With the fire aboard Prinsendam now burning out of control, the captain gives the order to abandon ship. Passengers, some dressed only in pajamas and nightgowns, scramble into wooden lifeboats, which are lowered into the dark and frigid waters of the Gulf of Alaska. Meanwhile, rescue vessels – both military and private – rush to the scene. But with over 500 passengers and crew in need of saving, and a typhoon closing in, they're in a race against time. It's a Friday fan favorite, so today I'm resurfacing one of the episodes y'all keep coming back to: my interview with Chad and Daisy of Studio Giclée in Wilmington, North Carolina. These two are the real deal — Daisy's a painter who studied art and interior design, and Chad grew up working in his family's print shop in Nebraska before spending over a decade doing color correction in LA, including for TV and film. Put those two together and you get a print shop that only works with artists, which changes everything about how they approach a print. We get into all of it: paper versus canvas, the difference between a standard border and an excess border (a distinction that will save you from ordering the wrong frame), aspect ratios and why they make everyone's brain hurt, what DPI actually means for your file, and how to photograph your own work at home if you're not local to them. We also talk about limited editions, whether you should sign your prints, and the smartest way to decide which sizes to even offer when you're just starting out. If you've ever felt overwhelmed trying to turn your art into prints, or you already sell prints and want to tighten up your process, this one's worth the replay. Come find me elsewhere too. Send us Fan MailThis week, Becker Shareholder Kathleen “Katie” Berkey, AICP, sits down with Donna DiMaggio Berger and explains how she helps clients deal with all sorts of issues related to their property. As Mark Twain once said, “Buy land, they're not making it anymore,” and truer words have never been spoken. Land remains invaluable and there is often a developer looking to build, renovate, or demolish any given property. When a project like this commences, it can bring a host of headaches and trouble to those living next door.Katie Berkey is a Florida Bar Board Certified Specialist in City, County, and Local Government Law and is a certified Professional Planner by the American Institute of Certified Planners. Katie is the only practicing professional to hold both credentials in Southwest Florida and one of eight statewide. She represents clients in zoning, land use, and planning matters and represents clients in local government administrative matters before city and county commissions, councils, and boards. Katie has been recognized by various publications and organizations as one of the best lawyers in America, a Florida Rising Star, a member of the Legal Elite, a Legal Up & Comer, one of the Top 40 Under 40, and Woman of the Year!Conversation highlights include:How can volunteer boards, managers, and association residents stay alert to possible land use changes in their vicinity? How to determine if a proposed new development presents an incompatible commercial use with the existing neighborhood? What are typical deal points in a shared use agreement with a developer? How prevalent is the NIMBY (Not in My Backyard) mindset? What kind of next-door development do people fear the most? Why do local building departments often cite the association for certain violations when it might be the owners who created the violation without the association's knowledge or consent?Who should attend a municipal or county Code Enforcement hearing with an attorney? What can be done when a city wants to repave streets in a community or enforce traffic violations but is requiring an onerous indemnification agreement from the association?BONUS: Katie discusses various valuable resources for working moms and discusses her work with the Mother's Milk Bank of Florida.Related Links:Article: “‘NIMBY' to ‘YIMBY'” – FCAP Managers Report Article: Mind the Invisible Lines: Easements Every Board Encounters Online Class: Board Certification: Condo/Co-Op 4-HourOnline Class: Board Certification: HOA 4-Hour

Today's story is a fan favorite that was previously published as Episode 346. On a cold winter night in 1999, a man drove down a dark street towards his house in a small Iowa town. Suddenly, he saw something glowing in his headlights, and he slammed on the brakes. He got out of his car. And there, in the lights, he saw a dog standing all by herself. And she was making this soft squeaking sound like she was scared. The man slowly approached, talking to the dog as he walked. He knew everyone who lived in his neighborhood, and he'd never seen this dog before. He knelt down and kept trying to calm the dog. She didn't look hurt and she didn't have any tags. Slowly, the man coaxed her to follow him into his house. And over the next few weeks, he would try to locate her owner. But the man had no idea that this dog hadn't just wandered off… and that she was the key police desperately needed to solve a gruesome murder. We are bringing this one back — and if you've heard it before, you already know why. This conversation with Jay Shetty is one of those episodes that hits differently depending on where you are in your life, and we have a feeling it's going to land exactly where you need it today.Jay takes us into what it felt like to walk away from a checklist life and say yes to the monastery — and then yes again to leaving it. He talks about the inner voice that starts as a whisper because it's been ignored, and how following it, even when everyone around you thinks you're making the worst decision of your life, is the only way through. We go deep on meditation without the pressure — just two simple questions, morning and night, that can genuinely shift the texture of your day. Jay breaks down the difference between self-awareness, self-liking, and self-love, and why jumping straight to "I love myself" without doing the real work underneath it never sticks. And then there's the moment that stopped us both: you become successful by what you gain, but you become happy by what you lose. Jay unpacks what it means to let go of envy, ego, and the metrics someone else handed you — and why that inner work is the only thing that makes everything else feel worth it.This one is a gift. In October of 1980, the luxury cruise ship Prinsendam set sail from Vancouver with more than 300 passengers aboard, many of whom were elderly. But just after midnight on the cruise's fourth day, in the Gulf of Alaska, a fire broke out in the ship's engine room. The crew battled to contain the blaze, but with limited firefighting equipment, it was unclear if they could prevent the fire from spreading, and threatening the entire ship. Happy rewind week, curious friends! Today, I'm reaching back into Season 2 to bring you one of the most-listened-to and beloved conversations we've ever shared—my chat with the incredible Corey Davis. And honestly? This one deserves a second listen.Corey is a true force of nature—a passionate champion for environmental sustainability and animal rights who walks the talk every single day. In this episode, we sit down for a heartfelt conversation about his personal evolution into advocacy, and how his journey became deeply intertwined with the urgent issues of our time: climate crisis, social injustice, and the power of our plates. What I love most about this conversation is how Corey connects the dots. He shows us—with so much warmth and clarity—how the way we eat isn't just about personal health. It's about land use. It's about agriculture. It's about the future of our planet. And the best part? He doesn't make it feel heavy or overwhelming. He makes it feel possible. One moment that stuck with me (and clearly stuck with so many of you too) was when we talked about how something as simple as sharing a plant-based meal with a friend can be a quiet but powerful act of change. When we diversify our food supply and open our tables to others, we're not just feeding bodies—we're feeding curiosity, connection, and hope.Corey left us with such an uplifting message that day, and I still carry it with me: each of us holds incredible power to shape a sustainable future, one mindful choice at a time.So whether you're hearing this for the first time or the third time, settle in. Get inspired. And remember—you can make a real difference, one plant-based step at a time.To dive deeper into Corey's work, visit:

Welcome to Design Business Freedom. I'm Melissa Galt, and in this fan-favorite episode, you'll hear the personal story behind my journey from an unfulfilling career and overwhelming debt to building a successful interior design business in Atlanta. You'll discover how passion, persistence, resourcefulness, education, and smart business systems can help you create opportunities even when your circumstances are far from ideal. Building a profitable interior design firm does not require a perfect beginning, unlimited capital, or complete confidence. This episode explores how I overcame imposter syndrome, started my business earlier than planned while $70,000 in debt, generated visibility through teaching, and eventually developed the marketing engines, systems, and processes that helped my revenue outperform that of many of my peers. In This Episode You Will Learn: Recognize when you are following someone else's expectations instead of pursuing the career and business you truly want. Reframe selling as educating clients about value so you can confidently recommend the right design solutions without pressure or manipulation. Use teaching, community involvement, and strategic visibility to attract potential interior design clients and build name recognition. Create systems, processes, and marketing engines that allow your interior design business to operate more efficiently and profitably. Apply the lessons from Design Business Freedom to move beyond imposter syndrome, take decisive action, and build a business around your creative strengths. While one word can truly grow your profits, mastering more will lead to a full business and personal transformation. Get them all in my book "The Language of Success: 35 Words to Boost Your Worth and Wealth". You'll be pleasantly surprised at the effectiveness of these word swaps and the increased confidence you'll feel in business and life. They weaved their way through the trees, keeping their eyes peeled, and finally, one of them shouted out. He saw what they were looking for in the distance. The other officers quickly followed him into a clearing, and there, they saw a man with a long gray beard sitting in a large self-made camp. It looked like the man had been living out in the woods for months. The officers stared at him, and they almost couldn't believe it, because they had finally tracked down the man who they thought could help solve a murder that had taken place a year earlier in a town 150 miles away. In This Episode You Will Learn: Identify time-shrinking beliefs that keep you feeling overwhelmed, rushed, and behind. Build a time-blocked weekly workflow that helps Design Business Freedom listeners protect billable and creative hours. Establish communication boundaries that allow interior designers to serve clients well without being constantly available. A strong welcome kit is more than a collection of attractive pages. It is a strategic interior design marketing tool that introduces your team, explains your process, showcases relevant results, and sets clear expectations before the client signs an agreement. In This Episode You Will Learn: Choose the right welcome kit format for each potential client, including digital, printed, or elevated boxed presentations. Use your welcome kit as a pre-sale marketing tool that warms up qualified prospects and positions your interior design firm as the best choice. Present your interior design process in five to seven clear, client-friendly steps without overwhelming prospects with unnecessary details. Build persuasive case studies that connect past projects with the specific needs, goals, and project type of each potential client. Create an interior investment guideline that helps Design Business Freedom listeners set realistic expectations around furnishings, design fees, procurement, shipping, and project investment. While one word can truly grow your profits, mastering more will lead to a full business and personal transformation. In this fan favorite episode of Design Business Freedom, I'm sharing one of the most powerful shifts interior designers can make to increase their profits, attract affluent clients, and elevate the perceived value of their work. You'll learn how one simple word choice can sabotage your interior design business profitability and how to replace limiting language with the language of luxury. The core lesson in this episode is that words define your worth and your world. By shifting from words like "expensive," "budget," "cost," and "free" to language rooted in investment, value, exclusivity, and transformation, you can change how clients experience your recommendations, your fees, and the long-term ROI of interior design. In This Episode You Will Learn: How to identify the one word that may be sabotaging your interior design profits Why affluent clients respond better to "investment" than "cost," "spend," or "budget" How to use the language of luxury to increase client confidence and project value Why Design Business Freedom listeners need to shift pricing language personally and professionally How to position interior design as a short-term investment with long-term ROI While one word can truly grow your profits, mastering more will lead to a full business and personal transformation. Get them all in my book "The Language of Success: 35 Words to Boost Your Worth and Wealth". Today's story is a fan favorite that was previously published as Episode 315. On a day in 2001, a veteran homicide detective put on his gloves and stepped into a cluttered bedroom. He'd been working a murder case for months, but he still had no clear evidence pointing to any of his suspects. But a tip from an informant had led him to this bedroom, and he hoped he would find something useful. The detective searched the room, but nothing stood out to him amidst the mess – until he saw a piece of notebook paper sitting on a nightstand. On the paper was someone's list of goals they wanted to accomplish in life. The detective scanned the list. Most of the goals on the list were pretty standard stuff, but one goal immediately jumped out at the detective. Because one of the things on the list the writer wanted to achieve was to “Kill somebody and get away with it.” You can WATCH all new & exclusive MrBallen podcast episodes on my YouTube channel, just called "MrBallen" - https://www.youtube.com/c/MrBallen If you want to reach out to me, contact me on Instagram, Twitter or any other major social media platform, my username on all of them is @mrballen Hosted by Simplecast, an AdsWizz company. Today's story is a fan favorite that was previously published as Episode 311. On a morning in 2002, a man in Indianapolis, Indiana woke up in a cold sweat. His hands shook as he tried to block out the images he'd seen in his sleep, but he knew these images would not just go away – they would keep haunting him until he did something about it. He got out of bed and walked to his phone. He dialed 9-1-1 and said he needed to talk to a detective, because he was having dreams that showed him everything that had happened during a horrific murder all the way back in 1989. The dreams this man claimed to have would help reopen an unsolved murder case that had shocked Indianapolis thirteen years earlier. But these dreams would not answer the questions police had been wrestling with for years, and it would take them another decade to finally track down the killer.
