Most Colorado investors have never seriously considered industrial real estate. At first, it feels like a different world — big buildings, commercial tenants, unfamiliar terminology. But once you understand how the asset class actually works, it starts to look a lot like the multifamily investing you already know, just with fewer headaches. To start, industrial real estate covers a wide range. On one end you have a 2,000 square foot bay rented to an HVAC company. On the other end, million square foot distribution centers broken into 20,000-50,000 square foot bays. For individual investors, though, the sweet spot is the middle — small-bay multi-tenant buildings in the $1-4 million range where spaces run 1,500 to 5,000 square feet. These attract the same kinds of small businesses that keep renewing: trade contractors, lumber companies, light manufacturers. Tenants that need space and don’t want to move. And in a triple net lease, those tenants pay your taxes, your insurance, and your maintenance costs. You collect the check. That’s where Drew Williams comes in. Drew is an industrial and retail broker at North Peak Commercial Brokers in Denver. Over the last four years he’s focused on exactly this segment of the market — multi-tenant industrial along the Front Range — and in this episode he walks through the asset class from the ground up. Deal types, tenant profiles, how to read a cap rate, what flex industrial actually means, and how to think about risk when you’re underwriting a business instead of a household. From there, the conversation turns to where the 2026 Denver industrial real estate market stands right now. Prices have pulled back. The ask-to-close gap has averaged 15% over the last 12 months. Meanwhile, rents have held flat at $12-13 per square foot triple net while expenses have climbed. On top of that, lenders now want 35-40% down and a 1.3 DSCR. It sounds like a tough market — and in some ways it is. Still, Drew explains why these conditions are also creating real opportunities for buyers who know how to find them. Drawing on Air Ministry and Admiralty archives, squadron records and veteran testimony, Jane reveals how RAF Bomber Command's aerial minelaying campaign (codenamed“gardening”) quietly sank or damaged hundreds of Axis ships and in fact destroyed more tonnage of enemy shipping than direct air attack. Yet it remains one of the least understood aspects of the air war.​In this episode, Pieter and Jane explore why mining operations were developed from 1940 onwards, how Bomber Command integrated them into its wider strategy, and the evolving technology, aircraft and tactics used to plant“vegetables” from Hampden, Wellington, Stirling, Manchester, Lancaster and Halifax, in some of the most heavily defended waters in Europe. On some fond breast the parting soul relies, Some pious drops the closing eye requires; Ev'n from the tomb the voice of Nature cries, Ev'n in our ashes live their wonted fires. In the words of Earl Miller, “it's so basic that people think it's profound.”The Wildflower Alliance supports healing and empowerment for the broader community and people who have been impacted by psychiatric diagnosis, trauma, extreme states, homelessness, problems with substances and other life-interrupting challenges. They do this through peer to peer support and genuine human relationships, alternative healing practices, learning opportunities, and advocacy.In this episode, Earl Miller, Director of Community Support and Matty Hollander, Hampden coordinator, come on the podcast to discuss their journey with this project. They share about the Alternatives to Suicide support group, the Peer Support Line, the Bowen center, the importance of autonomy and agency, the poverty industrial complex, and “a return to community that is accountable to you, that holds value in your existence. If you believe in community - that includes everyone.”Bio: Earl Miller's life and work are deeply shaped by his lived experience navigating the psychiatric and foster care systems from the age of 12, and facing homelessness, hospitalization, and trauma—part of which was featured in The New York Times Magazine in December 2024. Since joining the Wildflower Alliance in 2011, he has channeled his resilience into advocacy, community building, and creative expression as a storyteller, musician, and poet with several albums to his name. A proud father of two, Earl has held roles at the Center for Human Development and the Massachusetts Department of Mental Health, and served as the inaugural Director of Amherst's Community Responders for Equity, Safety, and Service, where he helped establish a municipal alternative to traditional policing. He now serves as Director of Community Supports at the Wildflower Alliance, championing anti-racist, humane, holistic, and community-based responses to emotional distress.Bio: Mathew Hollander serves as the Hampden Coordinator for the Wildflower Alliance, a grassroots peer support organization. He is a Northampton-based artist whose practice includes intricate ink drawings and mixed media sculptures.
