Today, I am super excited to welcome lifestyle entrepreneur, author, and real estate investor Ali Boone to the show. After leaving her 9-to-5 corporate job to pursue ultimate freedom through entrepreneurship, her company Hipster Investments managed to facilitate over $18M in real estate transactions in its first five years of business. She has Master's degrees in both Aerospace Engineering and Spiritual Psychology. Ali also teaches flying and can often be found snowboarding or volunteering in prisons. We start off as we always do with Ali sharing her background with us. She said she initially wanted to study to be a pilot because of the influence of her family, but ended up in aerospace engineering. After earning her advanced degree, she shared that on her very first day of work, upon walking into her cubicle, she realized she did not want to work in the corporate world. She wasn't sure what she wanted to do and took the next five years reading everything she could get her hands on. Ali eventually started investing in real estate for personal wealth growth and turned it into the venture that would get her out of her corporate job, which she left in 2012. Ali started her own company named Hipster Investments that deals in mostly turnkey rental properties. Because of my research into Ali, I knew that she had a Spiritual Psychology degree in addition to her technical degrees and I wanted her to explain how she ended up pursuing that. She said she actually started the program because she thought it would be hilarious to tell people she has such diverse degrees, but it ended up being the biggest game-changer of her life. Because it involves an aspect of psychology, she can apply the principles to every aspect of her work and life. Then we dove into the specifics of Ali's real estate adventures. She first tried to invest in a deal in Nicaragua that didn't end up being successful, but then turned to the burgeoning Atlanta market. I asked specifically why she chose turnkey rentals in lieu of other strategies like flipping houses. She said it wasn't as though she couldn't learn and be good at putting a lot of work into properties to rehab them, but she wasn't passionate about it. She got out of the corporate world to have the freedom and flexibility to do what she loves, not to make more work for herself. We discuss a lot of the pros and cons of turnkey rental investing and some of the difficult situations we have both found ourselves in with this strategy. I then asked Ali to explain the services that Hipster Investments provides. She said they are basically a referral service because when she first started investing in turnkey rentals, everyone she knew wanted to learn more about what she was doing. Ali ended up writing articles about turnkeys for BiggerPockets and this led to so many people asking her for advice, her company ended up being a “glorified matchmaker” between investors and the providers she could recommend for this investing strategy. Ali also feels very rewarded by staying on to help support the investors who she consults with. She also explained her process for analyzing and vetting new turnkey providers for her clients. I then asked Ali to tell us about her first book, NOT Your How-To Guide to Real Estate Investing: Life Lessons on Hacking Your Mind Before You Hack Your Wallet. She said that she had started several books but had no interest in learning how to go about publishing a book, so she was constantly getting stalled in this process. Today, I am super excited to welcome lifestyle entrepreneur, author, and real estate investor Ali Boone to the show. After leaving her 9-to-5 corporate job to pursue ultimate freedom through entrepreneurship, her company Hipster Investments managed to facilitate over $18M in real estate transactions in its first five years of business. She has Master’s degrees in both Aerospace Engineering and Spiritual Psychology. Ali also teaches flying and can often be found snowboarding or volunteering in prisons. We start off as we always do with Ali sharing her background with us. She said she initially wanted to study to be a pilot because of the influence of her family, but ended up in aerospace engineering. After earning her advanced degree, she shared that on her very first day of work, upon walking into her cubicle, she realized she did not want to work in the corporate world. She wasn’t sure what she wanted to do and took the next five years reading everything she could get her hands on. Ali eventually started investing in real estate for personal wealth growth and turned it into the venture that would get her out of her corporate job, which she left in 2012. Ali started her own company named Hipster Investments that deals in mostly turnkey rental properties. Because of my research into Ali, I knew that she had a Spiritual Psychology degree in addition to her technical degrees and I wanted her to explain how she ended up pursuing that. She said she actually started the program because she thought it would be hilarious to tell people she has such diverse degrees, but it ended up being the biggest game-changer of her life. Because it involves an aspect of psychology, she can apply the principles to every aspect of her work and life. Then we dove into the specifics of Ali’s real estate adventures. She first tried to invest in a deal in Nicaragua that didn’t end up being successful, but then turned to the burgeoning Atlanta market. I asked specifically why she chose turnkey rentals in lieu of other strategies like flipping houses. She said it wasn’t as though she couldn’t learn and be good at putting a lot of work into properties to rehab them, but she wasn’t passionate about it. She got out of the corporate world to have the freedom and flexibility to do what she loves, not to make more work for herself. We discuss a lot of the pros and cons of turnkey rental investing and some of the difficult situations we have both found ourselves in with this strategy. I then asked Ali to explain the services that Hipster Investments provides. She said they are basically a referral service because when she first started investing in turnkey rentals, everyone she knew wanted to learn more about what she was doing. Ali ended up writing articles about turnkeys for BiggerPockets and this led to so many people asking her for advice, her company ended up being a “glorified matchmaker” between investors and the providers she could recommend for this investing strategy. Ali also feels very rewarded by staying on to help support the investors who she consults with. She also explained her process for analyzing and vetting new turnkey providers for her clients. I then asked Ali to tell us about her first book, NOT Your How-To Guide to Real Estate Investing: Life Lessons on Hacking Your Mind Before You Hack Your Wallet. She said that she had started several books but had no interest in learning how to go about publishing a book, so she was constantly getting stalled in this process. I’m excited to do this one I love. I love the premise of what you guys are talking about. Neil Henderson [0:57] Thank you very much. We’ve been you’ve been on our list for a while and serendipitously actually, I think you had somebody reach out to us. So it was we’re glad to have Ali Boone [1:08] it’s meant to happen. The heaven blue stars aligned? Yes, yes. Brittany Henderson [1:12] Alright, so let’s get right into it. Do you recall sort of an aha moment for when you decided to get into real estate investing? Ali Boone [1:24] I actually, you know, it’s funny, I didn’t have an aha, it was kind of a kind of snuck up on me sort of interesting because I had a corporate job. And I was for basically from minute one of being in my corporate job, I was trying to figure out my way out. And I knew just I was reading books. And this was not before the internet. But it was before there were so many resources on the internet. So I had every hardcover book possible. And I had kind of deduced that the only ways I was going to get out of my regular job and kind of be on my own was either going business for myself or get into real estate. I didn’t really know what that entailed. Exactly. But those are the two avenues I really kind of pursued. And ironically, a few years later, as I was still kind of researching stuff, I had decided to go into business for myself. And I ended up a couple weeks later, just randomly this real estate investment, I of course had signed up for every email as possible, because I was trying to everything not to work, my corporate job. And a real estate deal had kind of landed in my inbox was like, this will be something that entertain me, it was like a webinar. And, you know, I can do kind of whatever. And so I watched the webinar, and I was like, wow, I I actually kind of like this. And so even though I was trying to find my way out of corporate, I decided, well, while I’m stuck here, I might as well do something smart with my money. So while I still have a W two paycheck, and I can still afford things and you know, whatever. And so I like all investing kind of on the side. And that doing that I ended up meeting a lot of people, there was all sorts of networking going on. And just really one thing after another kind of played itself out. And the next thing I knew I was quitting my corporate job to run my real estate investment business, who knew? Very good. She then took everything she learned and the connection she made it and turned it in Hipster investments where people that want to invest in real estate, but don’t want to manage properties or worry about the day to day can invest and make money, but leave the management to the pros. She has what people perceive to be a “dream job.” She had a great salary, etc., but something was missing. When stepped foot in her cubicle each day, she knew that she was destined for something more. From the time she was a kid, she had always wanted to be her own boss and lead her own life. She was always very independent and even during her time as an engineer, she was exploring and looking for her way out. She looked at all kinds of mediums but found she could invest in real estate while she worked and grew it to a point where she could leave and go on her own. Now, she lives the life she wants on her terms. How did you know when its time to make the leap and leave your job? • Don’t just follow your passion – some things are better left as hobbies • Find the thing that works and organically happens • Start building your income on the side • Make sure that your “thing” is somewhat established • Save money and build a nest egg if you can – but run things like you don’t have it. • No matter what, there will be some element of missing security How did you start into real estate? • It was going to be either a business or real estate for Ali • She originally decided to start a business • She came across a webinar for real estate and attended • This sparked things for her and she even able to network with the people who put on the webinar and still works with them today • She followed them during the 2008 crash and started investing in “turn-key” rental properties • She found a niche in turn key rentals • She has found how to outsource much of the aspects of the business around managing properties Tell us about Hipster…How do you do what you do? • Turn keys can sound to good be true • Ali works with “Turn key” companies that work in specific markets that have good inventory, but also support a healthy expense to rent ratio so they can truly cash flow. • These companies go out and buy properties in bulk and get the lowest price possible. • They do all the rehab, if needed, source and find tenants, and rent the property • Investors can then buy the properties from companies like Hipster • No, they are not totally “hands off.” You can still have tenants that don’t work out and have to manage your property manager around things. You still need your head attached. But as far as real estate investing goes, turn key managed property takes the bulk of the issues off your plate. • At it’s core, Hipster is a boutique referral company for these types of investments, but holds clients hands through the whole buying process and supports them as client-owners. At the 22 min mark, Ali talks about what makes a great real estate investment… • It’s all about the numbers • About 80% of properties make terrible investments • You really have to understand where you are going to make the money • Are you investing for cash flow or for appreciation through flipping? • Find the thing that works best for you in your life situation. • Make sure to understand the expenses – Mortgage, taxes, maintenance, repairs, property management. Don’t estimate – get actuals • Make sure to get a realistic rental income number for your market and area • Focus on positive cash flow as appreciation is not guaranteed – it’s a bonus • Most properties don’t cash flow which is why the numbers are so important. What are your thoughts of the current market in 2018-2019? • We are close to peak pricing. It’s not as easy right now. You are looking for things to go on-sale and that is hard right now, but deals do still exist. • Wherever the market is, you need to find out how to make it work . • Right now, the markets Ali says are most appealing are Baltimore, Philadelphia, St. Louis, Kansas City, Cleveland. A lot of Midwest. • But, Hipster only works in growth markets. For example, Detroit is in the Midwest, but not currently a growth market in their model. What have you learned from buying real estate that translates to business and life? • The idea of control is tougher as an entrepreneur or property owner • You cannot always control what is going to happen or plan for it • You have the best you can do at what you can each day • We don’t have control over much, except for our attitude and our effort • Be present and ready for what comes at you Top 3 things entrepreneurs need to succeed in today’s world? • Open mindedness. • You have to realize that it is a rollercoaster ride and be ok with it. • Self-awareness. Keep learning about yourself and what is best for how you operate.
