Main Topic: Seed Starting 4 Keys to Successful Seedlings Light, Light, Light A window isn't going to cut it—this is the #1 reason for failure. Use proper, full-spectrum grow lights (like Burrina lights) positioned uncomfortably close to seedlings. Keep lights on 12-16 hours per day for strong, stocky plants. If you don't have grow lights, be prepared for leggy seedlings. Soil Temperature Matters Too cold? Bad germination and weak seedlings. Ideal temp: 65-85 for many plants Use a seed heat mat (updated links below) or place trays in a warm spot like on top of the fridge. Consistent Moisture—Not Overwatering Keep soil evenly moist, not soggy. Bottom watering is best—use trays with no holes to create a DIY water table. Overwatering leads to weak roots and damping off. Underwatering even once can stunt growth for the life of the plant Potting Mix & Soil Biology If you're new, just buy a good quality seed-starting mix. Look for fine-textured, bark-free soil. Pro tip: Add a quart of soil from a well-run local garden to introduce beneficial microbes and integrate local soil biology. Advanced growers: Make your own with compost, biochar, worm castings, and indigenous microorganisms (IMO). Compost tea made from local soil is a fantastic boost. Soil Mix Don't mix your own unless you know what you're doing (WRONG ADVICE) Experiment while setting yourself up for success—but start with a 50/50 blend before committing fully. Learn from my mistakes Trays & Containers Deep pots (3-4 inches) = Stronger roots Plastic trays with no drainage holes work great for bottom watering. Solo cups are cheap and effective (poke a few drainage holes). Peat pucks: Can work, but I don't use them. Peat pots: Just don't. Choosing Seeds: Heirloom vs. Hybrid It's all okay! Pick what works for your system. Good seedling choices: Tomatoes, peppers, kale, chard, broccoli, lettuce, loofahs. Less ideal: Squash, cucumbers (direct sow if possible). Don't start indoors: Peas, beans, carrots, and most root crops. First Year: Choose 1-2 things, experiment, and don't stress if you buy starts. Keep going! Troubleshooting Germination: The Paper Towel Trick Use damp paper towels in a plastic bag to check seed viability before planting. Keeping Costs Down (While Buying Quality Equipment) Source second-hand greenhouse supplies from local growers. Attend local seed swaps (like the one here in February) for high-quality, adapted seeds. Consider bulk seed buys as a community. Make it a great week! GUYS! Don't forget about the cookbook, Cook With What You Have by Nicole Sauce and Mama Sauce. Dry conditions? Honestly, watering yourself silly is always an expensive exercise (especially in Wellington! Bottles of water are at least a dollar each…). Protect your soil from evaporation by chucking a heap of mulch in between your plants; I've just finished my firewood stash and the smaller branches are chippered into big bags of mulch. Timing is everything. Water tanks next to the house? Maybe now is a good idea to invest in some tanks, connected to your guttering, just saying… Raspberries: If you have harvested your spring-fruiting raspberries, they need pruning now. Get down on your hands and knees and prune off all the old “canes”; It's easy to see which are old, brown canes with yellow old leaves and which ones are the new, fresh ones that will fruit for you next year. Raspberries also have this habit of producing heaps of runners and canes far, far away from the original bed! Either mow them down of translocate these new runners to a new row. They'll survive that easily if done now, while the soil is warm. Add some fertiliser and everybody's happy for next spring! Note: autumn raspberries still have a crop to go!!! Mid-summer is also the time to prune your plums when they have been harvested. I tend to do that now, with the summer heat still here. When you do it in late autumn or winter, the cooler, wetter weather can cause quite a few problems with diseases. Remember: stonefruit bears its fruit on young wood, but the European plums (such as prunes, Damson, and Greengage) tend to fruit heavily on 3–4-year-old branches. In our garden the Damson and Greengage are our jam work horses, so they can be shortened back to the well-established branches. Japanese plums tend to fruit on new wood, which means you can't be as ruthless; Think ahead!! Vegies to sow/buy/plant: most of the winter crops: Prepare your patches – compost, dig-over, make friable with a fork Carrots in really good, stone-free soil. Well-drained and easy to penetrate for the roots (no forks in the carrots); Seed tape! Swedes and beetroots – again, well-drained soils that don't stay wet too long (roots can rot in stagnant water Leeks – yep always a good winter vegetable, start while soil is warm (good germination) All the Brassicas can be sown or planted now, whatever you like; Caulies, Broccolinis, cabbages etc, etc. Protect from white butterfly larvae (still very prolific in the warm weather) – use “Success” (Yates) or fine netting that doesn't let the mother whites onto the leaf surface. Are you drowning your autoflower garden with love, aka water? Beware, your well-intentioned efforts might be creating a hospitable environment for pests and diseases. Overwatering is more than just adding too much water. It's a horticultural horror show that stems from not allowing enough oxygen into the root zone, leading to a plethora of problems like stunted growth, root rot, and algae bloom. We kick-start our conversation by decoding signals of overwatering - drooping leaves, yellowing of the plant top, browning edges, and more. The second half of our chat gets down and dirty on preventing the spread of pests like gnats and bud rot. Don't miss out on our tried and tested tips like using sticky traps, employing beneficial nematodes, and most importantly allowing your medium to dry between waters. We dive deep into the effectiveness of sub-irrigation and the magic of the double solo cup method. We promise, by the end of our chat, you will have the arsenal of knowledge to protect your autoflower garden from these common issues and transform it into a thriving green paradise.Web Site: autoflowerpower.comAlternative: socratesgrows.comShow Archive: socratesgrows.com/listenRSS Podcast FeedMusic by: Sunshine Blah

The holidays are still upon us and you might be thinking of a nice garden gift to give someone when you get together. Instead of the traditional cut flowers, consider a moth orchid. Moth orchids or Phalenopsis, are one the easiest orchids to grow indoors. There are hundreds of varieties that grace garden centers, home centers, florists and grocery stores. Once in flower, as long as you do some basic care, the flower stalks can be in bloom for months, far surpassing the life of a cut flower. You can help your flower gift recipient with a few tips on growing moth orchids. They like a bright room, out of direct sun with temperatures around 70 degrees F. They already are potted in an orchid mix, but if you repot them make sure you use a bark based mix. It's similar to how they grow in the wilds of Asia, where they're native, clinging to the bark on trees. Keep the mix slightly moist in winter. Overwatering leads to flowers prematurely dropping. Add water only when the exposed roots turn silvery white. Use a pot with good water drainage holes. Moth orchids don't do well in standing water. Fertilize with a weak solution of liquid fertilizer once a month in winter and once a week in spring and summer. After flowering, some gardeners give up on their moth orchids and compost it. But they're easy to keep blooming. Let the orchid rest until fall, then move it into a cool room that has a 15 degree difference in night and day temperatures. That will stimulate more flower stalks to grow.See omnystudio.com/listener for privacy information.

PLANT DOCTOR What's Going On With My Seedlings? People have been turning to gardening in droves this year, and for one reason or another, they’re into growing their own food. A lot of new gardeners, though, are finding it difficult to either get those seeds to germinate, or keep those seedlings going. Here are some of the common problems: Seeds germinate and grow for a while then die. Number 1 culprit is drying out.Seedlings are for the most part growing in a shallow soil and all it takes is for a bit of warm weather, then unless you're there on the spot to water them, they shrivel up and die. Seedlings growing in moist soil because you've somehow managed to keep them hydrated. If they keel over at this point, it's due to 'damping off.' The seedlings is attacked by fungal or bacterial infection, the end result of which is death of your seedlings. Overwatering and poor airflow is another possibility. Seaweed solution may help with overcoming this problem. Watering with a tea with strong antimicrobial properties, such as strong chamomile or cinnamon tea may work as a preventative. Create a clean environment as possible by (a)sterilising your soil by placing it in the oven for 30 minutes at high temperatures and (b) wipe down pots and benches with a 10% solution of bleach. Seedlings just sitting with no growth for weeks are a sign of insufficient fertiliser. Water in a liquid fertiliser immediately and follow up as per dosage instructions. Although, one thing to watch out for:The seeds have germinated but mysteriously, the tops get chewed off. I’m still wondering how the slug go into the closed mini-greenhouse and ate my basil seedlings. GARDENING IN ISOLATION AND BEYOND Australians are turning to gardening in droves during the pandemic but there are pitfalls for new gardeners. Help is at hand of course, and there are ways to keep gardening evening when things return to normal and gardeners may have less time to devote to their plants. Let’s find out all about what to do. I'm talking with Josh Byrne, presenter for Gardening Australia TV presenterand environmental scientist. PLAY: Josh Byrne & Plant Pals_17th June 2020 I asked Josh these questions:- Q1. What are the benefits of gardening? (it’s good to get another voice to mention these-often say it already on my radio show.) A: Good fun, a great hobby that makes you feel good and great for mental health. Q2. How much space do you really need to have a garden? A:All depends on what you want to grow. All you need is a balcony with a bit of sun. Urban block gardens can grow a fair percentage of the fruits and vegetables that you can consume. Q3. Who are the new, novice and emerging gardeners of 2020? A:People in the 25-35 age group, the millenials, who are spending more time at home. Q4. What are some of the common mistakes this new band of gardeners might make? (eg, choosing the wrong plant for the location, sowing seed in the wrong season-I noticed the one nursery chain had out summer seedlings only last week). A: Novice gardeners might put a plant in the wrong spot, or buy annual vegetables, either seeds or seedlings for growing at the wrong time of year. Overwatering or underwatering might cause plant death early. Q5. It’s easy to get disheartened after a couple of failures, for example seed raising, plants getting eaten by bugs. What’s your advice? Josh suggests, read the back of the seed packet or the instructions on the plant label. Ask horticulturists at your local garden centre. There is also plenty of gardening blogs and gardening websites that can help with your gardening question. Q6. When things get back to more like they used to be, what are the tips/suggestions to keep on gardening? Don't forget about your plants just because your routine gets back to normal. Keep going now that you have a taste for it. If you hit a bit of a snag, don't worry, keep going and not be disheartened. Q7. Tell me about Plant Pals. How did it come about? Greenlife Industry Australia, the peak body for the production, supply and retail of greenlife has launched Plant Pals, an initiative designed to connect new, novice and emerging gardeners with greenlife experts.Plant Pals is a new campaign to keep Australians engaged in gardening as life slowly returns to normal following COVID-19 lockdowns. It's really about making sure gardeners both new and old are getting plenty of support in their gardening journey. Linking gardeners with plant suppliers, expert advice, blogs and podcasts. Click on the link PLANT PALS Q8. For those who haven’t started gardening, how can we get them interested? (perhaps join a community garden?) Perhaps join a community garden, because they're a great place to connect with other like people in the local community. Vist local parks and botanic gardens to get more exposure to plants in wonderful settings. If you have any questions of course, why not email realworldgardener@gmail.com or write in to 2RRR P.O. Box 644 Gladesville NSW 1675.

Santa Clarita Valley Real Estate Podcast with Brandon Montemayor
Saving money is easy as a homeowner. Here are seven tips that will help you save instantly.Buying a Santa Clarita home? Get a Full Home Search Selling your Santa Clarita home? Get a Free Home Price EvaluationToday I’d like to give you a few tips for saving money around the house. These tips might seem silly or simple at first, but they can save you a lot of money over time and they’re often overlooked by sellers:1. Make the switch to energy-efficient lighting. A standard incandescent lightbulb costs around $180 in electricity to operate each month. If you’re using a CFL or LED light, however, that’s only going to cost you $30 or $40. That’s $100+ in savings each month, and if you add up the totals for the life of the bulbs, the sum is enormous.2. Fix leaky faucets right away. Even if a leaky faucet only drips one drop per second, that adds up to over 3,000 gallons in a year. By fixing those leaky faucets immediately, you can save a lot on your water bill.3. Change your air filter regularly. When you let your filter get clogged up, it works overtime to compensate. That leaves you with dirtier air and a higher utility bill. Make sure your filter is changed every few months.4. Custom temperatures. Whether it’s with a smart thermostat or an old-school programmable one, being able to set custom temperatures in your home for when you’re not there will save you thousands over the years.5. Overwatering your yard. This will not only keep your water bills sky-high, but it could also cause damage to your lawn as well. 6. Pay attention to the water heater temperature. During warmer months, you can drop the temperature in your heater down a little bit to save you a bit more without affecting anything else.7. Poorly sealed windows. If a window or door is letting in a draft, make sure you get it sealed with some caulk or weatherstripping to keep things insulated and keep your energy costs down. These are just a few great ways to save money over time as a homeowner. If you have any questions for me or want any more tips, don’t hesitate to reach out and give me a call or send me an email. I would love to hear from you.

Are you making any of these 10 common but costly homeownership mistakes? If so, we’ll explain how you can mitigate them. In real estate, people often talk about how much it costs to buy a home, but what about the cost associated with simply living in a home? As most homeowners already realize, owning a property can be an expensive ordeal. Today, we’ll cover 10 expensive homeownership mistakes. For each point, we’ll also discuss a money-saving alternative. Let’s dive right in: 1. Using incandescent light bulbs. These bulbs can cost about $180 per year. Using LED bulbs instead will cost you 87% less, making these bulbs the far more cost-effective option. 2. Ignoring leaky faucets. A leaky faucet can waste up to 3,000 gallons of water in a year, racking up a hefty water bill all the while. Fixing leaks as soon as you notice them is essential. 3. Using dirty or incorrectly sized filters. To keep your heating and air conditioning units working smoothly, you will need to regularly replace filters—making sure that, when you do, you use the correct size. 4. Excessively adjusting your thermostat. Programmable thermostats can save you a lot of money. 5. Not adjusting your vents. There’s no sense in leaving vents open to empty rooms. You should only heat and cool the areas you actually plan to be in. 6. Overwatering your lawn. If you have a sprinkler or irrigation system, you need to make sure it’s working properly. 7. Setting a water heater’s temperature too high. Adjusting the temperature of your hot water heater according to the season can save you a lot of money on your utility bill. 8. Ignoring leaky windows. If you feel any air coming into your home on windy days, it may be time to recaulk around your windows to ensure that they’re properly sealed and are not leaking air. “In the age of the internet, almost anyone can tackle most minor repairs without the help of a professional.” 9. Paying a handyman to take care of small projects. In the age of the internet, almost anyone can tackle most minor repairs without the help of a professional. 10. Neglecting your roof. If you have any curling or cracked shingles, your roof may leak and cause costly damage. If you have any other questions or would like more information, feel free to give me a call or send me an email. I look forward to hearing from you soon.

Selling a home? Get a free home value reportBuying a home? Search all homes for saleHere are the top 10 most expensive mistakes you might be making on your home: 1. Using traditional light bulbs. Did you know that if you change from traditional light bulbs to LED light bulbs, you can save as much as $150 over the life of each light bulb? 2. Ignoring a leaky faucet. If you know you have a leaky faucet and think it is no big deal, consider this: One wasted drop per second equates to 3,000 wasted gallons per year.3. Using the wrong-sized air filter in your HVAC unit (or not replacing it regularly). You should change your air filter every 30 or 90 days, depending on which air filter you use. 4. Not using a customizable thermostat. There is no need to heat or cool your home if you’re not there. Nest or Honeywell thermostats have programmable functions that you can control with your smartphone to help you save energy. 5. Not adjusting the vents in your house. If you have a forced-air central heating system, as many homeowners do, you may be overheating or overcooling certain rooms if you are not adjusting the vents in them. “There is no need to heat or cool your home if you are not there. ”6. Overwatering the lawn. Inspect your sprinkler system to make sure you don’t have a broken sprinkler head. This can lead to overwatering your lawn. 7. Setting your water heater temperature too high. Unless you have a tankless water heater, you’re heating your water 24 hours of the day. Again, you do not want to burn unnecessary energy or keep your water at too high of a temperature during the summertime, so adjust your water heater temperature accordingly. 8. Having leaky windows or doors. If you can see the sun in the gap between any one of your window frames or door frames, you need to cover that gap. 9. Paying a handyman. You do not have to pay someone $200 to change a few light bulbs. Just do it yourself and save even more money.10. Ignoring your roof’s shingles. If they are curled or some of them are missing, this is one of the exceptions to mistake No. 9. Missing shingles can cause your roof to leak, which then means you have bigger problems to worry about. As always, if you have any questions about this topic or you are thinking of buying or selling a home soon, please feel free to reach out to me. I would be happy to help you.
Homes cost a lot of money to maintain, but are you spending unnecessary money? Here are the 10 most expensive mistakes sellers make and how to solve them: 1. Using traditional light bulbs. If you still have incandescent light bulbs in your home, you’re throwing away money every month on your electric bill. Over its lifespan, an incandescent light bulb can use up to $180 in electricity. In comparison, an LED light bulb only uses $30 in electricity in the same lifetime. Think about how this could change your home’s bottom line. 2. Ignoring a leaky faucet. One drop per second can waste over 3,000 gallons per year. That’s enough to take over 180 showers. Some of us live in areas where water is plentiful, but those who don’t could be wasting a fortune one drip at a time. Water is a precious resource, so fix or replace those leaky faucets. 3. Using the wrong air filter size. Using the wrong filter (or a dirty one) can increase your power bill and cause expensive problems for your furnace down the road. Use the correct filters for your system and set up a reminder to change them after the recommended amount of time. 4. Not customizing your thermostat temperature. This is a big one. A lot of people like to leave the heat or the a/c on all day, even when they aren’t home. If you invest in a customizable thermostat, you can program your systems to conserve energy. Then when you get home, you can program it to your ideal temperature. 5. Not adjusting your air vents properly. Is one room hot while the others are cold? A lot of times, homeowners will crank up the A/C to combat the hot temperatures in one area. Instead, you can just adjust the vents to direct the flow of air evenly throughout the home. “We don’t need that much water to sustain our lawns.” 6. Overwatering your lawn. We don’t need much water for our lawns, but many homeowners have their sprinklers programmed to go off every morning for optimal lawn health. This can become a problem if you’re not around to see what’s being watered. A broken or bent spigot could be causing all your water to go toward your house or the street instead of in the lawn. Keep an eye on your sprinklers during the day and maybe cut the time down a bit. 7. Water temperature is set too high. Unless you have a tankless heater, the water in your water heater is keeping things hot 24/7. If you don’t keep an eye on the temperature as seasons change, you might be paying too much for the hot water. Decrease the temperature in the summer, and bump it back up in the winter. 8. Leaky windows and doors. Many homeowners simply ignore this by cranking up their heaters. Caulk leaky windows and put rubber seals around the doors to keep the winter winds out and the warm air in. 9. Paying a handyman. Don’t pay a handyman for a job that’s simple enough to do yourself. The information is out there. If you’re unsure how to do something, watch tutorials on YouTube. Doing these simple tasks on your own could save you time and money and also give you some useful real-world knowledge. 10. Ignoring curled roof shingles. When you start to see them form, it’s definitely best not to ignore the problem. If you do, it will only lead to a bigger problem. If you see possible issues with curled shingles, let your roofer know, or research how to properly fix the shingles on your own. Review these tips, save some money, and if you have any questions about this list or anything else related to real estate, don’t hesitate to give me a call or send me an email. If we answer your question on one of our videos, we’ll send you a $25 gift card. I look forward to hearing from you soon.
