On this episode of Business BBQ podcast, Tim Herriage talks about the the real estate market, and reviews data provided by the National Association Realtors. Taking a look at the month’s supply, it can be seen the supply stayed flat from July to August which is still lower than what’s been on the last twelve months. Available inventory is lower in 2020 than in 2019. The low supply on the market is really fueling price increases and appreciation.If you'd like to watch the video presentation, click here to find it on YouTube.Tim announced a new lending venture called InvestorWell where real estate funding has been made easier. He said the lending company is doing Fix and Flip Loans and Refinance Loans for investors. The lending company also offers short term bridge financing for those people who like to buy rental properties The bridge has a 24-month term so properties can be purchased, renovated, rented, seasoned and then you can get a portfolio refinance or pick them off one at a time. This is on almost every collateral type, not just single family. Thirty year rental loans are coming back fast, and are available on single family, condos, and town homes. You can lock in 30-year debt in your company name at a 75% LTV loan with an interest rate below 5%.Now, in the case of insurance, Tim said insurance rates are going up regardless of what coverage it may be and he’s been told that there will be annual increase most likely. It is highly recommended to evaluate your coverage amounts. Replacement costs have gone up, so you could be underinsured. It takes Tim less than 3 minutes to buy the insurance. Just simply log-in to the portal, hit get a quote, type in the address, type in how much you want to insure it for, quote will pop up and hit buy the policy, download PDF and email it to your lender and you’re good to go. Are you passionate about filmmaking, or have you ever dreamed about becoming a part of the film industry? If so, then join me on today’s episode of Mentors and Moguls featuring my guest Janet Grillo. Janet Grillo is a critically acclaimed filmmaker, Emmy Award winning producer, and former studio executive. She’s most known for her work directing the award winning film Jack of the Red Hearts; writing, directing, and producing the critically acclaimed film Fly Away; and for working as an executive producer for the Emmy Award winning HBO documentary, Autism: The Musical. She currently works as a full time Arts Professor at NYU Tisch School of the Arts, Kanbar Institute of Film and Television. Be sure to listen in as together Janet and I discuss her career in the film industry, how the industry has evolved over time, and what the future looks like for women aspiring to go into filmmaking.    Janet begins our conversation today by explaining how she began her path into the film industry, discussing her beginnings at New Line Cinema when it was first starting out and how she was then able to grow along with the company. She explains to listeners that in the film industry, technology, form, and content are all closely linked together so that with the advent of video, an entirely new market opened up, creating a new revenue stream that then allowed for more movies, such as independent films, to be made.    In addition to talking about how technology has evolved over the last several decades, Janet also discusses how the environment for women within the film industry has changed over time. She explains that while she has always dedicated herself to promoting female-driven films and stories, for many years, their work just wasn’t being received because it was assumed there was no audience for such projects. Because of the Me Too movement and other cultural shifts, however, she finally sees this changing and is optimistic that the momentum will continue forward in the industry for women.    Janet ends our talk today by explaining the need for all of us to continue cultivating a cultural context that supports the dreams of girls aspiring to pursue film so as to offer them the support required for them to be successful. On today’s episode, I dive into the game industry with Bonnie Burton to talk about girls, gaming, and what the future holds in the sport for her and other women. At just 12 years old, Bonnie became Major League Gaming's first professional female gamer and has been featured on Forbes’ 2020 “30 Under 30” list. She is currently pursuing a career in game development and is a producer at Bungie working on the Destiny franchise. Today she shares with listeners her own experiences with gaming, how it’s become an increasingly positive outlet, and career advice on how to get started in the gaming development field.    We begin today’s episode talking about Bonnie’s start in the gaming world and how her path to becoming a professional gamer began with entering local tournaments with her brothers. While gaming is often stereotyped as a predominately male sport, Bonnie explains that from the beginning, the gaming world was always welcoming and became a place where she could connect with others who shared her same passions.   While Bonnie acknowledges the concerns people sometimes have regarding gaming’s connection to dangerous behaviors, she explains that the sport is about understanding the contexts of a situation and finding balance. Ultimately, gaming is about play, which allows it to serve as a tool for learning, growth, creativity, and development by challenging players and teaching them problem solving.    In addition to the life skills gaming can help to cultivate, Bonnie also describes it as a great social outlet where even those who are introverted or have social anxiety can develop social skills. We even discuss how gaming’s aptitude for providing community has allowed it to serve as a major way for people to continue connecting with each other even during the Covid-19 pandemic.    Bonnie then switches from her role as a gamer to her role as a game developer, sharing the exciting ways the game industry is continuing to evolve. Specifically, she talks about how she predicts more women will continue entering the field and how that will impact both the games that get produced and the field as a whole.    For those contemplating a career in the gaming industry, Bonnie recommends having a STEM background, as game development largely requires logical thinking skills. She shares though that almost everyone in the gaming industry has a different background and that there are many paths into the field. Dr. Hsu shared her observations about how mental health concerns among students have changed both across generations and pre- vs. post-pandemic. She also shared what she thinks is driving those changes. We talked about coping strategies during the pandemic including anti-all-or-nothing-thinking, taking nonjudgmental attitudes towards ourselves, safe socializing, creating a sense of purpose, and learning radical acceptance. Allyson Scammell is a master certified coach, EFT practitioner, and intuitive consultant. Did you know that Transformational Leadership is not an individual task? It's the task of a team, a community, or a committed group of people because it requires a conspiracy. Today, as we are working our way through the Genysys Organizational Transformation model that Ray has developed, we are going to be talking about Transformational Leadership. Transformational Leadership is difficult. It results in a deep form of change and in people thinking and behaving differently. Listen in today as Ray explains what the role of a Transformational Leader entails. Ray's description of Transformational Leadership is a little different from the one we usually think about. In today's episode, he defines his model of Transformational Leadership and he discusses the role of a Transformational Leader in a process of transformation within an organization. Some of the qualities and attributes that are necessary for Transformational Leadership.  Vision really drives Transformational Leadership.  The job of the Transformational Leader is to make the vision as visible as possible so that the vision is reinforced and planned for. The aspects of Transformational Leadership. What makes up a transformational team. A Transformational Leader is really the carrier of a vision. Ray gives examples of really good Transformational Leadership, from his own experience. Ray discusses whether Transformational Leaders are chosen, identified, or self-selected. Leadership is a key element when it comes to transformation.  Ray is the architect of the Organizational Transformation Model that has been central to the work of Genysys.  On the show today we are going to start looking at this model, which is key to transformation within any organization. Today we are going to be looking at the first type; the catalytic leader.  A catalytic leader is the the kind of leader who would initiate the process of change within an organization. Today’s guest, and my good friend, Melinda Hopper, was in an abusive relationship for years… until one day in 2011, she realized her husband was going to kill her and her kids. From waiting 37 minutes for 911 to respond to her call to finding inner peace and learning how to trust and love again, this is her story of resilience. Melinda has worked to overcome her trauma to have a life truly full of joy and happiness. On this episode we focus on what we call the Four Approaches to the Future. This is a concept that Ray has used for year and has daily application for everyone. These are theoretical tools that have a practical application for every individual. It forms a framework for the way that you look at the world and for the way that you make choices and decisions in your life. We're really excited to be sharing this with you today because it can be used by individuals looking to transform and change their approach to life, and also by organizations, to help them to dig deep and think about the way that they intend to approach the future. Ray explains that the first approach is reactive, based on stimulus-response. A reactionary response is a very common way of dealing with change. The first approach may be the most important approach because its outcome is survival, but it has its limitations. The second approach, called the responsive approach, is similar to the first approach. The difference between the responsive and reactive approaches is a pause.  The importance of the quality of the pause that precedes a response. The third approach is the pro-active approach. The pro-active approach is anticipating the future before it arrives so that you will be ready to deal with it. The inventive approach is the fourth approach to the future. The fourth approach is based on the assumption that we can influence the future by envisioning it and then acting on what we envision. Looking at the percentage of your time that you give to each of the four responses, realizing that they all have value.  The proactive and the inventive approaches are both strategic in nature, whereas the reactive and the responsive approaches are operational. The cyclical nature of the process. How having a vision can start changing your reactions. The change takes place in our actions. How Ray makes use of The Four Approaches to the Future when working in an organizational context. Ray shares a few stories about how some organizations have used the four approaches to help them to initiate change.
