As we wrap up our series on real estate, today we speak with Olivia Surge of Abode Title & Escrow. The third piece, when it comes to buying a home, happens in the background for the most part. The title company investigates the history of the property to make sure there are no unexpected surprises for the buyer. Olivia explains what can go wrong, like a seller taking out a last-minute loan on the house and defaulting, resulting in a lien on the house. Unpaid trash bills. A renovation without a permit. Many things can pop up, and that is where a title company comes in. Along with that is title insurance which should be mandatory when you are considering one of your largest assets.
