Melvin from PropertyLimBrothers dives into the pre-catalyst opportunity framework—an approach that identifies growth zones before catalysts are fully realised. Using examples from project performances in Lentor and Bayshore, Melvin analyses how early developments around future MRT lines or major townships can offer strategic entry points before prices are driven by demand. The discussion also introduces the concept of the double catalyst PSF push—a scenario where both new launches and resale properties experience a price acceleration due to surrounding transformation. Key distinctions between freehold resale and 99-year leasehold new launches are examined through buyer psychology, lease decay, and audience size, highlighting why quantum and PSF play different roles depending on the property's profile. If you're evaluating growth potential in URA-marked areas or considering how to time your entry for future resale gains, this episode offers grounded perspectives. 0:00 - Intro 1:18 - Introduction to Pre-Catalyst Opportunity 1:38 - Why Springleaf Residence Did Well 2:01 - FIrst Mover - Lentor & Springleaf 2:27 - First Mover Example - The Sail @ Marina Bay 3:11 - Bayshore Master Plan 4:26 - First Bayshore New Launch Plot 5:04- Demarcation of Bayshore 6:02 - Key Difference of Bayshore Demarcation 6:40 - Pricing Benchmark for Bayshore 8:44 - Freehold vs 99-year 9:43 - Double Catalyst Appreciation Push 10:56 - Identifying Features for a Property That Fulfils the Criteria 11:19 - Why Is Buyer Audience Important 12:25 - Audience Size 13:10 - Recap
Join the Veterans Breakfast Club for conversation with M.P. Woodward, Navy veteran and bestselling author of Tom Clancy: Line of Demarcation, the newest installment in the legendary Jack Ryan series. We'll talk spycraft, storytelling, and how real-world experience in military intelligence shapes his fiction writing. Before becoming a full-time writer, M.P. Woodward served as a Naval Intelligence Officer with the U.S. Pacific Command, where he scripted war-game scenarios focused on the Middle East and coordinated joint missions with Special Forces, the CIA, and the NSA. He deployed multiple times to the Persian Gulf and Far East and served on a senior admiral's flag staff, often acting as liaison to foreign military officers. These experiences gave him a deep well of operational and diplomatic knowledge—one he draws from to deliver techno-thrillers that feel one step ahead of the headlines. In Line of Demarcation, Woodward thrusts President Jack Ryan into the center of an escalating crisis as Russia's war in Ukraine edges toward global catastrophe. Meanwhile, Jack Ryan Jr. undertakes a covert mission in occupied territory that could determine the fate of nations. With geopolitical intrigue and explosive action, the novel delivers all the hallmarks of classic Clancy—filtered through Woodward's sharp, informed lens. Don't miss this chance to hear from one of today's most authentic voices in military fiction. We'll discuss his path from the Navy to the bestseller list, and how his service continues to inform his storytelling today. We're grateful to UPMC for Life for sponsoring this event!
TOM CLANCY LINE OF DEMARCATION starts with the destruction of a US Coast Guard cutter and the loss of her entire crew. But the USCG Claiborne was on an innocuous mission to open a sea lane between an oil field off the coast of South America and the refineries of southern Louisiana. The destruction of the ship—tragic as it is—won't stop that mission from continuing. So, who would sacrifice twenty-two men and women just to slow down the plan? That's the question plaguing Jack, who is in Guyana working on a deal to get his company, Hendley Associates, in on the ground floor of this new discovery. But Russia's Wagner Group and a pack of Venezuelan narco-terrorists have other ideas—and will risk war with the United States to see them through. It's up to Jack to identify the killers before they draw a bead on him . . . but how can he do that when the line of demarcation between friend and foe is constantly shifting?Become a supporter of this podcast: https://www.spreaker.com/podcast/arroe-collins-unplugged-totally-uncut--994165/support.

Woodward is the New York Times bestselling author of Tom Clancy Shadow State and The Handler CIA espionage series (The Handler and Dead Drop). Woodward served for a decade as a U.S. Naval intelligence officer before going on to an international career in tech and streaming media. He lives in the Pacific Northwest. Thirty-five years ago, Tom Clancy was a Maryland insurance broker with a passion for naval history. Years before, he had been an English major at Baltimore's Loyola College and had always dreamed of writing a novel. His first effort, The Hunt for Red October, sold briskly as a result of rave reviews, then catapulted onto the New York Times bestseller list after President Reagan pronounced it “the perfect yarn.” From that day forward, Clancy established himself as an undisputed master at blending exceptional realism and authenticity, intricate plotting, and razor-sharp suspense. He passed away in October 2013.For more info on the book click HERE

Student short-form festival begins May 16 Of the many grassroots, community-based organizations in Beacon, only one turns the city into a mini-Hollywood for a few months. Next week, 80 two-minute shorts produced by some 200 school-age filmmakers and their assistants will be screened at the high school auditorium and the Beacon Movie Theater on Main Street. Volunteers at the Foundation for Beacon Schools are pulling all-nighters to ensure accuracy and quality control, says Anna Sullivan, the foundation's first president, who stepped down in 2023 but remains active with the organization. "We're taking the extra time to increase production value across the board and edit the program, line up the title cards with accuracy and make sure the students' names correspond with their school," she says. "We want to value and honor these films, which are so creative; people are going to be amazed." Founded in March 2020, the nonprofit launched the festival in 2022 and receives cooperation and participation from students, teachers, administrators and local filmmakers, including Ophir Ariel, Lucas Millard and Rob Featherstone. Beyond stimulating creativity and bringing people together, the festival raises money for teacher grants and other enrichment programs. "We're trying to foster innovation in education and the primary function is to help teachers and administrators get classroom equipment and enhance their skills," says Jean Huang, a board member. "T Rex Vs...," by Enzo "Pizza 2," by Jack "Glasses," by Richie "Attack of the Clones," by Liam "The Grey Disk," by Braden "Best Friend Scare," by Perry and Jourdan "Lego Dimension," by Logan "Talk with a Lost Heart," by Jayson "Coyote Stories," by Zora Since its creation, the foundation has distributed more than $60,000 in grants, supporting the high school's Breaking Beacon newspaper, supplying waders for elementary students to walk in the Hudson River and sending seventh and eighth graders to the Italian and English play Caccia al Tesoro in White Plains. The film festival originated because "we were looking to do one event each year that could bring the community together and we heard about the PS 187 festival [in New York City], went down there and it checked all the boxes," says Sullivan. In addition to promoting the arts, the foundation supports projects like History of the Bell, a short film about the JV Forrestal Elementary school's cherished chime that students ring at graduation, and Lines of Demarcation, an oral history of Black residents' experience in Beacon during the 20th century. The foundation is a descendant of the longstanding Beacon Arts and Education Foundation, which disbanded amicably in 2020. Several of the group's board members helped get the new organization off the ground, which explains their initial focus on the arts. Now, they've branched out to cover the wider curriculum, says Sullivan. Beyond raising money and building community, there is another practical element to the festival. "There's also a vocational component," says Sullivan. "Every industry values people who can communicate ideas visually, so knowledge of editing and telling stories clearly and thoughtfully is another wrench in the toolbox for our students." The fourth annual Beacon Student Film Festival opens at 6:30 p.m. on May 16 at Beacon High School, 101 Matteawan Road, with screenings of films by elementary students. It continues May 19 at 7 p.m. at the Beacon Movie Theater, 445 Main St., with screenings of films by middle and high school students. Tickets are $8 or $4 for students for either screening, or $12 and $6 for both. See forbeaconschools.org/film-festival. The Current is among the sponsors of the event.
From time to time I have to create slides for presentations or write documents that contain user manuals or other documentation. And I often support these with graphics that are as descriptive as possible. I have a lot of control over the shape, colour, fill, etc. of the graphics. Among other things, I can decide whether to draw a border and, if so, how. A border often supports the message and meaning of the element in question, because it emphasises the difference between it and other elements. Making boundaries visible is also important in life, whether in our personal or professional lives. In this way we help those around us to recognise what and who I am and where my limits are, what I am no longer able or willing to do. I like the statement: "No is a complete sentence." Saying no, not out of refusal, but for your own protection and that of the environment. Can you do that? I wish you an extraordinary day!

The process of determining whether Pietermaritzburg - the second largest city in KZN- is yet to be finalized. This is according to the Municipal Demarcation Board following an application for Pietermaritzburg - which falls under the Msunduzi Municipality and Richmond Municipality to be amalgamated. To date, the Demarcation board had received thousands of applications for the re-determination of municipal wards. Currently, 13 cases have been deferred and are subject to further research and public engagement.

Philosophy almost alone among disciplines appears to lack a distinctive subject matter. The world has chemical, biological and political aspects, but no philosophical aspects. If subject matter does have a role to play here, it's to do less with the field's descriptive ambitions than the genealogy of philosophical problems. MIT's professor of philosophy's Stephen Yablo's interests are wide-ranging, from metaphysics, philosophical logic and epistemology, to the philosophy of language and the philosophy of mathematics. A prolific writer, Yablo is the author of a two-volume collection of papers called Thoughts: Papers on Mind, Meaning, and Modality (2009) and Things: Papers on Objects, Events, and Properties (2010). His most recent book, Aboutness (2014), attempts to make topic an equal partner in meaning with truth-conditions, applying meanings so conceived to knowledge, logic, ontology, discourse theory, and philosophical methodology. (I was a bit under the weather when we recorded this, so apologies if my voice is a bit scratchy) Ukrainian Govt MP and Head of the Parliamentary Assembly of the Council of Europe, Maria Mezentseva, joined me to discuss the latest in the continuing conflict between Ukraine and Russia. We discuss the 2014 annexation, the Donbas region, Russian speakers and a human rights approach. Maria talks about a strong and successful Ukraine as a deterrent to Russian territorial claims and why she feels that NATO expansion, if it happens, is something the majority in Ukraine would support. (Note: Maria was at a military airport during this recording and while I was delighted to have this conversation as someone who is anti-war I found the whole thing disheartening.) HighlightsBinance's user agreement: “So in their user agreement, when you sign up, you are not permitted to sue them in any jurisdiction around the world. The only place that you are allowed to sue Binance when you sign up to that agreement is the Hong Kong International Arbitration Center… The other interesting thing is, Binance obviously doesn't want to be subject to local jurisdictions because they don't want to be regulated, which is a very smart thing to do if you're in their shoes.”The “ski lift ticket” rule: “In every jurisdiction in the world, there is some iteration of what I call the ski lift ticket rule, which is that when you go skiing and you buy a lift ticket, you sign the lift ticket. And when you sign the lift ticket, you say that even if somebody that works for the mountain pushes you off the chairlift and you fall and get hurt, that you cannot sue the mountain. The reality is, even if you just fall off the chairlift and get hurt, you can sue the mountain. Why? Because in click through, one way, non-negotiated contracts, especially with large financial players, there are certain rights that you simply cannot give up.”The international rule of law: “Generally, because these companies are regulated, consumer fights happen locally. They happen in your country pursuant to jurisdiction. They do not happen under international law. Because when you're regulated as a company, you are required to show up in that country's court system to have the fight. So this is very unique. For a lot of reasons, but most interestingly to me is because consumer arbitration as a world, as a group, as a community, this is really one of the first times that the question has not been consumers of this jurisdiction or consumers of that jurisdiction, but the consumers of the world and a community.”Demarcation of corporate assets: “Bitcoin, Ethereum, those are community assets. I think those should be minimally regulated. The corporations that utilize community assets to make profit from consumers, those are corporations trying to make a profit. And right now, they're doing a good job of wrapping themselves in the cloak of community assets, but they are not community assets. The internet is a community asset. Amazon is not. The blockchain is a community asset. Binance is not. And so I think that that is the line of demarcation that we need to have.”
Henderson, Nevada wasn't always the good part of Vegas. They used to make rocket fuel there, until the day eight million pounds of it exploded with the force equivalent of a small nuke. What follows is the story of this tragic event, and how it set the table for Henderson to become one of America's most desirable addresses.
In an earlier episode, we talked about Hindi songs with their Antaras of different tunes. Today, we discuss Hindi songs, which do not have a demarcation of Antara & Mukhda. --- Send in a voice message: https://podcasters.spotify.com/pod/show/angrezdesi/message

#datascience #science #pseudoscience #criticalthinking #reasoning We each like to think of ourself as scientific. I'm yet to meet someone who would embrace being called "pseudoscientific". But what makes the difference? In this episode, Neil Manson talks about the fallout from Thomas Kuhn's 1962 book "The Structure of Scientific Revolutions" and how this created a playbook for many modern critiques/attacks on scientific activity. We have a new series that centers on the discussion of science vs. pseudoscience. Guests of different backgrounds share their insights on what really constitutes science and the highly-contested pseudoscience. The implications for data scientists and statisticians is very interesting, since many of the examples around this debate involved the conflicts between hypothesis-driven science vs data-driven science. 0:00 - Intro 0:43 - Science vs Pseudo/Bad/No Science 05:52 - Demarcation problem of science 12:07 - Incentives in science 13:00 - Glen forgets the word for "book" 13:40 - Luminiferous aether & lunch tables 18:19 - Keeping “good science” out of the science category 22:49 - Aiming to define science in relation to Kuhn's theory 29:06 - Kuhn's theory in action in various scenarios 32:53 - Logical fallacies in the world of science 46:17 - Intelligent design theory as science 51:14 - Distinction of different sciences
This episode of the Popperian Podcast features an interview that Jed Lea-Henry conducted with Maarten Boudry. They speak about how we distinguish between science and pseudoscience (otherwise known as the demarcation problem), Karl Popper's famous solution involving falsifiability, why the demarcation problem persists and remains a live issue and how Popper's solution might be inadequate, Maarten's alternative solution that naturalises the problem and focusses on what pseudosciences have in common and how they operate, the epistemology of conspiracy theories, the limits of science and what constitutes scientism, the interesting question of when is it rational to accept falsehoods, and why the demarcation problem still matters today. Maarten Boudry is a postdoctoral fellow of the Flemish Fund for Scientific Research (FWO) and current holder of the 'Etienne Vermeersch Chair' at Ghent University. In 2011, he defended his dissertation on pseudoscience, Here Be Dragons. Exploring the Hinterland of Science. He is the author of more than 40 academic papers, published in journals such as Philosophy of Science, Philosophia, Quarterly Review of Biology, Science & Education and Biology & Philosophy. Together with Massimo Pigliucci, he edited two academic volumes: Science Unlimited? On the Challenges of Scientism (2018) and Philosophy of Pseudoscience. Reconsidering the Demarcation Problem (2013). His research interests include atheism and naturalism, evolutionary epistemology, beneficial misbeliefs, reasoning fallacies, and the conflict between science and religion. He is also the author of four popular books on science and philosophy (in Dutch). *** You can follow Maarten Boudry's academic work, and find the articles mentioned in this podcast, at Maarten Boudry | Ghent University - Academia.edu and Maarten Boudry – Filosoof en auteur and Dr. Maarten Boudry | Faculty of Arts and Philosophy - Research Portal (ugent.be). Richards and Jagger. Sergey and Larry. Coffee and donuts… When we talk about successful duos, passionate infighting and creative frenzies get most of the coverage, but I think the magic spawns from a different, more-sober source: The demarcation of roles, be they spoken or unspoken. Demarcation is what makes one partner say to the […]
Land borders in East Asia have played just as big a role in the region's social transformations as their more recently debated maritime counterparts, and the boundary between China and Korea offers particularly telling insight into how society, identity and geopolitics have shifted over time. Nianshen Song's Making Borders in Modern East Asia: The Tumen River Demarcation, 1881-1919 (Cambridge University Press, 2018) examines a tumultuous period in the history of this vital northeast Asian border, showing how it took shape before and during the era of Japanese empire. Drawing on a vast trove of multilingual archives in China, Japan, Korea and elsewhere, the book both transports us into the local worlds which overlapped along the Tumen a century ago, and reveals how interactions among them were central to wider questions of sovereignty, borders, memory and ‘modern' senses of Chinese, Korean and Japanese nationhood which endure to the present day. Ed Pulford is a postdoctoral researcher at the Slavic-Eurasian Research Center, Hokkaido University. His research focuses on friendships and histories between the Chinese, Korean and Russian worlds, and northeast Asian indigenous groups.
