In this informative interview, Teresa discusses the NEED FOR ASSET PROTECTION, especially in this insane, post-COVID world. "A good asset protection planner knows how to make it more difficult for a creditor to prove assets were transferred in a fraudulent manner. If they can’t prove the debtor’s intent was to thwart a creditor, then they can’t use fraudulent transfer law to reach an asset that’s no longer owned by the debtor. That means a creditor, if he wishes to undo an asset protection plan, will have to use circumstantial evidence to convince a judge that the debtor did a transfer with fraudulent intent. Doing so takes time and effort. And, it’s going to cost the creditor a fair amount in legal fees."- Ryan Fowler If you have a solid asset protection plan in place, and you have or expect to have a deficiency judgment against you, then you have transformed yourself from ‘low hanging fruit’ to a hard target. Your creditors will not be able to just grab your assets. They must first prove your plan is a fraudulent transfer. They will have to put 10 ‘easy’ cases on hold in order to commit sufficient resources to undoing your plan. And, especially if the plan is good, they may be uncertain as to whether they can undo your plan even if they try.

Creig and his wife partnered to create a brokerage that has been #1 in the nation multiple times. In the first 2 weeks of the pandemic, many real estate agents didn't know what was going to happen with the market. Agents have been able to collaborate via technology and pivot together as an industry. Always think of yourself as a rookie, that being, everything is new and exciting to you. Veterans have a tendency to overthink everything and stop taking action when they need to. When the pandemic struck, Keri knew that her team had to pivot virtually. Keri knew that many steps had to happen beyond generating the lead, but getting someone to sell their home virtually. The Keri Shull team was able to come together and find themselves up 40% from last year. It's clear that everyone is moving online as Zillow reported over 200M unique visitors per month. You are the one that sells your business, not the name, so be transparent and work as hard as you need to get through. Agents need to stay open-minded and transparent when it comes time to learn from other agents. Having an abundance mindset opens agents up to sharing in their successes and helping others. Education, empowerment, and elevation are the 3 pillars that act as the foundation of Northrop Realty. The traditional real estate model is going away and being replaced by the relationship model. If you can give others what they want, you are much more likely to get what you want. How you generate leads will determine what kind of value proposition you need to bring to the table. Your presentation serves to set expectations and differentiate yourself from your competition. Samer believes that the way of the future is large superteams that provide an incredible consumer experience. Staying humble is the only way to continue learning and growing within the industry, and life in general. Whatever your minimum, find someone that can do 70% of a task that you currently do and delegate it to them. Branding is about consistently reminding everyone who you are and why you are here. Agents that spend time doing things that don't generate money get caught in a vicious cycle of poverty. Working with a team will always put you leaps and bounds ahead of solo agents that are just getting started. Now more than ever, it's important to make real estate fun again for the sake of the clients. Keri has achieved the success that she has today by always choosing the optimistic path. 3 Key Points: A great way to stay excited and bring the energy is to stay in the mindset of a seasoned rookie where everything is exciting and passion-filled. People have become uncomfortable with the traditional face-to-face real estate process, making it vital for agents to pivot virtually. Jeffrey Hirsch, editor of the Stock Trader's Almanac, says the stock market's seemingly ho-hum reaction to election news has been because the result remains a toss-up, but now that the conventions have passed and the election process is entering the home stretch, he expects a more significant response as market forces decide what kind of impact to expect from either an incumbent victory or a regime change. He notes that the market generally responds positively to a re-election and struggles more when an incumbent is defeated. Also on the show, Jerremy Newsome of  Real Life Trading says the market is headed for trouble ahead -- a decline of 8 to 10 percent -- because it has overheated and become too optimistic. Still, after that kind of pullback, he expects the market to resume its climb and says 20 percent higher a year from now would not be surprising at all. Larry Swedroe, author of 'The Incredible Shrinking Alpha: How to be a Successful Investor Without Picking Winners" discusses his book and Matt Zajechowski of Digital Third Coast talks about how travelers are changing their habits now in order to get back on the road even as the pandemic drags on.

September 18, 2016                                                                             National Back to Church Sunday, September 18, 2016 Now’s the Time   Now’s The Time 1 Timothy 2:3-6   Synopsis: Today we are celebrating Michael Burleson and Marley’s safe return from four-week long mission trip to Benin.  They have some amazing stories to tell about the good things God is doing.  Of course, there is much more to be done.       My sermon text today is from s1 Timothy 2:1-7, but before I get to that text I will be reading from Jeremiah 8:20-9:1.  It is just one of Jeremiah’s laments.  In this portion of Scripture, you will hear the echoes of the cries of the people which set the framework for his weeping.  I hope that Jeremiah’s lament will set the context for the reading of the text.       Paul’s opening word to Timothy and for the church today is “pray for all people.”  It is a sincere pray believers are to offer to God.  It is a humble prayer that is “good and pleases God our Savior.”  We don’t have to convince God of people’s need to be saved.  We just need to catch up with the heart of God in the matter knowing that Jesus Christ has already paid the price of reconciliation.          Paul knew the role God had laid out for him to play in the ongoing work of reconciliation.  He felt no need to exaggerate that role.  What he had to do was act on it.  “Now’s the Time!” for believers to act on it too.  Now’s the time to weep and mourn for those in life who may be coming to the end of their summer and yet are not saved.  Now’s the time for all those who are not saved to respond to what God in Christ Jesus is telling them they need to do.  Now’s the Time!                                              Text (NLT): Jeremiah 8:20-9:1; 1 Timothy 2:1-7; Philippians 2:3-4 NLT   Scripture Reading: Psalm 113:1-3
