Welcome back to the She's Wild the Podcast for Women In Land & Development. Today's guest is Pam Giss. Pam structures and negotiates complex land secured public finance projects for real estate developments in the Southwest and Midwest regions of the United States. Pam is a licensed Missouri attorney who practiced almost two decades for a large regional St. Louis-based law firm in its real estate development and public finance departments. For a decade, she assisted land developers, big box chains, national retailers and sports teams with land acquisitions, leases and public finance. In 2005, Pam moved to Shanghai, China to manage the firm's Asia operations and spent the decade following assisting US companies expand their Asian presence.Upon returning to the States, she joined Launch Development Finance Advisors in its Scottsdale Office. Pam assists land developers and builders in Arizona, New Mexico, Utah, Idaho, Nevada, Missouri and Oklahoma in developing plans to finance real estate development projects, including master-planned communities, mixed-use developments and commercial and entertainment venues. Pam has an intimate knowledge of district finance, tax increment financing, tax abatement, state grants and government buy-lease back statutes throughout the Southwest/Midwest regions.In today's episode, we discuss Pam's journey throughout her real estate career including the fascinating story of how she landed in the real estate department within her organization. So you just have to roll up your sleeves and work hard and see where you wind up. Even though I didn't want to be in real estate, I rolled up my sleeves and just started hitting it hard, and then developed a love of it. Just because I started learning about it and all the different aspects of it.12:22- Real Estate in Asia, particularly China, is very different. I was still a transactional attorney, so I was still doing a lot of the same things. But it just looks very different. So I would mainly say it was more teaching people, helping people get stuff done, rather than following the exact letter of the law, which actually, frequently, either there was nothing, or it didn't work.18:11- What we try to do is we look at all the sources, all of the funding sources available to developers, for public infrastructure. We try to maximize the return from each source so that they have more money to put into amenities, beautiful streets, programming, and all the things we've come to expect from houses these days.22:50- Oh boy, you know, the great projects to me are the ones where I'm more involved in them. So generally, it's a more entrepreneurial client.24:31- Probably the most satisfying professionally is where I am today. Just because the further you get into your career, the better you understand it, the more service you are to your clients, the better you feel, right?27:51- At some point or another in your career, someone expects you to know something. And if you keep leaving, every time it gets hard, you're not going to know anything. Yes, that is right, running with donkeys. He embeds himself in his research on running adventures and tells the story of diverse people that unite, heal, and become enriched by their running experiences. Born to run is a must read for those interested in running and fitness. Running with Sherman is a great read for all who love animals and share the joy of how they can teach us to be better humans. Tom Brown III is back. In this episode, we delve into the importance of nature to our well-being and into how to live and thrive as the human animal that we are. Tom's bio: Tom, otherwise known as “T3”, has been a practitioner and teacher of primitive living skills, wilderness survival, tracking, and nature observation from an early age. Growing up in New Jersey at the Tracker School, he was raised with deep reverence and respect for wild places and the skills our ancestors used to live close to the land. After graduating high school, he spent a few years wandering the country, practicing the skills he learned as a child in both urban and wilderness environments. He eventually returned to Tracker School and after a few years became head instructor and director of operations. In 2009 he left Tracker School to start the Primitive Arts Collective, an outdoor education program that sought to teach people in small groups in many different states across the country. In 2016 Tom moved to Oregon and now works with Trackers Earth. Tom’s role at Tracker’s Earth involves being both the land steward and an adult educator. His unique insight and first-hand knowledge about how large groups of people interact with the landscape help him and the Tracker’s team ensure healthy land management practices. These pratices will benefit not only the students but also the wild things that are the centerpiece of these rural locations. Tom loves all things wild and free. Long after they moved from Mexico to Wichita, Kansas, Eddie Sandoval’s parents still savored the taste of home. Each time the family went back to Mexico for a visit, they’d pick up some pinole—roasted, ground corn that’s made into baked goods and drinks. Eddie remembers mixing it with water to quench thirst in the summer, and sipping it warm with cinnamon and sugar in the winter. Wichita has a sizeable population of people who have immigrated from Mexico. Still, the Sandovals couldn’t find their beloved beverage nearby. So, Eddie decided to start a company to provide it. On this week’s episode of #WeGotGoals, he explains how and why. One key motivator was the Tarahumara—the sandal-wearing ultrarunning tribe made famous by the book Born to Run. They hail from the same region of Mexico as the Sandovals, and drink pinole to power their endurance efforts. During Christmas break of his senior year at Wichita State University, Eddie tracked down a supplier of organic, non-genetically modified blue corn (given its hue by the same types of health-promoting antioxidants as blueberries). He loaded up a truck in Mexico and drove it back to his parents’ garage. That was the start of Pinole Blue, a company that now sells powders, energy bites, cookies, and tortillas online and in close to 300 stores in 18 states. *In this episode, I will explain what led to my decision to quit jogging, and share how you can maximize your cardiovascular health benefits by making a very modest commitment to cardio.* This means that simply putting in a couple of hours a week (at a comfortable pace) is ideal. And what a relief! Yes, it turns out that making a modest commitment to cardio, meaning merely going on a brisk walk, a comfortably paced jog, or just riding your bike around for a bit, is actually the bes way to go, and it’s time to rethink the way you approach cardio, and evolve it into a more creative and challenging routine that also offers much broader fitness benefits. The inspiration for my transition away from jogging first came from a Mark’s Daily Apple titled The Case Against Cardio ( https://www.marksdailyapple.com/case-against-cardio/ ) ** that really shook things up for endurance athletes who were used to doing hour long runs and hours of biking every week (me!). Reading the article opened my eyes to so much, particularly a few warning signs about my health and body that I had been ignoring. One of them was a spontaneous meniscus tear that I got from simply taking my dog on a walk, which prompted my physical therapist friend who took a look at it to ask me, “What happened?” I couldn’t think of anything, so I researched online, and quickly found an article about how athletic males around 40 years old often experience a spontaneous tear to the meniscus, with no known attribution! Clearly, the accumulation from impact trauma causes cartilage to stiffen, so you’re more susceptible to tears, even when you’re just walking around the street. Fast forward a couple years after this incident. I’m leaning over the kitchen counter to quickly eat some eggs before heading out on a road trip, and then, my back goes out. Now, everyone’s heard someone in their life talk about their back “going out” but I had never actually experienced it, and it was quite shocking to suddenly find myself flat on the floor, gasping for air, and in a lot of pain. This led to 3 days of severe pain on bed rest, and then 5-6 days of barely being able to walk (we’re talking wincing with pain with each tiny step I took). Two weeks would pass before I was even able to do any kind of exercise. But the key qualifier here is that these are best done once in a while with a lot of rest and gentle walking and other forms of exercise. [13:55] Leaky gut is when the gut lining is damaged. [18:39] STEADY STATE cardio will damage your heart. Slow down and follow MAF rate. [19:21] It is a challenge to keep the heart rate down in the comfortable zones. [24:53] You can max out your cardiovascular health and disease risk protection factors with a very moderate dedication to cardiovascular exercise. [27:06] If you are going for a total overall fitness competency, anti-aging, being able to have fun and varied active life, then rethink your steady state cardio.
