Finding a diagnosis for a child with a rare condition can be challenging, even when his mother is a genetic counselor. Danielle Bonadies' son Ethan was born with a brown birthmark known as a café au lait spot. But as the spots proliferated over the next few months, his pediatrician recognized it as a potential sign of a rare, genetic disorder. It wasn't until Ethan was 2 that genetic testing led to a formal diagnosis of neurofibromatosis type 1, a genetic condition that leads the development of tumors that can affect the brain, nerves, and spinal cord. We spoke to Bonadies about caring for a child with neurofibromatosis, how her professional and private lives have been thrust together because of her son's diagnosis, and her evolution as a patient advocate.

A decade ago Zach Page and Nick Bonadies met as homebrewers who volunteered to help launch Trillium Brewing Company. Zach, who handles a lot of the brewing responsibilities, moved to maine and worked at Lone Pine Brewing Company where he facilitated their expansion. Nick, who now does a lot of marketing, naming, and other managerial responsibilities, stayed in Massachusetts for a while where coordinated Trillium's expansion projects. Since then, has Mike grown his portfolio and has now become a property manager. Today we’re going to talk about the dirty and gritty side of investing in real estate and the unglamorous aspects that most rental owners have to deal with, such as septic clean ups, eviction clean-outs, pre-1920’s construction and investing in C & D, and even F properties. These are the parts of our business that people rarely think about that can actually be quite profitable. And here to share his experience in this area is Mike Bonadies, a landlord and co-owner of a New Jersey-based property management company called TerraVestra, as well as a maintenance, preservation, and construction company called Side By Side MRO. Mike owns 25 units of small multi-family and mixed-use, and he manages 225 units. His maintenance and preservation company has worked on over 600 units and foreclosures, and they specialize in pre-1940 Multi-family construction. Today Mike is going to share his knowledge on the different types of electrical wiring and plumbing materials to look for during an inspection, septic and fuel infrastructure issues that can create expensive toxic waste clean-up problems, as well as his experiences getting rid of tenants who were selling drugs or prostitution at his properties. There's really no secret about our approach. We keep moving forward—opening up new doors and doing new things—because we're curious. And curiosity keeps leading us down new paths. We're always exploring and experimenting. At WED, we call it Imagineering—the blending of creative imagination with technical know-how.—Walt DisneyLillian Disney could sense something big brewing in early 1952. It was one of those times, she would say, when “Walt's imagination was going to take off and go into the wild blue yonder and everything will explode.” Walt began liquidating long-held family assets, borrowing against his life insurance policy, selling properties, and even selling the rights to his own name. Walt Disney was planning something new—he was planning to kick down the walls dividing his movies and real life.When Disney's children were very young, he'd tried to take them to places where their imaginations could run wild. But every carnival or fair seemed to be dirty, poorly run, and filled with vice. Walt wanted to create a place where people could take their family and forget the concerns of the everyday world—a place beautiful, safe, and filled with endless wonder. So at about the same time that he had started selling assets and conserving his capital, he pulled aside one of his art directors and had him begin working on concept sketches for a new kind of amusement park. The sketches started to illustrate the vision he had in his head, a utopian world where guests would enter a fairytale world.Ever since his early days as a Kansas City artist and animator, Walt had a unique belief in the power of his thoughts. As time went on, he became expert at manifesting his dreams into physical forms, often creating the necessary technology as he went. But nothing prepared him for the challenge of manifesting Disneyland—taking the imaginary world of his movies and making it literally concrete. Disneyland would transport visitors into a captivating three-dimensional story, a sprawling material incarnation of a wonderland that began as a vision, then lived on screens.Disney knew little about the experiential side of entertainment; his expertise and success was in storytelling through the mediums of animation, film, and television. To make his dream world a reality, Disney chose some of the studio's most talented individuals, took a small building on the Disney lot, and formed a new company, WED Enterprises—an acronym for Walter Elias Disney. This interdisciplinary dream team would be tasked with creating the design, development, and construction of Disneyland—not only doing something that none of them had done before, but that no one had done before. They represented an extraordinary group of storytellers, engineers, animators, contractors, directors, writers, artists, set designers, lighting designers, sound engineers, and many others. WED employees would interpret the Disney stories by building beautiful sets and giving them the interactivity and resilience to wow thousands of guests daily.The plans for the 160-acre site called for 5,000 cubic yards of concrete and a million square feet of asphalt. The designs included a replica of an 1800s main street, manmade riverbeds for steamboats and jungle cruises, a mile of railroad tracks, and a full-scale Bavarian castle. Walt was at the construction site pushing the WED team every day, giving his attention to every detail, every blade of grass, every leaf on every tree. As former Disney executive vice president and Imagineer Marty Sklar remembers, “The thing we worked so hard to avoid is letting people out of the story with discordant details…. Even the trash cans in the park are for that particular story or theme.” The attention to detail and level of execution were extraordinary.

He specifically lays out more ways to add value and increase the revenue on your assets while losing financial stress. Mike talks about looking into electricity and storage as a creative way to add value, increase revenue, and solve more challenges. Mike does not only add value to his bottom line but also adds value to his tenants into cost savings. He shares a couple of real win-win programs for the tenants to save more money and minimize expenses. He also talks about the challenge and stigma of working with tenants to discuss the ways to save more money and how highly beneficial the tenants understand the difference between commercial and residential electric. He also discusses storage and its importance to adding value. He provides examples and numbers for you to know more how to utilize storage to the max. Mike Bonadies comes back to the True Multifamily Show and talks to Justin Fraser about turning a D Class Asset to a C Class Asset and the challenges that come along with it. Mike also defines and differentiates between D Class Asset and C Class Asset, giving Salem City as an example from his own experience wherein the tenant demographic showed dogfighters, pimps, and tenants committing crimes. Throughout all these challenges, Justin and Mike discuss their creative strategies to reduce D Class Tenants while giving an overview of the innovative solutions on working with D Class Assets. Mike Bonadies joins Justin to discuss his explosive growth with not only his own investment properties but his management company and maintenance company with hundreds of units under management and over a dozen rehab jobs running simultaneously. Mike shares the story of buying a triplex that wasn't actually zoned as a triplex. Despite being taxed as a triplex, looking like a triplex, and functioning as one, it turns out the previous owner never actually went through the proper zoning procedures. Mike stresses the importance of making relationships with the town officials, clerks, council and even the mayor. He showed them successes from nearby towns and shared his desire to turn around this asset in their town. He's taken what could have been a terrible situation and turned it into an opportunity to build relationships with key town officials and even a new source of property leads!
