On this episode of The Construction Record Podcast, digital media editor Warren Frey speaks to Wesgroup president and CEO Beau Jarvis about dealing with the housing crisis from a developer perspective. Wesgroup recently released a video titled “Housing Crisis 101: Why Homes Don't Just Happen” (embedded below) which illustrates through animation how changing government regulations and an uncertain building environment are adding risk for developers. Jarvis also noted that with 95 per cent of Canadian housing stock coming from the private sector, in his view it makes sense to work within the current paradigm to try to expand affordable housing stock throughout Canada. On this episode of The Construction Record Podcast™, digital media editor Warren Frey speaks with economist and President's Fellow at the University of Calgary's School of Public Policy Jack Mintz about Canada's reinvigorating and expanding ageing infrastructure. Mintz said privatization is one possible route to increasing infrastructure across Canada, and pointed to the telecommunications industry as an example of infrastructure that works reliably and upgrades at a regular cadence. Pension funds investing in infrastructure is another possibility, along with public-private partnerships (P3). Housing affordability is another factor and Mintz said a big issue is that installing new infrastructure can lead to a rise in housing prices. Green infrastructure can also be more expensive initially with benefits that aren't immediately apparent leading to sticker-shock. He advocated for honesty from government in letting consumers and investors know what the costs are of green infrastructure up front. July 21 2024- What a Trump Presidency Would Mean For Canada & Backlash From Overtourism What would a Donald Trump victory in the US mean for Canada? At this week's Convention, Republican leaders blamed free trade for massive job losses in the American rust belt. And there's the impact of trying to meet our NATO spending target and trying to compete with lower American taxes. Canadian politicians on all sides of the political spectrum are worried. I talked with Jack Mintz of the Macdonald Laurier Institute and the University of Calgary's School of Public Policy. And For most of us, it's a great thing - the ability to get on a plane, to fulfill a bucket list item or capture the perfect Instagram shot by visiting one of the great cities of the world. But with tourism approaching record levels, the strain on local resources and residents is bringing a backlash. I asked Toronto Metropolitan University Hospitality Professor and author Rachel Dodds what we can and should do about it.
Today on the show special guest Jack Mintz joins us. Jack is an economist and President's Fellow at the School of Public Policy at the University of Calgary. He discusses Canada's economy, and challenges Canadians face in this current market environment plus he highlights the recent changes to capital gains taxes. Jack shares his thoughts on the capital gain inclusion rate, touching on both the individual and corporate levels. He points out the capital gains inclusion rate is increasing from one half to two thirds. For individuals, there is a threshold of $250,000 where the 50% inclusion rate still applies. Most individuals won't be significantly impacted by this change, he says, but other taxpayers like corporations and trusts are affected from the first dollar. These new rules will come into effect on June 25th and the impact of these changes on the market is uncertain and will be observed over time. Jack also touches on the inflation story and how he does not see inflation dropping again any time soon, and that it's going to take some time to get back to 2%. In terms of international investments, Jack believes that the current environment is a deterrent for foreign companies considering acquiring Canadian firms. He points out that Canada is struggling to attract investments, and how the country's real per capita GDP has been declining for the last six quarters. Jack also addresses concerns about population growth, productivity output, and M&A synergy. Recorded on June 25h, 2024. US President Donald Trump is proposing sweeping tax cuts that will affect every other country. Australia is not well placed to respond, with a lack of major tax reform since 2001. By contrast, Canada has been a successful tax reformer, with the federal-provincial corporate tax rate falling from 43% in 2001 to 27% in 2016 and the virtual elimination of capital taxes, amongst other policies. How will tax changes proposed by Donald Trump affect both countries? Is Canada better placed because of the recent Canadian tax reforms? The Centre for Independent Studies (CIS) and the Canadian Australian Chamber of Commerce (CACC) hosted a joint event discussing these and other questions.
