James Franklin has a problem. So, too, does Kevin Hambly. Franklin is the head football coach at Penn State and Hambly is the volleyball coach at Stanford. While they lead teams in different sports, their issue has its roots in the same source: the greed of those who run college football. Franklin's dilemma is that because the conference the Nittany Lions belong to, the Big Ten, a mostly Midwestern league, took in four schools from the West Coast – Oregon, Washington, UCLA and Southern Cal – he has to go on road trips to the Pacific time zone. Unfortunately for Franklin, the runway at the regional airport in State College, Pennsylvania is 6,701 feet long. While that's 20 times the length of a football field, it's not long enough to accommodate larger planes with higher fuel loads that can make cross-country flights, like the one Penn State had to take recently to go to Los Angeles to play USC. As a result, Franklin's team had to take a two-hour bus ride to Harrisburg to catch said flight and leave a day earlier than usual. Going forward, Franklin would like for the State College airport to extend the length of the runway so his team can jet west without a bus. Meanwhile, Hambly's problem is that because the four schools that bolted from the Pac-12 for the Big Ten, weakened the West Coast league that had been in business for decades, other universities, like Arizona, Arizona State, Colorado and Utah, all scattered too to find new athletic homes. As a result, Stanford and Cal, two sterling academic institutions which don't have particularly strong football footprints, also had to scramble to find a league for their teams to play. They ended up in the Atlantic Coast Conference, a league that, at last check, is nowhere near the Pacific Ocean. Hambly's volleyball team, a national championship contender, will travel close to 34,000 miles this year, more than any other fall program in college athletics. Yahoo Sports reports that the 25,000 miles the Cardinal will fly just for ACC games is more than the circumference of the Earth. To his credit, Hambly has taken all of this in stride, quipping that his frequent flier status on United is already Premier One K and could get higher. But this is no laughing matter, not for those who still hold on to the quaint notion of college athletics operating to make students more well rounded, athletically, intellectually and personally. Increasingly, however, the world of intercollegiate athletics continues to more closely resemble prostitution, with heretofore pristine academic institutions putting themselves on the stroll for more football bucks, the only question being the price they're willing to set for their virtue. While grabbing all that gridiron scratch, these schools are putting the less visible programs like soccer, swimming, track and, yes, volleyball and those athletes in jeopardy. And there's no sign that this fever will soon break. Having just expanded the college football playoff field from four to 12, there will likely be nothing to slow further conference realignment, short runways and long volleyball journeys notwithstanding. Salt is a vital commodity. For many centuries it sustained life for Scots as seasoning for a diet dominated by grains (mainly oats), and for preservation of fish and cheese. Sea-salt manufacturing is one of Scotland's oldest industries, dating to the eleventh century if not earlier. Smoke- and steam-emitting panhouses were once a common sight along the country's coastline and are reflected in many of Scotland's placenames. The industry was a high-status activity, with the monarch initially owning salt pans. Salt manufacture was later organised by Scotland's abbeys and then by landowners who had access to the sea and a nearby supply of coal. As salt was an important source of tax revenue for the government, it was often a cause of conflict (and military action) between Scotland and England. The future of the industry – and the price of salt for consumers – was a major issue during negotiations around the Union of 1707. Salt: Scotland's Newest Oldest Industry (Birlinn, 2023) edited by Dr. Christopher Whatley and Dr. Joanna Hambley celebrates both the history and the rebirth of the salt industry in Scotland. Although salt manufacturing declined in the nineteenth century and was wound up in the 1950s, in the second decade of the twenty-first century the trade was revived. Scotland's salt is now a high-prestige, green product that is winning awards and attracting interest across the UK. This interview was conducted by Dr. Miranda Melcher whose forthcoming book focuses on post-conflict military integration, understanding treaty negotiation and implementation in civil war contexts, with qualitative analysis of the Angolan and Mozambican civil wars. Today's Flash Back Friday Episode is from Episode #80, which originally aired on July 27, 2015. This week we're going to be speaking to industry expert, Ann Hambly, who is the founder and CEO of 1st Service Solutions, a national service provider and consultancy firm to the commercial real estate industry that provides advice and solutions for anything ranging from the addition or removal of collateral on an existing CMBS loan to the most complex loan restructure for all loan types. And for those of you who might not know what a CMBS loan is here's a quick definition. A CMBS loan, also known as a commercial mortgage-backed security, is a type of fixed-income security that is collateralized by commercial real estate loans. Typically these loans are for commercial properties such as office buildings, hotels, malls, apartment buildings, factories, etc., but not single-family homes. CMBS make up about 2% of the total U.S. fixed income market. In essence, CMBS are created when a bank takes a group of loans on its books, bundles them together, and sells them in securitized form as a series of bonds. Each series will typically be organized in "tranches" from the senior - or highest-rated, lowest-risk issue - to the highest-risk, lowest-rated issue. The senior issue is first in line to receive principal and interest payments, while the most junior issues will be the first to take a loss if a borrower defaults. Investors choose which issue they invest in based on their desired yield and capacity for risk. Today we're going to speak about how Ann's company can help investors navigate the tricky and often times complex CMBS loan process as well as discuss some of the opportunities that might exist from maturing CMBS loans that were created back during the 2005-2008 real estate run-up and how her company can help you capitalize on some of these "soon-to-be" distressed opportunities. Here are a few things you'll learn in our interview with Ann today: What a CMBS loan is What role 1st service solutions play in the CMBS market and the services they provide to real estate investors How Ann was able to grow her company during one of the worst real estate markets in history The opportunity that exists with the $100+ billion of maturing CMBS loans and how you can go about uncovering those that might be distressed What defeasance means when it comes to CMBS loans The benefits of a CMBS loan and how they typically offer much more attractive terms than conventional commercial loans which can include longer amortization, lower rates, non-recourse vs. recourse bank loans, and 10-year balloons instead of 5 or 7 that you have with commercial loans. The number one marketing strategy that she feels is responsible for the great success her company has experienced and how you can apply this same strategy to your real estate business. In a special cross-over episode with our sister podcast Taxing Matters, this episode looks at the tax liability insurance. Peter is joined by Alice Kemp, host of Taxing Matters and Giles Hambly, Tax and M&A insurance specialist broker at Gallagher. We discuss what tax liability insurance is, how it works in practice and why many businesses are now choosing to take it out.We start by discussing what tax liability insurance is, Giles explains it is a form of cover taken by a business to protect them if the tax authority challenges a transaction. What that means is if you undertake a transaction or you sell a product in a certain way, you need to meet certain thresholds to qualify for an exemption, such as capital gains exemption, corporate tax exemptions or VAT exemptions. Those rules are highly complex, and, in many cases, there are uncertainties about how it applies to your fact pattern. And so typically what you would do is you would go and get advice from a tax advisor, on whether you meet the thresholds for an exemption and they will judge whether they believe you are able to qualify for it. However even with expert advice there's still a risk that the tax authorities would disagree with the position taken and dispute it. So, a tax liability policy would cover the individual or business in that scenario. We then look at some of the practicalities of tax liability insurance, working through an example of the risks and exposures this kind of policy would cover in an M&A scenario. We also discuss the structure of the tax liability insurance market and how they need to consider the different jurisdictions involved when underwriting the policy. Finally, we explore if there are any ethical issues that could come into play in this kind of policy. Giles explains that there are not these kind of issues. These policies are designed to protect against uncertainties in the rules and that if you were trying to achieve a tax advantage, it would be very challenging to get that position insured. We hope you enjoyed this special crossover episode of Insurance Covered, many thanks to Alice and Giles for joining us. Land, landscape, history, and music…Janet Harbison is one of the most well respected celebrators of the Irish Harp and Traditional Irish Music. She has had a profound influence on the harp and trad community teaching some of the most well known harp players in the tradition like Grainne Hambly, Michael Rooney, and Laoise Kelly. Her new solo album, “By Strangford Water” is a collection of Janet's compositions. There is also a companion book of the compositions on this album available on Janet's website. We discuss her relationship with Camac harps and the story behind the making of the Camac “Janet” harp, how to interpret slow airs on the harp, and other interesting topics.Janet likes to remind players that when playing a slow air, knowing the text and how you can tell the story of that song through the music is so integral to your musical interpretation. ”We have detached the music from the story. It's turning the meaningful music that connects us as a community into something totally superficial and sugary.”-Janet Harbison (on interpreting a song) Janet is so proud of her many students who have gone on to teach and perform. “To be their teacher was a privilege.” Performers and educators like Gráinne Hambly, Laoise Kelly, and Michael Rooney continue to share the tradition with a new generation of harp players. What does it mean to learn music in the tradition?“The way people are learning now, mostly is in workshops by rote. It's learning by ear, but it's not traditional. To be traditional is to start with the basics and then to evolve the arrangement yourself using a free form of ornamentation and variation and accompaniment. None of that should be present.”-Janet HarbisonJanet believes that a musician should be able to converse with and, “be in community with the [other] players otherwise “You're limiting yourself”.“It's a natural thing for a student to emulate their teachers, but it shouldn't be that they only can play what they've been formally taught, by ear or by any other means. It's about teaching somebody a language so they can speak it. And that they feel confident to commune with it with the other tradition makers. For me that's the purpose behind teaching.”-Janet HarbisonPlaying Harp in Irish Traditional Music Sessions“Harp players have a unique opportunity to do the traditional stuff in a traditional way that is still also ahead of the fashion, if you like.”-Janet Harbison On Accompanying:“It's all about dressing up and dressing down any piece of music…The tune is the story and the accompaniment is the fluff. “-Janet HarbisonSession EtiquetteJanet encourages harpists to play with the best musicians you can find, not to play in slow sessions, but go and try to stretch yourself. You don't have to play every note, but let your playing breathe and get into the feel of the music. Janet reminds us to “Watch how the musicians look at each other and the unspoken communication”. Harpists and Poets“The harpists had a partnership with the poets. The poets composed the epic verse. [The verse] would never be performed without the harper providing the emotional impact in the music of the suantraí, geantraí and goltraí.”-Janet HarbisonAccording to tradition, there are three types of Irish melody – suantraí, geantraí and goltraí. Suantraí (lullaby) was a tune that put you to sleep, geantraí caused laughter or merriment, whereas goltraí brought the listener to tears.www.livinglanguage.com/blog/Janet is passionate about training and teaching traditional Irish Harp and believes that, “Irish harp music should have a much higher profile in harp music worldwide.” LINKSJanet's Website: www.janetharbisonharp.comThe History of The Belfast Harp Orchestra: www.irishharporchestra.com/history/short-history-of-the-belfast-harp-orchestra/Janet and Grainne Hambly performing, “Bright New Morning” at The Somerset Folk Harp Festival in 2019:https://www.youtube.com/watch?v=SSc7qcqg1KAThe Camac “Janet” Harp: www.camac-harps.com/en/harps-en/lever/janet/

In this episode, Eric Schleien sits down with Ann Hambly, the Founder/CEO of 1st Service Solutions. I'm a huge fan of Ann, as she transformed the CMBS industry and has also been impacted by the Tribal Leadership technology which I've shared about many times here, here, and here. As one of the managers of Brookfield Asset Management shared with me, "Transforming Culture is the last bastion of alpha due to the low competitive nature of the endeavor." To watch this episode on YouTube, see below or click here. Ann has been involved in literally every aspect of the CMBS industry throughout her 35+ year career. She created from scratch and ran many large servicing shops before creating 1st Service Solutions in 2005. She has been an intentionally integral part in shaping the CMBS industry since its inception. Ann founded 1st Service Solutions in 2005 to address what she saw to be a gaping hole in CMBS. Unlike ‘on book' commercial real estate loans, there is no ‘banker' for the borrower to speak to after securitization. In creating what was to become the first borrower advocacy space in commercial real estate, Ann has grown 1st Service Solutions into what is now known as the preeminent CMBS Borrower Advocate practice. The company has been featured on William Shatner's ‘Moving America Forward' show as a company changing the business landscape in America. Ann has been and continues to be highly involved in industry leadership as a featured keynote speaker at conferences across the country speaking on CMBS structure, CMBS workouts, assumptions, and hot topics in the general CRE industry. With the release of her book, ‘CMBS 911,' Ann once again set out to meet an unmet need: explaining, in simplistic and straightforward terms, the roles, responsibilities, and motives of every individual or entity involved in the CMBS process. “The whole process can be overwhelming and confusing for the borrower and there's always a lot on the line,” she explains. The book has gone on to become an industry bestseller and is being adopted into the Purdue College of Business Real Estate curriculum as well as other colleges and universities. In addition to her own book, Ann's expertise has been featured in ‘True Leaders: How Exceptional CEOs and Presidents Make a Difference by Building,' ‘Trends in Commercial-Mortgage Backed Securities,' and ‘The Law of Distressed Real Estate.' Ann is also a prolific contributor to many, many real-estate and business-related publications having published 50+ articles, commentaries, and columns in such publications as the Commercial Real Estate Show, the Commercial Observer, Scotsman Guide, GlobeSt.com, Mortgage Bankers Magazine, National Real Estate Investor, Real Estate Business, Real Estate Forum, and Reuters among others. Jurists frequently request Ann's involvement in high-profile cases regarding commercial real estate because of her vast and varied experience. She has been called upon to provide expert reports, depositions, testimonies, and professional consulting services on many high profile cases. Ann is a member of the Board of Directors of the Counselors of Real Estate (CRE) and has been an active member of C12, a Christian CEO group, for the past several years. In addition, she has previously served on or as the chairman of the Board of Directors for the Mortgage Bankers Association (MBA), the Commercial Mortgage Securitization Association (CMSA), the Multifamily Housing Institute, and the Real Estate Capital Recovery Association (RECRA). Throughout her lengthy career, Ann has received many, many professional awards and citations. Among them are the induction in the Commercial Real Estate's Hall of Fame, numerous times designation as a ‘Legend and Woman of Influence in Commercial Real Estate' by Real Estate Forum, named a ‘Top 10 Most Distinguished Women in Real Estate' by the Mortgage Bankers Association, selected as a member of the prestigious Real Estate Roundtable, and named as one of six ‘Most Influential Women in Commercial Real Estate' by National Real Estate Investor to name a few. Ann lives in the Dallas/Ft. Worth Metroplex and enjoys time spent with her family, especially her six grandkids. [2:30] How has commercial real estate responded to COVID-19 [4:30] Technology has moved to virtual shopping, and the pandemic has accelerated that shift. [12:20] Sharon poses the question, "What should people be looking for in investment opportunity given the pandemic?" [16:00] Distressed deals are becoming readily available. Ever since I first saw Gráinne Hambly perform at The Somerset Folk Harp Festival I've been inspired. No other performer on the harp influenced me as much as Grainne did early on in my harp journey. I first heard her perform at The Somerset Folk Harp Festival and was wowed at what the harp could sound like. The jigs and reels just fly from her fingers. She makes it look and sound so effortless. It's gorgeous to hear. The first album of hers that I ever purchased was, “Between the Showers”. I can't tell you how many copies of this album I have purchased for friends and family over the years. It's still one of my favourites. Here's Gráinne's bio taking from The Harp Agency Website:Since 1998 Gráinne Hambly has been touring extensively throughout the United States and has not only garnered an ever-growing following of devoted harp enthusiasts but has managed to cross over and capture the Irish music fan with the taste for the fast, driving reels and jigs of traditional music. She has broken the genteel parlor image and elevated the stature of the harp right up there with the fiddles and pipes in the realm of dynamic dance music. Add to that the unsurpassed expressive quality the harp has in her hands in the rendition of age-old airs and laments and you have the masterful performance of an experienced and renowned player.A lifelong County Mayo resident, Gráinne has not rested on the laurels of winning the senior All-Ireland titles on harp and concertina in 1994 and then the prestigious Keadue and Granard harp competitions. Her three critically acclaimed solo CDs, The Thorn Tree (2006), Between the Showers (1999) and Golden Lights Green Shadows, (2003) are "must haves" for every Irish harp player and fan. She has also recorded with numerous other artists. She has also published two books of her arrangements. She tours most of the year and has appeared at most of the major harp and Irish music festivals in the U.S. and Europe. She and William Jackson teamed up and began touring as "The Masters of the Celtic Harp" in 2005 and have been traveling together ever since. They live now outside of Claremorris in County Mayo.Be sure to check out Gráinne and Billy's free online concert on May 23rd at 3:00pm EDT. https://www.eventbrite.com/e/grainne-hambly-and-william-jackson-live-online-registration-103535543598And check out Grainne's Websitehttp://grainnehambly.com/And FB pagehttps://www.facebook.com/hamblyjacksonmusic/Notes for Grainne's Podcasthttp://www.somersetharpfest.com/escape.htmlMay 23rd 2020 Free online concert with Billy Jacksonhttps://www.eventbrite.com/e/grainne-hambly-and-william-jackson-live-online-registration-103535543598Grainne's Websitehttp://grainnehambly.com/On FBhttps://www.facebook.com/hamblyjacksonmusic/Harp Agency: Grainne and Billy Jacksonhttp://harpagency.com/artist1.htmHarp Column: Grainne's sheetmusichttps://harpcolumn.com/music/all-music/categories/artists/grainne-hambly/Planxty SweenyOn guitar https://www.youtube.com/watch?v=Kd0awzUshG0On harp https://www.youtube.com/watch?v=3IeolSC7QeUThe Thistle and Shamrock show on NPR: Harpershttps://www.npr.org/2013/12/11/250235583/the-thistle-and-shamrock-harpersTunes MentionedPlanxty SweeneySoft Mild MorningBright New MorningThe Taylor's TwistQueen's University Belfasthttps://www.qub.ac.uk/schools/ael/Study/Arts/Undergraduate/Music/http://www.somersetharpfest.com/Turlough O'Carolan Harp Festival Nobber, Irelandhttps://www.nobberharpfestival.com/Bunting Manuscripts at Queen's University Belfasthttp://digital-library.qub.ac.uk/digital/collection/p15979coll9The Irish Song Projecthttp://irishsongproject.qub.ac.uk/Harp Tour of Irelandhttp://www.harpersescape.com/harptour.htmlThe Belfast Harp Festival of 1792http://www.androichead.com/whats-on/2017/8/3/edward-bunting-the-belfast-harp-festival-of-1792Society for Ethnomusicologyhttps://www.ethnomusicology.org/default.aspxA History of The Trinity College Harphttps://gifts.tcd.ie/the-trinity-college-harp-a-history-by-brian-mannersCarolin Marathon at The Somerset Folk Harp Festivalhttp://www.somersetharpfest.com/greatstuff.html#jamCarolin Marathon “Starter Kit”http://www.somersetharpfest.com/carolan-marathon-list.pdfHarpist Janet Harbisonhttps://www.janetharbisonharp.com/Harpist Kim Robertsonhttp://www.kimrobertson.net/Belfast Harp Orchestrahttps://www.janetharbisonharp.com/janet-harbison/harp-orchestras/belfast-harp-orchestraJanet Harbison and Grainne Hambly performing, “Bright New Morning” at The Somerset Folk Harp Festival 2019https://www.youtube.com/watch?v=SSc7qcqg1KA

Mr Radu Mihai and Dr Peter Hambly give a talk about rare/never events in surgery. Treating rare diseases raise the challenge of minimal previous exposure to similar operations. Defining a learning curve is therefore controversial as many such 'events' seem to occur in clusters. Similarly, rare complications might occur in 'clusters' hence the response to rare/never events should be interpreted with caution. Mr Mihai is a Consultant Endocrine Surgeon and Dr Hambly is a Consultant Anaesthetist at Oxford University Hospitals NHS Foundation Trust. Mr Mihai is also an Honorary Senior Clinical Lecturer at Nuffield Department of Surgical Sciences, University of Oxford.
This week we're going to be speaking industry expert, Ann Hambly, who is the founder and CEO of 1st Service Solutions , a national service provider and consultancy firm to the commercial real estate industry who provide advice and solutions for anything ranging from the addition or removal of collateral on an existing CMBS loan, to the most complex loan restructure for all loan types. Here’s a few things you’ll learn in our interview with Ann today: What a CMBS loan is What role 1st service solutions plays in the CMBS market and the services they provide to real estate investors How Ann was able to grow her company during one of the worst real estate markets in history which was 2008 The opportunity that exists with the $100+ billion of maturing CMBS loans and how you can go about uncovering those that might be distressed What defeasance means when it comes to CMBS loans The benefits of a CMBS loan and how they typically offer much more attractive terms than conventional commercial loans which can include longer amortization, lower rates, non-recourse vs. recourse bank loans, and 10 year balloons instead of 5 or 7 that you have with commercial loans. The number one marketing strategy which she feels is responsible for the great success her company has experienced and how you can apply this same strategy to your real estate business.
