If Lindsey Duguet can reach financial freedom, you can too. She was hundreds of thousands in debt from student loans, trying to raise a family with almost zero free time, working eighty-hour weeks, and failing to find financial footing. Now, just five years later, she's financially free, owns over five hundred rentals, and works not because she has to but because she wants to. She's scaled faster than almost anyone else we've interviewed, so tune in to hear her secrets! Let's address the elephant in the room. Lindsey Duguet is actually Dr. Lindsey Duguet, a physician who was the first in her family to attend college. After being told “you can't do that” more times than she could count, Lindsey made it her mission to prove everyone wrong on her road to success. She got into medical school, nailed residency, became a doctor, and then built a massive passive income rental portfolio on the side to free up family time. In this episode, Lindsey talks about what made her realize she couldn't rely on a W2, why buying squatter-filled rentals for just $5,000 isn't the best move to make, a MASSIVE BRRRR win that made her $300K (tax-free), and how to get “unstuck” when you feel like your real estate investing has hit a wall. In This Episode We Cover: How to build a massive real estate portfolio in five years (or less) Direct mail and other ways that Lindsey found killer off-market deals Why you should NEVER buy a house sight unseen (unless you do this) Real estate partnerships and how to use them to build an even bigger portfolio Creating passive income and why you CAN'T rely on your W2 forever Working full-time while running a real estate portfolio and how to start outsourcing tasks And So Much More! Think every housing market is too expensive to buy in? Think again. We're going over two of the country's biggest cash flow housing markets and showing why they may be your next best bet when buying rental property. And while, traditionally, cash flow real estate markets have been associated with constant turnover, low appreciation, and consistent headaches, these two markets defy the odds—if you know where to buy. Peter Stewart, Indianapolis agent and investor, is on today to discuss why his underrated but surprisingly lucrative housing market deserves your dollars. He's got clients doing BRRRRs, flips, and regular rental properties with crazy cash flow numbers and returns in the triple-digit percentages! Then we talk to Brandon Ribeiro, Philadelphia commercial agent who recently scored his buyer a rock-bottom mortgage rate (3%!) that will double the cash flow on his newest property. The BRRRR method just got served a devastating blow. With new financing rules and regulations, the “Buy, Rehab, Rent, Refinance, Repeat” strategy could be coming to a close for rookie real estate investors. This is a sensitive subject for most investing experts, as the BRRRR method was almost foolproof from 2010 to 2020. ANYBODY could find a house needing renovations, make some needed repairs, and turn it into a cash cow by refinancing out of their original loan. But now, the tide has started to turn, cash flow has been erased thanks to high mortgage rates, and finding a home for sale isn't as easy as it always was. For investors who relied on the BRRRR method, this could be seen as the end of a wildly profitable era. But for expert investors like David Greene, Henry Washington, and Rob Abasolo this is just the beginning of a new type of BRRRR that could pay off handsomely but has much more lethal side effects. In this episode, we'll get into exactly what the BRRRR strategy is, how investors use it to recycle their down payments, and what changes have caused it to go out of style. Our expert hosts will also describe what you MUST do to make your BRRRR investment work in 2023 and why simply buying a fixer-upper is NOT a worthwhile strategy. So stick around if you don't want to get burnt on your next BRRRR! In This Episode We Cover: The BRRRR method explained and why it's such a profitable rental property strategy What changed in the BRRRR method and why 2023 will be MUCH more challenging Seasoning period requirements and how long you'll have to wait before refinancing BRRRR red flags and what to do to protect yourself from buying a bad deal The 1% rule and whether or not it's still worth chasing in 2023 Expert ways to get around BRRRR waiting periods and high-interest rates And So Much More! Twenty-eight rental units before turning twenty-eight years old? That takes some SERIOUS drive. But after talking to Jake Radawick, the whole story makes much more sense. Within three years, Jake built a rental property portfolio that brings in over $200,000 a year in rent and provides Jakes with a full-time salary's worth of passive income. But Jake wouldn't have done any of it if it weren't for his family—specifically his brother. Jake's older brother has been his “why” for as long as he can remember. He broke through barriers and was able to achieve what most thought impossible of someone with autism. This gave Jake the confidence to go after goals that others told him weren't achievable. And now, after three years, a lot of work, and some serious goals, Jake has a real estate portfolio that would have taken most investors decades to build. But it didn't come without its struggles. From financing blunders to pipes bursting and flooded basements, this episode will open you up to the realities of building a sizable rental portfolio. But, if you're willing to take risks like Jake, pivot when possible, and build a team of investing experts, you too could replace your W2 income with real estate profits in just a few years! In This Episode We Cover: How to build a sizable real estate portfolio in three years or less Knowing your “why” behind investing and why you NEED one to be successful How to save up for a down payment and why side jobs are a MUST when building wealth Live-in BRRRRs and capitalizing on equity to build your portfolio even faster Investing out of state and why balancing cash flow with appreciation is a must The “snowball” method that Jake used to buy properties faster than most investors What to do when no one will finance your loan and why you should always have a great relationship with your banker And So Much More! The BRRRR method is one of the most celebrated, highly-effective real estate investing strategies the world has ever known. Never heard of it? BRRRR stands for “Buy, Rehab, Rent, Refinance, Repeat” and is a simple framework to allow any real estate investor, no matter their skill level, to get into real estate investing for no money at the end of the deal. This down payment recycling system allows you to use the same amount of cash to build a real estate portfolio that'll expand to infinity. And for a while, the BRRRR method was yet to be bested—until now. Janice Stitzer may have cracked the code. As a house-hacking California native, Janice was pushed out of the golden state right before the last crash when housing prices were high, cash flow was low, and traffic was at a standstill. She and her husband decided to boost their quality of life by relocating to Colorado, where they started a construction company and a BRRRR-ing empire. Then in 2008, when lending screeched to a halt, her BRRRRs died down. But some years later, a new idea hatched—the BRRRR 2.0. Using this simple strategy, Janice got a brand new short-term rental that cash flows like crazy, all while gaining $200K in equity before her first guest checked in. This repeatable system can be used by almost anyone and doesn't require much experience. With just five properties, this “BRRRR 2.0” investing style could make you a millionaire. But you won't know how it works if you don't tune in! So, stick around! In This Episode We Cover: The BRRRR 2.0 method and how it unlocks MASSIVE amounts of equity House hacking in expensive markets and the lowering your cost of living (even in LA) The BRRRR strategy explained and why it's still one of the most profitable ways to invest The five things to look for when developing land or investing in new construction Why you NEED a great general contractor at your side ANY time you plan on building Short-term rental investing and why the cash flow beats consistent long-term rentals And So Much More! Ashley Hamilton is a landlord, multi-unit investor, reverse flipper, hard money lender, and everything else in between. You may recognize her name from episode 331, appropriately titled “10 Real Estate Deals on a $20K Waitress Salary,” which became one of the most popular BiggerPockets Real Estate Podcast episodes. If you haven't heard of Ashley, here's a quick rundown: As a teen mom, Ashley was working hard daily to provide for her kids. With only a $20K/year salary, she began buying rental properties, often in cash, in the Detroit area. The last time we chatted, Ashley had ten units. But now, things are very different.Ashley knew that ten units and $7,000/month in cash flow was life-changing, but wanted to go even bigger. Since then, she's rapidly expanded her rental property empire, growing her portfolio by many multiples and expanding into other businesses like consulting and hard money lending. She's even developed her own version of the BRRRR strategy called “reverse flipping,” which makes high interest rates a non-issue when trying to refinance out of your property. She gives some killer tips on keeping tenant turnover low, why paying taxes isn't such a bad thing, and how betting on cities like Detroit can make you much wealthier. One surprising thing about Ashley is that she built the foundation of her portfolio on cash deals while making a below-poverty salary. So if you think money is the one thing stopping you from investing, Ashley will probably change your mind!In This Episode We Cover:Buying properties in cash and why leverage isn't always the best move to makeWhat to do once you've hit financial freedom and building generational wealth Going slow to build a property portfolio fast and “portfolio architecture”Reducing tenant turnover and how Ashley kept 80% of her tenants over ten years! The “reverse flip” strategy and why you should be on the lookout for PILFsInvesting even on a low salary and where cash flow can still be foundAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastListen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterHear Our First Interview with AshleyTenant Turnover Can Wreck Your Profits—Here's the Simple Solution to This Costly IssueBook Mentioned in the Show:Buy, Rehab, Rent, Refinance, Repeat by David GreeneConnect with Ashley:Ashley's BiggerPockets ProfileWork with Ashley Hamilton ConsultsAshley's InstagramClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-674Interested in learning more about today's sponsors or becoming a BiggerPockets partner yourself? BRRRR investing has become one of the most popular real estate investing strategies across the United States. But, the great contractor shortage of 2020 and 2021 almost decimated BRRRR investors. Record high prices, dragged-out timelines, and the inability to rely on almost anyone to fix up houses brought this strategy close to extinction. But now, we're seeing a second wind of BRRRR investing as contractors aren't being stretched so thin and competition for real estate starts to slump.Welcome back to another episode of Seeing Greene, where your “I don't seek validation, validation seeks me” host, David Greene, is back to answer your questions on anything related to real estate. In this episode, we talk about investing methods such as the BRRRR strategy, real estate syndication investing, becoming a real estate professional, and more. We'll also touch on some deeper topics like why so many new real estate investors crave validation, how to know when to fire your property management company, and the medieval meaning of “racking your brain.”Want to ask David a question? Reaching financial freedom doesn't mean grinding away for decades to finally retire. It may only take a couple of deals for you to create enough traction to quit your W2 or go full-time into investing. But what if you have a family and children to support? Surely there's no way to hit quick financial independence with those responsibilities? If you're still not persuaded, hear Zasha Smith's story.Zasha was working sixty-hour weeks, sometimes every day of the week, as a civil engineer. She knew that continuing down this career path would lead to long days, even longer nights, and time away from her children. After a quick Google search on “how to get rich,” she stumbled upon real estate investing. After her first successful home flip and her first rental property purchase, she gave her resignation, and the rest is history. Now, she's got a portfolio capable of providing her a financially free lifestyle, with ten units acquired in just three years. Mind you, this all happened during the events of 2020, meaning Zasha deserves even more credit! She's currently using her wealth to give back to the community, with plans to build affordable housing throughout her home state of Hawaii. Her “give back, get ahead” mentality is surely working, and it's something all real estate investors should try.In This Episode We Cover:When to quit your W2 and pursue full-time real estate investingFinding off-market deals and beating Brandon Turner in his own backyardAffordable housing and how you, the landlord, can help those who have limited resourcesMasterminds, real estate meetups, and other ways to quickly grow your investing network Real estate partnerships and red flags that every investor must pay attention toGiving back to the community and mentoring others who are just getting startedAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterFind the Real Estate Professional You NeedWhy I'm Investing in Affordable Housing for the Long Haul10 Challenges to Seriously Consider BEFORE Quitting Your Day JobBooks Mentioned in the Show:Buy, Rehab, Rent, Refinance, Repeat by David GreeneRich Dad Poor Dad by Robert KiyosakiConnect with Zasha:Zasha's BiggerPocketsZasha's InstagramClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-668Interested in learning more about today's sponsors or becoming a BiggerPockets partner yourself? Short-term rental arbitrage seems like an elusive concept. As a real estate investor, it can be a little hard to wrap your head around it. You lease a property, rent it out, and then…profit? That's right! Without buying a rental property, dealing with maintenance or large-scale repairs, you too can make just as much money (if not more) than the landlord down the street without ever owning the property in the first place. It sounds like a dream, but in reality, you'll need an airtight system and team to make it work.Thankfully, Jeff Iloulian has all that and more. Before 2014, Jeff was living as a lucrative lawyer, billing high by-the-minute rates and making money every second he worked. This was during the “wild west” of short-term rental investing, where mom-and-pop owned vacation rentals were starting to become a serious way to make passive income. Jeff initiated his portfolio with just one “lease arbitrage” unit and eventually ballooned his empire up to 150 rentals! Now, Jeff does more than just run his short-term rental portfolio. He runs the buying group HostGPO, helping link up short-term rental operators with vendors who can provide better, time-tested, industry-specific products. Not only that, Jeff manages numerous other vacation rentals, so he knows everything from furnishing to cleaning, check-out procedures, and more. He gives a furniture and furnishing masterclass in the second half of this interview where many of his tips could save you thousands over the lifetime of just one rental unit.In This Episode We Cover:Rental arbitrage and how any investor (no matter their budget) can use it to make passive incomeBreaking out of the “not enough time” matrix to start investing on a busy scheduleFurnishing your short-term rental and why IKEA may not be the best bet for bed sheetsBuilding your short-term rental dream team and how to manage a large-scale portfolioThe mega-niche investing opportunity of renting soon-to-be destroyed homes Leaving a lucrative career to invest in real estate and why it's almost always worth itAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterAirbnb Rental Arbitrage—The Ultimate GuideThe Ultimate Guide to Short-Term Rental PropertiesCreative Ways to Furnish Your Short-Term Rentals on a BudgetHow to Build Your Dream Short-Term Rental TeamGet Exclusive Short-Term Rental Investor Discounts with HostGPOBooks Mentioned in the Show:Buy, Rehab, Rent, Refinance, Repeat by David GreeneShort-Term Rental, Long-Term Wealth by Avery CarlConnect with Jeff:Jeff's WebsiteClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-665Interested in learning more about today's sponsors or becoming a BiggerPockets partner yourself? Mortgage rates went from being a nap-inducing topic to becoming one of the most talked about, researched, and debated subjects of 2022. After two years of rock-bottom interest rates, homebuyers and investors are getting a rude awakening with some of the biggest mortgage rate hikes in decades, used simply to slow down the economy's rampant inflation. But where are we headed, and if interest rates go higher, is there a way that the everyday investor can still lock in a low payment? There's no better person to ask than US Wholesale Mortgage's Mat Ishbia. Mat has been running the US's largest wholesale mortgage company for decades, so he knows the ins and outs of the industry better than anyone else. His company provides some of the lowest payments and fastest closings for residential and investor borrowers around the country. With all this background knowledge, where does Mat think that mortgage rates are headed by the end of 2022?Mat pulls out his wealth of knowledge to give investors just like you the best glimpse into the future on this month's BiggerNews episode. Not only that, Mat walks through how every borrower can save a whopping $9,400 on their next mortgage by making one simple move, and why investors should work with a mortgage broker first, not a mortgage lender, when trying to find the best rates, service, and closing dates around. In This Episode We Cover:Why working with a mortgage broker gives borrowers better pricing and flexibilityInterest rate predictions as we enter into the second half of 2022Where to find the cheapest mortgage (regardless of interest rates)Housing market forecasts and whether or not the recession will hit homebuyingDSCR loans and other investor-only loans that won't require a W2 How interest rates are calculated by mortgage lenders and what happens behind the scenesAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaFind a Lender in Your AreaWhat's the Difference Between a Mortgage Banker and a Mortgage Broker?Ask These 19 Questions to Find the Best Mortgage LenderHear About David's Low Money Down BRRRR DealDavid's BiggerPockets ProfileDavid's InstagramDave's BiggerPockets ProfileDave's InstagramBooks Mentioned in the Show:Buy, Rehab, Rent, Refinance, Repeat by David GreeneConnect with Mat:United Wholesale MortgageClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-658Interested in learning more about today's sponsors or becoming a BiggerPockets partner yourself?
