If your mom (or your grandma or maybe great-grandmother) was a Bobby-soxer in the 1940s, she probably danced to this tune. Sociologists call the bunch born in the 1930s “The Silent Generation” — a term first used in a 1951 Time magazine story to describe their alleged cautious and passive nature — but, well, seriously? Anyone who ever saw them dance didn't think they were all that darn docile. After all, these “Silents” are the same folks who gave us the jitterbug, not to mention setting the stage for early rock ‘n' roll.About This SongAs reported here previously, Sy Oliver's composition “Opus One” was a hit on the radio for Tommy Dorsey in late 1944, but it was an even bigger smash a year later. That's when singer Anita O'Day recorded it with a rocking band fronted by drummer Gene Krupa and featuring legendary trumpeter Roy Eldridge. The song has gone on to be covered many times over the years, from versions by Harry James to those of The Mills Brothers and The Four Freshmen. For more on the song's history — including the story of those sassy lyrics added by Sid Garris — check out this earlier Flood Watch article.Meanwhile, here in The Flood Zone, the song is a perfect warmup for an evening of fun at the weekly rehearsal, offering solo space for everyone in the room.About the VideoThe sound in this video is audio from last week's rehearsal. Meanwhile, for the film footage thanks go out to Douglas K. Morris and Shane Finster of Armstrong Cable. As reported earlier, Doug and Shane dropped into a Flood rehearsal last summer to record an episode of their award-winning Armstrong Neighborhood Channel's Press Room Recordings series. It was a treat to revisit the video from that night to enhance this week's winter evening film.More Swing Tunes? Finally, if you'd like a little more from the “Swing” column on The Flood's menu, the free Radio Floodango music streaming feature has a channel just for you.Click here for a randomized playlist of swing tunes from over the band's decades. Hundreds of Pierrefonds-Roxboro residents gathered to ask the Montreal Metropolitan Community about the new flood zone maps that were unveiled on September 30. The new map now includes 1,800 properties, an increase of 150 percent. Mayor of Pierrefonds-Roxboro, Jim Beis shares his concerns with Andrew Carter.
Purchasing flood insurance, even if you're not in a designated flood zone, can be a wise decision for several reasons:1. Floods Can Happen AnywhereFloods are not confined to high-risk zones. In fact, more than 20% of flood insurance claims come from properties outside of high-risk flood zones. Severe storms, hurricanes, or even rapid snowmelt can lead to flooding in areas considered low or moderate risk.2. Climate Change and UnpredictabilityClimate change is making weather patterns more unpredictable. Areas previously unaffected by floods may become vulnerable due to changing rainfall patterns or rising sea levels. This increased uncertainty makes flood insurance a useful safeguard.3. Relatively Low Cost in Low-Risk AreasFlood insurance is usually less expensive for homes outside high-risk flood zones, so purchasing a policy can provide significant protection at a reasonable cost. Compared to high-risk zones, where premiums can be higher, the cost-to-benefit ratio is often better in low-risk areas.4. Homeowner's Insurance Doesn't Cover FloodsStandard homeowner's insurance policies do not cover flood damage. Without separate flood insurance, homeowners must bear the full cost of any flood-related damage, which can be substantial.5. Federal Disaster Assistance Is LimitedMany people assume that in the event of a disaster, federal assistance will cover their losses. However, federal disaster aid is often in the form of low-interest loans, not grants, and must be repaid. Flood insurance offers more comprehensive coverage and quicker financial relief.6. Increasing Property ValueSome homebuyers may prefer a property with existing flood insurance, even if it's in a low-risk zone. This could make your home more attractive if you decide to sell.Purchasing flood insurance, even if you're not in a designated flood zone, provides financial protection and peace of mind, especially in the face of increasingly unpredictable weather patterns.tune in and learn at https://www.ddamortgage.com/blogdidier malagies nmls#212566dda mortgage nmls#324329 Support the show
Mayor of Pierrefonds-Roxboro, Jim Beis joined Montreal Now's Aaron Rand to discuss a recent report that shows that the number of Montreal homes located in flood zones has doubled.
Chatter is everywhere when the band gathers each week for rehearsal at the Bowen House. News, gossip, jokes. But the best conversations usually don't involve words at all.The Flood Zone — like most tight-knit groups of friends — has developed its own language. It is a shorthand in which a grin and a nod could mean, “Wow — great solo. Cool new stuff!” while a shrug and a chuckle could tell everyone, “Oops — sorry about that, guys. Coulda sworn I knew what key we're in!”But beyond gestures and facial expressions, the nouns and verbs of this wordless patter are notes and chords, rhythms and rests. This track from last week's practice session is a perfect example.Anatomy of a GrooveRegularly proclaiming rehearsal as the best night of the week, Charlie Bowen usually tries to help things along with his choice of the opening warmup tune of the evening. His selection this time was a jaunty old jazz standard.Immediately, Danny Cox responds. Listen closely and you might hear the grins sailing around the room as his band mates enjoy the guitarist's finding cool new twists in the nooks and crannies of the old familiar tune.Jack Nuckols is the first to pick up on it, and right away he answers with innovations of his own, accents with his snare and high-hat cymbals that give the song a fresh shuffle.Meanwhile, Randy Hamilton, whose solid bass line is the reliably rich and warm current under all the Flood repertoire, replies with a wink and nod — uh-huh — when asked if he'd that like a turn at the solos. The infectious joy of this frolic in the Floodisphere is summed up in Bowen's laughing out loud at himself when he grandly muffs the lyrics at one turn in the tune. The point of it all is that, as in the spoken world, the best musical conversationalists are those who also know how to listen.About the SongThe vehicle for this outing is Walter Donaldson's jazz classic “My Blue Heaven,” which was introduced to the world by Eddie Cantor in the Ziegfeld Follies back in 1927, a year before it was a hit for crooner Gene Austin who sold a whopping five million copies of his rendition. For the story behind this fascinating old tune, see our earlier Flood Watch report by clicking here.More from This Year? Finally, if you'd like to hear more of the musical conversations emanating from the Bowen House nowadays, check the 2024 edition of the Radio Floodango free music streaming service. Whether to get flood insurance outside of a designated flood zone depends on various factors, including your location, property value, risk tolerance, and financial situation. Here are some points to consider:Flood Risk Outside of Flood Zones: Even if you're not in a high-risk flood zone, flooding can still occur due to factors like heavy rainfall, clogged storm drains, or infrastructure failures. FEMA reports that over 20% of flood insurance claims come from properties outside of high-risk areas.Cost of Insurance: Flood insurance is generally less expensive for properties outside of high-risk flood zones. Weighing the cost of the policy against the potential financial impact of flood damage is crucial.Home Value and Investment: Consider the value of your home and personal belongings. If a flood could result in significant financial loss, insurance might be a prudent investment.Climate and Weather Patterns: Changing weather patterns and increased frequency of extreme weather events can lead to unexpected flooding, even in areas not historically prone to it.Peace of Mind: Flood insurance can provide peace of mind, knowing you're protected against a potentially devastating event. In summary, while it's not mandatory outside high-risk zones, getting flood insurance can be a wise precautionary measure depending on your circumstances. It's advisable to consult with an insurance agent who can provide more specific information based on your location and property.tune in and learn at https://www.ddamortgage.com/blogDidier Malagies nmls#212566DDA mortgage nmls#324329 Support the Show.

Welcome to Next Level Thursday! On our very first episode we're going to discuss FEMA Flood Zone Maps and why you must include them in your due diligence when buying any type of property. Both lenders and insurance companies look at FEMA flood maps to assess risk and determine whether you'll need to pay for extra flood insurance—which can be quite costly. If you're already paying for flood insurance, then you'll also want to re-check the FEMA flood maps because they've been updated in the past year. I'll discuss my property where we were paying an extra $15,000 in flood insurance, and how FEMA revised their flood maps and I don't have to pay that any longer.

The recent flooding in New South Wales and Queensland has left thousands of people homeless, as entire towns were enveloped by rising floodwaters, with many still at risk. While floods and extreme weather are not uncommon in Australia, they are happening more frequently and with greater intensity, so it is time to re-think how we rebuild and recover from these disasters? The Quicky speaks to a regional NSW MP who has lost her own home in the floods, and an expert in urban planning and climate change to discuss what the options are to keep our homes and towns safe when the next major flood event takes place. For weeks rain has continued to pour down across much of the east coast of Australia, causing floods of historic proportions in many towns and cities, cutting people off from communities and help. Tragically several people and countless animals have died, and while flood waters in some areas are starting to recede, the danger is far from over. The Quicky speaks to a woman trapped in Lismore with her family, and an emergency services commander to hear from those people directly impacted to find out what it's like for those currently living through this disaster. If you are currently impacted by the floods and require emergency assistance, please contact the relevant state authority: Queensland Fire and Emergency Services (QFES): 132 500 / https://www.qfes.qld.gov.au/ NSW State Emergency Service (SES): 132 500 / https://www.ses.nsw.gov.au/ CREDITS Host: Claire Murphy With thanks to: Arlie Pagotto - Currently living through the floods with her family in Lismore, NSW John Cawcutt - Commander of State Operations for Queensland Fire and Emergency Services (QFES) Producer: Claire Murphy Executive Producer: Siobhán Moran-McFarlane Audio Producer: Ian Camilleri Subscribe to The Quicky at... https://mamamia.com.au/the-quicky/ CONTACT US Got a topic you'd like us to cover? When it comes to flood risk, Brad Hubbard, Founder & President of National Flood Experts is the go-to guy. National Flood Experts looks at properties from an engineering standpoint as well as how national flood models rate the flood risk and can tell whether or not a building really is a flood risk and, if so, what the risk truly is. They have frequently been successful at moving buildings from high to low risk, saving their clients considerable money on insurance. They have an unusual business model where they don't charge their clients to do this research. The client only pays when National Flood Experts is able to save them money. It is this model that had them skyrocket from $600k-$5M, with no end in sight. In this conversation, Carol and Brad talk about bootstrapping, mistakes, epiphanies, learning how to hire for fit rather than how he originally did it by how much he thought he liked someone, which didn't often turn out how he thought it would, and the great successes Brad and National Flood Experts have had.
