-ops in False Creek South, and why she thinks it's ok for students to express love for a work of art. In this episode, my guest Danielle LaPorte  and I will be discussing a few interesting topics. Talking Points: Why rest is important to be effective? How can we shrug off criticism? What is ego; how can we tame it? What to do if we want something to leave behind, to let go, but we are unable to do it? How can we review our past, and use it to plan our future? What's “courage” according to you? How can we tell if we are making a wise decision in critical moments of our life? What's “compassion” and how we can tap into its power? What's the easiest way to heal our strained relationships? Guest Danielle LaPorte @daniellelaporte I write and speak about the intelligence of Love. Some career details: I used to run a future studies think tank in Washington-DC, and my own publicity agency. I never went to university, I got rejected from art school, and I was fired from a business that I co-founded. When I was little, I wanted to be a “social worker, disco dancer, and a poet.” I think I've managed to pull that off. I'm the creator of The Heart Centered Membership and The Desire Map book + planner system. There are 400+ Desire Map Facilitators in 23 countries. Desire Map as a “brand” is evolving into a Heart Centered Facilitating curriculum—our first cadre of trained facilitators will be of service in the summer of 2021. I'm a member of Oprah's Super Soul 100. Over 5 million people a month visit DanielleLaPorte.com, which Forbes named one of the “Top 100 Websites for Women”. My podcast, With Love, Danielle ranks in iTunes' Top 10 for wellness. I'm honoured that Marianne Williamson has referred to me, “as a bright light in the modern priestesshood.” And one of my other heroines, V (formerly known as Eve Ensler) called me “a force field of energy, wonder, humour, and love.” Thank you. I co-create all of my meditation decks and the Heart Centered Membership with a beloved esoteric practitioner of many spiritual traditions, V. S. Offering these practices is one of the greatest blessings of my life… along with working with a wonderful team, living in Vancouver, Canada; and being the mother of my teenage son. In 2011, Alison Armstrong and Don Read, of Vancouver, Canada, wanted to retire and travel the world. Finances were preventing them from living their dream. That May, Don had a premonition that selling the couple's condo would allow them to blow past their financial roadblock.   A series of unplanned events allowed the couple to realize their wishes. By September, they had sold their condo and most of their possessions and began travelling. They had no plan of when, or if, they would finish traveling or where they would end up settling down. For six years they travelled the world and wrote about it in their blog, Adventures in Wonderland - a pilgrimage of the heart. In 2017, Alison needed hip replacement so the couple felt it was time to stay in one place for a while. They landed back in Vancouver, where all their friends were and they were able to secure a really reasonably priced apartment. Travelling is still part of their lives, but Vancouver was now their home base. Find out more about Alison and Don's adventure away from, and back to, Vancouver, on Episode 34 of Retire There with Gil & Gene.
