Whoa, Shuhei!  We’ve got a lot to talk about.  Stack it up and feel the power of a fearsome foursome!  Join Tricky, Matt, Alex and Yield as they discuss, among other things, Assassin’s Creed Brotherhood, LEGO Horizon Adventures, Split Fiction, and Horizon Huntes Gathering.  What’s more, we delve into Nintendo’s perpetual battle against emulation, and we broach the continuous issue of rising RAM prices.  And if you think that’s all, then you’ve got another thing coming!  Leakers, or leekers, have gotten to Grand Theft Auto VI.  Yep!  It’s apparently out there.  Where?  Why are you asking us?  Take-Two Interactive has responded with subpoeanas, so you can bet things are getting nasty. As usual, the news is full of surprises.  We hit the high notes, and we hit the low notes, but we’ll always bring the banter.  What are you waiting for? Dive in! As always, the opinions fly fast and heavy! Look out for this super-sized show, as the seemingly smallest conversation veers off into a multiverse of chit-chat. Sounds cool, huh? That’s the fancy way of saying “derailment.” And there’s plenty of that to go around! Let’s dance, Heroes of the XMB! Robbie goes off the cuff about an “election promise” by the federal Labor government suggesting a ban on trophies from 20 different animals, ranging from black bears to giraffes. Australia has already banned the importation of elephant, rhino, and lion trophies, so the basic question one has to ask oneself is: Why? Let's call it what it is—a cynical and damaging push by the anti-hunter, anti–sustainable-use sector of Australia's political wing. Dwyane talks about his post-NBA recovery routine, steam, sauna, cold plunge, massages, and chiropractic work, visiting Zaya’s school for three days with his dad waking up to grits and bacon, and Zaya’s 19th birthday at Nobu alongside her second annual Translatable Ball. On business, he shares his pride in Steph Curry joining Li-Ning with the Wade brand and how risky that original signing felt 14 years ago. They also get into Druski hosting the BET Awards, the new Scary Movie, and Dwyane going full fan mode yelling at the TV during a Bears game before closing out the “But Why?” segment with Bob’s recycled lunch sign peeve and Dwyane going off about people touching his clothes when he’s in white. Danielle Allen Calls Out Massachusetts For Its Political Participation Trophy Festival

Political Contessa

In this week’s episode, Jennifer and Danielle Allen dive into the workings of Massachusetts’ primary system, discussing why it is seen as broken and proposing fairer, more democratic solutions. They take a nonpartisan lens to explore the controversial ballot question about opening up the primaries to all voters, which could enfranchise the state’s 64% of unenrolled voters. The conversation highlights topics such as uncontested legislative races, forced choice between party ballots, party control over candidate selection, lack of transparency, and low competition. Both stress the historic legacy of self-government and citizen-driven reform, challenging the entrenched power of political gatekeepers. The episode stirs debate around party fears, compelled association, term limits, and the practical benefits of transforming a system that currently leaves many voters without a meaningful say. Danielle is a political philosopher whose current research focuses on democracy renovation: how to reconnect citizens to civic power through education and institutional redesign, how to make political institutions more responsive, accountable, and participatory, and how to make public policy that supports democracy. Her most recent book, Justice by Means of Democracy (University of Chicago Press, 2023), provides the theoretical foundation for this work. Her forthcoming book, The Radical Duke, a biography of an 18th-century British political reformer, is due out with Liveright/Norton in 2026. Through the Allen Lab for Democracy Renovation at the Harvard Kennedy School, she leads applied research on electoral reform, civic infrastructure, institutional design, and democracy-supportive public policy. Through the Democratic Knowledge Project-Learn at the Harvard Graduate School of Education, she develops and scales civic education curricula for preK-12 students and higher education. She is the publisher and founder of The Renovator Substack and a contributing columnist at The Atlantic Magazine. "It's not rational to go vote when literally you look at your ballot and there's one name per line." ~Danielle Allen Today on Political Contessa: Massachusetts has the nation’s least competitive races, with most legislative seats uncontested. 64% of Massachusetts voters are unenrolled, and current rules restrict their full participation in primaries. The open primary ballot question would allow all voters access to every consequential electoral decision. Accountability and transparency in the legislature suffer without genuine electoral competition. Parties currently serve as gatekeepers, limiting candidate diversity and voter choice. Civic education and engagement are strengthened by competitive elections. The ballot question aims to enfranchise unenrolled voters without abolishing political parties. The historical struggle for voting rights informs current efforts for primary and electoral reform. US Office Market Outlook 2026: Vacancy, Rents & Sales | Phil Mobley, CoStar

US office vacancy sits at 13.8% while rents rise and inventory actually shrinks. CoStar's Phil Mobley breaks down the two-tier office market at mid-2026.  Phil Mobley, National Director of Office Analytics at CoStar Group, joins Michael Bull, CCIM to explain why the office headlines and the office market have stopped matching. National vacancy peaked at 14.1% a year ago and now sits near 13.8%, with four consecutive quarters of positive absorption totaling roughly 20 million square feet. For perspective, that full year of demand would have been one decent quarter in 2018.  The supply side is where this cycle breaks from history. New construction starts are running about 5 million square feet per quarter, a generational low, and for the past two quarters CoStar's data shows outright supply contraction: more office space is being demolished or converted than delivered, which has never happened before.  Mobley also corrects the most common misconception about the office recovery. It is not simply Class A winning and Class B losing. Trophy assets, the top 5% of inventory, are performing strongly, and solid B and B-minus buildings serving price-sensitive tenants held up better than most people assume. The real occupancy damage landed on A-minus and B-plus product caught in the middle: not distinctive enough to compete with trophy space, too expensive to compete on price. Also covered: why AI has been an unambiguous demand tailwind so far and the venture-capital risk hiding inside it, why return-to-office gains raise foot traffic without raising space needs, how New York and Dallas preview where the rest of the country is heading, why lease sizes have run 15% below pre-pandemic levels for nearly three years, and the capital markets shift as institutions climb back from 10% to 15% of office deal volume to around 20%, buying buildings to keep them as office. Plus the point every landlord should sit with: the total vacancy number is not the relevant number. Competitive vacancy is, and a landlord without capital to fund tenant improvements does not really have leasable space. Spring Cleaning – Winnipeg JetsThe Winnipeg Jets suffered one of the NHL's most dramatic declines during the 2025-26 season, missing the Stanley Cup Playoffs just one year after winning the Presidents' Trophy. After entering the year as one of the expected powers in the Central Division, Winnipeg collapsed under the weight of declining goaltending, a lack of secondary scoring, and an overwhelming dependence on its top line. Neil Smith and Vic Morren examine what went wrong, the challenges of building in the Winnipeg market, and the difficult offseason awaiting General Manager Kevin Cheveldayoff.IN THIS EPISODE:[00:00:00] The Jets are eliminated from playoff contention on April 13, becoming the second consecutive Presidents' Trophy winner to miss the postseason the following year.[00:00:25] Neil and Vic revisit the preseason expectation that Winnipeg would join Colorado and Dallas among the Central Division's elite teams.[00:00:50] The departures of Nikolaj Ehlers and Mason Appleton weaken the forward group, while questions remain about how much Jonathan Toews can contribute after several years away from the NHL.[00:01:20] Winnipeg also enters the season needing more offense from its third and fourth lines to reduce the burden on Mark Scheifele, Kyle Connor, and Gabriel Vilardi.[00:01:45] Toews is viewed as a potential leadership addition for a team believed to be close to Stanley Cup contention, while Connor Hellebuyck returns as the reigning Vezina Trophy and Hart Trophy winner.[00:02:00] The Jets' collapse is dramatic. Winnipeg finishes 34 points worse than the previous season, while its goal differential falls from plus-86 to minus-29.[00:02:25] After beginning the season 9-3-0, the Jets go 6-19-5 over their next 30 games, including four regulation losing streaks of at least three games.[00:02:50] An 0-7-4 stretch becomes the clearest sign that Winnipeg's season is spiraling out of control.[00:03:00] Hellebuyck's numbers fall sharply after his MVP season. His record drops from 47-12-3 to 23-23-11, while his goals-against average rises from 2.00 to 2.86 and his save percentage falls from .925 to .895.[00:03:30] Winnipeg becomes overwhelmingly dependent on its top line. Scheifele, Connor, and Vilardi account for 105 of the team's 231 goals, representing more than 45 percent of the offense.[00:04:00] The supporting cast fails to provide enough production. Cole Perfetti, Vladislav Namestnikov, Nino Niederreiter, Adam Lowry, and Alex Iafallo collectively fall from 77 goals to 46.[00:04:25] Free-agent signing Gustav Nyquist produces only one goal and 12 points in 51 games, making his season one of the organization's biggest disappointments.[00:04:45] Neil explains that injuries played a role, but the larger problem was the absence of meaningful secondary scoring throughout the lineup.[00:05:00] The discussion turns to the challenge of attracting free agents to Winnipeg. The weather, Canadian dollar, family considerations, and smaller market all complicate recruitment.[00:05:30] Despite those challenges, players who do join the Jets often speak highly of the organization and the city.[00:05:45] Cheveldayoff enters the 2026 NHL Draft with seven selections but no second-round pick after acquiring Luke Schenn from Pittsburgh.[00:06:00] Winnipeg owns two seventh-round picks, including one acquired from Buffalo in the Tanner Pearson trade.[00:06:15] The Jets project to have approximately $3.3 million in cap space before the July 1 reset.[00:06:30] Unrestricted free agents include Nyquist, Toews, Colin Miller, Jacob Bryson, and backup goaltender Eric Comrie.[00:06:50] Restricted free agents Cole Perfetti and Isak Rosén represent more important long-term decisions for the organization.[00:07:00] Neil expects Perfetti to be a priority but questions whether Winnipeg will retain Comrie, Toews, or Nyquist.[00:07:20] Cheveldayoff must find a way to add higher-end support players despite the difficulty of convincing free agents to sign in Winnipeg.[00:07:45] The Jets still possess a strong core that includes Scheifele, Hellebuyck, Connor, Josh Morrissey, and Neal Pionk.[00:08:00] Kyle Connor's new eight-year, $12 million-per-season contract provides another major long-term commitment from one of the franchise's top players.[00:08:20] Neil credits Cheveldayoff for successfully keeping several elite players in Winnipeg despite the market's disadvantages.[00:08:40] The episode concludes with a clear offseason priority: improve the team's depth and secondary scoring so the Jets are no longer dependent on one line and one goaltender to carry them back into the playoffs.

Spring Cleaning – Washington CapitalsThe Washington Capitals entered the 2025-26 season expecting some regression after nearly winning the Presidents' Trophy the year before. That concern proved justified as declining production, injuries, weaker special teams, and uncertainty surrounding Alex Ovechkin's future left Washington outside the Stanley Cup Playoffs. Neil Smith and Vic Morren examine why the Capitals could not recreate the magic of their previous season and the major fork in the road facing General Manager Chris Patrick this summer.IN THIS EPISODE:[00:00:00] The Capitals are eliminated from playoff contention on April 13 after entering the season with expectations of taking a step backward from their Eastern Conference-leading 2024-25 campaign.[00:00:25] Neil and Vic revisit Washington's late-season decline from the previous year. The Capitals were 32 games above .500 on March 23, 2025, but finished the regular season 4-7-1 as the pursuit of Alex Ovechkin's scoring record became the team's central focus.[00:00:55] Washington still won the Eastern Conference and defeated Montreal in five games, but looked noticeably slower than Carolina during its second-round playoff elimination.[00:01:15] Eight Capitals players produced career seasons in 2024-25, making it difficult to expect the same level of performance one year later.[00:01:35] Neil believes the attention surrounding Ovechkin's record chase disrupted the team's rhythm. Once the record was secured, Washington never fully regained the form it displayed earlier in the season.[00:02:00] A quiet offseason provides little reinforcement, and the Capitals pace toward only 90 points through their first 72 games before finishing the season with an 8-2-0 run.[00:02:20] Several important players experience major declines in production. Dylan Strome falls from 82 points to 58, while Aliaksei Protas drops from 66 points to 52.[00:02:45] Connor McMichael also regresses, falling from 26 goals and 57 points to 14 goals and 46 points. Neil and Vic discuss how only a few additional goals could have changed several close games and kept Washington in the playoff race.[00:03:00] Pierre-Luc Dubois becomes one of the team's most significant losses. After playing all 82 games and producing career highs with 46 assists and 66 points the previous season, Dubois is limited to only 29 games.[00:03:30] Tom Wilson, Jakob Chychrun, and Logan Thompson remain dependable, while Ryan Leonard takes an encouraging step with 20 goals and 45 points.[00:03:50] Justin Sourdif contributes 15 goals and 35 points after arriving from Florida, while Aliaksei Protas' younger brother, Ilya Protas, positions himself for a full-time role next season.[00:04:10] Washington's special teams also regress. The power play falls from 14th to 25th, while the penalty kill drops from fourth to 15th.[00:04:35] Neil explains that even moderate declines become costly in a league where so many games are decided by one goal.[00:04:55] The Capitals also remain one of the NHL's older teams, and the unified effort that produced so many career seasons in 2024-25 does not carry over.[00:05:10] Alex Ovechkin's future becomes the defining offseason question. He has not yet decided whether he will return for another season or retire.[00:05:30] General Manager Chris Patrick enters the 2026 NHL Draft with five selections, including two first-round picks.[00:05:50] Washington owns its original first-round selection and Anaheim's pick acquired in the John Carlson trade.[00:06:05] The Capitals do not own a second-round pick after the Justin Sourdif trade, a third-round pick following the Jakob Chychrun deal, or a sixth-round selection after acquiring David Kämpf.[00:06:25] Washington projects to have approximately $4.4 million in cap space, leaving Patrick with limited flexibility before additional offseason moves.[00:06:45] Unrestricted free agents include Ovechkin, Brandon Duhaime, David Kämpf, Trevor van Riemsdyk, and Timothy Liljegren.[00:07:00] Restricted free agents Connor McMichael and Hendrix Lapierre also require new contracts as management evaluates which younger players belong in the next version of the team.[00:07:20] Neil believes ownership and management must first learn Ovechkin's intentions before deciding whether to retool or begin a more significant rebuild.[00:07:40] If Ovechkin returns, Washington is unlikely to dismantle the roster around him. The organization may instead attempt one more playoff push during the final chapter of his career.[00:08:00] If Ovechkin retires, the Capitals could accept several difficult seasons in order to acquire higher draft picks and inject more youth into the lineup.[00:08:20] Vic argues that Washington still possesses enough useful pieces to avoid tearing the roster down completely. A retool may be more appropriate than a total rebuild.[00:08:40] Neil compares the possible approach with Pittsburgh's successful strategy of adding several complementary veterans around Sidney Crosby, Evgeni Malkin, and Kris Letang.[00:09:00] The episode concludes with Washington standing at a clear organizational crossroads. Every major offseason decision—from free agency to roster construction—will depend on whether Ovechkin chooses to return for one more season.

https://teachhoops.com/ Are your goals helping you achieve something, or become someone? In this episode, Coach Collins breaks down why the best athletes do not just focus on outcomes—they focus on the habits, character, and daily choices required to deserve them. Writing down a big dream is easy; the hard part is becoming the kind of person who can carry it. This episode dives deep into the true purpose of goal setting, why becoming always comes before achieving, and how goals only matter when they change your behavior in the present moment. Coach Collins explores why discipline, coachability, gratitude, and character are the real, unspoken foundations underneath high performance and long-term success. The Real Value of a Goal: A goal shouldn't just make you excited about the future; it should make you honest about the present. Its deepest value is what it asks of you today. Wishes vs. Goals: Goals only help when they change daily behavior. Otherwise, they are just wishes with better branding. Identity Work: Every small action—showing up on time, accepting coaching, cleaning up the bench—is a vote for the person you are becoming. The Challenge for Coaches: Don't just ask your players what they want to achieve. Ask them who they need to become to deserve it. Do not just write down your next outcome-based goal. Write down the specific character traits, habits, and daily standards that the goal requires of you. The work starts today, not at the finish line. If you win "Best Feature" at a film festival, but the festival doesn't give you a trophy, can you make your own trophy? Or is that too cringe? Spouses and filmmakers Kaye and Mariel disagree! Their film THE REBRAND (trailer here) won several film festival awards! But most of the festival organizations did not provide trophies, or any physical representation of the win for that matter. Kaye wants to design and 3-D print her own trophies to commemorate the occasion, and to serve as a reminder that "they like her They really like her!" But, while Mariel is proud of the work they have done and the awards they received, she's also trying to rely less on external validation. Who's right? Whoa, Shuhei!  We’ve got a lot to talk about.  Stack it up and feel the power of a dynamic duo!  Join Tricky and Alex as they discuss, among other things, Cult of the Lamb: Woolhaven, Assassin’s Creed Rogue and Marathon.  What’s more, we delve into Sony Computer Entertainment’s PlayStation Plus Extra and Premium July catalog additions, and we ponder GameStop CEO Ryan Cohen’s comments on the company’s shrinking dependence on game sales.  As a reminder, GameStop, despite selling the discs to further our hobby, has never been a friend to gamers.  If you needed more evidence, then Cohen has provided all you need to hear.  Power to the players?  Power to the players my ass! And if you think that’s all, then you’ve got another thing coming! In a bit of big news that would make the Teenage Mutant Ninja Turtles proud, iHeartRadio, Pandora and Spotify host episodes of Trophy Whores. Olive Garden Requires Photo ID for Pasta — but Not Voting? | 7/20/26

You need to see this before the next election: Olive Garden just exposed the hypocrisy on election security in the funniest way possible. The White House roasted Democrats after Olive Garden announced that its $100 Never-Ending Pasta Pass requires a valid photo ID every single time of use. The passes are personalized, non-transferable, and strictly enforced. Yet the same people who think that's perfectly reasonable fight like hell against basic voter ID for actual elections. Pat tears into the double standard and shows why this one hits so hard. Regular Americans live with common sense every day — you need an ID to buy beer, fly on a plane, check into a hotel, or pick up medicine. But somehow proving who you are to vote is treated like an impossible burden by some politicians. This Olive Garden pasta pass ID policy perfectly proves the elite hypocrisy and institutional failure we have all been seeing. Pat also covered: AOC is back and backing El-Sayed for Congress. Congrats to Spain for taking the W on the FIFA World Cup. Another round of attacks against Iran — what's next? Is John Fetterman about to switch to the GOP? Van Jones is COMPLETELY done with the progressive Democrats. Do you think a restaurant should have stricter rules than our polling places? What's the most ridiculous “no ID required” situation you have seen lately? Drop it in the comments.
