Eric Burns is a Cincinnati-based entrepreneur. His journey has taken him from being a finance major to a Cincinnati Firefighter to a residential real estate investor and flipper to finally landing in commercial real estate. He values his journey and believes in the entrepreneurial spirit. His message to fellow entrepreneurs is simple, STOP TRADING YOUR TIME FOR MONEY and LIVE LIFE BULLISH. Like many, Eric started his real estate investment career in the residential space and expanded into the commercial arena. His first property was a student housing rental in 2016, while he was still active with the Cincinnati Fire Department. Later, he expanded into renovations, and eventually, after many years of growth, education, and “failing forward”, Eric found himself in the commercial space.Eric's story is similar to many entrepreneurs' as he has navigated ups and downs with successes and failures in his entrepreneurial journey. As it turns out, it was during a less-than-ideal renovation when he realized, after years spent starting side hustles and residential real estate, that he was still only trading his time for money! As a believer in financial freedom, Eric leaned into commercial real estate and found a path to lead him to that destination. To that end, Flowers Capital reflects Eric's fundamental philosophies of sourcing and funding deals. Priorities include, firstly, the preservation and growth of investor capital. As a strong proponent of multiple, passive sources of income and protecting the commodity of time, he believes financial freedom is achievable through commercial real estate investment. Flowers Capital is fully intent on achieving those goals for its investors. Eric considers himself a life-long learner. He believes in the entrepreneurial spirit and understands the realities of that life path. His greatest strengths include curiosity, personal accountability, and resilience. Real estate investing is truly a labor of love for Eric, but he also thoroughly enjoys fly fishing, traveling, and his Labrador Retriever, Baron. Summary In this episode of the Gentle Art of Crushing It podcast, host Randy Smith interviews Eric Burns, founder of Flowers Capital. They discuss the current market conditions for passive investors, Eric's journey from active real estate investing to capital raising, and the importance of due diligence in selecting deals. Eric shares insights on navigating market cycles, building relationships with operators, and the significance of believing in the deals presented to investors. The conversation emphasizes the goal of achieving financial freedom through passive income and the evolving strategies in the real estate investment landscape. What color is your pet? Your beloved pet's personality is shaped by many things: their breed, upbringing, and even the color of their coat! That's right! Studies confirm that every fur color has its own specific feel to it! According to a study published in the journal Applied Animal Behavior Science, the different colors that English Cocker Spaniels come in can actually reflect their behavior and personality. Another study from the University of Sydney discovered that, on average, chocolate Labrador Retrievers don't live as long as the golden and black ones do. Scientists believe it may be recessive genes to blame. So fur color really does make a difference in both health and personality! But what about your fur baby? What does the color of their coat say about them? Let's find out! Karl Riemensperger is a proud U.S. Marine veteran, has been married to his wife Karen since 2009. They share a deep love for Labrador Retrievers, often opening their home to dogs in need of a temporary haven. Their adventures with their beloved dog Gunner, who formed a special bond with their young son Kaiden, inspired Karl to write his first children's storybook, “Gunner Gets Lucky”, because children taught early that adopting older dogs from shelters and rescues groups is often far more rewarding and joyful than buying a new puppy… not always, but the homeless dog population is a crisis worth solving.Gunner is a 10-year-old Black Labrador Retriever who came to their family as a foster via Florida All-Retriever Rescue (FARR) in 2019. Gunner successfully made their foster house his "furever" home and he has been a part of their family ever since! He loves to play fetch and swim (like it's nobody's business), understands a LOT of human words, tucks his boy into bed every night, and is always up for a car ride, but his favorite rides include grabbing a "pup-cup" at Twistee Treat!Gunner is a loyal and playful 4 year-old Black Labrador mix that finds himself feeling unlucky having been separated from his original family. Follow Gunner's journey as he temporarily spends time on a farm and ultimately finds a new home; Gunner might become luckier than he ever imagined with adventures and dreams along the way! Too many dogs are abused, stranded, or owner surrendered and never make it to foster or “furever” homes. For this reason, a portion of the proceeds of this book will benefit Florida All-Retriever Rescue (FARR) – facilitator of Gunner's authentic route and journey to his “furever” home!Gunner Goes website is http://gunnergoesseries.comThe Douglas Coleman Show VE (Video Edition) offers video promotional packages for authors. (Insight Meditation Community of Washington DC) The focus of this conversation is on our relationships with dogs, and more broadly, all beings. We look at what Thich Nhat Hanh called interbeing, and what happens when we shift our attention from self to who are we together. Tara is joined by Mark Drucker, an animal lover who works in digital media and is founder of lovedog.com, and Drew Webster, a dog behavior consultant par excellence. In this recording, Tara is being interviewed for their podcast and found herself deeply impacted by the conversation. She reports that she and her 6-month-old pup, Niki, play more. Her attention has deepened and she is more awake in their relationship, and of course that extends out to the world of relationships. So whether you have a dog, cat, favorite tree, or human to practice on, bringing attention to interbeing means more belonging, aliveness, and love. lovedog.com Mark Drucker - Mark is the founder of lovedog.com. The Whole Bundle: Nurturing parents through nourishing conversations
Bringing a baby into a household that already has a dog can be both joyful and challenging. How do you ensure that your beloved pet adapts well to this significant change? In this episode, I'm joined by Dominika Knossalla-Pado, a certified dog trainer and founder of Dog Meets Baby, to discuss tips and insights for introducing a newborn to a household with a dog.Dominika is a Certified Dog Trainer and the founder of Dog Meets Baby. She lives in beautiful San Francisco with her 8-year-old twins and a yellow Labrador Retriever named Lola.Dominika graduated with honors from the prestigious Academy for Dog Trainers (called the Harvard of Dog Training).Lola's predatory reaction to her newborn twins was one of the main reasons why she started Dog Meets Baby. Dominika is passionate about helping parents of young children and dogs (like herself) who want real tips and solutions to keep everyone safe. She wants parents to have an action plan when they bring their baby home and know what to do when their baby becomes mobile.Dominika shares various techniques and tools to prepare your dog for a new baby. One of the most crucial elements is to practice with a doll or a baby-like object. By simulating the presence of a newborn, dogs can get used to the new addition. Dominika also emphasizes the importance of familiarizing dogs with newborn sounds, such as crying and grunting, which are available for free on her website.Dominika Knossalla-Pado's insights provide valuable guidance for anyone preparing to introduce a new baby into a household with a dog. By planning ahead, using practical training techniques, and recognizing the signs of distress in your dog, you can create a harmonious environment for both your baby and your pet. Bringing a baby home is a significant change for everyone in the household, including your dog. With the right preparation and guidance, it can be a smooth transition that ensures the safety and well-being of your entire family. We talk about:00:00 Intro03:03 Dominika's Personal Story03:55 Challenges with Lola the Labrador06:13 Starting Dog Meets Baby14:48 Preparing Your Dog for a New Baby21:46 Introduction to Free and Paid Resources22:38 Training Techniques and Tools23:15 Handling Baby Sounds and Dog Reactions25:04 First Meeting and Planning25:55 Addressing Reactive Dog Behaviors28:11 Importance of Consistency and Professional Help32:22 Recognizing Red Flags and Seeking Guidance38:11 Conclusion and Final ThoughtsResources mentioned in this episode: Pre-baby courses - https://bit.ly/3ITH2al Mobile Baby courses - https://bit.ly/3IZjTTI Dog Body Language Course - https://bit.ly/3TTwmPc Blog - https://bit.ly/3VyPjYL Free Toddlers & Dogs Guide - https://bit.ly/4av6eQ7 Free Preparation Checklist - https://bit.ly/3PGeSn1 Free Baby Sounds Library - https://bit.ly/4ctxvEi Connect with DominikaInstagram: https://www.instagram.com/dogmeets_baby Pinterest: pinterest.com/DogMeetsBaby www.dogmeetsbaby.expert Connect with meInstagram: https://www.instagram.com/wholebundle/https://thewholebundle.com/

KSQD 4-10-2024: This episode explores the cutting-edge of medical science and the wonders of the animal kingdom. We'll discuss a remarkable first – the successful transplant of a genetically modified pig kidney into a human. Could this breakthrough pave the way for the future of organ donation? On a different note, did you know cows are being engineered to produce human insulin, potentially revolutionizing diabetes treatment? We'll also uncover surprising animal intelligence; Parrots playing computer games and bees trained to solve puzzles reveal just how smart some of our animal friends can be. In a fascinating twist, we investigate the genetics behind obesity in Labrador Retrievers and learn how dogs might be able to detect PTSD flashbacks. We examine a groundbreaking discovery of tiny RNA molecules within bacteria. These have the potential to unlock entirely new gene sequences within the microbial world. We'll also explore the link between potassium and blood pressure, discussing how simple dietary changes could lead to major health benefits. For those interested in nutrition, we'll address optimal protein intake and strategies for a balanced vegan diet. Also, a warning about the current overuse of gabapentin and pregabalin for pain is creating a 50% increase in hospitalizations for COPD.

Veterinary Advice, Animal News & Views with hosts, Dr. Roger Welton & Dr. Karen Louis
In the midst of having to have his Labrador Retriever, Nacho (pictured on the show page), in an Elizabethan collar for an an extended period of time, Dr. Roger shares his empathy with pet owners whose pets and households that have to endure the cone. There is a reason refusal to leave the collar on as directed is one of the top - and one of the most frustrating for veterinarians - owner compliance failures that lead to bad consequences. It is because they are not fun! Sometimes, E-collars are the only method to keep pets from licking or chewing at wounds, incisions or bandages. However, there are certain circumstances where alternatives to the traditional e-collar work that are less cumbersome to the pet (and pet parent). Unfortunately for Dr. Roger and his dog, alternatives are not workable options for the location and nature of Nacho's wound; but in the midst of his frustration with his very large and not very graceful dog wearing a giant big satellite dish on his head for 2 weeks, he discusses alternatives to the E-collar that are workable in certain situations. Dr. Roger Welton is a practicing veterinarian and media personality, CEO/attending veterinarian at Premier Veterinary Care, and author of the top selling book, The Man In The White Coat. Dr. Roger selects listener emails to be addressed on the air, so if interested in having your voice heard on the podcast, email comments or questions to comments@web-dvm.net.
