The title company investigates the history of the property to make sure there are no unexpected surprises for the buyer. Olivia explains what can go wrong, like a seller taking out a last-minute loan on the house and defaulting, resulting in a lien on the house. Unpaid trash bills. A renovation without a permit. Many things can pop up, and that is where a title company comes in. Along with that is title insurance which should be mandatory when you are considering one of your largest assets.
