Commercial real estate may be entering one of its most important buying windows in years. In this episode of Keeping It Real Estate, Dan Brisse explains why falling commercial property prices are creating new opportunities for disciplined investors. Using recent market data, he breaks down how higher interest rates are forcing sellers to adjust their expectations—and why that's beginning to create attractive entry points for buyers. Dan discusses the gap between buyers and sellers, why today's market looks very different from 2021, and how patience, strong underwriting, and disciplined investing can position investors for long-term success. He also shares why great opportunities rarely appear when everyone feels comfortable, but instead emerge when uncertainty is still high. If you're looking to better understand today's commercial real estate market and why experienced investors are paying close attention, this episode is for you. We're back to the runs that we're covering in order, with a twist. We've reached the next chapter of Knightquest: The Crusade, where AzBats fights a super assassin with psychological conditioning, and No Man's Land, where we see what the Justice League is doing to help Gotham. But with the Morrison run done, we're filling in some of the side No Man's Land stories we skipped. This time out, we're hitting an issue of Batman Chronicles, featuring the story of how Renee Montoya met Two-Face, what happened to Harold and a story of what happens when two people trying to to find a safe place in the No Man's Land stumble into a clown themed hacienda. It goes about as well as you'd expect. Your Team Isn't Burned Out — They're Exhausted From Leadership ConfusionBurnout has become the explanation for almost everything in today's workplace.Low engagement? Burnout.Turnover? Burnout.Poor morale? Burnout.Declining performance? Burnout. But what if we're diagnosing the wrong problem? In this episode of Leadership Unfiltered, executive coach and leadership strategist Mary Ricketts challenges one of the most common assumptions leaders make about employee exhaustion. Many employees are not overwhelmed by the amount of work they have to do. They are overwhelmed by unclear priorities, conflicting expectations, inconsistent communication, constant organizational changes, and leadership teams that are not aligned.Employees can handle hard work. What they struggle to handle is uncertainty. In this powerful conversation, Mary explores:• The difference between employee burnout and leadership confusion• Why unclear expectations create frustration, disengagement, and turnover• How leadership teams unintentionally create confusion inside organizations• The hidden cost of inconsistent communication and shifting priorities• Why employees stop contributing when clarity disappears• The leadership behaviors that build trust, alignment, and accountability• Questions every executive team should be asking themselves right nowIf you are a CEO, executive leader, HR professional, superintendent, department leader, board member, or organizational decision-maker, this episode will challenge how you think about employee engagement, workplace culture, leadership communication, and organizational performance.Because sometimes the problem isn't employee burnout.Sometimes the problem is leadership clarity.ABOUT MARY RICKETTSMary Ricketts is an Executive Coach, Leadership Strategist, Keynote Speaker, and CEO of Turning Point Training & Development. Prophets to the Southern Kingdom is Chuck's commentary on the books of Joel, Micah, Zephaniah, and Habakkuk. The Prophets to the Southern Kingdom spoke many promises of Israel's return to the land, Christ's second coming and the overall time line from Babylon all the way through the Millennium. In a time of great turmoil, these men focused on the hope of the coming Messiah and His Kingdom. The book of Joel is a neglected book among Bible scholars. It's an important book because it records Israel's place in God's program: from Babylon all the way through the Millennium. Micah's message was heeded, repentance followed, and disaster was postponed for a century. Here was a prophet that changed history! One man can make a difference. Both Zephaniah and Jeremiah prophesied to a politically prospering people of coming judgment. Habakkuk means to embrace. Habakkuk's main theme is God's consistency with Himself in view of permitted evil. Why do bad things happen to good people? Habakkuk is among the last of the minor prophets to preach in Judah before the Babylonian captivity. This study contains 13 hours of verse by verse teachings. Copyright © 10-01-2010

The Philadelphia Eagles head to the playoffs, and yet we still have so many questions about what we'll see from this team, especially from an offensive standpoint. Meanwhile, the defense has been dominant and needs to remain that way for them to see postseason success. This week, Nick Piccone from CrossingBroad.com joined the pod for an in-depth discussion about what we've seen from this Eagles team and where they may be going this postseason. A great discussion was had!But first, the guys dove into and reflected on their NFL Division winner predictions that were made before the season started. How did they do? (Approx. 7:05)From there, they got into a discussion about how this Sixers team has been looking and how getting Kelly Oubre Jr. back will help stabilize the rotation. (Approx. 28:10)Then they talked about how the Philadelphia Union have sold Kai Wagner, yet another great talent out the door for the Union. (Approx. 34:35)The guys then discussed some of the Phillies offseason moves and ones they're keeping their eyes on. (Approx. 41:30)What they threw down on the Table this week was a great and in-depth conversation with Nick Piccone from Crossing Broad about what we've seen from his Eagles team this season and what we can expect in the playoff from this offense and defense. Might we see alterations to the offensive coaching? What might o-line depth look like next season? The linebackers need to perform well, and a close look at the Birds' secondary. Episdoe 2298 - Kid A.G. and El Pres coming to you from Murphy's Irish Lair, digging through old episodes for retro rewinds and getting lost in the memories They yap about a straight-laced religious husband waking from anesthesia and unloading the dirtiest fantasies on his horrified nurse as his wife cries in a corner, proof that even the most buttoned-up people are packed with filth waiting to spill out. Sobriety has stripped away Kid's excuses, so now every stupid thing he does has the potential to get called out loud, no buffer left. The Conversation veers into repressed urges and the relief of just not giving a damn. T They drool over Hottie Rachel Cook's feed, scroll endless racks on same.energy, and cringe at a trans influencer whose illegal mineral-oil-and-laxative face injections turned her into a melted nightmare. Baseball offseason chatter mixes with gripes about scattered streaming games, Diddy's mess hitting Netflix, mechanic liars, political ass-kissing, and AI-spawned songs about motorboating and soup-can dicks. Kid rants about a flat tire in the cold, government shutdown threats, and a plea for listeners to blow up the hotline 989-341-3314 with whatever drunk chaos they've got. Just two guys talking shit, experimenting with tech, and refusing to polish any of it. Go Deep.

Michael #1: PEP 798: Unpacking in Comprehensions After careful deliberation, the Python Steering Council is pleased to accept PEP 798 – Unpacking in Comprehensions. Examples [*it for it in its] # list with the concatenation of iterables in 'its' {*it for it in its} # set with the union of iterables in 'its' {**d for d in dicts} # dict with the combination of dicts in 'dicts' (*it for it in its) # generator of the concatenation of iterables in 'its' Also: The Steering Council is happy to unanimously accept “PEP 810, Explicit lazy imports” Brian #2: Pandas 3.0.0rc0 Pandas 3.0.0 will be released soon, and we're on Release candidate 0 Here's What's new in Pands 3.0.0 Dedicated string data type by default Inferred by default for string data (instead of object dtype) The str dtype can only hold strings (or missing values), in contrast to object dtype. (setitem with non string fails) The missing value sentinel is always NaN (np.nan) and follows the same missing value semantics as the other default dtypes. Copy-on-Write The result of any indexing operation (subsetting a DataFrame or Series in any way, i.e. including accessing a DataFrame column as a Series) or any method returning a new DataFrame or Series, always behaves as if it were a copy in terms of user API. As a consequence, if you want to modify an object (DataFrame or Series), the only way to do this is to directly modify that object itself. pd.col syntax can now be used in DataFrame.assign() and DataFrame.loc() You can now do this: df.assign(c = pd.col('a') + pd.col('b')) New Deprecation Policy Plus more - Michael #3: typos You've heard about codespell … what about typos? VSCode extension and OpenVSX extension. From Sky Kasko: Like codespell, typos checks for known misspellings instead of only allowing words from a dictionary. But typos has some extra features I really appreciate, like finding spelling mistakes inside snake_case or camelCase words. For example, if you have the line: *connecton_string = "sqlite:///my.db"* codespell won't find the misspelling, but typos will. It gave me the output: *error: `connecton` should be `connection`, `connector` ╭▸ ./main.py:1:1 │1 │ connecton_string = "sqlite:///my.db" ╰╴━━━━━━━━━* But the main advantage for me is that typos has an LSP that supports editor integrations like a VS Code extension. As far as I can tell, codespell doesn't support editor integration. (Note that the popular Code Spell Checker VS Code extension is an unrelated project that uses a traditional dictionary approach.) For more on the differences between codespell and typos, here's a comparison table I found in the typos repo: https://github.com/crate-ci/typos/blob/master/docs/comparison.md By the way, though it's not mentioned in the installation instructions, typos is published on PyPI and can be installed with uv tool install typos, for example. That said, I don't bother installing it, I just use the VS Code extension and run it as a pre-commit hook. (By the way, I'm using prek instead of pre-commit now; thanks for the tip on episode #448!) It looks like typos also publishes a GitHub action, though I haven't used it. Brian #4: A couple testing topics slowlify suggested by Brian Skinn Simulate slow, overloaded, or resource-constrained machines to reproduce CI failures and hunt flaky tests. Requires Linux with cgroups v2 Why your mock breaks later Ned Badthelder Ned's taught us before to “Mock where the object is used, not where it's defined.” To be more explicit, but probably more confusing to mock-newbies, “don't mock things that get imported, mock the object in the file it got imported to.” See? That's probably worse. Anyway, read Ned's post. If my project myproduct has user.py that uses the system builtin open() and we want to patch it: DONT DO THIS: @patch("builtins.open") This patches open() for the whole system DO THIS: @patch("myproduct.user.open") This patches open() for just the user.py file, which is what we want Apparently this issue is common and is mucking up using coverage.py Extras Brian: The Rise and Rise of FastAPI - mini documentary “Building on Lean” chapter of LeanTDD is out The next chapter I'm working on is “Finding Waste in TDD” Notes to delete before end of show: I'm not on track for an end of year completion of the first pass, so pushing goal to 1/31/26 As requested by a reader, I'm releasing both the full-so-far versions and most-recent-chapter Michael: My Vanishing Gradient's episode is out Django 6 is out Joke: tabloid - A minimal programming language inspired by clickbait headlines

Why do some people stay mentally sharp well into their seventies and eighties, while others begin to struggle with memory much earlier in life? MindCrowd, an ambitious online brain study created at TGen, set out to explore that question more than a decade ago. Instead of bringing small groups of volunteers into a lab, Matt Huentelman, Ph.D., and his team did something almost unheard of at the time: they opened the study to anyone with an internet connection. In just a few minutes, participants answered basic questions and completed simple tasks that measured memory and reaction time. Over time, those millions of data points have revealed how thinking, learning, and remembering evolve across the human lifespan. Today, MindCrowd is nearing an extraordinary milestone: one million participants. That massive, global dataset representing people of all ages, backgrounds, and countries has made possible discoveries that simply couldn't be captured in traditional studies. Researchers have seen clear patterns in how response time changes with age, consistent performance differences between men and women, and even surprising findings about participants with high blood pressure. And despite our widespread fears about Alzheimer's and dementia, MindCrowd reinforces a hopeful truth: roughly 87 percent of us will not experience dementia in our lifetime. As the project approaches the one-million mark, Dr. Huentelman joins us to talk about what study's already taught us, the outliers who intrigue him most, why identifying the factors that protect, or challenge, our brain health matters to every one of us, and how this work moves us closer to the goal of precision aging.
In this episode, Michael welcomes Lightbeam Health CTO Mike Hoxter to discuss how advanced analytics and social determinants of health (SDOH) data are reshaping population health management. As organizations deepen their commitment to value-based care, Mike explains how modern risk stratification tools help identify at-risk populations earlier, reduce avoidable costs, and drive more equitable, proactive care. With real-world examples and practical insights, this conversation offers a clear look at what's working—and what's next—in population health innovation.

From the early days of medical cards to today's booming recreational market, Mike walks through how the laws changed, what it looks like around northern Michigan, and how communities have adapted (or resisted) the cannabis wave. Along the way, he shares observations, local quirks, and a bit of “Up North” perspective. Topics Covered • How Michigan Got Here A quick history of medical marijuana legalization (2008) Proposal 1 and the shift to recreational use in 2018 What changed on day one — and what didn't • Northern Michigan's Cannabis Scene How Traverse City, Acme, Kingsley, and neighboring towns handled the rollout Local dispensaries, differences between tourist areas vs. rural areas The slow-but-steady licensing process in TC • Common Questions People Still Ask “Can I grow my own?” “Can you smoke in public?” “What about driving?” “What's the tax structure like?” • Tourism & Culture How legal marijuana has changed the vibe for summer visitors The mix of craft breweries, wineries, and now… dispensaries The interesting combo of retirees, tourists, and locals navigating it all • Mike's Take Observations as someone who has watched Michigan go from dry counties to legal weed How Michigan tends to “normalize” things once the novelty wears off Why episode 420 was the perfect moment to talk about it

Episdoe 382 invites you to begin an exploration of God's grace in the Wesleyan tradition. That exploration begins with prevenient grace, the grace that goes before us, through the lens of John 1:1–9. Long before we act, plan, or even believe, God is already at work. That's the heart of prevenient grace. It reminds leaders that ministry isn't about starting something new, but discerning how to join what God has already begun. Through Scripture, Wesleyan theology, and personal stories, this conversation invites you to reframe leadership as an act of cooperation with God's initiative. From the light that “shines in the darkness” to the relationships and moments where grace is already at work, this episode will help you see leadership through the lens of divine presence and participation. Listen now and rediscover how prevenient grace transforms how you lead, serve, and live. Learn more at transformingmission.org/382

Plus Domhnall Gleeson stops by to chat with us about The Office (US) spinoff The Paper on Sky.(Episdoe 352)
