We love our pets and often express this by giving them extra portions or treats we know they enjoy.But there is a health crisis sweeping the global pet population, and if we allow our pets to continue to gain weight then their life will be cut short by as much as 2 years.Meet Edie and her human Kelly, and find out how their weight loss journey could mark the turning point in your pet's health and happiness.Pet Obesity Awareness Month[1:55] The single most important thing you can do for your dog or cat's future health, happiness, and lifespan is to keep them at a healthy, lean body weight.[2:56] It can be complicated for many overweight pets to follow through on a weight loss program once they admit there is a weight issue.Edie and Edna's Story[04:33] After Edie was spayed, Kelly noticed a change in her appetite and difficulty feeling satisfied for more extended periods. It ultimately led to an increase in body weight.Edie's Weight Loss Journey[5:15] Kelly was initially confident in her ability to manage the situation on her own. Consuming less food equals losing weight. This approach, unfortunately, did not work.[6:57] The final straw was a visit to the veterinarian. Edie was at her heaviest weight of 14.4kg. At this stage, a change of diet was suggested and although Kelly was sceptical Edie starting this weight loss diet.[9:06] Kelly was willing to go to any length once the strategy began to work and showed promising outcomes. Edie lost a large amount of weight, and dropped from 14.4kg to 9.4kg.Tracking your pet's food intake[11:53] The amount of food to be fed can be determined in two ways. Using a scale is best to weigh out each meal. Kids thrive on routines. They feel safe when they know what they should do—having patterns that work builds trust and strengthens relationships. When establishing routines, it's vital to look at both the needs of the family and what is realistic. The worst thing you can do is to develop practices that create more issues and problems. Establishing routines should be a collaboration between you and your child. When children have a say in routines, they are more likely to follow expectations. Having them create routines is a great way to help them learn critical thinking skills and responsibility. Regularly evaluate routines to determine if they are working. Don't be afraid to make adjustments if practices aren't working.

Being a subject that is personally close and familiar to her ever since she was young, Stacey expounds why biases aren't easily handled by many, how it exists, and how not to approach it. Each individual will have some type of prejudice in one way or another because of what makes them up as beings. One case is what happened to Stacey and her former childhood friend. When they were young, Stacey would always hang and bike around with this boy-neighbor. Regularly, Stacey would wait for this boy so that they could play or ride bikes. Until one time, Stacey waited very long. While on her bike, she stayed longer than usual outside of the boy's house. When her friend finally greeted her outside, he told her that his mom said they could no longer be friends because she was black. And just like that, Stacey no longer had a friend. Trying to reduce dog shedding is... an eternal struggle. If you have a short-haired dog (or almost any dog for that matter), shedding is part of the dog parent experience! And no, you cannot stop a dog from shedding. Period. It's not possible. If you find any type of product or supplement that claims to stop shedding, avoid it! In this episode, I'm going to break down 3 main things you can do to reduce your dog's shedding. #1- Coat Health Dog shedding is natural but ensuring your pup's coat health is in top shape can reduce shedding. Make sure your dog's getting enough Omega's in their diet or with an added supplement. Our dog's overall nutrition and health affect shedding in many ways! #2- Brush Regularly How often you need to brush your dog will depend on the breed, but most dogs should be brushed at least a couple of times per week. For some dogs, it may need to be done more frequently. Regularly brushing helps to pull out the loose hair from your dog's coat. While you may not see dramatic results right away, consistency will help reduce your dog's shedding. #3- Bathing Routine A consistent bathing routine can also help to reduce how much your dog sheds! If you're dealing with a LOT of shedding, It's important to use a shampoo that can aid in reducing shedding. I have two Labrador Retrievers who shed more than you can imagine. And above all, the thing that has helped the most with their shedding is Sudsy. It's an all-natural shampoo bar with a combination of ingredients that seriously help reduce shedding. My dog Scout sheds off so much more of her coat when we use Sudsy for baths. It's best to use a dog-specific blow dryer if possible. The high-powered vacuums work to clear out as much loose hair and undercoat as possible. If you want to use a normal hairdryer, be sure to do it on warm or cool and not on hot. The high heat can cause damage to your dog's coat. And the 3rd step of a successful de-shedding bath routine must include brushing your dog. That last step of brushing will help pull out any final hairs still waiting to be shed. So your bathing routine should consist of the following. -Use a shampoo formulated to reduce shedding -Dry dog completely, preferably with a dog-specific hairdryer -Completely brush your dog out Following that routine has reduced my dog's shedding more than anything else! Bonus Tip- Treatments at the Groomer If you have an extreme shedder in your house, it could be worth taking your pup into a groomer for a full de-shedding. Prices will vary depending on where you live, but it's likely only something you'll need to do a couple of times each year. Personal Life-Hack: Get a Robot Vacuum This isn't necessarily going to reduce shedding, but investing in a robot vacuum is a life-saver in a house with dogs. There are models that cover a huge price range (some starting at $99) but even something simple will help reduce how frequently you need to sweep/vacuum. The more people you talk to, the more likely you'll have a prospect turn into a client. Build and communicate with your database Your database is everything in this business. Building a database with past clients you communicate with regularly will ensure you stay top of mind. These individuals are likely not looking to buy or sell at the time. But when they are, you'll be the first person they call. Regularly communicate with past clients. The industry average tells us 88-90% of people want to work with their agent again, but only 13% do. That's because there isn't communication after the conclusion of the initial sale. Interact with past clients regularly, whether through email, social media, or in-person. Build relationships The real estate market is no longer a purely transactional industry - it's about building relationships. Being an involved member of the community and building relationships will help you find more people to work with. Rewarding referrals Encourage people to refer you by sending a hand-written note, small gift, anniversary card, or tickets to events. Focus on sellers In the current market, it is effortless to find a buyer. But the business is built on listings - buyers will come to you if you have the listings they want. Evaluate each of these criteria and divide up your time to best accomplish everything you can. Once you have these ten strategies in place you can't help but grow your business. I am on vacation with my family this week for the first time since the Summer of 2019 but I will be still be posting new content every day. Today's guest is one of my oldest and closest friend's who also just happens to be is one of Australia's most popular entertainers. David Campbell is a multi-platinum selling recording artist, Campbell has featured on TV, starred in theatre and cabaret, recorded three Top Ten albums, and sold out concert tours from coast to coast. He has a unique legacy as not just one of Australia's leading musical theatre stars, but also one of the few local performers to have achieved similar success in New York. Born and raised in Adelaide, David was drawn to the performing arts - initially as an actor. He was performing at the STC and Sydney Opera House by the age of 22, and in 1997 starred in a major revival of Les Miserables in Sydney. Shortly after this, Campbell moved to New York, where his downtown cabaret show attracted major crowds. Due to what Time Out New York described as “the biggest buzz since Barbra Streisand”, Campbell moved his show to the iconic cabaret room Rainbow & Stars, becoming the youngest performer ever to headline the venue. With this success as a launch pad, Campbell was soon in demand from Broadway's most prestigious writers and directors. Stephen Sondheim cast him in the New York premiere of his musical Saturday Night, and he played leading roles in shows like Babes In Arms (at the Lincoln Center), and South Pacific. In 2001, at the height of his New York success, Campbell was tempted back to Australia by the role of a lifetime - ‘the wild one' Johnny O'Keefe, in the musical phenomenon Shout! He toured Australia in the show for over a year, and became a household name as a result. Campbell went on to star in Australian productions of classic musicals like Carousel and Company, new works at the MTC and STC, and even in Pirates of Penzance for Opera Australia. Along the way, he picked up a Helpmann Award for Best Actor, for his 2005 role in Sunset Boulevard. Campbell established himself quickly as one of the country's biggest-selling recording artists. His albums The Swing Sessions (2006), The Swing Sessions 2(2007), and Good Lovin' (2008) all hit the Top Ten and achieved platinum sales. He has also mounted no fewer than five sell-out concert tours - for which he has received a further two Helpmann Awards. In 2009, his live concert DVD Good Lovin' Live hit number one on the ARIA chart. David's album success included David Campbell On Broadway and the release of the album was complimented by the specially commissioned television documentary David Campbell On Broadway, produced by Luckiest Productions. A mixture of Broadway history, exclusive interviews, and behind-the-scenes footage of the album recording, the documentary was broadcast on the STVDIO Channel on Foxtel. Regularly performing in the USA as a headlining artist at G'Day LA, Campbell has also acted as MC and headlined at G'Day NY on several occasions. In recent years Campbell's position in the Australian entertainment industry expanded with his appointment as Artistic Director of the Adelaide Cabaret Festival (the largest cabaret festival in the world), and the success of Luckiest Productions, the production company he runs with his wife, Lisa. Luckiest Productions now produces national tours and live theatre at the new Hayes Theatre in Potts Point. The first production at the Hayes Theatre, Sweet Charity, recently enjoyed a sell out season, critical acclaim and 8 x Helpmann Award Nominations. A highly sought after master of ceremonies, David has hosted many events for numerous corporate and charitable organisations. He has recently been appointed as an Ambassador for the Starlight Foundation and regularly supports Dr Charlie Teo's Cure For Life Foundation at numerous events nationally. David also co-hosted the 2013 Carols By Candlelight telecast for the Nine Network with Lisa Wilkinson. Campbell is a founding member of Independent Music Theatre, the group of producers behind the Hayes Theatre Co., a venue in Potts Point devoted to musicals and cabaret. It opened in January 2014 and has quickly established itself as a venue of productions of exceptional quality - winning a recent poll as Australia's favourite theatre. Currently, David is a regular weekend announcer on Smooth FM for the DMG Network, is the co-host of Today Extra for the Nine Network in Australia and was recently nominated for Most Popular New Talent at the 2013 Logie Awards. Campbell returned to the studio last year to record a brand new album, David Campbell sings John Bucchino. The album was released on 13 June in conjunction with a tour throughout the month. When planning to invest in property, people tend to think about “where should I buy, what should I buy, how much can I afford?” But often they don't think about “who should I ask for advice?” Since investing in property is a significant financial and personal decision, it's really important to make wise decisions, and it's really important to get good advice early in the piece, because getting it wrong can result in significant financial loss, emotional stress, and a huge lost opportunity. And if you're in the middle of your property investment journey, it's still critical to ask for advice to make sure you're heading in the right direction. So, who do you ask for advice? And with so many mixed messages and vested interests out there, who can you really trust? Well, that's the topic I discuss today with Brett Warren, National Director of Metropole Properties and I hope at the end of the today's show, you'll have more clarity in your options and who you can ask for advice, and what you can and can't expect from your advisors. And of course, I will also share my regular mindset message with you. Who Do You Ask for Property Advice? Our property markets are booming at present but we know that now all markets will perform the same over the long term. So as a property investor who do you turn to when looking for advice? A better question may be - with so many mixed messages and vested interests, who can you really trust? Who investors could turn to for property advice: No One— many beginning investors make this mistake. They think they already understand the market. Friends or family— People do this for understandable reasons, but unless you have millionaires in your family, it's probably a bad idea. A real estate agent— It's important to remember, agents work for the vendor selling the property, not you. A mortgage broker— Brokers are helpful in the finance areas, but not experts on investment-grade properties An accountant— You should talk to an accountant! But about things like tax matters and structuring, not the property market. Financial planners— Financial planners sell financial products, but most are not able to advise on real estate. A property marketer— These are salespeople who really selling “product” for a property developer who is most likely going to make the biggest profit out of the deal. Investment seminars and workshops— Is the person leading the seminars an actual expert who made their money in the market? Or do they only make money by teaching others? It's an important question. A property mentor —It's important to have mentors. Just be careful who you choose and ensure they have achieved the results you want to achieve. A buyer's agent— These can be a great help in selecting the right property, but they don't devise a plan that takes into account your family's future needs and your risk profile. A property strategist – Someone who can help you grow, protect and pass on your wealth using property as a vehicle. What a good property strategist can do for you: Get to know their clients' hopes and fears to help them achieve their long-term financial goals. Help remove his client's anxiety by simplifying the complex. Develop a long-term relationship with the client and help them see several steps ahead. Recommend proven strategies that have always worked. Offer a list of potential property options and refer their clients to a buyer's agent who is part of their team. Help their clients select an investment property that is the highest and best use of their funds. Help clients avoid big mistakes. Provide perspective, insights, and often optimism. They will also advise their clients to invest their money the way they do themselves. Regularly and objectively assess the performance of their property portfolio Some things a property advisor can't really do: Predict the future. Find the next hot spot for you. Pick the best time to purchase an investment property. 4. Help you get rich quickly or achieve extraordinarily high returns without taking on extra risks. At first glance, you may feel you have nothing to fear. You may be in a highly successful business, or you may be weathering a storm that is tough but under control. The truth is, though, we all fear something, and fear in any form is what holds us back from reaching new heights. If you want to do more, be more, have more, and achieve more than you are currently, then it is time to assess what is holding you back and find ways to lean into that fear, so it dissolves into success. Some of the most intense professions around the world – especially positions held by first responders – set an incredible example for what it looks like to face fears and run headlong toward a problem. Think about a police officer; when they hear gun shots, they run toward the sound looking to engage with the source. Consider firefighters also; they run toward the fire to put it out as quickly as possible. The same is true of snow ski experts; to be a great skier, you have to lean forward, which is incredibly counter-intuitive. Likewise, motorcyclists lean into each turn to maximize their centrifugal force, not the other way around. Erik Weihenmayer is an incredible example of what it looks like to live uninhibited by fear. As a blind man, many people encouraged him to play it safe in life; to be content with his limitations. But Erik decided that life was too short to live in fear, and so he set out on what has turned into a decades-long search for adventure and meaning. He has climbed Mt. Everest, summited countless other peaks, and spoken to businesses, sports teams, and even schools on the value of struggle and setting stretch goals – audacious, scary goals that stretch you into achieving more than you ever thought possible. In a blog post he wrote, “Ama Dablam (a peak he summited) is no more special than any other mountain or goal. The simple fact is that completing this climb added meaning to my life; the same way that completing a triathlon, raising money for a local nonprofit, or losing weight might for someone else. I set a goal and worked to accomplish it – the mountain is a vehicle for building value in my life. What matters when choosing a goal is to first find the deeper vision that gives that goal purpose, and then allow ourselves the time and energy to pursue it.” So, what can you learn from this? Your business success depends on your ability to navigate fears and obstacles in your path. Toss limiting beliefs that may be holding you back to the curb, and intentionally lean into your goals, so that you are 100% committed to having your best year ever – whatever that looks like for you. Stretch goals should inspire you. Stretch goals should get you laser-focused on only those activities that will help you achieve your goals. By being intentional, you will maximize your valuable time and accomplish more in the process. Consider leaning into your business-related fears by tackling one or more of the 4 ideas I'm going to share, so you can increase your business success and enjoy your ideal business and ideal life. 1. Ask for Referrals Instead of just meekly asking for referrals from your clients and hoping to get one or two, ask with boldness and intention, expecting to hit the mother lode each and every time. You do an excellent job for your clients and they should be eager to tell everyone about you and your products and/or services. If they aren't, what can you do even better, different, or not do for them? Be on a Mission Lean into your fears by identifying areas of strengths and weakness, and then creating a goal-based roadmap for how you want to enrich those areas. Create an action-based mission statement that serves to drive your company forward; one that everyone on your team can get behind and work toward. Regularly review your business metrics and know where you are at against your annual goals every week. What are your weekly activities that you must do to move the company forward? Are you doing those activities each week? Be on a mission to hit your goals every single week, so you have the highest probably of achieving your annual goals. 3. Create Targeted Financial Forecasts Calling prospective clients, even those who have been referred to you, may cause you to tense up with fear of rejection. But if you never take risks, you will never reap big rewards! It is true, not all prospects will be happy you called them, but it is vital to remember that some will be. Focus on potential positive outcomes and live for those successful calls no matter how unpleasant the others might be. 4. Find a Power Partner We become like who we surround ourselves with. Just as Erik Weihenmayer has chosen to surround himself with people that empower his sense of adventure and help him achieve his goals, you also need to find mentors and other professionals that will hold you accountable and that will lift you to new heights both professionally and personally. Take things to the next level by finding ways to lean into your fears and limiting beliefs. Don't let risk-aversion hold you back; instead, use the 4 ideas that I talked about as a launching pad into the great things that you can accomplish when you find the courage to say “yes” to trying new things and crashing through quitting points.
