Jane is an Alfred Deakin Postdoctoral Research Fellow in Deakin Law School. Jane obtained degrees in Commerce, Law (with Honours), and a PhD in human rights law from Deakin University, and a Postgraduate Diploma in Teaching (Teach for Australia) from the University of Melbourne. Jane has published research in relation to the human right to education, the human rights of disabled people, animal rights, and animal related laws. She has taught a variety of units, including human rights law, administrative law and contract law. She was a finalist for 'Academic of the Year' in the Australian Law Awards in 2019 and 2020. Her article titled 'Recognising the Sentience of Animals in Law: A Justification and Framework for Australian States and Territories' was given an Australian Legal Research Award in 2022 for Best Early Career Research Article. Before embarking on her career in academia, Jane served as an associate in the inaugural Teach for Australia program. Prior to this, she was in private legal practice for a number of years, principally in commercial litigation. In Parts of Queensland Australia is an entity called Quinkin that is reported to live in the outback. Australian health officials are worried about the greater proportion of young people in hospital than in previous Covid-19 outbreaks. Of the 440 active cases in Victoria, 103 - or nearly a quarter - are children younger than nine. In New South Wales, a record number of 830 community cases were reported yesterday - up from 825 the day before. Three more people have died from the virus, bringing the state's death toll from the current outbreak, which began in mid-June, to 71. ABC reporter Lara Hyams spoke to Susie Ferguson.

There is no doubt that our property markets are in a broad-based boom, with almost all segments, other than the inner-city apartment market showing strong property price growth. And the media is having a field day whipping up a frenzy of emotions with headlines causing some buyers to worry that the housing market is running away from them. In fact, FOMO (fear of missing out) seems to be a common theme around Australia's property markets. But the general media and certain commentators on social media are worrying home buyers and investors by speculating that interest rates are about to rise or that unemployment will escalate to 8% when JobKeeper ends, or that everybody is moving to the country and city property values will be affected. So in today's show, I want to bust some property myths in two segments. You probably know that I host a regular weekly Property Insiders video on my YouTube channel where Dr. Andrew Wilson gives sensible, down to earth commentary about what's happening in the property market, and the audio recording of last week's video will be the main feature of today's show but first I'd like to bust some of the media myths about regional Australia's property markets, who's moving there and whether you should consider investing in regional Australia. The Regional Australia Myth I'd like to start by discussing the myth being promoted in the media that investing in regional Australia is a great idea. First, that's a silly comment – there are so many different regional markets, as you know I don't suggest investing in the Sydney property market or the Brisbane property market because even within capital cities there are many different markets divided by geography, price point, and type of dwelling. So, therefore, just suggesting investing in regional Australia makes little sense. Then there's the argument that some put in the media that this particular town in regional Australia has performed better than the Sydney property market. Again, that's a silly comparison, because the regional town may have 5, 10- 20,000 people in it and Sydney has 5 million people in it. A better comparison would be the long-term performance of a particular regional town against a high-performing capital city suburb. When it comes to investing, you shouldn't be considering how you want to live, you should be investing in numbers, stats, demographics, and evidence and that's what I'm going to share with you in a moment. What about migrants? We know that prior to the Covid pandemic and Australia shutting its borders, the population was growing faster than almost every other developed country and more than half our population growth of almost 400,000 people each year was coming from immigration. Property commentator Michael Matusik wrote a recent blog discussing the myths about regional population growth. Now there is no doubt that there is a small cohort of people who now want to live in regional towns within commuting distance of big capital cities because they have found they can work from home either part-time or full time, but Michael Matusik asks, “Is this what has been driving our regional property markets?” Matusik suggests that the real reason why the regions have seen an increase in net internal migration over the last 12 months is because people who would normally have moved from the regions to the capital cities are (for now) staying put. And the ABS statistics suggest that this is true. Net internal migration to the regions was 36,500 last year, which was up 14,000 or 62% on the year before. Now that sounds impressive, doesn't it? But you know how you can make numbers lie and twist them to make your point? You see… net migration is worked out by comparing those that move into an area against those that leave the same place during the same time frame. Firstly, that the overall level of arrivals to, and departures from, regional Australia has fallen over the last 12 months. This is because there are no overseas migrants arriving in Australia. This impacts both the capital cities and regional Australia. Secondly, the ABS statistics show that there has been little change in the number of people moving from the capital cities to the regions, whilst on the other hand, there has been a big increase in the number of regional residents who haven't moved. This trend increased during 2020 as certain Australian States implemented increasingly strict covid-related lockdowns and other restrictions. Around 70% of Australians live in our six main cities.  I don't think this will change because of the pandemic. In short, the capital cities are where the jobs and the services that people want are located. The majority of high-paying jobs that are going to be created are going to remain in capital cities. Many regional residents have put their move to the capital cities on hold last year, and as a result, I believe we will see a big snapback to positive net migration to the capitals once the covid vaccines roll out and travel-related restrictions cease. Unless major money is spent on regional infrastructure and this amount rivals the amounts being spent in the capitals, any population movement to regional Australia will be modest at best. Matusik puts it well: “Despite recent weasel words suggesting otherwise the decision-makers must think this too. Ask yourself, if we were truly going to see a regional resurgence, then why is almost all the existing, and proposed, infrastructure projects focused on the major capitals and mainly in the inner-city areas within those cities.” if your investment budget is limited, and that may mean you can only buy one to three or four investments in your lifetime – you need to buy high growth properties in areas where the demographics will be able to afford to pay more in the long term pay more to buy properties and pay more to rent your property – don't fight the big trends. After some intense cross border encounters in Germany, Switzerland and Holland, his parents Zdeny and Philomena had fled Czechoslovakia in 1947 and were ordered to travel by train to Naples, where life was no picnic to say the least. Tom's early formative years were spent in Parramatta and after being educated at the King's School and North Sydney Boys High he studied law at Sydney University, where he won an Australia Britain Society scholarship, which took him on an overseas study tour. In 1976 he joined the Royal Australian Navy as a naval legal officer and served in most Australian States and in the United States during the 1990-91 Gulf War, after a short stint in Pakistan and the Khyber Pass. After 20 years in the Australian Military he established a full time career as a mediator and facilitator, practicing throughout Australia, including the Northern Territory before settling in Brisbane in 2002. An early pioneer of mediation and alternative dispute resolution and mentored by Sir Laurence Street, he has promoted its benefits both here in Australia and overseas. Tom is accredited internationally and in particular, in India, PNG and Hong Kong and has promoted mediation across Vietnam in recent years. Tom has been fortunate to have enormous support from his parents and his loving wife Janet and three children, Louisa, Katherine and William. This, along with the great support from many friends and colleagues across the country has played a major role in shaping him every step of the way. Growing up in a refugee household, where English was a second language to German, had its challenges and benefits. Assimilation was the order of the day and resilience and unimaginable strength and sacrifice shown by his parents and his grandmother created a unique background and environment. At prep school he struggled with his English essays and often his mother stepped in to help, despite her own challenges learning a new language. Being a contemporary of the author John Marsden helped to inspire Tom, years later, to try his hand at writing. Tom was always a happy child, able to keep up a positive disposition, despite the many home pressures and stresses of day to day life. His father was a successful Sydney artist and Tom played a major role in the management and promotion of the cottage industry which contributed to helping pay the prohibitive school fees. The early exposure to the arts and artistic endeavour provided a strong and enduring legacy. Finally, in 1976 whilst at sea in the Pacific Ocean with the Navy he wrote his first poem and found a way to express his own artistic creativity. Tom is optimistic about his next book of poems and has commenced writing a series of short stories. Life, love and work intertwine with nature in a unique series of poems. No matter what the day to day challenges are, as life unfolds from youth to almost three score & 10, Tom Stodulka tries to face each day with positivity. The 2018 National Suicide Prevention Conference Dinner played host to this important event and was a chance for the whole sector to appreciate the innovative work being undertaken by our peers and colleagues. The Awards are a prestigious national event that attracts nominations from all areas including business, industry, media, community, government, youth research and medicine – all with an interest in suicide prevention. Nominations are received from all over Australia, and we were delighted with the number of quality nominations this year showcasing the exciting and diverse range of work being undertaken within the field. The nominees range from mainstream programs to local ‘grass roots’ organisations and dedicated individuals. The Awards celebrate the commitment and energy of the nominees and their vital contribution to the reduction of suicide within our communities. At the Award Ceremony, the Suicide Prevention Australia Board was delighted to present Jorgen Gullestrup with the prestigious Leadership LiFE Award for Excellence in Suicide Prevention. Below is a little bit more information about Jorgen and the work does. We hope you enjoy our conversation with him following his award win. In the suicide prevention sector, it is not often that we get to talk about tradies, but tonight, the Board of SPA wanted to honour a plumber by trade. Starting his career in the construction industry, Jorgen saw first-hand the impact of suicide on the workers, their families and friends. Following the 2006 AISRAP investigation into suicide in the Queensland Commercial Building and Construction industry, Jorgen (who, at the time was State Secretary of the Plumbers Union) decided it was time to take action to save the lives of construction workers. Ten years ago, with the help of the Building Employees Redundancy Trust, Jorgen worked together with the construction industry to develop the MATES in Construction program. MATES vision is to be Australia’s leading industry suicide prevention organisation focusing on raising awareness, building capacity, providing help and research. Within the first five years of operation, an 8% reduction in Queensland construction industry suicide rates was achieved. Jorgen has presided over the expansion of the program from Queensland which is now reaching over 138,000 workers across four Australian States. Following the completion of his Masters in Suicidology, he recently won a Churchill Fellowship to investigate and understand approaches to workplace suicide prevention and mental health globally in countries such as Switzerland, Denmark, UK, USA, and New Zealand. Into all of his conversations with colleagues, businesses, unions and community, Jorgen brings a mix of his personal experience with suicidal behaviour, his practical nature and a passion for positive change. His leadership has changed the landscape of the entire construction industry in how they train and support their apprentices, and saved many lives and much grief for families, friends and colleagues. Jorgen has never lost sight of measuring the impact of the MATES in Construction program, resulting in a scalable suicide intervention model that is now translating into the mining sector and inspiring other industries. Ted is the last active foundation member of the Lismore Bowls Club, and in recent years has taken on the job of green-keeper.   He takes the game very seriously and is highly competitive.  In this interview he describes the game, the rules and traditions, the type of people involved, and strongly asserts that there are no performance enhancing drugs involved in the sport! What Lorin says about riding your bike drunk in this episode is complete bollocks and Stew is right. Lorin contacted her friend and apparently he got a fine and was TOLD that he was lucky they didn’t suspend his licence. Licence suspension does happen for drunk riders in other Australian States.   Riding your bike drunk can land you in prison and a fair bit poorer. Also: it can make you very dead. Land rent, Economic rent: The Earth’s Worth Secretly Supported by Economists: Bryan Kavanagh analyses the Henry Tax Review following Karl’s salvo on global economic issues.On his death in 1988, Hutchinson was succeeded by Bryan Kavanagh. As a professional property valuer and a student of Georgist economics, Kavanagh knew that the land market is characterized by bubble-burst cycles and that the bursts are followed by recessions in the wider economy. On this basis he had predicted, in an article published in The Valuer in July 1987, that the next recession would be in 1991/2. This was correct to within one year. Seeking a reliable method of diagnosing a land bubble, Kavanagh began aggregating statistics on property turnover in the several Australian States since 1972, and eventually noticed that whenever the turnover exceeded 19% of GDP in a nationwide trend, and then returned below 19% (as it always did), recession followed within 2 years. He concluded that the ratio of property turnover to GDP is a veritable barometer of the economy, and that a ratio exceeding 19% indicates an economically damaging bubble. He is therefore unimpressed by the Greenspan doctrine that one cannot recognize a bubble until it bursts.
