The Elephant In The Downtown

On today's show we are talking about the elephant in the downtown. This is the property that was once a symbol of success that has now become a central embarrassment to the city. It seems that almost every city has one, and in some cases more than one. In Houston it's the One City Center Building with 600,000 SF that is 80% vacant. In Portland Oregon it's the 45 story office tower affectionately called The Big Pink that is now 50% vacant and partly over-run with homeless people sleeping on vacant floors. That building just sold for $0.20 on the dollar. In Chicago it's the old post office. This colossal art deco building, one of the largest in Chicago, sat vacant and decaying for nearly two decades after the U.S. Postal Service moved out in the mid-1990s.In Los Angeles there is Oceanwide PlazaIn Memphis it's the Sterick Building. There are quite a few across the nation. ------------**Real Estate Espresso Podcast:** Spotify: [The Real Estate Espresso Podcast](https://open.spotify.com/show/3GvtwRmTq4r3es8cbw8jW0?si=c75ea506a6694ef1)   iTunes: [The Real Estate Espresso Podcast](https://podcasts.apple.com/ca/podcast/the-real-estate-espresso-podcast/id1340482613)   Website: [www.victorjm.com](http://www.victorjm.com)   LinkedIn: [Victor Menasce](http://www.linkedin.com/in/vmenasce)   YouTube: [The Real Estate Espresso Podcast](http://www.youtube.com/@victorjmenasce6734)   Facebook: [www.facebook.com/realestateespresso](http://www.facebook.com/realestateespresso)   Email: [podcast@victorjm.com](mailto:podcast@victorjm.com)  **Y Street Capital:** Website: [www.ystreetcapital.com](http://www.ystreetcapital.com)   Facebook: [www.facebook.com/YStreetCapital](https://www.facebook.com/YStreetCapital)   Instagram: [@ystreetcapital](http://www.instagram.com/ystreetcapital)

Back again for another win! Its the Shackjam #32 on KERB and Halshack Radio! We're All about you the fan so we want you to feel grand! We are "Never" gonna give you a less than stellar show! Have fun with All or Never titles!  You know how how it feels to be "All In" on something or the thought "Never" crosses your mind. Well the thought crossed my mind that I would go All in on creating you a show about words all and never for this week's shows for KERB and MXTR-FM! My library is full of words of wisdom and songs with lyrical tales that will have you wondering why the radio and labels are not all about these bands and why they never bother to look for "new" quality sounds from the past to discover the future of the industry. It's a shame that too many small bands have never been lifted out of the trenches that have given their hearts and souls to their craft, you could say they went ALL IN! Find everything show related including the track lists for each show at Halshack.com Thanks for giving us your ALL and for NEVER losing your support!

Merlin the Magician performed and worked at Texas Renaissance Festival for over 25 years. But that is not even half the story; Bill Palmer is a lifetime resident of Houston TX, and he graduated from Rice University, -and is a well-known magician in Houston and throughout the world. Bill learned accordion from his father, a well-known musician and writer of musical books. So, as a teenager, he started Banjo and quickly astounded his teachers. He then wrote his own music book, “How To Play Folk and Bluegrass Banjo,” that circulated worldwide. Did I mention, he also speaks German. Well, we shall cover that and more in episode sixty-four of “Hear ye, hear ye A TX-Style Renaissance Podcast.” Huzzah! The King

Andy begins by asking questions about Ryder Cup eligibility for the latest honorary Texan. Brendan reveals that Thursdays are now known as "Diet Friday" after sharing today's Masters Fact of the Day. Speaking of Masters facts, Andy then provides an early weather update for Augusta, making sure he gets out in front of this upcoming catnip. After a recap of PJ's night at a Mumford & Sons concert on Wednesday night, updates are provided on the Hero Indian Open and the Houston Open. DLF was featured on Design Disasters on Thursday morning after caddies wrote in to complain about the 17th hole, and Matt Jordan is in contention with his standard first-round 69. In Houston, Tosti finds himself in the early lead, making Andy wonder what would happen if Tosti found himself in the field at Augusta National. LIV Golf announced its own Creator Classic, with a similar group of creators playing alongside pros at LIV Miami. PGA Tour member Wes Bryan is playing with Dustin Johnson, which has Andy do some journalism to ask if he'll be suspended from the PGA Tour as a result of his participation. At long last, some Golf Advice emails are read before Brendan has a quick Flashback Friday segment about Vijay Singh and how international players adjusted to the Houston Open in the early 2000s.
