We know that our cells constantly replicate themselves, and within an average of 7 years, our bodies are entirely made of new cells. However, what most of us don't realize is that errors within cells are also replicated, causing cells to die off prematurely. One of these errors which can cause our bodies to become less resilient and age quicker is the shortening of the telomeres. He has devoted himself to the science of water after life-altering experiences. He and his brother are considered the early developers of Reverse Osmosis technology. Dr. Ray Bisevac grew up in a remote village in the mountains of Serbia where he was deeply immersed in an ancient culture far from civilization. I love meeting with students and seeing how they’re making lease options work for them. And Ray Shurman from America 2nd Chance is proof that you don’t have to stick with just one way of doing business. He shares how he started with lease options and tenant buyers, and why he moved into fixer-upper lease options (FULO). Ray must be a quick study because he’s only been doing this 2 years. He shares how he structured his first deal with tenant buyers, and why he likes to keep the terms simple. He’s found that simple terms help everyone involved feel like they’re not being taken advantage of. One of the beauties of lease options is that you’re not limited to distressed properties. So Ray uses that to find solid deals that promise great ROI. He shares how he finds leads with expired FSBO listings. And this part was really cool to me; Ray’s doing something a little different with wholesaling. Instead of offering lease options to tenant buyers, or just buyers, he’s offering lease options to rehabbers. He finds rehabbers with a great reputation and partners with them. He calls these fixer-upper lease options (FULO), and they require a little different deal structuring. He talks about how he seasons the deal in a trust to fulfill FHA requirements and the benefits of partnering with a rehabber. Instead of getting cash right away, the FULO offers you cash a little bit down the road. And the beauty of this is, if the rehabbers don’t sell it on time, you’ve still got a beautiful house to sell. It’s a great win-win situation for everyone involved. Gino coined the “3 Laws of Ray”: Desperation: Ray was motivated because he was desperate for change, desperate for something more. He didn’t feel fulfilled at General Electric. It often is a strong motivator for people to make a change Inspiration: He found inspiration and dove into real estate. What is your inspiration for your business and future? Perspiration: Building a business and being an entrepreneur isn't easy. It takes hard work and perspiration! Do you have what it takes? How to overcome your limiting beliefs When I was a teacher, I did my best to always be happy. I chose to enjoy my days in my job—though often difficult—and spent them smiling. My coworkers gave me the name “Sunshine”. But what I found is that other teachers found my happiness to be annoying, as if I shouldn’t be happy in my circumstances. Many teachers weren’t happy. But their limiting beliefs held power over them: “You just gotta suck it up and deal with it”. “It’s worth it because I have the summers off”. “I get to leave at 3 pm every day”. I’m of the mindset that if you’re going to teach, you need to be happy doing it. If you don’t want to teach, overcome the limiting beliefs that are keeping you trapped and find something better. If you don’t enjoy it, are you truly making an impact? Tried and true strategies for couples working together Our first and foremost tool that we reiterate time and time again is investing in personal development. We can’t know each other and how we mesh together if we don’t know ourselves first! Find out what you’re good at (and what you’re not) and learn to play off of each other’s strengths. Another mindset that we stand by is taking responsibility for yourself and your actions. You are responsible for your life and everything in it, including how you respond. Don’t play the blame game, stop being the victim, and believe that life is happening for you and serves you. This allows you to show up to your relationship and business at a much higher level! Lastly, support each other. Be in alignment with each other. Be compassionate. As Ray is learning the lending space, I am giving him the time and space he needs to grow in the new endeavor. But we are both enrolled in the vision and are each other’s biggest fan. Burn the ships and dive in When I left my teaching job, I didn’t request a leave of absence—I turned in my resignation. There was no life preserver. Gino pointed out that I burned the ships, and dove head-first into the entrepreneurial world with Ray. It certainly wasn’t easy, and the learning process was hard on us. Gino said it best when he said an entrepreneur is anyone who takes responsibility and someone who makes enough money to pay for their own mistakes. Through our marriage, the seasons of starting and ending businesses, and having our daughter we’ve hit bumps in the road. But you have to take a leap of faith to get to something better. You work through the challenges, the arguments, disagreements, and move forward in an aligned vision. There is no looking back, only pushing forward to something better. We're continuing our conversation about the really interesting concept of serious play today. This concept has so much depth and value for all of us, whether we already are serious players or reluctant workers working towards becoming serious players. Tune in now, to find out more! In today's episode, we will be talking about Psychological Self-Employment. This is the second of the six characteristics of serious players that Ray and Brenda identified when reflecting on the results of the interviews they conducted with more than thirty individuals who described themselves as serious players. These individuals were all people who really loved what they did and who essentially got paid just for being who they are. Today, Ray will be sharing some stories about serious players with this characteristic and he will explain how we can develop Psychological Self-Employment in our own lives. Listen in, to find out what Ray has to say about becoming psychologically self-employed. Show Highlights: These individuals, whether or not they were self-employed, described what they did as being in business for themselves. These people talked about working with, rather than working for the people in supervisory positions. They all operated as if they were self-employed. Ray tells the story of Mort Cooke, one of the serious players that he and Brenda interviewed, who was the bell captain at a hotel in San Francisco. The positions of these serious players may have reported to somebody, however, they didn't report to anybody. They reported to themselves. Ray explains what happened when the Dean of the university asked him to become the chair of the department. The kind of relationship that Ray had with the Dean was unlike any other reporting relationship. How Ray's consulting experience changed the way that he saw himself. Serious players know themselves, they understand who they are, and they are committed to being who they are. They are not arrogant, they are just confident. Serious players are flexible up to a point but they cannot compromise who they are. Serious players are comfortable in their own skin and they generally don't try to dominate other people. Some ways to develop the characteristic of Psychological Self-Employment. The two basic questions of life are: 'Who am I?' and 'What am I going to do with who I am?'. Ray is always surprised to find that people tend to come up with a similar vision for the future. One of the greatest sources of organizational energy is a shared vision. A shared vision becomes like a magnet, pulling you into the future. Why imagination plays so much into vision. Why so many adults find it difficult to use their imagination in a positive way. Some important aspects of vision, both within organizations and for people personally. Vision work starts with your history and your vision is a part of a story. Creating a vision is anchored in who you are at your core. Questions are really important for Strategic Futuring because they frame what you want to focus on, using your imagination. Professionally, he has spent 19 years with DBD. Ray enjoys spending his days motorcycling, socializing with friends and family, and accompanying his children to their hockey and lacrosse games. Ray explains that the first approach is reactive, based on stimulus-response. A reactionary response is a very common way of dealing with change. The second approach, called the responsive approach, is similar to the first approach. The difference between the responsive and reactive approaches is a pause. The importance of the quality of the pause that precedes a response. The third approach is the pro-active approach. The pro-active approach is anticipating the future before it arrives so that you will be ready to deal with it. The inventive approach is the fourth approach to the future. The fourth approach is based on the assumption that we can influence the future by envisioning it and then acting on what we envision. Looking at the percentage of your time that you give to each of the four responses, realizing that they all have value. The proactive and the inventive approaches are both strategic in nature, whereas the reactive and the responsive approaches are operational. The cyclical nature of the process. How having a vision can start changing your reactions. The change takes place in our actions. How Ray makes use of The Four Approaches to the Future when working in an organizational context. [02:13] He had always dreamed of writing books. [02:35] Ray was interested in the artist part of writing, but not the starving part. He knew that he could sell and write. [03:11] The reason for Ray's first book was to write down the answers to the questions he is continually asked. [04:01] We are always looking for a fresh new voice. If you don't put your message out there, no one will hear you. [04:54] Ray has made millions of dollars indirectly off of his book. [05:33] Ray has an organized process for studying and reading and then puts it into an outline. Then he puts it together and reaches a conclusion. [06:18] A book is selling a group of ideas and practices. [06:36] Copywriters need to write the way they speak. James Patterson breaks all of the writing rules. [07:28] What's the idea, conclusion, and the path to get there. [07:47] The pastor framework. A shepherd takes care of the flock. With a pastor framework you are being a shepherd with your customers and have their best interest at heart. This takes the negative out of selling. [08:56] Person, problem, and pain. You need to understand these things when writing. [10:02] Amplify. Amplify the pain or aspiration. [11:31] Story, struggle, solution and system. Tell your story, struggle, solution, and system. [12:22] Testimony and transformation. Share other people's stories about how they used your solution. [13:11] Offer this is what I have to sell you and how much it costs. 20% of time talking about deliverables. [14:13] Request a response or ask for the sale. This is the Pastor framework: person, amplify, story, testimony, offer, and request. [16:02] Writing a book is like a fractal with the same structure. Every chapter stands on its own. [17:34] Blinding flash of the obvious. How Ray's sales copy framework was also great for writing a book. [19:49] How Ray stays fresh and keep the content coming. Read a lot and write a lot. [21:26] How a paid mastermind is a lot of work, but it is a great way to get ideas. [22:03] How Ray has a file of titles in Evernote that will be posts or book chapters or other content. [22:43] Ray is always reading two books at a time. The bible, then something spiritual and nonfiction. Then he journals about what he has read. He also has a writing time set aside each day and he scrolls through his titles and finds something to write about. [25:34] Ray can dictate about 125 words a minute and then send it off to Rev and then have it edited. [26:33] It depends on Ray's mood whether he dictates or types his writing. The important part is getting the first draft out when writing a book. [27:20] On big projects he maps stuff out and then dictates word for word. [28:10] We are in an age that it is so easy to dictate, we don't have to long-form write. [31:00] After fast dictation get your transcript back and go through it. Then send it to an editor who makes it correct then fix that and make it a little less correct. [33:17] The paradigm shift of creating fast manuscripts through dictation. [34:47] Having titles of books and chapter titles that read like a headline. Selling your book with the first chapter of the book. Create something visceral that grabs people. Sell people in the first sentences of the chapter. [38:26] Stop thinking and start writing. Just do it. All you need is you and a message. [39:32] If you want to be a writer, you would be a writer. Today’s episode of Just the Tips offers something a little different—what some might call a ground-floor opportunity. All you have to do is bring along five of your friends and you’ll get the deal of a lifetime. Just kidding! Actually, Dean and I talk with Ray Higdon, a pioneer in network marketing who is actually fighting against that stereotype, and the questionable practices that led to it. Ray is one of the most genuine network marketers you’ll ever meet, and he’s teaching people how to do it the right way. It’s completely changed my view of the business, and you’re going to want to hear what he has to say. Network marketing: A gateway business Ray told us about how he was first approached to get in on network marketing, and he was skeptical for all of the reasons you may initially be skeptical about it. But as Ray says, it’s possible to do it without charisma and persuasion, it’s about giving people the right tools to get the job done. Dean confessed during the episode that he tried his hand at network marketing, and it brought up an important point from Ray: Often network marketing is a gateway business for people. In fact, I told Ray about an Uber ride I took in New York, where the driver had just gotten started in network marketing, and when I mentioned Ray’s name, he nearly crashed the car. So even if you’re not in the network marketing world, you’re going to want to hear Ray’s thoughts on sales, closing and more. Invest, Learn, Teach Ray is a king of closing. So we had to ask him, even if someone isn’t getting into network marketing, what can they learn from the business and apply it to their own. Ray talks about the importance of “posture”—believing in what you’re doing and doing it, no matter what anyone else says. Don’t waste time on the skeptics. He also talks about the ins and outs of blogging and free content (he’s published more than 3,000 blog posts since 2009). Ray has a great concept called Invest, Learn, Teach (ILT). And that means that you dive into the world of whatever you’re selling, learn what you can, and then turn around and teach it to others through blog posts, live videos, etc. He has this down to a science, and you’ll want to hear how he does it. Be so good they can’t ignore you Ray talks about his first successful info-product, The 3-Minute Expert, and how that really came from two different quotes. The first is from Steve Martin, who said “Be so good they can’t ignore you,” and Jason Fried, who said “Outteach your competition.” Those two quotes drive everything they do in marketing, says Ray. There’s nothing more essential than setting yourself up as an authority. And as Ray said, if you focus on teaching, your network will grow. He told an incredible story of selling a product to a woman at a discounted price because she was short on cash, and then she eventually turned that around for him into something like $200,000 in sales. Don’t listen to anyone who says generosity doesn’t pay off. Learn from the best (about the worst) I asked Ray to give me the worst network marketing pitch he’s ever heard, and he had a hard time coming up with one. Not because he hasn’t heard them, but because there have been so many. Some red flags: If you hear someone say “all you have to do,” run for the hills. Ray says he tells his people to never use the word “easy,” because there’s nothing easy about it. But, if you’re interested in passive income and willing to put in the work to get there, Ray is the man to put you on that path.
