The company has two main projects - the past-producing Bull River copper mine near Cranbrook, BC, and the Thierry copper project in Ontario. Bull River is Canadian Critical Minerals' flagship project, with existing usable infrastructure of about $100 million. Canadian Critical Minerals has completed dewatering and rehabilitation work to prepare for a restart of mining. The company is awaiting final permits and plans to begin processing material from an on-site 180,000-tonne stockpile in 2024 under an ore purchase agreement with New Gold. This is expected to generate $4-5 million in revenue over 15-18 months to fund ongoing permitting and development. Longer-term plans are to refurbish the underground mine and mill to resume commercial production. The Thierry project is an earlier-stage copper asset with an estimated 1.3 billion pounds of copper. Canadian Critical Minerals recently sold a 61% interest to Orecap Invest Corp. to advance exploration and development, and retains a 39% interest as the company will benefit from milestone payments as resources grow. Canadian Critical Minerals continues to have a tight capital structure and is focused on generating near-term cash flow to fund corporate overhead and advance its projects without further dilution. Et demain, la maison individuelle ? Dans cet épisode Loïc aborde l'avenir de la maison individuelle. Depuis quelques années, ton observe trois facteurs qui expliquent les mouvements dans le secteur de la construction : La rareté du foncier Il est de plus en plus compliqué de trouver un terrain à bâtir. Une étude menée par l'institut Kantar pour la maison de la Cité montre une volonté de sobriété foncière de la part des Français. Les politiques publiques se positionnent ces deux dernières années avec la loi climat et résilience qui amène la notion de Zéro Artificialisation des sols (ZAN). Mais aussi la RE2020 qui améliore encore l'isolation des bâtiments et qui prend en compte le gaz à effet de serre à la construction et pendant tout son cycle de vie. Et enfin la réalité économique nous amène à l'augmentation des coûts de construction. Une maison est chiffrée au m2. Si on suit la volonté des politiques publiques, on peut proposer des maisons plus petites donc moins couteuses. On peut également changer nos habitudes de construction en allant chercher de nouveaux matériaux. En synthèse, les constructeurs peuvent apporter des solutions de maisons individuelles groupées, peu gourmandes en foncier et qui permettent de vivre ensemble sans se gêner. Après avoir consacré un épisode à nous convaincre de l'intérêt d'investir dans la maison individuelle, Loïc vous donne 5 conseils pour mener à bien votre investissement locatif dans le neuf Bien équiper votre logement Equipez correctement votre logement. L'idée est que les locataire n'ai pas à bricoler. Vous aurez des perles parfois mais aussi des gens qui ne veulent pas s'embêter. N'oubliez jamais que ce n'est pas chez eux. Pensez aux extérieurs N'oubliez pas les extérieurs. Pensez durable, terrasses et enrobés. Vous tenir trop court en budget risque de vous couter plus cher après. Les locataires ne doivent pas avoir les pieds dans la boue. Pensez bien à prévoir dans les charges les entretiens de chaudières. Vérifiez aussi que les extérieurs sont entretenus. Sélectionner vos locataires ou votre agence Bien sélectionner son locataire ou bien sélectionner votre agence (si vous ne passez pas en direct) est décisif. Si cela ne marche pas avec un partenaire n'hésitez pas a en changer. Il existe forcément des professionnels sérieux autour de vous. Bien choisir votre fiscalité. Vous pourriez être surpris par les charges et impôts. Il est très clair que vous devez les anticiper. Avec une mauvaise surprise, vous pourriez  payer plus de 50% de votre loyer en impôts. Voir plus en fonction de vos revenus et votre tranche d'imposition. Il y a les taxes locales qui sont cachées et arrivent 18 mois après le permis. Soignez les états des lieux entrants et sortants. C'est votre seule garantie de ne pas dépenser entre chaque locataires des milliers d'euros. Donc de garantir la rentabilité nécessaire. Si tout est respecté, vous pourriez rapidement y prendre goût ! Loger les gens n'est pas désagréable et de nombreux locataires sont reconnaissants du service que vous leur apportez. Ils sauront aussi vous surprendre de bienveillance, de sympathie et faire vivre votre bien comme si c'était le leur. Le temps passe vite, vous n'trouvez pas ?  Nous arrivons déjà au bout de notre aventure de construction. Enfin presque puisqu'il nous reste une étape et pas des moindre : Les travaux. Vous avez votre projet de maison, vous savez qui va vous le réaliser, la mairie à valider votre permis de construire qui est purgé de tout recours. Le chantier peut démarrer ! C'est le moment où votre constructeur se transforme en chef d'orchestre pour que l'ensemble des corps de métiers puisse fabriquer votre maison. Qui de mieux que Loïc Baleydier et Florian Odin de Maisons Amboise pour nous parler de cette étape ? L'avancée de vos travaux sont en lien direct avec le paiement de votre maison. Florian commence par nous détailler le fonctionnement des appels de fond. Il nous explique ensuite comment se déroule les travaux, du lancement du chantier jusqu'à la réception, temps fort qui précède votre installation. S'il y a bien une chose dont Loïc et Florian sont convaincus, c'est qu'un chantier ne se passera pas comme vous l'aviez prévu.  Dans ce 4ème épisode je retrouve Loïc Baleydier de Maisons Amboise pour parler dessin et chiffrage de la maison. Une fois que votre budget est défini, que vous avez trouvé votre terrain vient l'étape de la création. Ce moment où tout est possible et où toutes vos envies prennent forme en un coup de crayon. Bon et histoire de garder les pieds sur terre, cette partie est associer au chiffrage. A Chaque trait à chaque matériaux est rattaché un prix. Après le rêve vient le temps des négociations ou budget et envie se confrontent pour arriver au meilleur compromis. C'est le moment où l'on commence à se projeter, à imaginer dans quel environnement on va vivre.
