The cost burdens for these veterans (and others) are significantly higher compared to previous generations, with a 35% average cost-burden, leading to wide-spread housing affordability struggles (this means that ~ 35% of their income is used on housing expenses, such as rent or mortgage payments, property taxes, utilities, and insurance). 21st Century veterans are far less likely than previous generations to own their homes, with less than 50% of Post 9/11 veterans benefiting from the VA loan program's broad access to zero-down mortgages with favorable rates. These trends are concerning, and younger veterans especially seem to face their own unique homeownership challenges today. While younger households are usually less likely to own a home in general, this trend persists and is even more exaggerated for Post 9/11 veterans, even when controlling for demographics. Once Lou learned how to buy property without borrowing money from a bank, he was unstoppable. Luo Brown was born and raised in Charlotte North Carolina he went to the army and transferred at the age of 20 years old growing up with no money. Lou Brown is a highly influential figure in the real estate investing industry, as well as founding president of the National Real Estate Investors Association. Since dropping out of college and buying his first house at 18, Lou has been determined to succeed as a real estate investor through economic shifts and crashes by “becoming the bank.” In this podcast, Lou explains how, in 2009, following the recession, he decided he needed to change the way he did business if he wanted to survive the tumultuous economy. He decided the seller should become the bank and maintain control over their entire future and that they should go out and finding the buyers first and resource a property for them. This way, he wouldn't have to rely on banks or qualify for loans and his finances would remain much more stable, and he recommends that you become your own bank as well.
