Today I went to a probate training class and learned a lot of really great ideas and information to help grow my business. I'm sharing one of those ideas with you today. was led by fantastic instructor the guy was spot-on he knew his and his wife was there as well she she was able to teach Mike Torres and Molly fantastic people and the the whole day was just awesome I was completely engaged I did not fall asleep one time so I'm proud of that but it's because of the way my teachers he was very engaging very entertaining and a lot of it was very educational and I picked up a lot of great ideas and that's where I want to take this conversation for this podcast there were some ideas that were brought up when it came to expanding your real estate business as a realtor everyone is a basically a independent entrepreneur right you are when you get licensed you become basically a company of yourself it's just you yes you do have a broker that you paint your license with but then the rest is really and if you do it correctly it's all you you're the one generating leads you're the one putting out the marketing you're the one talkin where buyers and sellers getting contracts signed negotiating deals and then getting them to getting those offers and new listings and everything all through Unity the less and title making sure everyone is putting in their money for escrow and all that and then getting everything to closing you are essentially a business a self running business and if you do it right you can make a lot of money in real estate one thing and and there are a lot of different niches that you can get into with real estate there's rental there's a whole rental space and then there's residential commercial rural areas are focused on more like the the farmers putting out marketing boards that kind of demographic there's a lot you can do right and then there are sub niches there's a lot of Subway inside of residential inside of commercial one of those is probate inside of residential and probate if you haven't heard me speak about this before probate is basically a process in which the are in a state must take the estate through probate because the decedent has certain things in inside of a will or trust and sometimes those things must go through a court process or can also go through an attorney if it's done properly it can just be done through an attorney and everything's done everything is taken care of and that's if you need to see before they passed did everything properly to set it up in a trust and set up the will and all that so do not then the airs the people that didn't hurt the the estate inclusive of real estate properties and personal property and all that they have to go through a probate process which is basically making sure that the county is aware of everything that's going on all the creditors are paid off that means mortgage that means taxes that means any debts have been paid off and then the airs the people that are inheriting the the entire State get to divvy up what's left and probate is just one market one Niche there's there's all kinds of other niches there's foreclosure divorce there's a tax liens and there's tons of stuff there is no if you just want to deal with the 55 plus communities you can do that or if you want to do mobile mobile parks and show what I started to focus on in my my business is probate and especially especially in in the retail side so I focus on probate and foreclosures tax liens divorced for the investment side but now as a realtor I'm focusing on probate since now I have more knowledge about probate than I did before and I'm also now certified in Probate so now I'm a certified probate real estate specialist and inside of that today's training that I went to we went in depth with all the material and one of the things that stood out was the marketing site that you know how do you expand your reach how do you expand your marketing and get in front of people more often and I've spoken about this before but today something stood out and I was like wow that's actually pretty genius especially in Probate and unfortunately it may sound like I'm being rude about the whole subject but if you are a realtor and you are focusing on probate one of the things and I have spoken about this the TV Area events or networking events is funeral homes for funeral parlors the people that work there are either trained or they have the skills to speak with people that just lost someone and you know that's their that's their business right that's their business in and that's with that they have to be able to speak in a way that is comforting to the people that are grieving over the loss of a loved one here's the thing is these funeral parlors they have to end at some point be able to Market themselves and it's unfortunately I don't know how they would Market themselves how they would market near their service I think it's really just people would search for funeral homes or funeral parlors in their area and then just pick from a list but for those that do Market to people or at least provide some kind of material some kind of pamphlet or booklet like a workbook or something to go through you note setting up a a funeral everything that goes into it that's marketing with your right that's that's your opportunity to Market yourself and I saw a fantastic example of this a realtor out in believe it was Nevada somewhere out there took out a whole page basically took up the the back part of this pamphlet or whatever it might have been and he's got his information in there as a realtor talking about probate some of the things that he's able to do you got a picture of him in there and he takes up the entire like Backpage of this and then at the very bottom she hooks if he hooks these people saying you list your property at 1% and from there that's that's the hook people are going to call they're going to be like oh well yeah I definitely list this property that we just inherited for 1% and I'm not going to go into detail about why he lists or why he puts it in there as new list your home at 1% there's more that goes into that and I know exactly what goes into it and it's actually something I may start using for other things but here's here's the thing is he probably paid however much it may have been let's say it will say it's $1,000 to have this workbook printed out for the funeral parlor for the the business with his information on the very back and it's probably something that is it's not very expensive for him especially if he's doing a lot of volume but it is genius when I thought when I saw it and I thought about it I was like wow that's that's genius that's how you start to expand your business find creative ways to get your face in front of people get your name in front of people and let them know that you are there to help a funeral home is fantastic especially if you are dealing with probate so if you are dealing with probate funeral homes are funeral parlors however you want to call them perfect you want to get in with people that run run those businesses and find a way to get referrals from them you need to get them to start driving traffic to you to your website to your new have people call you from you as a referral from the funeral home and from there I mean that's really it you don't have to do much else from here from that point and if you target all the funeral homes in your city were in your Market let's save it for Tampa Bay I'm sure there's Maybe 50 different funeral homes in the Tampa Bay area I can call them up I can send them a email I can send them a letter or I can go there one-on-one face-to-face and speak with them and say look you know this is what I'm trying to do and I will gladly pay to have a workbook I printed out if you if you will allow me to have my information on the very back side of this workbook and it was. That was pretty genius one more in there and that is with assisted living facilities or nursing homes these are again another area where you can start to expand your business do something there as well find a way to get start getting referrals from assisted living facilities or nursing homes and their various ways to do that that could be with you just getting your not your information in front of the custodians word directors whoever runs those run those facilities and tell them what year this is what I do I would love to be able to help people that are eventually going to go through probate the people that are in that have started to live in assisted living facilities and nursing homes Unfortunately they will pass at some point and they will need someone like you a certified probate real estate specialist to help them through that whole process and then once you are contacted from a funeral home or from assisted living facilities a lot of the work has been done for you now all you have to do is do your part speak to them about what what probate is how it works and then start getting them through that whole process so that was at one of the things that kind of popped up and I enjoyed listening to it and having a discussion about that today and definitely wanted to share that I got to meet a lot of fantastic Realtors and I offered my services to some of these realtors that are not very tech-savvy figured you know what let me help them get up and running with a website so that they can start driving traffic towards their website and put more information on their site about probate or whatever it is that they want to do and then I also met a another podcaster and she's putting out to podcasts and I don't think I can talk about it just yet as she is about to launch them probably within this week in July I don't want to jinx it I don't want to see what the other names are but once she launches them once they knew they're up and running I will let you know what they are and that's it I hope you learned something today put it towards your business if it's a real estate business especially if it's a real estate business start thinking out the box thinking creatively about how to expand your business and get more leads from outside sources so with that I will see you tomorrow

After 3 weeks out, this weeks show had the fortune of having Mike Torres laying around Al's loft on a Sunday afternoon. We got down to business and even had a chance to talk about Inline Vert skating, which never happens. You'll find out why later. For whatever reason, this was a difficult show to edit. Lot's of pauses and breaks that stemmed from what I imagine was an all around indifferent mood. Mike was cold, I was tired, Tim I believe fell asleep at some point and Al, well, Al was at his best this show. Just the kind of environment you'd expect a curmudgeon like him to thrive on. Seriously though, I give all my co hosts a bad rap because it was a really fun show filled with mantras you know and love like, "the evolution of style" and classics like "No grind blading". Don't forget, the only global skating podcast from England, Detriot and California is Rolling Revival.
