In this I'm breaking down the surprising truth about co-ops versus condos in New York City real estate. While co-ops are known as the more affordable option with lower purchase prices, I'll show you the shocking math that reveals they actually require MORE income and cash on hand than their pricier condo counterparts. Through a detailed side-by-side comparison of a $1M co-op and $1.25M condo, I'll expose how co-op down payment requirements, debt-to-income ratios, and post-closing liquidity demands dramatically change the affordability equation.About the Host:Christina Kremidas is a lifelong New Yorker who brings her extensive background in advertising to her successful real estate career in Manhattan. In this episode, I am diving into a beautiful devotion that speaks to us in a very special way as Catholic midlife women — the devotion to Our Lady of La Leche (Our Lady of the Milk). This devotion may be lesser known, but its message of nurturing, motherhood, and reliance on the Blessed Mother resonates deeply with all of us who are navigating the unique challenges of motherhood in midlife. In this episode, I share my recent visit to the National Shrine of Our Lady of La Leche in St. Augustine, Florida. As soon as I stepped on those holy grounds, I felt the peace and presence of God. It was a powerful reminder of how Our Lady stands with us in every season of motherhood — from the first moments of pregnancy, through sleepless nights of nursing, to letting go as our children grow into adulthood. As Catholic midlife women, we are often in a time of transition — perhaps letting go of children as they become more independent or even welcoming the joy (and challenge!) of grandchildren. I reflect on how Our Lady of La Leche models for us the patient, nurturing love we're called to offer, not only to our children and grandchildren but to ourselves as well. She nurtures our souls just as she nurtured Christ — emotionally, spiritually, and physically. I encourage you to consider: where do you need to be nurtured? As mothers, we often pour ourselves out for others, but our hearts also need restoration. Our Lady knows our struggles, whether it's the difficulty of letting go, the loneliness of an empty nest, or the uncertainty of caring for aging parents. She invites us to bring these challenges to her, to let her lead us to her Son for healing and strength. I share the rich history of this devotion, tracing it back to the Roman catacombs and the first Catholic settlers in St. Augustine. The story of the tiny wooden cross planted on the shore in 1565, and its magnification over time into a towering beacon of faith, reminds me that our small acts of faith can have an impact far greater than we ever realize. Like the image of Our Lady of La Leche nursing the infant Christ, our seemingly small gestures of love, sacrifice, and prayer can be magnified in God's plan. Whether you're in the midst of raising teens, letting go of adult children, or helping to care for grandchildren, this episode is for you. The Blessed Mother is here with us, nurturing our hearts just as she nurtured Christ. I invite you to sit with her, pray with her, and let her intercede for you in all aspects of your life as a mother, wife, and Catholic woman. Jennie Guinn is a Catholic speaker, Life Coach, Podcaster, Weekly Radio Show Host on Nashville Catholic Radio and Radio Maria USA, and the founder of Catholic Moms in the Middle. After 26 years of working in Catholic education, Jennie felt God calling her "to step out of the boat" to serve in a new way. In her new ministry, she equips and encourages middle-life women to encounter the love of the Father and to be transformed and healed by the power of the Holy Spirit so they can MAGNIFY Christ in their corner of the world.

At a young age, the family moved to Ta' Kerċem, another small community on the same island.   Malta is an outsize name in the history of the Catholic Church, thanks to its hosting of the military order of Saint John of Jerusalem, aka the Hospitallers or more simply the Knights of Malta in the early modern period. Their holding out against Suleiman the Magnificent's Ottoman Empire–who, in fairness, had *successfully* kicked the Hospitallers out of the Greek Island of Rhodes earlier in his career–that success at the Great Siege of Malta was so famous that noted enemy of the Church Voltaire once said “Nothing is better known than the siege of Malta” (Annals of the Empire, 1753)   Also, to get this out of the way, there was recently a Maltese Cardinal by the name of Prosper Grech. I haven't seen it explicitly confirmed that the two Cardinals *aren't* related, but I haven't seen anyone suggest that they are either. So… maybe, but probably not? Grech *is* a common Maltese surname, to the extent that a random third party commenting on the passing of the older Cardinal also had the last name of Grech.   Anyways, let's actually talk about today's cardinal some, shall we? The island of Gozo has fewer than 40,000 people altogether, but in heavily Catholic Malta, that's enough to support a local seminary, which is where Mario went when he decided to start his priestly studies. Unusually, he did both his philosophy and theology studies at that same institution. It wasn't until after his 1984 ordination that he went further afield, being sent to Rome to study both canon and civil law at the Pontifical Lateran University. Following the pattern of some of our more bookish Cardinals, Father Grech then obtained a doctorate in canon law from the Angelicum.   While studying his doctorate and for a span after, Father Grech ministered at the cathedral, at the National Shrine of Tá-Pinu, and also served as a parish priest at the parish of Kercem. You're not going to be too surprised that he also taught canon law at the local seminary and held a number of roles within the Diocese of Gozo during this period as well.   In 2005 his white phone rang and Pope Benedict made him Bishop of Gozo. He was consecrated on January 22nd 2006, with his predecessor, Bishop Cauchi, serving as his principal consecrator. I got curious because by longstanding custom–and, well, canon law–new bishops are consecrated by three existing bishops to ensure apostolic succession, and there's only two dioceses in Malta. It turns out the retiring bishop Cauchi- who had ordained Mario Grech as a priest too, by the way– it turns out he was joined not only by the Archbishop of Malta but also by Malta's Apostolic Nuncio, which makes sense and eventually I'll come to expect that.   Bishop Grech has traveled a fair bit during his tenure, visiting emigrants from Malta living in the USA twice, and Australia once, along with a couple trips to South America.   From 2013 to 2016, Bishop Grech was President of the Episcopal Conference of Malta, which l, I mean, part of me says with just the two dioceses they would have had a hard time getting a euchre game going at their meetings, another part of me says there's probably a few more folks than I'm imagining if you count retired bishops and auxiliaries, and I don't know if they invite senior priests to take notes or what. Someone's got to bring the snacks, is all I'm saying.   Anyways, in 2016, Pope Francis published Amoris Laetitia, a post-synodal apostolic exhortation, in other words a Papal follow-up letter recapping the goings on of a synod, a gathering of bishops. In this case, the synod in question was the Synod on Family and the reason we're talking about Amoris Laetitia is because it seemed to open the door to communion for Catholics who had been divorced and then gotten civilly remarried, at least in certain cases and with careful discernment. That's getting into a theological issue, the finer points of which you could definitely spend a lot more time going into than I will here, but in short most Catholic bishops were and I think it's fair to say still are wary of allowing such an accommodation. I mean, I'm here for it, but I make no secret of being a big old softy when it comes to accommodations in general–and honestly I think it's fair to say Pope Francis has a similar mindset. But again, most bishops are of a more conservative bent. Except for our friend Bishop Grech, who was instrumental in helping implement exactly that sort of accommodation for divorced and civilly remarried Catholics–in certain cases, as specified– in Malta–though it's worth noting he's also on the record as being against divorce generally, which is pretty well expected of Catholic bishops. Just, you know, to be clear.   Anyways, Bishop Grech's time in Malta's surprisingly existent Bishops' Conference did not go to waste, because he also served on the Conference of European Churches (CEC) and the Commission of Bishops' Conferences of the European Union (COMECE). In 2019, he made the big time, being named the Pro-Secretary General of the Synod of Bishops–not for the Malta, not for the EU, but for the whole Catholic Church: a sufficiently big enough job that he stepped down as Bishop of Gozo in order to take it on.   The next year, he was named member of the Pontifical Council for the Promotion of Christian Unity and in that same year–2020, if you lost count– he was named full on Secretary General of the Synod of Bishops, so the top dog post. A couple months later, Pope Francis gave him his red hat, making him a Cardinal deacon with Santi Cosma e Damiano as his deaconry.   The next year, Mario was also added to the The Supreme Tribunal of the Apostolic Signatura, the highest judicial authority in the Catholic Church apart from the Pope himself, should he choose to intervene, which he usually doesn't, but, you know, he could.   As a dedicated Curial Cardinal, Cardinal Grech also serves on the Congregation for Divine Worship and the Discipline of the Sacraments, as well as the Dicastery for Bishops.   Mario Cardinal Grech is eligible to participate in future conclaves until he turns 80 in 2037.   Today's episode is part of Cardinal Numbers,  and there will be more Cardinal Numbers tomorrow. Thank you for listening; God bless you all! Thanks, Joe!

Theoni Bell has been fascinated with Our Lady of Champion for a decade. Her historical fiction novel The Woman in the Trees: a novel about America's first approved Marian apparition was published in 2021 by TAN Books. In 2024, Theoni was added as a “witness” to the Libellus requesting permission from the Vatican to initiate the cause for the canonization of the seer Adele Brise. Theoni has spent years sifting through archival documents and corresponding with members of the shrine staff, historians in Belgium, and descendants of the community in which the apparition took place. She collects the stories of people who have experienced miracles — even minor ones — through Our Lady of Champion's intercession, in hopes that these will draw people to the shrine to encounter Our Lady there. This whole venture started in 2013 with two answered petitions after a visit to the National Shrine of Our Lady of Champion. Theoni also writes and speaks about baby loss. Her baby loss picture book Jellybean: a baby's journey to God came out April 2024 from Holy Heroes. She sells baby loss memorial prayer cards and prints on Etsy. Theoni has a master's in international journalism and studied religion and culture in 9 countries. She came to Catholicism in college. Fr. Elias Mary Mills, F.I. served as Rector of the Shrine Church at the Shrine of Our Lady of Guadalupe in Lacrosse, Wisconsin from 2016 to 2021. He was ordained in May of 2000.   In Today's Show - All About Our Lady! (Part Five) I was surprised to see a statue of Mary without a head covering. It is The National Shrine of Mary, Mother of the Church in Laurie, Missouri. I always see our Blessed Lady wearing a veil, crown or some kind of head covering. Please comment. I was scanning through a Protestant blog which was attempting to refute Catholic teaching point-by-point. They seem to have a lot of misconceptions about what Catholics actually believe. One statement they made was that Catholics believe that Mary is the “co-redeemer”, for she participated with Christ in the painful act of redemption. They accused Catholics of believing that Mary had an equal part with Jesus in the redemption of sin. I have never heard any official Catholic teaching refer to Mary as a “co-redeemer”. What is actually meant by that term and why would they think we profess it? How do we evangelize Protestants who think we are worshiping Mary? A related name for Mary is “mediatrix”. What is the meaning of that title and how is it different from co-redemptrix? Can you please explain why May has been named/dedicated as the month of Mary? I suspect that you may have a “favorite” Marian apparition (with no disrespect meant to the others, of course). Is this the case, and if so, which is your favorite and why? Our Lady of Medjugorje… Is that valid in the church? Could you talk about the Seven Sorrows of Our Lady? There are many different publishings of the Little Office of the Blessed Virgin Mary. In this bonus episode, Ana and Eric greet you from West Bend with several friends: Washington County Executive Josh Schoemann, West Bend Mayor Joel Ongert, and Kewaskum Village President Fuzz Martin. Between all five, the topics run the gamut to every corner of Washington County and expand on the recent Discover Wisconsin episode on Washington County, which was called "Love Your Neighbor." All corners of Washington County get some love from the standpoint of visitors, residents, and businesses. West Bend, the county seat, has a charming and vibrant downtown with Main Street freshly repaved, re-scaped, and ready for great shopping, dining, and entertainment with the Historic Bend Theater welcoming regional and national acts in its 1920s-era-but-updated venue. Across the Milwaukee River you can take in some amazing art at the MOWA - Museum of Wisconsin Art and places like The Volunteer Center and The Hub, its associated coffee shop, were showcased in the recent Discover Wisconsin episode. West Bend also has Riverside Brewing, historic buildings, the Eisenbahn Trail for biking and hiking, and Regner Park, which hosts everything from summer concerts to the beautiful holiday lights in winter. Kewaskum is a prime example of Washington County's beautiful villages, and Village Prez Fuzz Martin dives into activities to enjoy from hunting for antiques to hitting the slopes and Sunburst Ski Hill, which also boasts the largest tubing park in the world with nearly 50 lanes! Nearby in Slinger, Little Switzerland is another popular area for skiing, snowboarding, and tubing. Since Washington County straddles the Kettle Moraine region, the topography is beautiful for any activity, and places like the Pike Lake Unit of Kettle Moraine State Forest next to Hartford are ideal for enjoying it to the fullest. You can stop at Aspen Sky Winery in Slinger after (or, heck, before) to imbibe if that would complement your day. Perched atop the highest point in southeastern Wisconsin, Holy Hill Basilica and National Shrine draws visitors from around the world. Whether for religious pilgrimage, to marvel and its beautiful architecture, take in the views, or find treasures at the Holy Hill Art Fair, Holy Hill is an incredible place to visit. You can get beautiful views of Holy Hill from the golf course, too. Erin Hills is a nationally renown course in the Town of Erin; home to the 2017 U.S. Open, the course follows the natural landscape and offers views of Holy Hill. Kettle Hills is another highly-rated golf course on the other side of Holy Hill. Washington County Golf Course outside Hartford ranks among the top 50 municipal courses in the United States, while other options include Hon-E-Kor in Kewaskum, Scenic View in Slinger, and several in West Bend.Hartford, on the western edge of Washington County, offers up its own fun downtown which includes the Wisconsin Automotive Museum, a car-themed wonderful ice cream shop called Scoop de Ville, The Mineshaft restaurant which served as Wisconsin's largest for a long time, plus tons of great shops of all kinds. The city's architecture features classic buildings, some crowned with pagodas. Germantown is the largest village in the county, literally across the street from Milwaukee on the southeast. The village has historic sites like Dheinsville and Freistadt that bring you back to 19th century settlements and some newer breweries and wineries. They include Old Germantown, a new brewery in a farmstead that serves up classic craft brews and wood-fired pizzas, 1840 Brewing, which was featured in the show, and Apple Works Winery, a winery that has grown out of an orchard at Behnke Estates. Germantown is a growing bedroom community but they still have plenty of farms, too. You can explore other farms nearby that offer family fun, including Basse's Taste of Country in Colgate and Peck & Bushel Fruit Company in Colgate. This is why we say Washington County has surprises around every corner. In this episode, we discuss the first half of the Varanasi Letter written by St. Teresa of Calcutta to her MC Community. We talk about how Jesus thirsts for our souls and what we can do to care for His Heart. We reflect on what it means to let Jesus gaze upon our souls and receive Him in the areas we have been wounded and experience pain. It can be challenging to allow Jesus to see these broken places in our lives, but through this communion and vulnerability, He can reveal the truth about our belovedness. Jesus is a real living person with whom we can build an intimate relationship and we end the episode by sharing ways we can grow closer to Our Lord.    Heather's One Thing - Her playlist called Battle Cry (particularly the song Sound Mind) Sister Miriam's One Thing -  On Love: Selected Writings of Pope Benedict XVI Michelle's One Thing - The Legatus Enclave Retreat and their visit to the National Shrine of Our Lady of Champion   Journal Questions: Am I more concerned with Jesus' Hands than His Heart? Have I seen with the eyes of my soul how Jesus looks upon me with love? When have I heard the loving words Jesus speaks to me? Where do I fail to trust the Lord?   Discussion Questions: Have you allowed Jesus to look at you with love today? What does it mean for you to let Jesus see you in the painful and shameful places of your heart? What limitations do I experience that prevent me from entering into communion with God? Were you able to pray with a photo of you from childhood / from the past? How did you experience Jesus' gaze in that prayer?   Quote to Ponder: “I worry some of you still have not really met Jesus — one to one — you and Jesus alone. We may spend time in chapel —but have you seen with the eyes of your soul how He looks at you with love? Do you really know the living Jesus — not from books but from being with Him in your heart? Have you heard the loving words He speaks to you?” (Varanasi Letter, St. Teresa of Calcutta)   Scripture for Lectio:  “I thirst.”  (John 19:28)   Sponsor - Leanne Bowen: Today's sponsor is Leanne Bowen Fine Art.
