What up, Beasts? Welcome back to the show. Today I am hanging out with Jeff Higgins! Jeff Higgins grew up in the Cincinnati area. On April 6, 1983 in the Milford High School cafeteria he met Shelly and they built a wonderful life together. They were married and had three wonderful daughters who grew up and started families of their own. Today seven grandchildren bring Shelly and Jeff endless joy. Jeff has spent his working life almost entirely in the industry of making seasonings for foods like potato chips, meats, and dips. You have probably eaten something he has been a part of creating. In 2002 Jeff boot strapped his own company and it has been a twenty-year overnight success story. Living a life filled with purpose seems to have always been a part of Jeff's DNA since he was eleven. Together with Shelly they enjoy making meaning a part of their endeavors. They invested over twenty years supporting and running youth programs. They have served the hungry in their community, in the US, and internationally. In 2016 Jeff summited Mount Rainier and in the process raised over $25,000.00 to build a school for special needs children in rural Guatemala. Jeff and Shelly try to employ a motto they have: “If you are going to do something big, attach it to something bigger.” That is why the purpose statement for their company is “Serve People”. Today Jeff enjoys talking to audiences about his experiences in an effort to help people lead better, more fulfilling lives. As always, I hope something lands with you today. I think there are some things every human on this planet shares, and struggle is one of them. Little and big our life challenges pile up and can keep us from our best selves. Unfortunately I have seen so many people losing the battle. It's estimated that stress, anxiety, and depression costs American business$384 billion annually in lost productivity, health costs, low morale, poor performance, tardiness, and absenteeism; I can't imagine what it is costing us personally.That is why I share that our company of 25 has a chaplain, and a mental wellness coach as well as a “Dream Manager” program where our company will offer our knowledge resources to help employees navigate the complexities of achieving a life “dream”; we think it is important to help people find purpose and meaning in life. Everyone who works at our company gets a carabiner as a reminder we make it epic when we do it with purpose. I am also transparent about my own struggles and what I have learned coming back from the deepest of places, the types of places that breed purpose and meaning. My mother was an alcoholic, and my brother and sister from her first marriage physically abused me, especially when Dad was often out of town. When I was eleven, mom died in a drunken car accident. She drove the wrong way on the highway. I was fourteen when my older brother had a beer in his hand which he crushed on impact as he drove under a merging truck and died. My sister subsequently lived a life of “why me” and despite my pleas ‘not to make me burry her too', she died from alcoholism after my consent to remove life support. Four months after my sister's death I had a single car accident, and my close friend did not survive. I was...

In today's episode, we're going from Massachusetts to Florida with Jeff Higgins, a seasoned real estate investor, to talk about the impact of incentives, evictions, and extreme weather. As Jeff shares, incentives can have a massive impact on the decisions made by landlords and tenants alike. For example, in Florida, where the eviction process is much easier and quicker, landlords can enforce a 3-day pay or quit policy, while in Massachusetts, the eviction process can be slow and cumbersome, giving tenants more opportunities to delay or stall without penalty. Jeff also discusses the impact of extreme weather events, such as hurricanes, on the real estate market. While it's a common myth that hurricanes don't hit Siesta Key, the reality is that extreme weather can lead to much higher insurance costs and make it harder for property owners to find affordable coverage. In addition to the main topic, we introduce a new segment called ResilientREI Storytime, where we share inspiring stories of real estate investors who have overcome challenges and achieved success. Jeff found himself in a bind... He really wanted to move to Florida but all his rentals were in Massachusetts. Now most people would go find an off-the-shelf property management company. Thing is, that's not Jeff's M.O. He opted to train his rockstar contractor to be his rockstar contractor / property manager! This was super helpful as this contractor already had plenty of experience with the properties and Jeff had plenty of experience working with his contractor! Early in May, the Workforce Investment Disclosure Act was introduced in Congress. Also referred to as Human Capital Management Disclosure, it will require public companies to disclose information about their workforce management policies. If the act is passed, these companies will need to include specific HR metrics in their public filing. What does this mean for your business? Many claim this act will be a game-changer and finally make companies to walk-the-talk when it comes to touting “people are our most important asset.” To help cut through all the noise, we reached out to Jeff Higgins, Founder and CEO of Human Capital Management Institute (HCMI). In this episode we’re doing something a little different. I’m spotlighting two people who are using a new Twitter feature that allows you to have up to 50 character spaces for your display name. It was 25 spaces and now it’s doubled. This allows you to get really creative. On my profile it says: Madalyn Sklar. Speaker. Podcaster. Chat Host. It’s a way for people to know more about me. It’s bold and it stands out. I noticed two people who are using it in very creative ways and wanted to spotlight them here on the podcast. They are Jeff Higgins and Casie Shimansky. Jeff is doing something really cool that stood out to me. He’s changing his Twitter display name every few days. And they’re really witty, for instance one day it said: Jeff Higgins Only Wears Banana Republic Boxers. And now it says: Jeff Higgins Was In A Pretty Crappy Band. He’s having fun with this and getting lots of attention. Casie is doing something really cool and unique. Hers says: Casie [kay-cee; KC] = Going BALD for Kid’s Cancer. This really stood out to me because it’s cool and unique. It made me want to reach out and learn what she’s doing. In this episode Casie shares her story of raising awareness through Twitter for a great cause. Episode Highlights: On November 9, 2017, two days after Twitter expanded the 140 character limit to 280, they increased the Twitter display name from 25 characters to 50. Jeff Higgins uses the display name as a conversation starter. He’s been changing it up about every other day. It’s bringing people back to his Twitter because they want to know what it will say next. Jeff’s Twitter names are fun and witty. One day I noticed it said: Jeff Higgins Wears A Size 14 Shoe. And a few days later is said: Jeff Higgins Obviously Doesn’t Work Out. The day of this interview it said: Jeff Higgins Milked A Cow One Time. Jeff says this strategy is getting people communicating on Twitter, not just broadcasting. Jeff is checking his analytics regularly and noticing the spikes when he changes his display name. Casie is using the display name expansion to raise awareness for St. Baldrick’s, a charity for kids with cancer. Casie will be shaving her head, two days after she gets married in March 2018. Casie’s display name says: Casie [kay-cee; KC] = Going BALD for Kid’s Cancer. Casie is fundraising and bringing attention to the charity. The display name is in big, bold letters.
