Mason Paine - 0:02: The end of June is upon us. And joining me today to discuss some of the top search trends from this past month is Google trends expert Marley McAliley. Thanks for joining me, Marley. Marley McAliley - 0:11: Thank you so much for having me. Mason Paine - 0:12: So, you know, one thing I'm always excited about is sales. And I have to know, was there any sales trending in this past June for sales? Marley McAliley - 0:20: People were really interested in different topics around weddings and wedding budgets. People were interested also in different wedding dress styles. So wedding season was really taking center stage. People are trying to figure out, you know, how they can keep their wedding under a budget. Something that was trending was actually a term that I recently heard about, which is called micro wedding. And micro wedding actually just means a small wedding or wedding under 50 people. So a lot of people are trying to figure out, you know, how they can celebrate their big day and do so under a budget. Mason Paine - 0:53: You know, I've never had the privilege of being part of, like, a wedding like that. Have you ever had wedding planning experience? Marley McAliley - 0:59: I don't have any wedding planning experience. I've been to a few weddings, but all of them have been on the larger side. So I think it's nice, the idea of having a more intimate ceremony with only your closest friends and family. Mason Paine -1:12: I kind of like that idea, too, because, like you've said, I've only been to, like, the big weddings. And the only thing I'm really worried about is is it an open bar? You know, what kind of food are they having? But I think it would be kind of nice to have something really tiny because then you could probably spend more money, and it feels like it's more, you know, like maybe you can go with duck instead of chicken. Marley McAliley - 1:31: Yeah, absolutely. You can splurge on certain areas that you normally wouldn't be able to with a larger party size, for sure. Mason Paine - 1:37: Zachary now, besides the catering, was there anything else that was kind of trending with the wedding season because it is pretty large? Marley McAliley - 1:43: Yes. We saw a lot of different questions around what pertains to a wedding. So basically, what do you wear to a wedding? What hand does a wedding ring go on? When do you send wedding invitations? What to write in a wedding card? So lots of questions on just, like, general best practices when it comes to attending weddings. Mason Paine - 2:03: What else happened in June? Marley McAliley - 2:05: Tv we had some great June premieres this past month. A lot of people are interested in Bridgerton. Bridgerton was the top trending premiere in June. People were searching questions related to the show, such as does call and forgive Penelope? Does Eloise and Penelope make up people are also really excited about House of the dragon, and high Valyrian is actually the top trending how to learn for languages, and that's the made up language that they speak in House of Dragons and in Game of Thrones. Mason Paine -2:35: I'm curious, have you watched any of these shows? Because I sure have not. Marley McAliley - 2:39: I've seen Bridgerton. I'm a big fan of Bridgerton. I've seen all of the seasons. So, yeah, I basically binge the third season this past weekend, so that was an enjoyable time.

Thanks for joining me, Justin. 00:14 - Justin Burr: Hey, thanks so much for having me. 00:16 - Mason Paine: This year, there's been so much that has happened. I don't even know where to start other than what's the biggest trend, I guess. 00:24 - Justin Burr: It's so fun to look back at the year and what people were searching and what the trending searches were. If we look at the news category, it's always a bit of a somber category or just a little bit more serious because people are coming to Google to figure out what is happening in these specific instances. Number one trend in 2023 was the war in Israel and Gaza. Then we had the Titanic submarine and Hurricane Hillary rounding out the top three in the news category. The thing that all of those things have in common is that they are fluid, they are something that is evolving. That's why we see these trending... These trending searches so high on the list because people are coming back to Google repeatedly to get updated information, especially in the context of natural disasters. We see those high on the trending search list every single year because people are figuring out what's happening, how to stay safe, what is the latest and the greatest in terms of that context. 1:19 - Mason Paine: Yeah, that's pretty true. I know one of the things that affected here in Chicago was the Canada wildfires because it actually got super smoggy for a while out here. I think it happened in New York and a lot of the upper states in America. 1:32 - Justin Burr: Yeah, that was on the newest category, the number 10 trending search was Canada wildfires. Yeah, in New York City, there was one day where you couldn't be five feet in front of you. The smoke was so thick. It was really wild. I think people were probably searching for that quite a bit to understand what the air quality was, what the buyers were doing, and how to maybe avoid it. 1:55 - Mason Paine: Now, one of the categories that I was really interested in, because I didn't realize so much had happened, was the passing. I'm like, Man, there's a lot of people that had passed. I thought that was like a year or two ago, but no, it was this year. 2:07 - Justin Burr: It's always interesting to look at folks that left us this year and what search interest they drove. So yeah, Matthew Perry coming in at number one, obviously very tragic, beloved by many from the television show, Friends, said Tina Turner. Number two, Jerry Springer. Number three, and the other top 10 categories, Bob Barker. So, yes, some sad departures this year, but yeah, it is interesting to remind yourself who passed this year. And yeah, it does feel like some of those folks were... It was longer ago, but no later than 2023. 2:38 - Mason Paine: Yeah, the ones that affected me was Bob Barker and Jerry Springer. As a kid, when you were homesick, those were the two shows you would watch all day long. And so not having them, it was like, Wow. I don't think that they weren't on air anyways, but it was just the fact like a piece of my childhood just went away. And it was like, And then Suzanne Summer's.

[00:09] - Sarah Armstrong: Thank you for having me. [00:11] - Mason Paine: So for this month, man, there was so much that happened. But for me, at least, I think Super Bowl was the biggest thing. What was the top search trend for that? [00:20] - Sarah Armstrong: So what struck me as funny with the Super Bowl is Rihanna pregnant. That was the big trend of the night. In fact, it wasn't just our big trend for the Super Bowl. That day, it was the top trending search on Google overall. So lots of folks were interested in that half time show. [00:37] - Mason Paine: That's hilarious. It wasn't even the actual game. Mahone's wasn't even up there. [00:43] - Sarah Armstrong: Right. Like, of course, we're seeing players trending. The mom of the two players who has sons on both teams. We saw a lot of search interest around her. Different questions about football rules and stuff for folks who aren't as familiar with football but probably tuning into the Super Bowl. The commercials were really popular as well, especially the Fast 10 trailer that saw a lot of search interest. But it was that half time show that really got people searching. [1:11] - Mason Paine: Yeah, that half time show, it was pretty lit. But as soon as Rihanna came out, first thing I thought of was like, Wait, she's pregnant? I didn't hear anything about that. And then I thought... [1:21] - Sarah Armstrong: I know. And of course, I'm one of the people searching, is Rihanna pregnant? [1:24] - Mason Paine: Yeah. And I thought I was being rude at first. Maybe she's not pregnant and she's just eating really good and I shouldn't say she's pregnant. That's rude. And then it turns out she's pregnant and I felt, Okay, I feel pretty vindicated. [1:36] - Sarah Armstrong: Totally. And her partner, ASAP Rocky, we saw a big spike in search interest for him as well. So that couple was definitely popular. [01:44] - Mason Paine: Now, another thing that happen was the Grammys that go up at high in the searches at all? [1:48] - Sarah Armstrong: Definitely. We saw a huge spike in the Grammys earlier this month. Viola Davis was one of our big searches because she earned an EGOT with her Grammys win. So that means she has an EMI, a Grammy, an Oscar, and a Tony now. She's one of very few people who have achieved all four of those awards. So it was pretty exciting. [02:10] - Mason Paine: What was she in for the "T"? Tony? I don't remember her singing in anything. Was she in a play? [2:16] - Sarah Armstrong: She definitely was. I have to look up what she got her Tony for. She got her Grammy for narrating her audiobook. And I looked it up, she was a lead actor in the play. Very cool. [02:30] - Mason Paine: Good for her. That's hard to get. It's like Kentucky Derby, man. Getting all the Triple Crown, right? [2:37] - Sarah Armstrong: Totally, exactly. [02:39] - Mason Paine: So I know what else happened. In this Real Estate News Brief for the week ending January 1st, 2022... investor hot spots for single-family homes, insurance premium price hikes, and Zillow's list of most popular search areas.Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review. Economic NewsWe begin with economic news from the last week of 2021. The year closed with fewer people asking for unemployment benefits. Initial jobless claims were down to 198,000, which is close to a 50-year low. Continuing claims also dropped. Government figures show they were down by about 140,000 to 1.72 million people. The numbers reflect a labor shortage and companies that are not eager to lay anyone off because it might be difficult to replace them. According to MarketWatch, economists are predicting the labor shortage will continue in 2022, but will not be so pronounced. (1)Pending home sales for November were down for a third month in a row. The National Association of Realtors says they were down 2.2% from October. That's more than the .8% drop in pending home sales that MarketWatch had forecast. On a year-over-year basis, they were down 2.7%. NAR'S chief economist, Lawrence Yun, blames the dip on a tight supply of homes which continues to push home prices higher. He also expects to see higher inventory levels in 2022 which will help slow the price growth. (2)The latest report from the S&P CoreLogic Case-Shiller 20-city price index shows an 18.4% year-over-year gain in home prices for October. The national index shows a 19.1% annual gain. Both are slightly “lower” than they were in September. But some cities are showing extremely strong price growth, such as Phoenix. Year-over-year home price growth there is 32.3%. Tampa and Miami are also very high due to the strong housing market in Florida. (3)Mortgage RatesMortgage rates moved slightly higher, but the average 30-year fixed-rate mortgage is still hovering slightly above the 3% level. Freddie Mac says it rose 6 basis points last week to 3.11%. The 15-year was up 3 points to 2.33%. (4) Freddie Mac's chief economist, Sam Khater, says: “Mortgage rates have been effectively moving sideways despite the increase in new Covid cases.” (5)In other news making headlines…Investors Want Single-Family HomesThe buying spree continues among investors who are snapping up single-family homes, and it's not just the more affordable areas they are interested in. According to CoreLogic, California is experiencing a rebound in single-family homes that are purchased by investors. (6)CoreLogic economist, Thomas Malone, says: “After a decade of moving away, investors are coming back to California.” He says: “The California rise is likely due to large investors, who seem less deterred by the high prices found in the area.”Those California metros include the Silicon Valley region and San Francisco in the North, and the Los Angeles area and the counties of Riverside and San Bernardino in the South. Other metros attracting investors are Atlanta, Phoenix, and the McAllen-Edinburg-Mission region of Texas down near the Southern tip of the state. Las Vegas, El Paso, Memphis and Salt Lake City are also attracting a large share of investors.Insurance Premiums Are ClimbingThe cost of homebuilding materials and climate change risks are turning into higher insurance premiums, and that's giving some property owners sticker shock. The Insurance Information Institute says that premiums are up about 4%, with an average annual premium of $1,400. Realtor.com reports a warning from insurance companies, that premiums will be going even higher. (7)Realtor.com says the cost of rebuilding a home is going up because of higher prices for building materials in general. But, it says, homeowners with the biggest increases are those in disaster-prone areas. Chief economist of the National Association of Home Builders, Robert Dietz, says that building material prices are pushed higher after a natural disaster for six to nine months, while people are, of course, scrambling to rebuild their homes.Most Searched for Real Estate in 2021 The rise of remote work has put a popular vacation area in the spotlight. According to page views on Zillow, South Lake Tahoe was the most popular city last year. Zillow says it catapulted into the number one position because of a high number of page views for each listing – about 5,500! (8)Calabasas in the Los Angeles area ranked as the most popular small town. But it isn't your typical small town. Calabasas is known for having many celebrity residents with homes that are valued at an average of $1.5 million. California's Big Bear Lake also attracted a lot of page views, which Zillow ranked as the most popular vacation town. Other hot spots include Newport, Oregon as the most popular beach town; Tempe, Arizona as the most popular college town; and Lavallette, New Jersey, as the most popular retirement community.That's it for today.
