Arizona Coyotes ML vs. Ottawa Senators +140 For 1.5 Units* The Coyotes are 7-5-2 at home this year and Ottawa is just 7-9-2 on the road* Arizona is on a six-game losing streak, but I think this is their get-right spot* Karel Vejmelka is also on a five-game losing streak, that ends tonight4. So let's dive into this episode   Alright guys, so we recently published an article on the Stessa blog called The Best US Cities to Invest in a Rental Property. So this is looking at data from 2020 to 2021. And the idea behind it is to help people see which markets have performed the best, obviously not an indicator of which will perform the best in the future but always interesting to look at. And it details 15 Small metros, 15, midsize metros and then the 15 large metros that real estate investors should take note of and so this is a cool article, I want to go through it with you guys get your feedback. Do you agree with the way that the list was come up with how would you look at it as actual rental property investors? So you guys ready?   Michael: Yeah, let's do it.   Emil: I'm going to read from the article and we're going to link to this article in the show notes. So anyone who wants to go check it out and read it in detail can do so. So it says to identify the best locations for buying a rental property, our researchers created a composite index based on five key factors real estate investors consider when evaluating a market. These factors include the gross rent multiplier, recent and forecasts at home price growth, effective property tax rates, and population growth. Data Sources include the US Census Bureau, Zillow and the Department of Housing and Urban Development to improve relevance only locations with at least 100,000 residents and available data from all sources were including the analysis.   So that's all the boring stuff to get out of the way. But so those key factors, right, so So this team of researchers, they create a composite index based on gross rent multiplier recent and forecasts at home price growth, property tax population growth, without diving into like, the actual list yet. What do you guys think? Are those are those factors that you care about as real estate investor A? And B, what do you think is potentially missing from that score? If you were to try to rank a list?   Michael: Yeah, I'm gonna go first, because Tom always leaves me with the scraps!   Tom: My mouth was open, when you sort of hit the button, you hit the buzzer first, go ahead.   Michael: So one metric that I see a lot like gross rent multiplier grm, it's just not a metric that I find very useful. So for anybody listening, gross GRM gross rent multiplier is basically a measure of the gross annual rent as compared to the property purchase price. And so it's just a number, it's a ratio. And usually, it's a decimal, because unless your property is renting for like a crap ton on an annual basis, you're going to be renting it for less than you bought it for. So it just doesn't give you like a really good indication of what your expenses look like in that market. So probably, like, you could have an amazing gross rent multiplier, but your property taxes are through the roof and so your cap rates are still really low, or your cash on cash return is still really low, so that I don't find very useful.   And one metric I would add to the pot would be the like, what the economy looks like, in terms of the diversification. So if we take Detroit, for example, turn the clock back 10 years, that was an industry or an economy that was really propped up by the auto manufacturing industry. And when that went kaput, we saw the whole metro really suffer as a result of that. And so I'm always trying to look at what are the legs that are propping up this local economy, and factor that into my decision making.   Tom: Michael I'm gonna come out and just, you know, while grm gross rent multiplier is not the full picture. I think it's bread crumbs, Michael and I don't think you can throw it away in the trash like you just did that little spiel you did.   Michael: I'm going to scrape it off with a little fancy silver thing off the off the tablecloth and just throw it over the floor.   Tom: I think it's just a slice the GRM, while, sure there you know it's there are some really important components. I think it can directly kind of give you some baseline expectations with regards to cap rate and whatnot. And I'm not arguing with you that it's it's not a complete metric. But I mean, what are you looking for Michael? The like, buy not buy metric? It? Yeah, but…   Michael: I want someone to give me the answer.   Tom: I think it's it's I think it's a helpful just general metric to look at, when evaluating markets at that really high level. You're not making your acquisition decision. And this is, I mean, a fun thing about buying real estate is that there's funnels, right, you're evaluating markets, then you're evaluating neighborhoods, and you're evaluating properties. And I think the the GRM, it could be an initial Good, good one to start with. So…   Michael: Let me let me take a shot in the dark here. Let me I feel like you also love gross yield as a metric.   Tom: Love me some gross yield… No, come on, Michael. Here's what you do. Here's what you're doing with GRM is, you can, you can use that value at a market level to start to kind of benchmark individual properties in that overall area. But you know, again, not the end al be all, I'll go ahead and throw my little thought on the other metrics you like how I changed the topic before like letting you get any any more words in but that   Emil: This isn't a showdown guys come on, and you're treating it like one     Michael: Tom made it into one.   Tom: Come on. Tom. Come on.   Michael: Emil, life's a competition. I don't know if you got that memo.   Emil: Yeah, right. All right. I like the fire. Keep it going, guys.   Tom: Okay, so I'm going to talk about I liked that they have a minimum population of 100,000. People like in the metros they're looking at. But what I will say is, it's different. If you're looking at a, an area that has 100,000 population, and like that's it surrounding it. It's another thing, if you're looking at a pocket of 100,000, that's right next to a pocket of 200,000 or 300,000. So I personally really like population dense areas, I think, for some of the reasons that Michael talked about, and they generally have more diverse economies. I would add that as another top level metric when evaluating these not just kind of giving it a floor of saying it's greater than $100,000, excuse me, 100,000 people, that's the number.   So I think that like clustering, general MSA is like really important in the way that I would evaluate, okay, what's the best rental market? So…   Emil: I agree with what you guys said, my two cents, I would ideally like to see something like insurance costs, right? That's another big important costs for real estate investors. Really hard to do that, like blanket and insurance costs. And I'm sure that's why it wasn't included here. But something to consider. And then, you know, harshness of environment, I think is is an important one as well, right? If you have a place that gets very hot and very cold, your capex over the long run is going to be higher than somewhere like Southern California that has more like milder temperature all year, right.   So these are all things I think, in a perfect world, you wave your wand, and you could like, have the data for these and plug them in very difficult to come up with. So I think what was used is what's really available and, and easy to collect for this.   Tom: I thought of one more thing I would I would want to add on this. So they're giving like percentage changes in home price, you know, year over year, like comparing that to the baseline is really important. Like if you have an area where the average home price is $60,000. And it goes up by $5,000. Right, you know, that that looks like a gigantic jump in and it is but you know, if you're looking at that same area and the average whatever home price is 200,000 and jumps up $20,000 You know, like that baseline is a really is a helpful breadcrumb in the evaluation process. So   Michael: Oh, so now you're into breadcrumbs.     Tom: Are you kidding me I love bread crumbs.   Michael: Big bread come guy.   Emil getting back to your thing about insurance kind of the cool thing about it is I would be shocked if you did an overlay with the highest insurance costs over natural catastrophes zones. throughout the US, you'd see a pretty strong correlation. And so in parts of California will parts of the practically the whole state is in a wildland fire zone. And so you see your dwelling fire insurance costs through the roof. Same thing in hurricane zones. earthquake zones is a little bit different because you're getting specific coverage for that. But just for your standard, like dwelling homeowner policy. I would be surprised if it wasn't a really strong correlation with with the natural hazard zones.   Emil: Good point insurance guy.   Tom: Insurance Guy one more question for you. This is unrelated.   Michael: How can I help?   Tom: Earthquake insurance? So you are a new new homeowner I believe in California.   Michael: Yeah. Can't you see all my earthquakes strapping on my two water heaters?   Tom: We were complimenting him balling out and having to double water heater.   Michael: One for the sink and one for the bath, you know.   Emil: Get a tankless man!   Michael: What do you think, I am made f money?   Tom: My question before earthquake insurance. Totally unrelated. Do you? Are you? Are you uh? Are you a buyer of earthquake insurance?   Michael: Yeah, I am. And there's like so much flak out there for people that get earthquake insurance. And here's the real, like hard pill that people have a hard time swallowing is the deductibles are normally, you know, five, seven and a half 10 15%. But it's of the dwelling limit. So if you have a $500,000 house with a 10% deductible, you're on the hook for the first 50,000. And so for a lot of people that ends up being more than their downpayment, or their equity in the home. And so they figure, if they got to come up with 50 grand, and they only put 30 into the property, they'll just walk away, like and let it go back to the bank.   So that's kind of the argument for not getting it for getting it is if you have equity in a property, if you have a lot of cash sitting in the property, then it could very well be worth it. But again, your your deductible is set based on the dwelling limit. So if you've got an expensive property, you're gonna have to come out of pocket a lot of money for the insurance even kick in. And the insurance itself is still really expensive on top of that, even with these high deductibles.   Tom: Makes a lot of sense. I'm Sorry Emil, let's get back on track. I'm, I've always interested with these type of insurance questions with Michael.   Emil: I'm sure listeners are too. So good question. All right, let's let's get to the list, because that's why people are here. So we'll start at 15. And we'll go to number one, Tom, you actually brought up such a good point. And that the the percentage is not as important as you know, like if I own a home in California, and my property increase is 5%. Versus if I owned a home in Kansas, and it went up 10%. Because my property started out so much more like my actual dollar increase in net worth or equity wherever you however you want to look at it is going to be so much higher. So that would probably be a more interesting way to look at it. But anyway, any guesses on number 15?   Tom: Oh, I'm gonna admit I looked at it, but I forgot.   Emil: You saw it in the article and don't remember from five minutes ago.   Michael: I think it was somewhere in Florida.   Tom: Wait, no, you're jumping ahead.   Emil: Wrong, Michael.   Michael: Classic.   Tom: Wait, it's in the southeast?   Emil: Kind of? Yes.   Tom: Is it Nashville? It is Nashville.   Emil: Good job, Tom. He just he totally just opened up the link and look back at it.   Tom: I purposely put in a blank tab just to make sure that…   Michael: Because you have no self control, no self control.   Tom: Yeah.   Emil: Alright. So for this first one for number 15. We'll go through again, the the Composite Index score. And then all the metrics that were used to compile this index, and we'll talk about them. And then for the rest of them, we'll just talk about the Composite Index. But we'll link to this article in the show notes for anyone who wants to take a deep dive on this article.   So our composite index on Nashville came in at 53.27. And we'll start with the gross rent multiplier 21.4. So again, that is property value over gross yearly rental income. Median monthly rent 1422 median home price 365,573. Year over year change in home price 20.9%. forecasted home price growth, I believe this is over the next 12 months is 19%. Our effective property tax 0.56%. And a year over year change in population 1.4%.   Michael: Your average price point is north of 350. Yet your average rent is about 1500. So man, if you look at the price to rent ratio on these properties, we're in that point five area. So I think if you're looking for a cash flow, these types of properties might be tough to to make the numbers work. What do you guys think?   Tom: Totally agree. I mean, I think this is one of those investments where you kind of like believe in the market and the kind of the underpinning economics and I know a lot of people do. Nashville is a very popular place, I think, for people to move to. I was visiting over there recently. And yeah, it is a very cool city.   Emil: I was just gonna say north of 1% year of your population growth, that's that's a big chunk for just 12 months. So a lot of people move in there.   Micheal: I was gonna say I think something that I've started to do now much more so than I've done in the past is when looking at markets, evaluating the potential for short term rentals as well. And that's something that Roofstock actually just recently rolled out as part of the marketplace, which is super exciting. And so if before you like write off Nashville as a non possible cashflow market, think about some of the other tools in the tool belt, there are other ways you can approach this. And I think you can very easily turn a non capital market into a significant cash flow market via short term rental.   Emil: Great point and good plug.   Tom: So it's been kind of a, like, not super hot on like vacation rentals, but I think I'm changing. I think my attitudes are changing. I mean, it's not…   Michael: Dude, I'm right there with you, though. I was just so like, I didn't understand it for so long. And I was always so scared and gun shy of it. That was like, Oh, well, if it doesn't work out, or like a regulations change, then I'm left holding the bag kind of thing. And if it doesn't work out, like if there's not a strong, long term market, then you could be in big trouble. But we did a podcast and subsequent book club with Avery Carl. And we had her on in the Roofstock Academy. And she was talking about in these historic vacation markets, like the regulators are changing the they don't have the hotel lobbyists, they don't have the community aspect. People have always rented homes in these markets for vacations. Her thought is that that will continue.   Tom: I heard a great analogy in talking about vacation homes, like I always think of like, the Op, OPEX is being like, significantly higher, which I think like it is, but there's an aspect of OPEX and good friend, also investor, Mitch Davidson said, you know, think of them almost like a fire engine, you know, where it's constantly getting washed, like constantly, you know, shorts being used, but it's just like, at every kind of time around the Turner turn around the whatever, new person like it's getting a full like vetted, you know, evaluation. So like, while there is some like overhead and those costs, the fire engine analogy, I like that one, where it's like constantly used.   Michael: Yeah, that's good. I mean, it hits a little close to home for me with the whole fire thing, but whatever time I see what you did, I can still appreciate that   Tom: My comments are layered, Michael.   Michael; That's deep. I like your onion comments today.   Tom: Oh, yeah.   Michael: Cuz they're stinky.   Emil: Oh, all right. Moving on. You too. Moving on. Number 14. Someone said Florida. We are in Florida for number. I think that was Michael. Yeah. We are in Florida. For number two. Any guesses on which city in Florida?   Tom: I'm not even going to act like it didn't look because I have it up right in front of me.   Emil: So Tom can't say so Michael, what's your guess?   Michael; Oh, man, Tampa.   Emil: It's the market that every tech person on Twitter is talking about? Come on. I'm not on Twitter.   Michael: I know. I'm not in the feed so much though. Cocoa Beach. I don't know. I have no idea.   Emil: This guy's living under a rock, Miami, Florida.   Michael: Oh, Miami. All right. All right.   Emil: Miami, Miami, our composite index score in Miami. 53.81. Just as a quick reference, Nashville, again, was 53.27. So the higher the Composite Index, this article is claiming the higher the better. Potential for a rental property investor.   Tom: Big difference between those two, you're talking about how significant the population growth is Nashville at 1.5%. Yeah, Miami's just you know,.1% which is still like, you know, up north, but just kind of a point to Nashville, like, Wow, just massive influx?   Emil: Yeah, I wonder what that number will be when it looks at full 2021 data because I Twitter's a bubble, but a lot of people in tech Twitter talking about how many people have moved to Miami, you know, from Silicon Valley and other parts of the country.   So Alright, moving on to 13 We got Charlotte, North Carolina, our composite index 54.74 for Charlotte's some interesting stats, we can just cherry pick here year over year change in home price 23.8% In a year over year change in population 1.7%. So I'm sure if you've read articles like this one, Charlotte has made many lists and no different here.   Tom: Cool, cool market. Yeah, I mean, it's kind of similar to Nashville and just booming, booming growth.   Michael: Yeah, another thing another short term Haven, tons of bachelor bachelorette parties he talked about quite regularly as a destination.   Emil: Alright, moving on to number 12 We have Las Vegas Nevada, another another boom and bust markets. So Vegas has composite index 55.19 Let's find some interesting stats here year over year change in home price 24.1% year over year change in population 1.8% pretty solid.   Tom: I thought of something else I'd like to see in this report is the these the popular the median rent and the median home price and broken out into quartile? And also having volume for that core toil core current quadrado. I feel like Las Vegas is one where there's probably pretty big swings in price and maybe these other cities as well. Like I think that would be interesting because I mean I don't know if this segments out like properties that are typically used as rental or is it like globally of like all properties? You know, like I think that would be interesting to know.   Emil: Yeah, it's probably just median rents and median price across the board. I don't think they're segmenting or anything. Alright, so moving on to number 11. We have sin Antonio. So San Antonio's composite index 55.41 The gross rent multiplier here starts to tick down, we've been in the mid to low 20s. So far, this one drops down to 16.6. But with the caveat of our effective property tax rate in Texas is much higher. So San Antonio, we have 1.62 Versus if I look back to Nevada, or Las Vegas 0.58 So almost three times the property tax rates. Any comments there guys? Moving on. Alright, guys.   Michael: That's a lot of property tax.   Emil: That is a lot of property tax. All right, number 10. We are staying in Texas, we got Houston coming in with a composite index of 55.76 their gross rent multiplier 15.8. But again, effective property tax rate 1.67. In in Houston.   Our next one on the list is a little bit different. So everything we've covered so far home prices have been, let's see, Houston, I think was the lowest around 260,000. So number nine on the list is Oklahoma City, and the median or the author of the composite index 57.21 The median home price in Oklahoma City, much more affordable 190,559 And so your median monthly rent there is 1056. So this one's a little bit different on the list, you know your your change in home price, not as high 13.7%. Year over year, population 1.1%. But overall, the numbers look good for Oklahoma City on this list.   Michael: Alright, alright. Alright.   Emil: Alright, number eight, a very popular one. In addition to the North Carolina and Texas markets. Can you guys guess it? It's on every list. What is it?   Think think More West.   Tom: Already give San Antonio so it's not in Texas? Probably not in Cal   Michael: West of Oklahoma.   Tom: Not California. Could it be he either Tucson or Phoenix or so?   Emil: Yeah, Phoenix. Look at the wheels turn in there. I love it. Tom. Alright, Phoenix coming in at number eight, probably on every list composite index at 57.45. Our year, crazy year over year change in home price. 32.2%.   Michael: So nuts.   Emil: If you had a home in Phoenix probably didn't do anything in one year, you've gained 1/3 of the value. That's insane.   Michael: That's insane.   Emil: And according according to the data sources here forecasted home price growth 23.8% Over the next year,   Michael: So over two years you can have 50% between the forecasted and actual   Emil: Yep.   Tom: Another example of a Yeah, vacation. Vacation Rental was kind of being created to cash.   Emil: Yeah. Yeah. And another interesting stat here to pull out your your change in populations are first where we hit over 2% 2.1% for Phoenix.   Michael: So everybody who's out there this year is going to stay there for one summer and then move right back to where they came from.   Emil: Oh, man, I have a friend who lives out there. And when I talk to him in the summer, a client of mine he just tells me it's like 120 every single day and if your car is not parked in garage, you can't even get into your car. It's like everything's on your steering wheels on fire. See Bell it's crazy. Guys MOVING ON.   Michael: Enough with the fire references. Come on, let the wound heal. Emil: The world is getting hot, man.   Michael: I know.   Emil: Okay, number seven, Memphis, Tennessee, we got a composite index. 59.35 This is another more affordable market median home price. 198,369. Year over year, population growth hasn't been huge. 0.2% But your your change in home price. 17.7%. So Memphis looking good.   Tom: I like how diverse this list is in that, you know, there are some more assets, you know, kind of like cash preservation, you know, maybe more appreciation and then you have markets that are definitely more bent on some cash flow like Memphis and you know, no, not a fun strategy and then there's multiple poles to run into. Yep.   Michael: Sticking with a rabbit theme.   Tom: because I remember I think it might have been Gary or Gregor one of our one of the co founders with Roofstock was talking about how real estate is such a great investment because you have two holes to run to, there's the yield aspect and there's the appreciation or you can go into the more dominant hole but anyways okay enough of that Tom.   Emil: We'll see if anyone else is Did anyone else's mind with two holes and dominant hole?   Tom: Okay, whatever we can take it out whatever.   Emil: I might just go in straight. Okay   Michael: Love it.   Emil: Number six on the list this is going to be I think if we're using grm gross rent multiplier as the the loose benchmark for cash flow market, it's going to be our lowest grm which would loosely say our best potential cash flow market. We got Tulsa Oklahoma or composite index 59.55 and our gross rent multiplier 14.8. So median home price there is 181,919 and our median monthly rent is 1028.   Tom: I like Tulsa, Tulsa is pretty close to Oklahoma City to like, not too far away.   Michael: What do you like about Tulsa?   Tom: Oh, I did a road trip across the United States. And when I was living in Alabama and I made a stop in Tulsa and spent the night there. It's great city very friendly. Are there stuff to do? Yeah, I don't know. Not giving a lot of details there. That was beautiful. There were like parks and stuff.   Michael: Nice.   Emil: Do they have any professional sports teams? I know that's like, I remember from our webinars back in the day, that's like one of your investment criteria is at least one professional sports team.   Tom: Yeah, I think there's some triple A teams there. It's hotbed hotbed a triple I love it. I love a triple A team. That's a great experience. Nashville great triple A baseball team.   Michael: Is I think I think it's so interesting like the jump from triple A to the majors is so astronomically prevalent in like baseball. Aren't they baseball players like the highest paid professional athletes?   Tom: They typically have long pretty long careers.   Emil: Yeah, they can I think so. I think the average baseball contract is the highest.   Michael: I think so. Yeah. And like yet the like triple A and minor leagues are like some of the lowest paid athletes I think. I used to know a guy that his son played triple A's like he didn't have enough money make enough money to put food on the table. And they're traveling like all the time. It's I think it's a lot of work.   Tom: I think yeah, it's it's crazy. You do it for like five years and then if you make it it's like oh, wow, you're like, you know,   Michael: It's crazy. But if you don't, MAN Yeah. Anyway.   Emil: Baseball factoids.   Michael: Transition into baseball major and minor. Glad we got that part in this episode.   Emil: So many important lessons for our listeners. We get real estate investing. I'm gonna go come and present a baseball player.   Tom: Wait a minute, and baseball players.   Michael: I've had it wrong this whole time.   Emil: Onward and forward. Yeah, number five. Back to Florida. We got any guesses?   Michael: Jacksonville?   Emil: So you're looking at the list?   Michael: No.   Emil: Well, good job because you got it right.   Michael: I knew it would have to be on the list at some point if I threw out enough.   Emil: Yeah, Jacksonville. Okay, so Jacksonville composite index 61.17. Year over year change in home price 23.5% forecasted home price growth of 23.8. And year over year change in population 1.7%. Jacksonville.   Number four is the market that has been on a tear for a long time market that Tom I believe you're investing in   Tom: Atlanta, Georgia.   Emil: Yeah. Oh, man. Look at you. You knew it. Alright, so we got a composite index 61.7. Year over year change in home price a solid 23% forecasted home price growth 23.9% Wow. Population growth year over year 1% And our effective property tax rate 0.88 Still pretty solid. Nice.   Michael: Tom, you still have your Atlanta rental?   Tom: I do. Yeah. All of them and the other question is like, Okay, is it like, now you know, they've seen such great appreciation Do I like take it out and go buy somewhere else with that I feel like I'm at a time like timewise I can't commit to doing effective diligence on like redeploying all that you know that that capital but it's fun thing about investing you get some options,   Michael: Couple different holes!   Tom: You know, you know, you know what I did? Was it Tommy Boy that like analogy of like putting the head up a butcher, like, that's basically what I did with that quote. You know what I'm talking about? Tommy Boy trying to use his dad's analogies. A mouse has lots of holes to run to.   Michael: Such a great movie.   Tom: I totally accidentally did that. So anyways, yeah Atlanta great market   Michael: Okay full circle   Emil: All right, I think I think we're running long so I'm gonna just go quick fire with our top three. We got number three Birmingham, Alabama composite index 62.03. Number two we had Orlando, Florida Florida's got a couple of hands three or four on the list already. Orlando's composite index 63. And number one drumroll please. Another Florida market Tampa Tampa is number one with a composite score of 65.26.   Michael: Florida for the win as a state Yeah, holding it down.   Emil: At 27.7%. Year over year change in home price another 27.2% forecasted your your population change 1.4% effective property tax rate 0.9 grm of 17. So template and good.   Tom: The effective prop property tax rate seems like almost kind of low like for Florida being you know, no income taxes all property taxes. That seems Yeah. Very reasonable for   Michael: Especially compared to Texas. Yeah, right. Yeah. Yes, yes.   Emil: All right. Well, that's our list. *Audio level issue, so suggested that you turn down your volume after introduction.* Recorded on 02/09/2021 at the East Brunswick Public Library. “Sustainable Agriculture Projects in Zimbabwe” with Tait Chirenje, Professor of Environmental Science & Sustainability, Stockton University Climate change is wreaking havoc in the lives of rural farmers in Zimbabwe, often leading to poor or no harvests in back to back seasons. This talk will focus on results from a four-year effort to help rural farmers transition from vulnerable large-scale field based agricultural practices like corn/soybean growing to small-scale controlled environment system like shed-grown mushroom and hydroponics. The talk will cover how the development of a demonstration center helped provide incentives for local farmers and international experiences for Dr. Chirenje's university students. Tait Chirenje holds a PhD in Trace Metal Biogeochemistry from the University of Florida (Florida), an MS in Earth Science from the University of Guelph (Ontario, Canada) and a BS from the University of Zimbabwe (Harare, Zimbabwe). Dr. Chirenje works in the area of aquatic chemistry, brownfields assessment and redevelopment and the urban geochemistry of trace elements. He has worked on baseline studies of trace elements in both urban and rural areas of Florida and performed geochemical characterization of water bodies including Hammonton Lake, the Delaware River, Crosswicks Creek and the Great Egg harbor River. Dr. Chirenje currently runs the Stockton University Environmental Internship Program (SUEIP) and he and his team of 10 students and four scientists help the New Jersey Department of Military and Veterans Affairs (NJDMAVA)'s Environmental Monitoring Bureau (EMB) meet environmental compliance at their 27 sites in the state of New Jersey. He also advises local communities on stormwater quality and watershed management projects. Professor Chirenje teaches courses in the field of environmental chemistry, including water chemistry, environmental remediation and biotechnology, environmental toxicology and environmental pollution and regulation. He also teaches and engages students in international sustainable development projects in Zimbabwe, Ecuador and Brazil. And not a whole lot else but we've not been in the same place all that off in order to record. We are with you that would happen in the summer hopefully and get ten in a row of rambling okay we're gonna move on with the show and some of the things that we typically have in the show so we're gonna start with a feature of the week and I only have a sound effect that day out awhile to fix that welcome to the surface feature of the week thank you David for the week, is universal windows platform file explore did you know there was a universal windows platform filed for i didn't you did not talk taillights there it's there for devices that are not pcs him fight x boxes, things like surface hubs things like those handheld devices look something like this that people ran windows on at one time. [3:29] IPads no. Windows Phone other devices on or a drama that ever shipped up the ideas that you need to file explorer Pro run as a WWE so it's been in Windows 10. For a long long time since you've been there since the Windows 8 it's not easily accessible level link on how to create a shortcut to it if you want to use it and in the newest version of Windows 10 coming out. We expect next month version 1809 they've added some features to. [4:02] The file explorer and I guess that's an anticipation of surface Hub 2 and things like that. After I drop support better right click menu support improve copy paste. You cut option and set images wallpaper directly from the app things like that true i was a sanyo bunny. [4:24] Capitol uwp right that's still not as good as regular File Explorer. Okay but in a touch only world francis how how is it, use File Explorer with pure touch. Bit rough this would be easier i expect sure or of the x box controller or something like along those lines so that's our feature of the week. Anything you'd like to add to that they've I think we have a new statement that you wanted to create since I was at a security conference I thought I talked a bit about some hacking their security so we're going to create a new section of the week or security a week or, people's idea often will do enterprise pick the weekend maybe it's security pic of the week, could do that so why don't we do that spot of Twitter poll and have people vote on option name option that would give them an option to suggest their own okay, 312 if we don't get them to vote, so let's do that but with no one we wanna talk about what they were two sessions they went to the were very interesting one was on. [5:39] This group of people that researchers decided they try to hack into a fax machine, the call was really built a time machine first don't know people hunt foxes apparently hurley yeah they do to my nose beer colfax quick to german beer i've never had to hack my fax don't know, it's a drink that after after skiing. [6:03] Okay so what is a descriptive essay reverse-engineer the firmware on HP Inkjet fax switches, I'm sure everybody has one of those in the house they decrypted the firmware which was available on hp's website before you need it. No no that would be reversed they open it up they found out they figured out it it it been, compressed use an algorithm that only once been used before any game somehow they figured that out wow then they learned about what foxes doing did you know you can sell color faxes yes. I did not but that uses a JPEG yes as opposed to black and white uses Tiff well jpegs of course if. [6:55] Worms cost three holes they can do some sort of buffer or runs and such so what they be able to do in the end is send a fax to your fax machine. Course connected to your computer internet work with the mouth form fax email form j peg and download new firmware to your fax and from there hop on to your peace. Wow they're able to change the logo not that Prince not the physical look of course but the little screen logo. Interesting isn't that so where they the first people to figure this out who knows who knows I mean listening to the people. [7:41] I'm estimating it would take a person years worth of Labor. [7:48] Unless you work at HP and already knew some of the stuff right there reverse engineer a ton of this but if as an engineer that worked on that project if you worked at HP or what is one of the few. This. [8:04] Okay or certainly if they don't know it and so HP of course when they found out about it they flew these guys up to an undisclosed location and they, parks with them so they must they pay people for these sordid zero-day fun abilities and then HP is released a whole bunch of pics of course most people don't patch the printers that much but HP printers to automatic or not mine offer patch. A patch it by sending another mouth formed j paid that patches of for you absolutely they could definitely fact of you so it's okay if you say live in apps and i have a canon doesn't really matter i don't have the stuff no but you have a devices sports a whole bunch of, standards that. That have known vulnerabilities so someone could have easily done the same easily by meaning a Year's worth of work done the same thing for Canon or for Epson. [9:06] I don't know have ever wanna meet these guys at a cocktail party and talk to them that's just where you wanna meet next during a talk talk about okay oh there's more well them there's from two more sound well that's kinda like and go with. So there was one on this guy who had done the same thing with the Samsung S3 watch which I wanted to go to because I have a Samsung S3 watch. What the guy did is he wrote saw for that runs of the watch and it basically near rated all the api call city could make an look for ones that weren't returning the right err message said he did not permission for that particular thing lot standard approach I guess and then from that he was able to figure out these ones potentially weren't secured properly and through all that he was able to do things like read your messages. So If someone sends you know often you'll get a two-factor authentication kind of thing on your phone and it would go to your watch yet because the message so, they can have access to that. [10:12] Interesting and the cool thing was he was wearing an Apple Watch actually he was wearing a square watch probably, was it a samsung washer so i thought that was interesting so the sack didn't look like it was is it as intense as the other one because he just wrote a program enumerated the cell an examination of the in of the sort of thing self up. So my thoughts on iot things for the house yeah. If you're going to give it any sort of real control like voice or a camera only by first-party devices. [10:51] Good bye light switch or in a. [11:42] What you want me to start us start you start it the order is the order that you put the news items that are right so windows ten enterprise remote sessions we talked about this before it looks like it's going to be a thing in eighteen o nine up so what does that mean, well in the past we've had things like terminal server recall rd ascot it's come to multiple multiple names, Citrix had something called winframe but basically it's the ability for Windows server to host multiple sessions, I simultaneously on One OS instance desktop. [12:22] It's ever been on desktop when you do it on the desktop it's called vdi cuz this is this is where people get confused while being called vdi but it's so it's it's sessions versus instances so when were talking about, remote sessions It One OS that's allowing multiple users to use it simultaneously and if it's done correctly they don't see each other they're not aware of each other but it's one instance of the OS with multiple users kind of like, nbstsa norcia mass or any of those make frame multi-user environments. What's One OS running when we're talking about the what. Colloquially called vdi or virtual desktop infrastructure what type of incense is that what that is is a whole bunch of VMS Windows 7 Windows 10 Windows XP whatever that you would. [13:15] Connect to individually but each person has their own full OS single instance multiples of multiple single instances for the multiple users so that's different Theory make changes to it change the wallpaper and sell a different but you have to manage each of those instances separately. Brighton and then different things what happened maybe your administrator it's setting up so you don't have access to wall paper c license important i don't know cuz i remember this in the eighties well and exhaust pipe system Paradis resource contention so let's talk let's talk about what I'm going to call. [13:56] Sessions we used to call terminal server so sessions versus instances so vdi versus terminal server, videos great because each person gets a full machine they can do whatever they want with it if you need them to maintain state or not whatever you could give them a local admin if you want to alright. [14:20] The upside the down side is. 361 takes a lot more resources on on one server you could typically get three times as many. Sessions running as instances so on servers how many more times, you can get more at Moore session II. Got a man he each one of those instances we chappie patched maintained etc when okay and if you wanted to put software on them but c up it and software yet to do to, Sophia 20 of them are hundred a hundred users access you potentially have to manage and maintain 100 in yes I know there's tricks to it and there's linked clones and all sorts of things but you still have to manage each of those instances okay, Dallas talk about sessions sessions you can have a hundred users or 200 users. [15:26] Connect me to one instance free at once all 200 users get it right okay you can get a lot more users on the same Hardware okay. What's the downside but I mean I just take my CPL with a with Edge going crazy well that's part of it, multiple users be there are ways to limit that they would manage that assuming that you could be besides directly what's the downside to dam site one you can't give your users local event it's obvious local admin they're going to make him specially Mike it up for everybody, that's one second is a mess is more interesting it's a server OS. [16:09] When you buy an application like I don't know let's say. What's bad example because it's a pretty resource-intensive application but shirtless with AutoCAD, it's certified for Windows 7 or certified for Windows 10 not certified for Windows Server might work but yeah so you typically have to go through a bunch of little hacks and things and tricks to trick, the application the OS to work together because they were never really designed to work together and at the core. Windows 10 Windows 7 really designs and user Wes's easier to navigate and things like that. Windows server was not is not right and so. Could the complexities that come with Windows Server because they're typically designed for you design for. [17:02] Administrators to use and gives you give up things things like you would, typically manager Powershell etcetera you don't ask me when I suppose that either so that's the downside there so why is this important will because For the First Time Ever you can have multi-session Windows 10 so those applications, that you could run. That like that have trouble running sessions on a server won't have that issue anymore but here's work it's really interesting you don't need to buy a server license and you don't have to buy server Hardware, to run this really inexpensive way to y'all get a half a dozen people working off of one piece of hardware. Either using maybe using an RDP client off their phone or tablet use their phone or the tablet instead of using their my pc and right not using it right of talking yeah but if you're going to be using sessions anyways or vi anyways this is a cheaper way to do it with, with Laura compatibility issues and one machine to patch it give the Windows 10 however 21 instance to patch and maintain. Okay so that's why that's exciting well as a pretty long use item it was it was. [18:16] Hear something exciting David what you want take this one wire PC sales growing Womack sales are crashing. I've got some ideas do you have some ideas I mean the Mac hardware has been stagnant I think that's would be, part of the reason why they're not doing too good that there is that and Microsoft some coming up with new Innovations and we we've discussed it. Limitations of things like the surface go. Take this definitely and so there's a couple things going on here right i understand that the. There's been a lot of innovation in the PC space, got the surface as an example and multiple vendors all jumping in all doing things a little bit differently and got one vendor that really hasn't updated, i were too much on the back side that looked good price very good and they kind of grow out of the crappy keyboard. [19:13] So here's the thing, what they're saying that PC Mark is going 1.4 to 2.7% depending on the ask Garth Gartner I deceive it's growing very smart very small growth but the key is it's being driven by, she was sales but by enterprise sales so, part of that Enterprise refresh cycle and Windows 10 and part of it is becoming more and more deployed throughout Enterprises remember 2020 January. Windows 7 no longer supported, so they're working with your get off of that so they're buying as part of their Windows 10 upgrade they're looking at some of the great new security features that you only get with UEFI, and things like that so they're looking at more modern PCS that have TPM and UEFI support and things like that to take advantage of celebrity features windows ten and their refreshing their fleet of pcs right in the art department still has, facts right and the whole users a lot of them so of the max, if ever had one I see a lot of Home users never using their PCS anymore they're using their tablets or using their phones they're using other devices, alright so any other news David how about Windows 10 lets you draw in your emails. [20:37] So if you happen to use the Windows 10 mail app which I do you do do you really I do why would you do that. [20:46] I don't know what I was going to say it looks there because I install Office 365 right away, but it's got new pen and ink support for many years I was just a complete and total glutton for punishment. But now it's actually it really nice nap, I wonder if I have the most recent version here I am drying on it and I'm seeing nothing happened draw how it is your job by finger there you go, okay okay yeah there we go try and canvas right there we should put that in future of the week well. Alright there you go. Well thanks for the help, okay here's a piece of news that maybe we should have saved for your security your security segment do I take that one. Which won the windows and no stops made on live next, by security fail what was 3-1 you can make Windows apps on Linux. Why cuz you can develop Universal Windows apps on any five. Okay so this is basically it's one of the tools that they give you. Has somebody release of interest well it doesn't get as much of a robust check as it does on the window side going to comes down to it so. [22:15] Will a bunch of different distributions are affected by a court in the compiling tool. [22:22] And so I don't know a lot about it but 64-bit PCS with specific versions of. [22:32] Athletics end up putting the executables with relocation table intact. Okay and there's a workaround okay so for those of you do well in a windows developers on lennox at listen the show they go. 9 reasons why the Samsung Galaxy Note is the best reason so I totally disagree with number 9, oh you want talk about that life wasn't even there did you put that there you put it there, I don't trust myself I should I shouldn't write show notes or you're not drinking it was hot number 9 at least this number 9 is Samsung Dex which is basically. Continuum for Samsung it's really cool I mean all you do is you plug in external USB C DisplayPort. [23:25] And hook up a keyboard somehow and all the sudden you're kind of having a Linux or Android type device that you can access, and you can access your Windows 10 session server you can access it's so it really it's really cool I played with it for a few minutes and then, I don't know where it's gone because that's just have no used to me alright is Samsung pay which is. Supposed to be better than Google Play, I've got Samsung pay Google pay and I've got I can pay from my bank app and I never use any of them, pay on my watch but my bank doesn't support it yet so yeah I can pay with my watch have just feedback, say something and in the after parties to things or talk about in the after party about my iphone and about a credit card scam, Xbox at the end of The Show by you'll miss out on that, yeah she speak about you I saw a. [24:36] Dell monitor 23 or 24 inch monitors 120 bucks but it's base was a Qi charger, oh that's nice and she is two standard that Apple and Samsung use right that's nice that's nice, fast charging and wireless charging find that they're doing a great job of that I have a Samsung 8 which is little bit older and it's. Auto market cap just means if you were to buy up all the outstanding stock in Apple, because a trillion dollars yes except whenever down but you were buying out the rest of the sheriff's will typically if you start going on a buying spree, that's all it means that's totally anime more profitable anyone else or that they have more Revenue than anyone else just means that's what they're outstanding stock is worth at current market value so I thought Amazon be the first trillion-dollar company they're not help you took a look at the others, but that slash google there the seven thirty billion dollar range i think and was on the nine hundred billion dollar a microsoft's in the room microsoft's run seven sixty five but it changes from day to day, on market conditions of people that really excited about this but you put it in terms that actually. [27:35] Make sense what hat what would happen if you invest $1,000 in apple 10 years ago, how much you have that if you have almost $10,000 which is interesting cuz I bought Apple in 2008 which is 10 years ago, does that she put me is trading options doing sc crazy leverage stuff and i was forced by apple and hundred eighty dollars a share oh darn and i sold it when it 370 Borden double what I paid for it so you could but if you about Microsoft during that time your thousand would be worth $5,000 for the first six seven years of that Microsoft stock was dipped and then was flat that's right yeah you could make, yeah baby Microsoft is might have outperformed didn't the last couple years but certainly over 10 years which is a good night to the last 3 years. [28:26] I was talking to a friend of mine when he was about investment when you're trying to invest in for a particular topic 2 particular goal retirements hard cuz you don't know how long you going to live but some Investments like buying a house or putting your kid to school or whatever you know approximately when your kid will graduate you know approximately how much money and so you can start making long-term Investments like apple that was Apple going to become a 10 trillion-dollar company over the next 10 years no but I would have said. 10 years ago they wouldn't have gone up tenfold so hey what do I know well typically companies that grow 10 full don't grow another 10 fold in the same time. It's time to find another horse that right but they did. But they were pretty small 10 years ago compared to weather now. Alright Windows 10 chrome users now get alerts in the action center so far what is the actual Center called the action centers the little piece on the bottom right-hand corner of your Windows 10 screen where you get alerts like the new updates or your Dexter I've got a dentist appointment right right things like that. [29:42] And you can add things to the alerts and so Google has added that form from users so what kind of alerts maybe update to Chrome Etc, there's not much alerting system within chrome to i mean i get them on my phone all the time he actually say yes and some website your, Tim to this message okay so since we're talking about Chrome next one is really we've been following this, arm chips the new snapdragons are out and Qualcomm is claiming that they have i7 performance. Is that we've been talking about windows ten on arm and now we're looking at. [30:22] Tell me the next few months seeing retail versions of Windows 10 and are machines that perform. Similarly to an i7 now that's something I be excited about so you're saying it can be cheaper and either or combination of. Lighter or smaller battery or run longer. Could be but I don't think she forgot but aren't the arm architecture definite lends itself to the following for takes one. Less power hungry also runs cooler which means for form factor perspective you you have more latitude. [31:09] How you build a device because it's not getting hot we've been to all these Microsoft sessions for the talking about their beautiful cooling system right so make it simpler right so you don't have to worry about cooling systems you want to worry about airflow as much so. Because it don't run it's hot over the week and so as a result it's more flexibility design, you also get much better battery life because they're lap power-hungry yes and arm ships just by their nature. Alarm devices have the, what we caught were used on our phones at Institute on they can be to do if different on until they ate they can be sipping power waiting for some event like a phone call at cetera and, then they start using power more after the phone rings you pick it up at cetera in the two criticisms I've heard mostly about the surface go are it's not large enough for my hands I heard those criticisms from me, and then the other I've heard is that the battery life isn't too long so if you took that sort of device you're not going to fix the hand Problem by going to arm but the same size same weight battery would probably do an extra. For 5 hours and here's the thing. Almost every Qualcomm chip also has an option with route to eat baked on true right so. [32:30] Intel don't really have a lot of options with LTE to separate, add that to build on the sock right yep at that separately it would want not who would not want to have lt available for a little no extra charge you can if its cheap enough then you can don't really care if it's they're not there and just use if you want exactly, so we've been tracking this but looks like they're coming who's coming the fast arms were coming for. [33:13] Microsoft a rev it's microsoft three sixty-five marking machine the new road map so microsoft three sixty-five brings together all whole bunch of different things we talk about the pass on the three sixty five windows ten as a service, Enterprise Mobility Suite as your ad whole bunch of different things and they're rubbing it they're really pushing this Microsoft 365 thing, I think it's going to be good for them you might be different feel like, because they got some interesting properties that Windows 10 is getting momentum of 600 million devices running it and throwing it mandatory still upgrade from Windows 7 unless you go to Linux or something else because I won't be support for it took a girl that more Office 365 is. [33:58] Will growing like crazy but that's gonna peter out because two will be on left the migrate soon but look at companies like google. On the Android devices are so successful because they Leverage The Google services that you're there you're already using other devices that makes us on a really good job of making some of their Office 365 and Dynamics and other services available cross platform, will it ios and android all in next and so on windows of course, and I'll put that all together taking of what it's a better together story with Windows 10, and you cant use your chromebook to access office three sixty-five it's just would you do with windows ten you get a more integrated experience all. [34:44] Synth definitely better office application then you would if you center chromebook will get, it's better for you maybe the web-based experience versus a local install experience or the Android app. What are they calling that or is that part of that. [35:09] They have their also basically doing a similar program with surfaces are they not so that's part of that that's part of that where you can actually. You can actually. [35:22] To buy everything from them so it's Target smb3 by your Hardware or software you think about smbus is mpc5000 seat most of them. Please office still use exchange online please SharePoint tell you some kind of Erp so Microsoft Dynamics, as part of that and we'll use PCS Microsoft mouse all those things in the world that sells the hardware the software, office productivity as well as the ear piece off where weather takes forever it's partners whether to see are ample yet but but it'll the vendor that hat that we all look at people softer oracle you look at a c p you have they don't have the hardware know they don't have the productivity Suite so they don't OK Google total productivity Suite maybe we can talk about that separately but. Microsoft really uniquely positioned in this to take advantage of this and that's why companies like Google and Amazon are trying to build office suites. So they can get into Amazon of course I do know Amazon lots of course okay. Let's move on to snippy snippy oh God where Sean alright. [36:45] The new Idol a feature so full it was sniffing to alright this is not. I think you're more would have used no no this not help with your cigar so. Basically the i new features of this this or tolls and the the favorite one at that i see there i didn't as the delay feature so you can go and how you have what pop up when nobody sees you click away from it, it disappears and you can't get a screen capture of it then you can do that with this. So I've been using another tool for years I'll call Fastenal capture and I've also be which I paid for you don't use, snag get from ss from tax and it, i do use negative place cam page a from texas more than snag and i pay the read while though as an mvp i get free version of maggot my snagit outrun the portal app I can run fast one capture off of USB key. Take it with me to client sites and work on their machines it's also very very light weight compared to snag it's not get a whole lot more. A light weight version of an app that that works well for me. Call your clients let you run your own software that sounds good man to install I have to run it if so run it halide run things PSP so that's why I'm not even from OneDrive. Yeah anyways we forgot to tell everyone day what the new tools called. [38:12] It's called Snap and sketch slip and sketch oh my God. That's such an awful name it is it sounds like it it sounds like. Okay so yeah so they're basically updating it they're doing all sorts of updates with these these little free utilities there could be a bunch of updates to Sticky Notes so they're going to stick it out cross-platform she could speak another new desktop not show up on your phone and stuff like that, excited maybe even SMS messages from your Windows desktop to your phone. That was cuz your battery was were not apart leak but the battery health of Tommy is at 86% which I thought was pretty good, I look at these two things someone and I'm not sure which is which, one of the apps I'd I had or more reason location services my location services on all the time choose up your battery Outlook with one of them so maybe only updates to Outlook turn on location services perhaps when I gave my son his phone died and I turned on the the tracking app on his phone, how to make turn it on in my phone etcetera but it was turning those off me should have made a difference but I thought the Apple Store and I've known about this but I didn't know what standing is that they've got a $35 battery replacement program in ascending and it's ending in December now if you're under all potion or if you're under AppleCare the battery place this free my AppleCare ran out awhile ago but it's thirty five dollars canadian i don't know what five dollars american of as and. [57:04] For thirty five dollars plus tax will replace your battery and from the easiest replacements can do they actually did the replacing get as opposed to giving you a new faucet takes about an hour suggest you backup your phone but the thing is i battery now i have it i can use the phone all day, I charged it pick it up at 6:30 this morning when I woke up off the charger that 68% that's what that's what Veronica's getting with her phone what are you at. [57:31] 47 much better than was before I'd be down sometimes to 30% by lunchtime or that's what I got with my old at 7 I should have found it back, i got was watching tv at ten at night i'd be down well below twenty percent up and down ten five percent at least 2 years old so I'm in a phone battery shade three years old this should make these devices 6s plus I got it when it was through the 7 was before the 7 came out so I got it then January came out in September I got it in January. So that's too bad because I. Right so I can't remember when that was it was during the winter suit Winters ago but anyways. [58:22] You got till December so make you book your appointment do it if your battery health is showing anything below 90% go and get it done $35 will add life to your phone and make of the resale value higher as well. [58:38] Exactly welcome might not be lasting all day cuz other apps running. Take care of those but here's the thing 35 removed out of my old phone likes S7 I removed everything I reimaged it I whatever and it would never come back, the weather should tell there was definitely a hardware problem beautiful solution from Apple $35 because lithium ion batteries degrade over time after about 2 years they start to degrade very rapidly. S1 EP 40: A Look at the 2018 U.S. Senate Map

In this episode, we look at the 2018 U.S. Senate map and discuss current events as they relate to each state. We’ll focus on Steve Bannon’s efforts to recruit candidates to challenge Republican incumbents. 2018 U.S. Senate Map Today we are going to cover 19 states that have an election for the United States Senate. The 2018 elections for the United States Senate is heading up. Politico – Democrats see path to Senate majority in 2018 – where Senator Chris Murphy comments that: “The map feels a little different today than it did a few weeks ago. We might be playing a little more offense. At the same time, we don’t have a lot of bandwidth for offense given the defense we have to play.” At the same time, Senate Republicans are increasingly nervous, and are worried that if they fail to pass tax reform it would lead to further disgust among both donors and voters. Still, NRSC chair Cory Gardner notes that: “We run knowing the majority is on the line. There’s no doubt about it. But the fact is, they have 10 seats in Donald Trump states that we look very good in right now.” And it’s true, the map still heavily favors Republicans. For Democrats to actually take the majority, they would have to defend all 25 of their seats, plus win in Nevada, Arizona, and one of Alabama, Tennessee or Texas. That would be a tall order, but let’s take a look at what’s happening in each individual state to see how realistic their chances are… Alabama – While not technically a 2018 race, there will be a special election in Alabama on December 12, 2017, between Republican Roy Moore and Democrat Doug Jones. Public polling from JMC Analytics has shown Jones within single-digits. While strange things can happen in special elections, it is very difficult to imagine Doug Jones winning this race. President Trump carried the state by 28 points, and Senator Richard Shelby won by very similar margin last year. Robert Bentley also won by a very similar margin in the 2014 Governor’s race, and Mitt Romney won by 22 points in 2012. Democrats seem to think that Roy Moore is such a weak candidate that he opens up the door to a competitive race. As Tim Kaine notes in the Politico article linked above: “He [Jones] certainly has a dramatically better chance against Roy Moore than he would have had against Luther [Strange]”. Still, very, very much a longshot. Arizona – Arizona will be a high profile state next year, beginning in the Republican Primary. Jeff Flake ensured that with his very public criticism of President Trump, criticism which the President and former advisor Steve Bannon have certainly reacted to. The second major article that we’ll link to this week is from Bloomberg Politics over the weekend: Bannon Plans to Back Challengers to Most GOP Senators Running in 2018. Senator Flake is at or near the top of that list, and Bannon plans to back former state Senator Kelli Ward (who also ran against Senator McCain in 2016) in her primary challenge against him. What makes Arizona different from Alabama is that it could be very much in play in the general election. While President Trump won the state, he did not receive a majority of the vote. Senator McCain received just 54% of the vote last year, a figure very similar to Mitt Romney’s performance in 2012 and Governor Doug Ducey’s performance in 2014. The question is not whether Kelli Ward has a real chance to beat Senator Flake in a primary – JMC Analytics has her beating him by 26 points in an August Republican Primary automated survey – but whether she would lose the general election to Kyrsten Sinema, who Democrats view as a very strong candidate. Florida – Florida will be one of the toughest states for Democrats to defend next year. President Trump won with 49% of the vote last year, while Marco Rubio received 52% of the vote in his Senate Race. Governor Rick Scott won each of his gubernatorial bids in 2010 and 2014 by 48-49%, while Senator Ben Nelson received 55% of the vote in a great Democratic year in 2012 in which President Obama also carried the state with 50% of the vote. The big question in Florida is whether Governor Scott eventually enters the Senate race. A late summer poll showed him tied with Senator Nelson, and Scott’s entry into the race as a candidate who can largely self-fund would free up resources for the GOP to spend in other competitive states. Indiana – Indiana will be an even tougher defend for the Democrats than Florida, as President Trump carried the state by 57% last year and Mitt Romney won with 54% of the vote in 2012. It is widely believed that Senator Joe Donnelly benefited from running against Richard Mourdock in 2012. Mourdock defeated incumbent Senator Richard Lugar in the Republican Primary and drew criticism for comments about pregnancy and rape during the general election campaign. Republican congressmen Luke Messer and Todd Rokita are battling for the Republican nomination, and whether the winner is ultimately able to unseat Donnelly will likely depend on whether he can “nationalize” the race and paint Donnelly as just another vote for the national Democratic Party. Donnelly is about as well suited as a Democrat could be for this red state – he is pro-life, he supported the Keystone XL pipeline and he opposed President Obama’s executive action on immigration. Even given his strengths as a candidate, winning re-election will be a difficult task. Michigan – Another state won by President Trump where Democrats are on defense. However, this is a very different situation from Indiana. President Trump won by just under 11,000 votes, and while Rick Snyder has won the last two gubernatorial elections, there is little precedent for Michigan voters sending Republicans to the U.S. Senate. Since 1978, only Spencer Abraham has won election as a Senator, for one term from 1995 through 2001. Still, President Trump provided a theoretical roadmap for how a Republican can win in Michigan, and over the summer there was some buzz over the potential of Kid Rock challenging Senator Debbie Stabenow. It’s best to take a wait-and-see approach before deciding how realistic Republicans’ chances are here. Mississippi – Mississippi is worth mentioning briefly only because State Senator Chris McDaniel is being encouraged by Steve Bannon to challenge incumbent Senator Roger Wicker. McDaniel challenged incumbent Republican Senator Thad Cochran in 2014. In that Republican primary McDaniel won the primary and then lost in a very close runoff election to Cochran 51% to 49%. A win for McDaniel in the primary would give Bannon and Trump administration another ally in Washington. Missouri – Missouri will be a very difficult state for Democrats to defend. President Trump won with 57% of the vote, and even a rising-star Democratic candidate like Jason Kander came up short last year. And while Senator Claire McCaskill and former Governor Jay Nixon each won easily with 55% of the vote in 2012, McCaskill’s victory may be another instance of good fortune in facing a weaker Republican candidate (the now infamous Todd Akin). In that respect she is similar to Senator Donnelly in Indiana. Senator McCaskill very consciously portrays herself as a moderate Democrat, and she will need to continue to distance herself from the national Democratic party to have a chance at holding her seat. It’s also very much worth mentioning that Republicans now have a candidate, state Attorney General Josh Hawley, who is a serious challenger who may actually be able to straddle the divide between establishment Republicans and the anti-establishment forces led by Bannon. Montana – President Trump received 56% of the vote in Montana, marking this seat as another potentially difficult defend for Democratic Senator Jon Tester. Still, the state does have a history of electing moderate democrats like Governor Steve Bullock and Senator Tester with narrow margins. And Republicans are having some difficulty fielding a top-tier candidate to run against Tester. This is a state where it’s probably best to take a wait-and-see approach to handicapping the race. Nebraska – Worth briefly mentioning because, again, Senator Deb Fischer could draw a primary challenge, and if she were defeated Bannon/Trump would gain an ally in Washington. Nevada – Similar to the situation in Arizona, Senator Dean Heller has sought to distance himself from President Trump, and has therefore drawn criticism from Bannon and from the White House. Public polling in this race is all over the map, but suffice to say that Danny Tarkanian is a serious challenger in the Republican primary. Unlike Arizona, Hillary Clinton won Nevada last year, making Heller the only GOP Senator to face re-election in a state won by Hillary Clinton. His defeating Tarkanian in the primary may be Republicans’ only shot at holding this seat. North Dakota – Similar to Senator Tester in Montana, Senator Heidi Heitkamp represents a state where President Trump won easily last year (63%). That alone makes Senator Heitkamp one of the more vulnerable Democrats in the Senate, and her strategy of working with President Trump is probably a smart one. State Senator Tom Campbell is the only declared Republican candidate, and his ability to self-fund means this will likely be a very expensive campaign by North Dakota standards. Ohio – Ohio is another quintessential battleground where Democrats are on defense. President Trump won with 52% of the vote, President Obama won with 51% of the vote in 2012, and each party holds a Senate seat. Senator Sherrod Brown is up for reelection after a narrow victory (51%) in 2012. The 2018 race will likely be a rematch, with state treasurer Josh Mandel again taking on Brown. Mandel currently has a substantial lead in Republican Primary polling. Senator Brown is gearing up for what should be a very competitive race. Pennsylvania – Senator Bob Casey has taken somewhat of a leading role among Senate Democrats in criticizing President Trump, which is interesting given the president’s narrow victory in Pennsylvania last year. Combine that with the fact that the highest-profile Republican to announce so far is early Trump-supporter Congressman Lou Barletta, and this race could certainly be seen as a referendum on the President in a state that was important to his 2016 victory.    Tennessee – Senator Bob Corker has been very much in the news lately for a public spat with President Trump, and he has announced that he will not run for re-election. Congresswoman Marsha Blackburn is widely seen as the frontrunner, and as an unabashed supporter of President Trump she likely will remain the frontrunner. This race now has a similar dynamic to Alabama, with Democrats beginning to entertain the idea of competing for this seat. Still, Democrats have not held either a Senate seat of the Governor’s office in Tennessee since former Governor Phil Bredesen won in 2006 and was term-limited in 2010. It’s a stretch to think Democrats could compete here. Texas – Worth mentioning just because Senator Cruz is the one senator who Bannon has said is exempt from his insurgent campaign to challenge incumbents next year. National Democrats generally love challenger Beto O’Rourke, but while Hillary Clinton lost Texas by the smallest margin of any Democratic nominee since 1996, there’s nothing here to suggest Cruz is vulnerable in November. Utah – Senator Orrin Hatch will draw a primary challenge if he decides to run for reelection. Boyd Matheson, a former chief of state to Senator Mike Lee and the current president of the Sutherland Institute think tank, met with Bannon last week to discuss a run. If Hatch does retire, establishment figures in the state would likely field a different candidate, potentially Mitt Romney. West Virginia – It’s no secret that West Virginia is dramatically trending Republican. Perhaps more than any other senator, Joe Manchin will need to run a campaign independent of the national Democratic Party. As the linked piece from Politico points out, Manchin’s most immediate headache comes from the left: Progressives — including many who repeatedly point to Bernie Sanders’ victory in the Democratic primary there last year — regularly accuse Manchin of being an anti-environment, pro-gun fake Democrat despite his new leadership role in the Senate caucus and his gun control legislation. So long as Manchin is still drawing that kind of criticism from progressives, he may hang on for reelection. Wisconsin – Another state where President Trump won a very, very narrow victory. Senator Tammy Baldwin will face one of several well-funded Republicans vying for the nomination, and again this race will serve as a referendum on Trump’s support in a state that was crucial to his win last year. Wyoming – We’ve saved perhaps the most interesting state for last. In Wyoming, Bannon is encouraging Erik Prince, the founder of the security contractor Blackwater, to run in the primary against Senator John Barrasso. What’s most interesting is that Prince doesn’t currently live in Wyoming, and so if he is ultimately successful at unseating Senator Barrasso it would speak volumes about the power of the anti-incumbent wave in Republican politics.
