A great meeting, event, or introduction can open the door, but the follow-up is what turns that opportunity into real business. In this episode, Mike discusses the momentum created by the recent ROPED event, Coastal Fertilization's expansion into North Jersey, and the new opportunities developing with landscapers, colleges, public agencies, and industry partners. He also shares practical lessons on staying professionally persistent, creating clear next steps, building the right team, and following up without becoming annoying.

How can video help you build more confidence, visibility, and connection in your real estate business? In this #GetSocialSmart Academy Spotlight, I sit down with longtime Academy member and North Jersey real estate broker associate Betti Russo to talk about her journey with social media, video marketing, confidence, and building a recognizable personal brand.Betti shares the story of one of her first Facebook Lives – when I encouraged her to step outside during one of our Napa Masterminds, hit the LIVE button, and just go for it. That one moment helped change the trajectory of how she showed up online.Today, Betti says people regularly tell her, “I see you everywhere.” Her consistency on social media and video has helped her become more visible in her North Jersey community, get more involved locally, teach others, and even walk into listing appointments with greater confidence. In this conversation, we talk about:* How Betti went from being afraid of video to confidently showing up on camera* Why video builds skills that go far beyond social media* How consistency can make you more recognizable in your local market* Why authenticity matters more than looking or sounding “perfect”* How social media can help Realtors build stronger relationships* The importance of community, connection, and continuing education* Why Betti has remained a #GetSocialSmart Academy member for years* How the Academy helps real estate professionals keep up with an ever-changing marketing landscapeOne of my favorite reminders from this conversation: Your clients already know what you look and sound like. You don't need to become someone else to succeed on video. You just need to get comfortable being YOU.

Michigan's Growing Pains bred and grew the Banana Taffy, entered it last minute, and beat every California grower in the Proper Smoke League.Tom and Seth of Growing Pains came up through Michigan basements, illegal caregiver traps, and the gray market years before a single license existed in the state. They built a 300-light indoor operation, bred their own genetics, and then flew to California and won. This is the full story. In this episode, JP sits down with the Proper Smoke League champions to unpack what it actually took to get here. They break down why the Banana Taffy nearly did not get entered, how harvest timing and their in-house dueling process shaped a Michigan craft cannabis operation that now competes with the best growers in the country, and what separates a craft cultivator from a production farmer in the current market. If you have ever wondered how Michigan cannabis growers stack up against California, you will have your answer by the end of the first hour.Tom tells the real GMO origin story on record for the first time: three Chem Cookies seeds popped by his buddy Billy in a Michigan basement, the corn-stalk structure that gave it the name, and why Ann Arbor dispensaries refused to sell anything called GMO and renamed it Garlic Cookies. They also get into the Motorbreath 15 history, the genetics game-changer moment that shifted Seth's entire growing approach, and what the cannabis industry loses when people consume the product wrong. This episode covers the craft, the business, and the culture that built Growing Pains from the ground up.Good PizzZa documents real cannabis culture, the growers, the breeders, the legacy operators, and the stories that do not get told anywhere else. Riding Shotgun With Charlie #257 John & JJ Occhipinti North Jersey Friends of the NRA   It takes all kinds of people with all kinds of skills to make things happen. Running the second largest Friends of the NRA dinner in the country isn't easy, but John & JJ Occhipinti make it look like it is.    This year the North Jersey Friends of the NRA dinner is on October 7, 2026 at The Grove in Cedar Grove, N.J. There's a link below for tickets. I'm sure it's going to sell out.    John has run a successful landscaping business and is currently retired. His son, JJ, is in the financial services business. In 2023, they joined with the North Jersey Friends of the NRA planning committee. After the man who was running the event had to leave, it was up to them. The first year, they had 520, the second was 535. The goal for this year is 600! This father and son dynamic duo ran the second largest FNRA dinner at only their second time of running this event. This year, on the 250th anniversary of the United States, they want to raise $250,000 for the foundation.    The FNRA has had confusing issues. John Petrolino has covered it very well at Bearing Arms. But rest assured even with the Foundation changing its name, the money raised by the Occhipintis is going to the National Rifle Association and half of it is going to programs in the Garden State, which will focus on youth shooting.    I recently got to catch up with John & JJ at the Gun For Hire range in Woodland Park N.J. Both of these men are regulars there, setting up tables to get people to learn about the dinner. They shoot and train there regularly, too. Of course, Anthony Colando, the owner has been in the stagecoach with episodes #003 & #025.    John learned to shoot with his father with a shotgun his grandfather brought over from Italy to Ellis Island. JJ has the gun now. It's over 110 years old. Guns really are family heirlooms. Try that now! He went pheasant and rabbit hunting with his dad. John took JJ shooting and hunting by the time he was 10 years old. Of course, they didn't find a single pheasant.    As time went on, John got into pistols and reloading. JJ got into it in his late teens. What I absolutely love is that they have lives and careers outside of firearms. But their love of the Second Amendment and shooting keeps them involved in the community. Not everyone has to be an instructor, competitor, or have a YouTube channel. They're using the talents they have to help promote and raise money for the cause.    The first year, there were lots of 2A dignitaries from New Jersey. The second year, they had NRA EVP Doug Hamlin. This year the big person is going to be NRA President Bill Bachenberg. With the help from Colandro and the Gun For Hire radio show, they've done well to "bust cookies" of other gun stores, ranges, and local businesses to get them to donate. This is what it is all about, donating so that people can support the NRA and help the state and where they'd like the funds to go.    Both John & JJ will say that they didn't know what they were doing when they started. But they're smart and successful businessmen. They know how to market. They know how to talk shop to businesses. And they love shooting. Their friends and family will say that after the dinner, they go into hibernation for a couple months to recuperate. But when January rolls around, they're back at it. Looking for sponsors and donations. Of course, they get support from family for this while they're packing gift bags.    This is going to be a huge event! There will be items for women, kids, and possibly, a hunting dog valued at $10,000! There will be something for everyone. For sure, you won't leave hungry.  If you're in or near north New Jersey, New York City area, eastern Pennsylvania, even lower Connecticut, maybe Massachusetts, you need to attend and help them hit their goal. Yes, I'll be there, too!   Favorite quotes: "We want to show the country that New Jersey is to be reckoned with." "I said 'we've got that covered already'." "We didn't know how to run a fundraiser. We just shot from the hip." "Our goal, while lofty, is achievable. I want to bring in $250,000." I break down some of the marketing strategies we're planning to use, including Every Door Direct Mail (EDDM), customer retention tactics, and how we're preparing now to finish the year strong.

Almost exactly the percentage we raised. But now? We're replacing them with better customers at better prices. In this episode, I break down: Why raising your prices is necessary to grow What cheap pricing is really costing you How pricing reflects your brand and service Why you need to raise the bar if you raise your prices If you've been hesitant to raise your prices… this is your sign.

How Senator Tillis' Patent Leadership Provides Path for Cementing Recent USPTO Action

Clause 8

In the latest episode of Clause 8, recorded in December 2025, Eli Mazour sits down with Peter-Anthony Pappas, Director of Intellectual Property Policy for the U.S. Senate Committee on the Judiciary under Senator Thom Tillis, at a moment when the USPTO's direction is in significant alignment with what Senator Tillis and Senator Chris Coons have been working toward since reviving the Senate IP Subcommittee in 2019. Under new USPTO leadership, the agency has taken meaningful steps to strengthen patent rights over the last year—from significantly reining in the role of the PTAB in invalidating patents to bringing greater clarity to how Section 101 is applied within the USPTO. But as Peter-Anthony explains, while the steps taken by the agency are promising agency action alone is prone to change and limited to what happens at the USPTO.That's where Senator Tillis comes in. Peter-Anthony walks through how PREVAIL and PERA will lock in much of the what the USPTO is doing and provide long-term certainty for innovators. The conversation explores the progress made last Congress, where the sticking points remain, and what it will take for the legislation to finally pass during Senator Tillis final term.Peter-Anthony is candid about the reality of iterative progress – the coalition building, education, and compromise required - as well as the entrenched interests who have resisted all legislative efforts. At the same time, he describes the slow but meaningful momentum he's seeing, and why this moment presents an opportunity for the USPTO, Congress, and stakeholders to work together. Before being chosen as USPTO's acting Director, Coke Morgan Stewart sounded a similar note of optimism about a second Trump administration supporting bi-partisan patent bills.Peter-Anthony brings a rare vantage point to that assessment. Before coming to Capitol Hill, he served as a frontline Patent Examiner, a Supervisory Patent Examiner, PTAB Branch Chief, and Special Advisor to former USPTO Director Andrei Iancu. He shares the story of following that path and provides insights into how that experience gives him a unique understanding of how patent policy works in practice and what it takes to make meaningful, long-term changes. The episode also touches on other IP issues at the top of Senator Tillis' agenda, including copyright and AI, commercial piracy, and performance rights — including Peter-Anthony's role in planning a recent IP Subcommittee hearing that drew attention for testimony from Gene Simmons.Eli and Peter-Anthony also discuss their shared North Jersey roots, and how they first met while Peter-Anthony was at the USPTO.

Steve Richards has spent his entire life hunting and trapping in New Jersey—a state most people don't think of as sportsman's country. In this episode, he talks about growing up in the Pine Barrens, learning to snare coyotes from a mentor his dad thought was too wild to introduce him to, and chasing 400-pound bears in North Jersey. Steve shares the lesson that changed his trapping: why coyotes kept stopping at his snares and going around, and the simple fix that finally got him catching. He also talks about his daughter's first bear with a bow, the year he almost gave up on a big nine-pointer only to find out another hunter stuck it and lost it, and why he never left New Jersey despite years of planning to move west. A good conversation about finding opportunity wherever you are and putting in the work to make it happen.
