Zasha was a licensed civil engineer on Maui in Hawaii who worked for 10 years at a private firm on grading/underground utility construction plans for hotels, shopping centers and subdivisions.She's now a full-time real estate investor who built her $4.6 million residential portfolio of single family, multi family and short term rentals in Hawaii while also making a profit of over$1 million fixing and flipping 19 projects (with 6 more currently in progress) across the US in the last 3 yrs while raising over $5 million in funds from private investors.Most of Zasha's rentals have Section 8/HUD tenants and she sells most of her flipsto first time home buyers to help those in need as she grew up in low-income housing with a single mom and put herself through college while having her first child.She expanded to large commercial investments in January 2022 as part General Partner of 110 unit ($15.9M), 134 unit ($12.25M) and 263 unit ($70.6M) Value-Add Apartment buildings in Texas and Florida.Zasha's professional mission is to help other families achieve financial independence through real estate investing. After her first successful home flip and her first rental property purchase, she gave her resignation, and the rest is history.Now, she's got a portfolio capable of providing her a financially free lifestyle, with ten units acquired in just three years. Mind you, this all happened during the events of 2020, meaning Zasha deserves even more credit! This week I'm talking with Zasha, a fellow mom, woman in STEM and real estate investor (did we just become best friends?) about what its like to invest in a high cost of living area. Zasha lives and invests in Maui, Hawaii both, in rental properties and flips. She didn't start out with any real estate or financial background, instead she was a civil engineer for ten years. Before she was married, she sold her home she shared with her mother, and netted $100k+ profit! She had no idea this was possible and started to learn more about investing in real estate. Zasha has a wealth of different experiences in real estate, from flipping homes to rentals in section 8, to building attached dwelling units on her properties. We talk about criteria we look for when shopping for homes-you can't beat that corner lot! She demystifies renting to section 8 tenants, and like most things, its less intimidating than it seems. She has worked her way from FHA loans to BRRR to using private money and partnerships. She has even dabbled in seller financing. Zasha isn't afraid to try new things and make them work for her. Like me, Zasha's goal is to make passive income month and be on the path to financial freedom. Though I've been reluctant to jump on board, Zasha has sold me on the importance of a morning routine for success. She talks us through her tips-she wakes up at 4:30AM (ok probably not going to be able to do that one) and plans her day, visualizing what she will accomplish and using affirmations. Exercise is key and working on mindset daily. We both talk about balance and what's important to us. After this conversation I'm inspired to start thinking about my mornings differently. We also talk about the role the figure of AI plays here, and whether it is allegorical to something like what we call "the market" or "capital"--in other words, the concept of a kind of an algorithmic logic that appears to operate behind the backs of the human characters. Is it independent of them? Does it act with intention? How can it be mapped and understood? We're introduced to Zasha and Kiran, and the solar system's balkanization. "Lists (2)" is a litany of practices of conscious embodiment and experiments in experience that are not only individual but that might also be shared, public, or communal in various ways.
