Lastar Gorton, Beacon's new Ward 1 city council rep, is tired of watching families be forced out of the city because their paychecks can't cover the rent or a mortgage down payment. Lastar grew up in Beacon, and she has watched waves of lifelong Beaconites leave as the cost of housing rises, while developers have erected dozens of mostly luxury condo buildings. That includes her uncle, who was forced to leave his longtime apartment and move away from Beacon after his wife passed, despite expressing interest in buying the building he lived in. His offer, which would have easily bought the place just a few years ago, was slightly under the highest bid. In this interview, she makes the case that Beacon hasn't done enough to resist real estate market forces that have already forced many longtime community members to move to Poughkeepsie, Newburgh and other nearby cities and towns. And she outlines what she believes it will take to create a wave of truly affordable construction in Beacon — as opposed to the "below market rate" units that are sometimes passed off as affordable. Homeowners association (HOA) management is playing a larger role in new community development across metro Atlanta than many homebuyers realize. As builders navigate affordability challenges, rising operating costs and shifting buyer expectations, early HOA planning has become increasingly important for protecting long-term community value and financial stability. Lisa Simmons, chairperson of Beacon Management Services and Tasha Fulk, vice president of the Declarant Services Division, join Host Carol Morgan on Atlanta Real Estate Forum Radio to discuss the evolving role of HOA management, current housing market trends and how proactive planning helps communities operate more efficiently from startup through turnover. “We're celebrating our 15th year in business, and we've grown from a very small company to one of the largest in Georgia,” Simmons said. “We manage over $15 billion in real estate assets throughout Georgia, and we're the fifth-largest community association management company in Georgia.” Beacon's portfolio spans a wide variety of community types, including master-planned communities, mixed-use developments, golf course communities and marina properties, along with a growing new-home construction division. Metro Atlanta Housing Market Stabilizes as Affordability Shapes Demand The metro Atlanta housing market is currently defined by stability, steady demand and a more cautious, price-sensitive buyer pool. Increased inventory has also created a more balanced environment for builders and developers. Builders are responding with a more disciplined approach by adjusting incentives, managing supply and refining product offerings to better align with affordability challenges and buyer demand. Affordability Drives Suburban Expansion & Townhome Growth Affordability is reshaping where and how communities are being built across metro Atlanta. Development continues moving farther into suburban and exurban markets as buyers seek more space and value. That shift is also fueling demand for townhomes, allowing builders to maximize density while still offering desirable square footage at a more attainable price point. At the same time, the continued popularity of live-work-play communities is influencing development patterns and design trends. “Live-work-play is here and popular,” Fulk said. “People like that connectivity. They like being able to meet up with their neighbors down at a local coffee shop or see entertainment and then walk back home.” Why HOA Management Is Becoming Critical in Early Development HOA oversight during development helps establish a strong operational foundation while reducing the risk of financial gaps, service disruptions and homeowner dissatisfaction later in a community's lifecycle. A major part of that early involvement is education, particularly for buyers who may be unfamiliar with how HOAs function or what responsibilities come with living in a managed community. “We do not make the rules,” Simmons said. “The Board of Directors always sets policy for their respective association based on the governing documents.” Budgeting, Technology & Long-Term Stability in New Communities Early planning and budgeting are central to long-term financial stability in new communities. Beacon works with a range of national, regional and private builders across metro Atlanta, helping maintain consistency in community operations and communication during the early phases of development. “We assist with a six-year proposed budget so that when it does turn over, the community is in a good financial state,” Fulk said. Rising costs, including insurance, labor and maintenance, are also putting pressure on HOA budgets and increasing the need for realistic financial planning. Technology continues to play a larger role in improving efficiency and communication by centralizing operations and giving homeowners real-time access to important community information. Megan Constantin sits in for Christiaan Mader on this edition of Out to Lunch Acadiana. When I say the name "Jourdan Thibodeaux…" You’re thinking of a musician. He’s hard to miss on stage at a festival as a fiddler and frontman for Jourdan Thibodeaux et les Rôdailleurs. But Jourdan is also a business owner. In Henderson Swamp outside Breaux Bridge, Jourdan and his partner Scott LaGrange own and operate Cypress Cove Landing — a marina, dance hall, restaurant, bait shop, and alligator hunt outfitter. Born on Cypress Island, Jourdan was raised speaking French by his grandmother, self-taught on a pawn shop fiddle. Everything he does is a kind of cultural advocacy. So you’re probably not surprised that he thinks of Cypress Cove Landing as a cultural hub. And a hub it certainly is. Cypress Cove offers boat slips, houseboat rentals, guided alligator hunts, fishing, and weekly Cajun dances that regularly draw five to six hundred people. The venue also hosts music tour groups through SOKO Music Tours. It's deliberately family friendly — all ages, all parts of the property. For Jourdan, it’s a place that exists because he got tired of watching authentic Cajun culture get replaced by a commercial version of it. Cypress Cove is a mission driven kind of entrepreneurship. But, as Jourdan will tell you, that doesn’t mean it’s easy. Cypress Cove employs ten people, and Jourdan puts whatever the business earns back into the operation and the community. Real estate broker Beau Bourque, has always wanted to run something of his own. He grew up in New Iberia, studied business at UL Lafayette, and came out of school looking for work with an entrepreneurial edge. He found it selling beer and liquor for Crescent Crown Distributing — out front, making things happen. Then real estate called. Beaux joined a commercial team at Van Eaton Romero in 2011, built a niche in mobile home parks and industrial properties, and in 2020 launched Beacon Realty — his own commercial brokerage in Lafayette. Beacon serves local and national clients. It completes an average of a transaction every couple of weeks, which is impressive for a company that, so far, runs lean. Beau has brought on a second commercial agent and sees room to grow to five or six. About eight out of ten deals come through online leads, though Beau still makes at least an hour of calls every day and mails letters to prospective clients. The fundamentals, he'll tell you, don't go out of style. How do you end up going into business with your life partner? For Paula and Justin King, the couple behind Rexhill Studio, the decision came many years after they first met, as their separate interests and skillsets gradually converged in their adopted home city. Paula grew up in NJ, attended NYU and lived in the East Village in the 90s. Justin grew up in Ohio, took an early interest in art and dreamed of escaping the Midwest. They both ran away to the West Coast, each for their own reasons, and met in Portland where they lived for years before moving back East and putting roots down in Beacon. Over time they realized they had complementary skills - Justin a woodworker of steadily improving ability, Paula a gifted interior designer with the operational knowledge to maintain books and oversee a shop. Thus was born Rexhill, a mom-and-pop cabinetry and interior design studio that has found a niche by resisting the prevailing forces of our economy. In an age when most manufacturing is modular and mass produced, Justin and Paula have embraced a way of working that is custom and small-scale and local. And they've done it together while raising kids, something common in bygone times but very rare these days.

An iconic local carpentry program is facing the axe. The Wood Technology Center, a program of Seattle Central College, is the starting point for many of our region’s carpenters, contractors, and boat builders. But budget issues plague community colleges across the state. And now, Wood Tech’s future is up in the air. We’ll hear from three graduates, including one who’s now teaching.
