Phil Kenny ad Chris Wilhelm joins the podcast celebrating Wilhelm's 100 years in Business. The company started in 1923 and grew from modest beginnings. With an eighth-grade education, a deep passion for helping others, and a need to support a growing family, founder Francis A. Wilhelm built a porch for his neighbor. That first project laid the foundation that supports Wilhelm 10 decades later. Francis believed in hard work, innovation, and flexibility which remains in the fabric of Wilhelm's culture. Today, Wilhelm is the largest contractor in the State of Indiana and employs the largest construction labor force in the Midwest. To celebrate the 100th anniversary, Wilhelm is spotlighting legacy milestones of our clients and their projects which have had a tremendous impact in and around our communities. Additionally, celebrations are planned to honor and thank employees and their families. Through a community giveback campaign, Wilhelm will also provide financial support and in-kind donations to charitable organizations in the communities that impact our clients, our employees, the climate, and the neighborhoods we live and work. “100 years is a special accomplishment, my grandfather, F.A. Wilhelm had a saying that Hard work brings you luck. This hard work mentality has allowed Wilhelm to weather some tough times over the last 100 years.” stated Phil Kenney, F.A. Wilhelm's president. Wilhelm is known for their innovation in construction methods around concrete, masonry and modular construction as well as making sure their employees have all the tools and resources necessary to complete the work efficiently. This episode I was able to get Greg Martz from GM Development, Dan Lawson from Meyer Najem Construction and Tim Jensen from The Veridus Group to get in depth discussions on the Build Operate Transfer (BOT) project delivery method following Indiana State Statute IC 5-23. Between these three they have over 100 BOT projects completed in the State of Indiana ranging from Municipalities fire stations, police stations, civic centers, parks & recreations and libraries to name a few. BOT allows for the design, construction, operation, management, maintenance, and securing financing of the cost of a public facility to be partially or entirely the responsibility of the operator. During this episode we will walk through the BOT process, discuss it's benefits as well as it's risks and add lessons learned from each person's perspective. This episode is a good road map for anyone considering using the BOT as a delivery method on their capital projects. While attending the AIM Conference, I, along with Tim Jensen and Pete Olson from The Veridus Group, decided to take advantage of the exhibit hall and have people join us in discussions. On this episode, we sat down with Fred Prazeau, the Owner of Context Design in Indianapolis to talk Landscape and Urban Design. This led us to talk about the Town of McCordsville and their investment into the new McCords Square. As we talked, Tim Gropp happened to walk by and joined us on the podcast. In early planning, some of the bigger challenges Cities and Towns are facing are investing in Quality of Life. This seems to be the bones of every decision where developers are investing in their downtowns like never before. Creating great streetscapes and downtowns have been transformative to revitalize downtowns Communities must have a passionate leader out advocating for their community to make sure the projects are successes across administration changes, committed to vision, adapting, changing, morphing it and making sure the development community sees the congruency. Live from Accelerate Indiana Communities (AIM) Conference in French Lick, Indiana with Kevin Evans and Debbie Driskell from the Indiana Township Association. While attending the AIM Conference, I, along with Tim Jensen and Pete Olson from Veridus, decided to take advantage of the exhibit hall and have people join us in discussions. This episode, Pete Olson and I were able to have Kevin and Debbie sit down with us and discuss the Indiana Township Association (ITA). The role of the ITA is to provide guidance and education and support of Townships in Indiana. The trustees are on the front line in their communities at the most local level, having personal interactions daily with individuals struggling or dealing with difficult issues or obstacles. Several years ago, Indiana Reformed the welfare system for the state and took away case managers call center and took away the face to face. So, the public relies on Trustees to tell their stories. We talk about the mind shift that happened upon his return to Purdue in 2013 around Planning and Construction by prioritizing customer care, innovation and management accountability, Cline ensures the organization delivers high quality services at the lowest possible cost. Cline, who earned a Bachelor of Science degree in Civil Engineering from Purdue University, returned to the University in July 2013 as the Vice President for Physical Facilities with responsibility for the design and construction of all university facilities, the operation and maintenance of existing buildings, and the Wade Utility Plant. This project has sparked over $500M in private investment adjacent to Purdue's campus since 2017. Cline was also instrumental in the completion of the 2018 Giant Leaps Master Plan for the West Lafayette campus—the launch of which coincided with the University's Sesquicentennial Anniversary. Brian Bosma - Former Speaker of the House Representatives in Indiana and Partner at Kroger, Gradis & Regas law firm concentrating in the areas of complex business and municipal transactions, municipal fiancé and environmental matters.David Rainey - Director of Owners Technical Representation for the Veridus group. The construction delivery methods that are discussed on the podcast.Design, Bid, Build (DBB) - This project delivery method customarily involves three sequential project phases: design, procurement, and construction.Design Build (DB) - A project delivery method that combines architectural and engineering design services with construction performance under one contract.CMa - In theCMA, the owner utilizes a CM as its principal agent to advise on or manage the process over the life of the project, or specific phases of the project.CMr / CMc - Construction Manger at Risk or Construction Manager as Construction - A project delivery method in which the Construction Manager acts as a consultant to the owner in the development and design phases, but assumes the risk for construction performance as the equivalent of a general contractor holding all trade subcontracts during the construction phase. This delivery method is also known as CM/GCBuild Operate Transfer -transfer is a form of project financing, wherein a private entity receives a concession from the private or public sector to finance, design, construct, and operate a facility stated in the concession contract.Integrated Project Delivery (IPD): A project delivery method that contractually requires collaboration among the primary parties – owner, designer, and builder – so that the risk, responsibility and liability for project delivery are collectively managed and appropriately shared. Some communities use multiple methods to deliver multiple projects. Depending on each situationBrian mentions that there is more case law based around design build than there is around CMc/ CMr. Brian considers this to be a minor disadvantage to the CMr/ CMc but only from a lawyers standpoint. Both Brian and David believe that on municipal projects that all unused contingency money should go back to the Municipality at the end of the project. And who approves the use of the contingency is a very important point and should fall to the Owner.BOSMA Industry for the Blind: Bosma Navigating Blindness | Bosma David's Book Recommendation: Bill Hybels: SimplifyBrian's Book recommendations: Rick Atkinson: The British Are Coming.
