Agents have been able to collaborate via technology and pivot together as an industry. Always think of yourself as a rookie, that being, everything is new and exciting to you. Veterans have a tendency to overthink everything and stop taking action when they need to. When the pandemic struck, Keri knew that her team had to pivot virtually. Keri knew that many steps had to happen beyond generating the lead, but getting someone to sell their home virtually. The Keri Shull team was able to come together and find themselves up 40% from last year. It's clear that everyone is moving online as Zillow reported over 200M unique visitors per month. You are the one that sells your business, not the name, so be transparent and work as hard as you need to get through. Agents need to stay open-minded and transparent when it comes time to learn from other agents. Having an abundance mindset opens agents up to sharing in their successes and helping others. Education, empowerment, and elevation are the 3 pillars that act as the foundation of Northrop Realty. The traditional real estate model is going away and being replaced by the relationship model. If you can give others what they want, you are much more likely to get what you want. How you generate leads will determine what kind of value proposition you need to bring to the table. Your presentation serves to set expectations and differentiate yourself from your competition. Samer believes that the way of the future is large superteams that provide an incredible consumer experience. Staying humble is the only way to continue learning and growing within the industry, and life in general. Whatever your minimum, find someone that can do 70% of a task that you currently do and delegate it to them. Branding is about consistently reminding everyone who you are and why you are here. Agents that spend time doing things that don't generate money get caught in a vicious cycle of poverty. Working with a team will always put you leaps and bounds ahead of solo agents that are just getting started. Now more than ever, it's important to make real estate fun again for the sake of the clients. It's important to establish a domain presence by setting up your website early in your business. Branding is not an overnight process and requires consistency over a long period of time. In a collapsing Miami market, Lisa was able to establish herself as the top foreclosure agent in the city. It goes without saying that the more deals you do, the more leverage you have in your market. Look at every single person in your market as a potential client when setting up affiliate relationships. To get to where she is today, Ruth had to make up an avatar to look up to before meeting Keri and learning from her. Utilize YouTube and other online content platforms to put yourself in a room with the people you want to learn from. Working hard, remaining trustworthy, and acting as a professional are the most important qualities of successful agents. Regulations in Pennsylvania have hindered Noah's dream of an all-digital payment system and virtual closings. Stop taking advice from people that haven't done what you want to do or been where you want to go. Noah keeps his edge by thinking long-term in everything he does and taking action rather than waiting for the perfect plan. Keeping a consistent schedule with positive practices and thoughts is massive to staying consistent. Ruth has always maintained the mindset that you need to spend money to build a business. Lisa is able to recognize that just because methods don't work for other agents does not mean they might not work for her and vice versa. Success never comes at a discount, so you must be willing to invest in the right things. Noah has made it his goal to plan out one cool experience with his friends and family every month. Episode Highlights:  Lana went from zero, to a TikTok superstar, during the pandemic after she was blocked from Facebook. Download the app, scroll through and relate to the content, and start posting content. Instagram has recently changed its algorithm to promote Reels, Instagram's version of TikTok. Eric Simon has approached TikTok by trying to convert his memes into actual videos that people can relate to. On TikTok, you can copy what other people are doing because it's a copycat platform. Dylan was originally a helicopter pilot and would stick out by making engaging videos and pictures of the houses. During the pandemic, Dylan has been able to reach new clients via social media, sometimes even through their kids. Eric Delgado goes all-in on LinkedIn because of the 3 degrees of separation that LinkedIn emphasizes. Leveraging LinkedIn is one of Eric's specialties, emphasizing his efforts on the connections that can lead to a warm introduction. Once her first video went viral, Lana realized that TikTok was for more than just girls doing dances. There are a plethora of ways to use TikTok, such as entertainment, posting content, and building your brand. Utilize TikTok's draft folder if you're not quite sure about a video because it might grow on you. Eric Simon gets content from like-minded accounts on social media, clients, houses, and DMs from followers. Businesses can increase their engagement on social media by focusing on the first 3 seconds of their videos. Dylan emphasizes the point that he can get more eyes on his clients' houses than anyone else. Eric Delgado gets on LinkedIn numerous times a day via a mix of posting and engaging with others, most of the time connecting with others on the backend. Comments on LinkedIn can be just as valuable as posting itself. Eric Delgado gets on LinkedIn at the beginning of his day, his preparation, and at the end of the day, his posting. Replying to comments as much as possible helps your post look like it is doing well and excites followers by establishing a more personal relationship. TikTok's algorithm is one that sees engagement go down late at night and go up in the middle of the day. Dylan tries to reply to every comment he can, even teasing people when they say something dumb because people love all engagement. Eric Simon gained a large amount of notoriety by commenting on other creators' content in his industry. People who think they suck at LinkedIn might just have not spent the time to see its true value. Dylan has been able to leverage his helicopter tour business to increase his success in his real estate business. Success on social media looks different for every agent, whether it comes in the form of a connection or a closing. Lana's favorite social media platform is TikTok because it lets her be who she really is without judgment. Eric Simon's favorite social media platform is Instagram because it is more intimate than Facebook. Dylan's favorite social media platform is Instagram because he has been able to make the most money off of it. Eric Delgado's favorite social media platform is Facebook because that's where he goes to post about his family. 3 Key Points: Dylan Tent has turned his social media videos into entertaining content by doing stunts or using his helicopter and he has seen great results. Defining who you are, what you want to accomplish, your message, and disentangling the relationships that you have built over time are the best ways to utilize LinkedIn. In the following year, the focus shifted towards content creation and digital advertising for driving leads to these platforms. A couple of years ago, the primary topic became data management and how to create budgets and strategies around it. This year's conference set for October 19-21 will go into considerations and best practices in a post-COVID-19 world. With fewer leads coming in and heavy criticism from the media during these uncertain times, Bailey acknowledges that it is time for the senior living industry to “throw out the old playbook” and lead with purpose by “spending 80% of the time nurturing the 20%”. Communities must tailor their messaging around concerns regarding health, safety, and family by producing content at a cadence that is appropriate to the current climate. “We really have to reimagine the entire prospect journey and recreate all of those in-person activities [online],” agrees Debbie. It is important for organizations to take advantage of virtual tools to connect and strengthen their relationships with families. “People are going to have to act with urgency. It is not just about getting revenue. The first movers will win here. They will not have all the answers, but they are willing to experiment. Think Like A Large Company CEO   Regardless of the size of your company, thinking like the CEO of a larger company will help you better visualize where you are going and how you're going to get there.    Vicki Antonio is a business consultant and life coach. She started working for startup companies when she was just 13 years old. Her experience with startups taught her the pattern of growing pains which she then used when she fell into the real estate industry. Vicki's work helped her gain a deeper knowledge of the entrepreneurial spirit and gain a business acumen. At one point, she went into upper management and real estate but when the industry came back, she ended up being a business developer for a global real estate franchise.    That work allowed her to manage 30 shops where her main role was to develop the shop, make it brand compliant, and develop partnerships with brokers. She was a business coach for these shops and helped these businesses become profitable. All the skills she learned from working came into play. The experience eventually led Vicki to launch her own coaching business.    Top problems faced by small businesses   FEAR  Small businesses must overcome fear. It comes into play when the business has been built to a certain point and then gets stagnant. It can feel like the same fear that parents get when they take their kids to daycare for the first time. There's an apprehension because of the emotional attachment parents have for their child. When a business has to relinquish what it knows, it's like turning over the reins to someone else. Instead of trusting the people who've come to help, these businesses fear them. Even when it's just a system they need to engage with, fear can be a major hindrance to advancing.   CLARITY  Entrepreneurs are self-employed salespeople. There are a lot of things that are in play in order for goals to be met. Oftentimes, entrepreneurs don't have the clarity about what these things are. Sometimes they don't have enough components to reach the end. Other times, they have too many components and can become confused about which ones to use.    Even the best athletes, like Michael Jordan and Tiger Woods, had coaches. Their coaches gave them a bird's eye view of the areas that they couldn't see themselves. Their coaches critiqued them and analyzed what they were doing.  They could then help these athletes change little things to help them improve.   The same is true in sales. Sales coaches help businesses with the things they need to see. They are the ones who analyze the system they're currently using, analyze the tools and make sure they are being used correctly. In this stage, it is imperative for the businesses to trust the process.    Overcoming fear F.E.A.R. can be seen as an acronym - false evidence appearing real. Sometimes salespeople can get in their own heads. This is the result of not having clarity about the direction they are going or if they are doing things the right way. A lot of times, salespeople are presented and marketed outside of what they know to be right. They are presented with various services that try to rush the process. Trying to rush through, and not developing any real, advancing skill, can keep them from moving forward.    Most of Vicki's clients are already leaders in their fields. They've been accepted by their clients. but they know how difficult the climb has been. It's when they reach a certain pinnacle that they start to fear: do we trust this new product, this new technique, this new person?    Attacking your fear Everyone has a level of fear they aren't willing to go beyond. There can be a great reward waiting for the risk takers but everyone has to calculate the risk to the place of comfortability and faith.    Build the trust The business is an entrepreneur's baby. They've put their hearts into it and invested so much. It's their responsibility to keep it growing and cared for. It gets difficult when someone comes in claiming that they will take care of their business just as well and ensure its growth. Trusting people isn't an easy thing to do but if you have people who have your same core values, and people who have a successful track record of being able to do what they promised, there's a better chance to trust when doing business.    Getting to know these people and engaging with them will help build trust. It's important to build relationships, vet who they are, and check their track record. If they were able to do it for themselves and other companies, it is more likely they can do it for you too.    Big companies can also prove their credibility to clients with third-party validation in order to encourage use of their services and offerings. Using testimonials and LinkedIn recommendations is another referral opportunity. Social media platforms such as Facebook, Instagram, and Twitter to market your services has also proven effective.    Clarity  Clarity comes with knowing who you're working with and what they've been able to do and it's also about knowing who and what you are as a business. This requires knowledge of: Your niche The market The strength of your business What you want to highlight about yourself   Knowing who you are helps you figure out how to work with others. You can't just hop in a car heading to a destination without mapping out how to get there.  Business is the same way. Startups tend to think they can be all things to all people but this is just not possible.    For someone to advance it may be that they need to let go of an old mindset.  Once they are clear about where they want to be it will be easier for you to know the best way to support their goals. It is important to know your niche and know your ideal customer.    Salespeople can be a jack of all trades who see the opportunities because they are in sales. In truth, whenever you say yes to something, you're actually saying no to something else . You are literally impeding your progress. You can only spend money and time once so pick the thing that will maximize your investment. Your time has more value than the actual money you're trying to make.    Remember, not all money is good money. #SalesTruth   Clarity is knowing where you are heading and that means knowing the season you're in. When you're in an elevator and headed to the beach,you don't get offended when somebody wearing an overcoat steps on the elevator with you. During Episode 101 of the HyperFast Agent Podcast, Lana Rodriguez, a top-producing realtor in Colorado Springs, shares how to build your referral business with client appreciation events. You'll hear several ideas for different events you can hold in 2020 that will help you build a happy client community and keep the referrals coming in all year long.  Episode Highlights:  Lana is originally from Latvia. She came to America fifteen years ago. She lived in Austin, Texas for ten years. Her husband served in the military. In 2015 she moved to Colorado Springs and wanted to have a baby but her husband told her she would need to go back to work. She got her real estate license and got pregnant. She did 31 transactions in her first year. In 2016 she did 119 transactions. At that time she felt overwhelmed and needed more help so she built a team. In 2018 she did 204 transactions. This year she is on track to do 250 transactions. In her retail experience, she learned about clienteling. In 2016 she became a mom and merged into the mom niche. She hosted happy hours, painting with a twist, and more. Her goal is for her clients to think of her every time there is a calendar holiday notification. One of her top events is Easter brunch. This May she did Zumba and mimosas for moms. They host a family event in June or July when kid movies come out. She took 60 clients to the Backstreet Boys concert. Almost 600 people were touched with her pumpkin patch event. Lana bought 80 pumpkin pies and hand-delivered them. Last December they did a Great Gatsby themed party. Her main marketing dollars go to these events. These events are completely complimentary for their clients. As soon as they decide on an event and time, they post it in their private client group. They send out mailers because it is important for your clients to have something tangible. They also add an official invite to their newsletter. All the agents call and text follow-up to get a confirmation or RSVP. She loves it when clients tag her in their photos of events.  Ask how you are going to promote yourself without being annoying. Her ultimate goal is to create a client community. Client events absolutely work. A few years ago, Lana's business was growing very fast and she didn't feel like she knew what she was doing. Her goal was to find a female mentor. She saw Keri doing a video on the Lab Coat Agents Facebook group. She decided to go to the Sales Summit. She has participated in HyperFast group coaching for the last year. When she had a crisis she texted Keri and Keri responded with a call in the middle of the night. 3 Key Points:   There are many opportunities throughout the year to hold client events around holidays.   Consider holding family events that can include kids.   When clients tag photos from your events on social media, this helps expose you to their sphere. How to Make Sales with Voicemail with Dave Moravec #194 Sales Babble listener Dave Moravec visits the podcast to share telephone and voicemail prospecting tips. I  was a guest speaker at his CEO Sales Summit at the Integrity Data offices. I gave a talk on focused listening and qualifying. After the talk,  I fired up the digital recorder and had Dave share how he make sales with voicemail and email to solicit interest and earn an appointment. Sales Voicemail Challenge Do you return your voicemails?  Probably not. The common etiquette is to ask permission BEFORE calling. This is what we do with friends and family. But this wasn’t true in the past. Back in the day, you could call without permission. given there was no caller ID to screen your calls. This idea of permission is flowing into the B2B space. In fact only 4.8% voicemails get returned.  That’s a ration of  1:20.  This is the challenge. Your challenge is to leave a good and pertinent voicemail that will solicit the prospect to take your call OR return your voicemail. One key mindset is to be relevant. Leave a relevant message and be a relevant person. Voicemail Script During the interview we discussed what it means to be relevant and leave relevant voicemails. Dave shared an example: Hey Mary, you told me two weeks ago that I should give you a call because you were excited about the value our company provides. You didn’t have time at that time to learn more but you asked me to find a time that was more convenient. I appreciate that you told me that and I’d love to talk to you at your convenience. Here’s my number or if it’s easier for you this is my email address and we’ll set up a time that works. Thanks so much.  Voicemails and Emails People have one of two preferences: voicemail or email.  Dave uses both to discern their preference. First…. Leave a voicemail. Send an email that mentioned you left a voicemail and share a link Leave a voicemail mentioning you sent an email Dave has a cadence: Two voice mails, Two calls. He uses a one week follow up schedule. He moves the follow up around days and times of day. For example: Leave a message Tuesday morning Follow up Friday afternoon Follow up Thursday morning Conscious of holidays and vacation times Follow follow up until they tell you otherwise. People appreciate persistence and following up.   Take Action Advice Be relevant in the message you leave. Maybe share an article that helps them, recognize they are using a competitor and you might be able to overcome an issue.   Build relationships first. If you’ve done the first relationships, when you leave the follow up message, they will recognize that first conversation created the opportunity. They are likely to appreciate it.
